If your mortgage servicer changes, the company collecting your monthly payment and handling account questions changes. Read the transfer notice, use its effective date and payment instructions, update your bank’s automatic payment setup, and verify that the first payment reaches the new servicer. Under federal rules, a payment sent on time to the former servicer receives a 60-day transition protection, but you should still redirect payments promptly.
A servicing transfer alone does not refinance your mortgage or rewrite its contract. The interest rate, payment schedule, balance, escrow terms and other loan provisions generally remain governed by your existing agreement. The Consumer Financial Protection Bureau’s model Notice of Servicing Transfer puts it plainly: “Nothing else about your mortgage loan will change.”

What a mortgage-servicer change actually means
Your mortgage servicer is the company that collects payments, credits them to your account, manages escrow activity and answers servicing questions. The lender or loan owner can be a different company. A transfer of servicing means another company takes over those administrative duties; it does not, by itself, mean that you borrowed new money or agreed to different loan terms.

Servicing transfer versus loan sale
Servicing and ownership can move separately. Your loan owner may sell the mortgage while the same servicer continues handling payments, or servicing may move to a new company while the ownership remains unchanged. If the loan itself is sold, the new owner generally must notify you within 30 days of the effective ownership transfer. A sale alone cannot change the agreement’s terms.

Terms that do not change just because servicing does
Continue relying on your promissory note, mortgage or deed of trust, and any valid modification documents for the contractual terms of the loan. A servicing notice should not be treated as permission to alter the interest rate, scheduled payment, maturity date, payoff provisions or other obligations. If a notice appears to show a different contractual term, compare it with your loan documents and ask the servicer for a written explanation.
Read the transfer notice before you move any money
The notice is the operating instruction for the handoff. Keep the entire notice, including pages that explain insurance or special payment arrangements, and save a digital copy as well as the paper version.
Find the dates that control your next payment
Identify the effective transfer date, the last date the former servicer will accept payments and the date the new servicer begins accepting them. A payment due on or after the stated changeover date normally goes to the new servicer. If you mail a check, allow enough time for delivery and processing rather than using the due date as the mailing date.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsConfirm the new payment address and contact channels
Write down the new servicer’s payment address, online-payment instructions, telephone number and hours. Check whether the notice provides a separate address for written information requests or error notices. Do not rely on an old coupon book, a saved browser bookmark or a telephone number found in an unrelated message if the transfer notice supplies replacement information.

Check optional insurance instructions
The notice should explain whether optional insurance connected with the account is affected and whether you must take action to keep it in force. Read that section even if your principal-and-interest payment appears unchanged. Ask the new servicer how it will identify and credit any insurance payment that was already scheduled during the transition.
Step-by-step payment transition checklist
- Mark the effective date. Put the old-servicer cutoff and new-servicer start date on your calendar. Keep the notice where you can retrieve it if a payment is questioned later.
- Send the next payment to the instructed recipient. For payments due on or after the effective date, follow the new servicer’s address or electronic-payment directions. Retain the confirmation page, check image, tracking information or other evidence showing when you sent it.
- Change automatic bill pay at your bank or credit union. Replace the old payee, account number and mailing or electronic instructions with the new information. An existing recurring payment is not automatically redirected merely because servicing changed.
- Check the amount before scheduling. Use the new servicer’s statement and your loan documents to confirm the principal, interest, escrow and any permitted fees. A servicing transfer is not itself a reason to change the contractual payment.
- Confirm the new account is active. Create or access the new online account only through instructions you can verify from the notice. Save the account number and enrollment confirmation.
- Review the first statement. Confirm that the payment amount, payment date and outstanding balance are credited correctly. Check escrow figures and any transaction that was pending when the transfer occurred.
- Keep a transition file. Store both transfer notices, statements, bank records, canceled checks, online confirmations and notes of calls. Keep them until the account history is clearly accurate and any dispute is resolved.
How the 60-day protection works
Federal servicing-transfer rules create a limited protection beginning on the effective transfer date. For 60 days, if the former servicer receives a payment on or before the applicable due date, including any grace period allowed by your loan, that payment cannot be treated as late for any purpose and a late fee cannot be imposed solely because it went to the former servicer.
What the former servicer must do with a misdirected payment
If the old company receives a payment that should have gone to the new company, it must promptly either forward the payment for application to your account or return it and tell you who the proper recipient is. Keep proof of when the payment was made and when the old servicer received it; those records establish whether the transition rule applies.
What the protection does not mean
The 60-day rule is not an instruction to keep paying the former servicer. Redirect payments as soon as the notice says the new servicer is accepting them. The protection addresses a payment mistakenly sent to the old company during the transition; it does not cancel the underlying payment obligation or create a permanent choice of payee.

What if you already paid the old servicer?
Payment sent during the 60-day period
First, determine when the former servicer received the payment and whether it was on or before the loan’s due date or permitted grace-period deadline. Contact both companies, provide the payment date and amount, and ask where the funds are in the transfer process. Request written confirmation of the date the payment was credited to the loan.
Payment sent after the transition instructions took effect
Do not send a second full payment automatically. Ask the former servicer whether it is forwarding or returning the funds and ask the new servicer how it will prevent a duplicate debit or misapplied payment. If a due date is approaching, explain the situation to the new servicer and obtain instructions in writing.
Payment missing from the new statement
Compare your bank record with the statement’s transaction history. Give both servicers the confirmation number, check image or other evidence, and identify the exact amount and intended due date. A detailed paper trail helps the companies trace a payment that was held, returned or posted to the wrong loan.

Contact both servicers for a transfer-related problem
Call the former and new servicers when a payment is missing, a notice never arrived, the payment address is unclear, or a prior loss-mitigation application appears unresolved. Ask each representative to identify the department handling transferred accounts and give you a case or reference number. Follow up in writing when the issue affects payment crediting, fees or foreclosure-related deadlines.
Send a written information request or notice of error
You may send the relevant servicer a written information request or a notice of error. When the transfer itself creates uncertainty about where the request belongs, send it to both companies using the addresses supplied in the notices or statements. Describe the account, the payment or transaction at issue, the date, the amount and the correction or information you seek. Attach copies, not irreplaceable originals, of statements and payment proof.
Keep a copy of everything and proof of delivery. A dated letter, delivery confirmation or other verifiable record helps establish when the servicer received your request.

Understand the response period
For many information requests and alleged servicing errors, the general response period is 30 business days. Some categories allow an extension of 15 days when the servicer gives advance notice and explains the reason. The applicable deadline depends on the type of request, so do not assume every letter receives the same response clock. If the issue concerns an imminent payment, foreclosure or insurance lapse, state that urgency clearly and continue monitoring the account while the written process runs.
Notice timing under federal servicing rules
Regulation X, § 1024.33, generally requires the former servicer to send its transfer notice at least 15 days before the effective date. The new servicer generally sends its notice no more than 15 days after the effective date. The companies may combine the notices; a combined notice is generally sent at least 15 days before the transfer.
There are specified situations, including termination for cause or certain insolvency-related proceedings, in which the rules allow a notice to be sent up to 30 days after the transfer. The notice should identify the effective date, both companies’ names and contact information, the old company’s payment-acceptance cutoff, the new company’s payment-acceptance start date, and any action needed concerning optional insurance.
Common mistakes and how to avoid them
- Leaving autopay unchanged: update the bank or credit union directly; do not assume the old instruction will follow the account.
- Paying from an old coupon book: use the address and account information in the current transfer notice.
- Ignoring the first statement: inspect transaction dates, escrow entries and fees as soon as the statement arrives.
- Relying only on a phone call: keep written confirmation and send a formal request when the problem involves crediting or an error.
- Making a duplicate payment in panic: first trace the original payment and ask both companies how they will apply or return it.
- Treating the 60-day rule as permanent: redirect future payments immediately after the new servicer’s start date.
- Assuming ownership and servicing are identical: read separate notices carefully; a loan owner and a servicer may be different entities.
A practical transition timeline
| When | What to do | What to keep |
|---|---|---|
| When the notice arrives | Record the effective date, cutoff date, new payment address, contacts and insurance instructions. | Complete notice and a calendar reminder. |
| Before the effective date | Change bank or credit-union bill pay and confirm the next payment amount. | Updated payee details and scheduling confirmation. |
| On or after the effective date | Send payments to the new servicer as instructed. | Receipt, check image, tracking record or electronic confirmation. |
| First statement after transfer | Verify payment crediting, balance, escrow and fees. | New statement compared with the prior statement. |
| Within the 60-day protection period | If a payment went to the old servicer, contact both and document when it was received. | Bank records, correspondence and case numbers. |
| If an error remains | Send a written information request or notice of error to the appropriate servicer or both. | Letter, attachments and proof of delivery. |
Scope and when to get additional help
This is general U.S. federal process information based on Consumer Financial Protection Bureau guidance and Regulation X as reviewed on October 13, 2026. Your actual transfer notice and loan documents control the dates and payment mechanics for your account. State rules, court orders, bankruptcy matters and the facts of an individual transfer can change what applies. If the account shows a serious error, an unresolved loss-mitigation application or an imminent foreclosure deadline, consider contacting a qualified housing counselor or attorney while you continue documenting the issue.
