Give the lender a realistic budget, request every available arrangement in writing, and compare the offer with other lenders before you renew. If the mortgage problem is part of wider debt distress, speak privately with a Licensed Insolvency Trustee (LIT). An extension, deferral or formal debt process may help in some circumstances, but none is automatic and no general article can determine whether you will qualify or keep your home.

Start with the size and timing of the shortfall
Do not wait for the renewal date to discover that the new payment is impossible. Write down the date your current term ends and the payment shown in the lender’s renewal offer. Then build a monthly cash-flow picture using take-home income and actual essential spending.

- List reliable monthly income after tax. Do not count overtime, bonuses or irregular help unless it is genuinely dependable.
- Separate essential costs—housing charges, utilities, food, transportation, insurance, child care and medical costs—from discretionary spending.
- List every other debt payment, interest rate if known, and the minimum amount required.
- Record the amount you can pay toward the mortgage without relying on optimistic assumptions.
- Note expected changes, such as a job contract ending, a return from parental leave or a known large expense.
Ask the lender to confirm the proposed interest rate, term, payment frequency, amortization, prepayment privileges, fees and any conditions. A rate quote without those details is not a complete affordability comparison. FCAC’s mortgage calculator can help you make a rough payment and interest comparison, but it cannot determine your approval or eligibility.

Ask the current lender for a written review
Tell the lender about the projected shortfall before an account becomes delinquent. FCAC advises consumers experiencing difficulty to contact their financial institution and discuss options. A call-centre conversation is only a starting point: request the resulting terms, costs and repayment schedule in writing.
Questions to put to the lender
- Can you improve the renewal rate, change the term, or offer another payment structure?
- Is an amortization extension available? What would the new payment, total interest, outstanding balance and restoration plan be?
- Is a temporary reduced-payment arrangement or deferral available? What is its duration or limit, and exactly how are deferred amounts repaid?
- If a payment is missed under an agreed relief arrangement, how will the lender treat and report it?
- What fees, legal costs, appraisal costs, discharge charges or penalties would apply to each option?
- If amortization is extended, what specific plan and timeline would return it to the original period?
- What happens if income falls further, rates change at the next renewal, or the property must be sold?
Keep names, dates and copies of messages. If the representative gives a verbal explanation, ask for confirmation through the lender’s secure message system or in a formal letter.
Understand what each relief option trades away
Payment relief changes the timing or amount of cash you must provide; it rarely removes the underlying debt. Compare the immediate reduction with the long-term cost shown in the lender’s written schedule.

| Option | Possible immediate effect | Longer-term consequences to ask about |
|---|---|---|
| Amortization extension | Spreads principal over more months or years and can lower the regular payment. | Total interest generally rises; the balance falls more slowly. Ask how and when the original amortization will be restored. |
| Temporary reduced payment or deferral | Frees cash for an agreed period. | Deferred interest or principal must be repaid. The balance may increase, amortization may lengthen, or later payments may rise. |
| Special arrangement | May tailor payment timing or amount to your circumstances. | Availability, duration, fees and reporting depend on the institution and agreement. Obtain every condition in writing. |
| Different rate or term | Could lower the payment if the lender offers a better rate or a longer term. | A lower payment can still cost more overall if the term, amortization, fees or rate type changes. |
“Think twice before extending your amortization to lower your payments. The interest costs that you’ll need to pay will be higher.” — Financial Consumer Agency of Canada
FCAC’s guidance says federally regulated institutions are expected to develop a plan when they extend amortization as relief for a borrower at risk of default. The plan should keep total amortization reasonable, explain how to restore the original period and communicate possible long-term negative effects. The extension should be for the shortest period possible while considering the borrower’s ability to restore the original amortization.
Amortization extension: calculate the exit plan
Ask for the payment and total-interest figures both with and without the extension. A plan that lowers today’s payment but leaves a large balance near retirement or at the next renewal may create a second affordability crisis. Ask whether voluntary extra payments, annual lump sums or a later payment increase can shorten the extension without penalty, and have the lender state the applicable limits.

Deferral: confirm how repayment works
A deferral does not erase the skipped payments. Depending on the lender’s structure, it may lengthen amortization, increase the regular payment after the deferral or raise the payment at renewal. Request the balance immediately after the deferral, the revised payment schedule, the total additional interest and whether deferred amounts can be repaid early without a penalty.
Shop around before signing the renewal
FCAC recommends starting to shop a few months before the term ends. Compare the current lender’s offer with other lenders or a mortgage broker, then take credible competing offers back to the current lender when negotiating.
For federally regulated lenders, a renewal statement must be provided at least 21 days before the term ends. That notice is not a guarantee that the quoted terms suit your budget, nor does it prevent you from seeking alternatives earlier.

Compare complete offers, not headline rates
| Comparison point | What to verify |
|---|---|
| Payment | Amount now, frequency, and amount after any temporary arrangement. |
| Total cost | Total interest and amount repaid over the relevant term and amortization. |
| Amortization | Remaining period, proposed period, and a practical route to restore it if extended. |
| Rate and term | Fixed or variable structure, term length and what happens at the next renewal. |
| Flexibility | Prepayment privileges, payment changes, portability and break conditions. |
| Fees | Legal, appraisal, discharge, transfer and other one-time or recurring charges. |
| Approval and timing | Income and credit requirements, documentation, appraisal, funding date and conditions. |
| Downside scenarios | What happens if income drops, rates rise, or you need to sell before the term ends. |
Switching is possible, but a new lender must approve the application even when the loan amount stays the same. Do not treat a lower advertised rate as an available solution until qualification, property valuation, timing, fees and all conditions are confirmed. A transfer that is delayed past the renewal date can create avoidable pressure, so start the application early.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Know the limits of federal relief expectations
FCAC’s mortgage-relief expectations concern federally regulated financial institutions and borrowers who meet the guidance’s circumstances, including a risk of missing payments on an existing residential mortgage secured by a principal residence. Provincial or territorial rules, the mortgage contract and individual lender practices can add requirements.
Where a federally regulated lender agrees to a missed payment as part of a relief arrangement, FCAC expects that agreed missed payment not to be reported to credit bureaus. This is not a universal promise for every mortgage, lender or missed payment. Ask the lender to explain in writing how the arrangement will be coded and reported before relying on it.

Use a decision test before accepting an arrangement
For each written proposal, answer these questions in order:
- Can the household actually sustain the payment? Use essential income and expenses, not a best-case month.
- What is the total cost? Compare interest, fees and the balance at the end of the relevant period.
- What happens next? Identify the payment, rate and amortization after any temporary relief.
- Can the plan be reversed or shortened? Confirm prepayment rights and the steps to restore an extended amortization.
- What is the failure plan? Ask what happens after another income shock, a missed payment or a sale.
If no option produces a sustainable budget, say so plainly to the lender and obtain professional advice rather than repeatedly borrowing to cover the mortgage.
When the mortgage problem is part of wider debt trouble
A renewal shortfall may be one symptom of a broader problem involving credit cards, lines of credit, tax debts or unpaid household bills. The Office of the Superintendent of Bankruptcy (OSB) recommends discussing individual circumstances and available options with a Licensed Insolvency Trustee.

What an LIT can and cannot tell you
An LIT can review your debts, income, assets and obligations and explain formal and informal options. The OSB states that an individual whose total debts fall within the applicable statutory limit may consider a consumer proposal; debts secured by the principal residence are excluded from that calculation. Limits and legal details should be confirmed directly with the OSB or an LIT.
A consumer proposal is a formal legal process, not an automatic way to lower a mortgage payment or a guarantee that you will keep your home. The available terms, treatment of secured mortgage debt, lender decisions, collateral and enforcement consequences require advice based on your documents and province. Do not sign a proposal or stop paying a secured loan on the assumption that it resolves the renewal.
A practical timeline for the months before renewal
Several months before the term ends
- Set the renewal date and build the realistic budget.
- Request the lender’s expected rate, payment, amortization and fees.
- Gather pay statements, tax documents, debt statements and proof of housing costs.
- Begin comparisons with other lenders or a broker.
After receiving the renewal statement
- Check that the proposed balance, term and amortization match your records.
- Ask the current lender for a review and written relief scenarios.
- Compare complete offers, including approval conditions and switching costs.
- Obtain specialized debt advice if the budget remains negative after reasonable changes.
Before signing
- Read the payment schedule, interest calculation, fees, prepayment terms and default provisions.
- Confirm the funding or renewal date and what happens if documents are delayed.
- Keep the final agreement and all relief correspondence.
A broader renewal wave does not predict your individual outcome
The Bank of Canada estimated in a July 2025 staff analytical note that about 60% of all outstanding Canadian mortgages were expected to renew in 2025 or 2026. That is a forecast about the mortgage market, not an observed 2026 result and not a prediction of any one household’s payment, approval or risk. Your lender’s written terms and your own budget determine the decision you face.
Quick Recap
Common mistakes to avoid
- Waiting until the first missed payment: options are easier to discuss when you contact the lender before delinquency.
- Choosing only by the lowest rate: amortization, fees, payment frequency, penalties and approval conditions can outweigh a small rate difference.
- Extending amortization without a restoration plan: the lower payment can produce substantially higher interest and a slower decline in principal.
- Assuming a deferral is free: skipped amounts remain payable and can increase later payments or the balance.
- Assuming credit reporting is protected in every case: the federal expectation applies to defined circumstances and agreed relief with federally regulated institutions.
- Treating a consumer proposal as a mortgage solution: its effect on secured debt and the home is individual and requires an LIT’s advice.
- Relying on verbal assurances: insist on written terms, schedules and reporting treatment.
