First save the report and payment evidence, then send a detailed written notice to the servicer’s designated error-resolution address, file bureau disputes with supporting copies, keep making scheduled payments, and track every deadline. The process below is for U.S. borrowers and is general consumer information, not individualized legal advice.
Start by identifying exactly what is wrong
Download or order current reports from every credit reporting company where the mortgage appears. A lender may furnish data to one company but not another, and the same account can display different fields across reports. Mark the bureau name, report date, account number as displayed, and each inaccurate field.

Check the fields most often reported incorrectly
- Payment status, such as “30 days late,” “60 days late,” delinquent, or in foreclosure.
- Payment date or the month to which a payment was applied.
- Outstanding balance, past-due amount, or payment history.
- Account ownership, borrower name, or whether the account is yours.
- Account opening, closing, or other dates.
The Consumer Financial Protection Bureau (CFPB) lists incorrect late-payment notations, dates, and balances among common credit-report errors. See the CFPB’s checklist of common errors (reviewed September 2, 2026).

Build an evidence file
Organize documents chronologically around the payment or account detail in dispute. Send copies, not originals, and keep a complete copy of everything you submit.
- Bank or credit-union statements showing the debit, date, and amount.
- Payment confirmations, electronic receipts, bill-pay records, canceled checks, or transaction numbers.
- Monthly mortgage statements and the servicer’s payment history or account ledger.
- Letters, secure messages, call logs, and emails about the payment or prior correction attempts.
- Documents showing a transfer of servicing, if the account moved between companies.
Write a short chronology: when you sent the payment, how much you sent, where it was sent, when it should have posted, and what the report now says. Pointing to a specific transaction is more useful than asserting generally that the account is wrong.
Send a written notice of error to the mortgage servicer
For a servicing mistake, use the servicer’s special address for “notice of error” or “information request.” It may be different from the address printed on a payment coupon. The CFPB explains the required content and address distinction in its mortgage-dispute guidance (reviewed September 9, 2020).
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsWhat to include
- Your name, property address, and mortgage account number.
- A clear description of the specific servicing error. Identify the payment, date, amount, and the credit-report field that is inaccurate.
- The correction or information you are requesting—for example, applying a payment to the correct month, correcting the account history, and sending accurate data to the credit reporting companies.
- Copies of the report excerpt and supporting payment records, labeled so the reviewer can match each document to your explanation.
- Your mailing address and a request for a written response.
Do not write the notice on a payment coupon or combine it with routine payment instructions. Address it to the designated error-resolution location shown on your statement or the servicer’s website. If you cannot locate that address, contact the servicer and ask specifically for the address for notices of error and information requests; keep a record of how you obtained it.

Keep paying while the notice is reviewed
A dispute does not cancel or suspend the mortgage contract. Continue making scheduled payments using the normal payment channel unless the servicer gives you different written instructions. The CFPB specifically advises borrowers to keep paying while waiting for a response. If your payment amount is itself disputed, pay what you believe is due and obtain professional advice promptly rather than simply stopping payments.
Dispute the entry with every credit reporting company that shows it
Contact each company whose report contains the inaccurate mortgage information. A servicer correction and a bureau dispute are complementary: the servicer investigates its account records and furnishing, while the credit reporting company investigates the file it maintains.
| Issue | Mortgage servicer notice | Credit reporting company dispute |
|---|---|---|
| Who investigates | The company servicing the loan and furnishing the data. | The company maintaining your credit file, generally by sending the dispute to the furnisher. |
| What to identify | Your loan and property, the servicing error, the relevant payment, and the correction sought. | The report item, the exact reason it is inaccurate, and the change you want made. |
| How to submit | Written notice to the servicer’s designated error-resolution address; a payment address may not qualify. | Online, by phone, or by mail. For mail, certified delivery with a return receipt is optional recordkeeping. |
| Useful attachments | Account history, statements, payment confirmations, correspondence, and the report excerpt. | The report page and copies of documents that prove the disputed information. |
| Expected correction | The servicing ledger and any information the servicer furnishes about the account. | Your credit-file entry, including status, dates, balance, and related fields. |
In the dispute, state facts rather than conclusions: “The report lists a 30-day late payment for May 2026. My bank statement shows the $2,184.17 payment was sent on May 1 and posted on May 3. Please investigate and remove the late notation.” Attach only relevant copies and retain the originals.
The CFPB describes the available online, telephone, and mail options in its credit-report dispute guidance (reviewed September 2, 2026). That page also explains that certified mail and a return receipt are optional ways to document delivery; purchasing mailing supplies is not required to use the dispute process.

Know the response periods and the narrow 60-day protection
Mortgage-servicing rules have different clocks depending on whether you sent a notice of error, an information request, or another type of correspondence. CFPB mortgage-servicing guidance describes a general acknowledgment period of five business days and a response period of 30 business days, subject to exclusions, extensions, and request-specific rules. The CFPB’s overview is at “Your mortgage servicer must comply with federal rules” (accessed October 13, 2026).
| Clock | What it means | Qualification |
|---|---|---|
| Five business days | General acknowledgment period for a covered notice or request. | Applies under the relevant mortgage-servicing procedure and can have exclusions. |
| Thirty business days | General period described for the servicer’s written response or resolution. | Exceptions and extensions can apply; the exact deadline depends on the request. |
| Sixty days | After receiving a notice of error, the servicer may not furnish adverse information about the payment that is the subject of that notice. | This is payment-specific and does not stop accurate reporting about unrelated payments or remove the obligation to pay. |
The payment-specific rule appears in Regulation X, 12 CFR § 1024.35(e)(3)(iv): After receipt of a notice of error, a servicer may not, for 60 days, furnish adverse information to any consumer reporting agency regarding any payment that is the subject of the notice of error.
Read the current regulation at the CFPB’s Regulation X text (current page accessed October 13, 2026).
That protection is not a blanket freeze on your credit file. It does not cover a different month, a different account, or accurate negative information unrelated to the noticed payment. It also does not erase a late payment that is ultimately shown to be accurate.
What to do if the servicer or bureau does not fix the error
Check for a complete response
Compare the servicer’s written explanation with your evidence and the next version of each credit report. A response that addresses the wrong month, changes the balance but leaves the late status, or corrects one bureau but not another may not resolve the entire dispute. Submit a focused follow-up identifying what remains wrong and attach the earlier correspondence and new report page.

File a CFPB complaint
If the servicer does not acknowledge or respond within the applicable period, or the result does not address the evidence, submit a complaint through the CFPB. Include the timeline, account details, designated address used, delivery proof, documents submitted, and the response received. The CFPB explains this escalation route in its guidance for unanswered notices (reviewed September 11, 2024).
Add a consumer statement to the credit file
You can ask the credit reporting company to add a statement explaining an unresolved dispute. This does not replace the investigation or guarantee removal, but it allows you to place your explanation in the file when the reporting remains contested. Keep the statement factual and brief, and retain proof of the request.
Important limits before you rely on this process
Closed-end mortgages and HELOCs are not treated identically
The Regulation X mortgage-servicer procedures discussed here concern closed-end mortgage loans. CFPB says the procedures do not apply in the same way to home-equity lines of credit (HELOCs). Confirm the loan type before assuming that a notice of error has the same deadlines or protections. The CFPB addresses this distinction in its explanation of qualified written requests and mortgage types (reviewed April 3, 2024).

A credit-report dispute is not a foreclosure defense
If foreclosure is imminent, you have received legal papers, or a sale date is set, do not rely only on the ordinary reporting-dispute sequence. Contact a qualified attorney or housing counselor immediately for advice about deadlines, loss-mitigation rights, and court documents. A bureau investigation cannot by itself stop a foreclosure or change a court deadline.
A practical submission checklist
Use this checklist before sending either dispute:
- Identify every bureau displaying the error.
- Circle the exact inaccurate field and write the correction requested.
- Match each factual statement to a dated document.
- Send the servicer notice to the designated error-resolution address, not the payment address.
- Send copies, keep originals, and save complete copies of every submission.
- Record the date sent, delivery confirmation, and any case or confirmation number.
- Continue scheduled mortgage payments.
- Calendar the applicable acknowledgment and response periods, allowing for stated exceptions.
- Review updated reports and escalate unresolved issues to the CFPB or seek legal advice when circumstances are urgent.
How to prevent a repeat reporting error
After the account is corrected, check the next statements and reports for at least one or two reporting cycles. Keep payment confirmations until the loan is paid off or transferred, and update your records if the servicing company changes. When using online bill pay, verify the delivery date, not just the date you scheduled the transfer. If you refinance, sell the property, or pay off the loan, retain the final statement showing a zero balance and the account’s closing date.
The strongest record combines the original report, proof of payment, the written notice, delivery evidence, the servicer’s response, and the later report showing whether the correction reached each bureau. That documentation makes a follow-up dispute or CFPB complaint precise instead of relying on a phone-call recollection.
