What to Do If Your Mortgage Preapproval No Longer Fits Your Budget

If the mortgage amount in your preapproval letter now feels unaffordable, stop treating that number as your home-buying target. A preapproval is a lender’s conditional estimate, not a required spending limit or guaranteed loan offer. Set a monthly payment and upfront-cash limit that works for your household, tell your agent to stay below the resulting purchase price, and ask the lender to rerun the numbers using your real budget.

This guidance is for homebuyers in the United States. Loan programs, taxes, insurance costs and eligibility vary by state, property and borrower.

Start with the payment you can sustain, not the amount you were approved for

Lenders evaluate income, assets, debts and credit to estimate whether you can repay a proposed mortgage. That underwriting decision is different from deciding what leaves enough room in your budget for emergencies, retirement, childcare, transportation, travel or other goals. The Consumer Financial Protection Bureau (CFPB) puts it plainly: “Only you can decide how much you’re comfortable paying upfront and each month — which means only you can decide how much to spend on a home.”

Pause any home search that has moved into a price range that strains you. Give your real estate agent a lower ceiling and ask not to be shown homes above it. You are free to buy for less than your preapproval; accepting a smaller loan does not breach the letter or obligate you to the lender.

Write down two limits before calling the lender

  • A sustainable monthly housing number: Start with take-home income and recurring expenses, then reserve money for savings and other priorities. Include the full housing payment, not just principal and interest.
  • Available upfront cash: Decide how much you can use for the down payment, closing costs, prepaid taxes and insurance, moving, immediate repairs and a cash reserve without draining your emergency savings.

These are household decisions. A lender’s maximum debt-to-income calculation cannot establish your personal comfort level.

Recalculate the complete cost of owning the home

A lower purchase price does not automatically make a home affordable if taxes, insurance, association charges or maintenance are high. Build a budget using the property’s likely recurring and irregular costs.

Include every recurring housing charge

  • Principal and interest on the mortgage.
  • Property taxes, using the best available estimate for that address.
  • Homeowners insurance and any required special coverage.
  • Mortgage insurance when the loan requires it.
  • Homeowners association or condominium fees, including possible special assessments.

Ask what is included in each payment estimate. Some figures shown by a lender may include taxes and insurance in an escrow payment; others may show principal and interest separately.

Budget for costs that do not appear as a monthly mortgage payment

Set aside money for routine maintenance, repairs, appliances, utilities and services. A spreadsheet or free payment calculator can help compare scenarios, but it cannot decide whether the result fits your life. Keep a separate reserve for known near-term work, such as an aging roof or heating system, rather than assuming the seller’s condition report eliminates future costs.

Ask the loan officer to rebuild the preapproval around your target

Call the loan officer and explain the monthly payment or total price you can actually manage. Request a scenario review rather than a generic reassurance.

Questions that expose the assumptions

  • What income, assets, debts and credit information supported the original preapproval?
  • What interest rate, loan term, down payment and loan type did you assume?
  • What property-tax and insurance amounts were used, and are mortgage insurance or association dues included?
  • Which assumptions could change before closing and alter the rate, approval, payment or cash needed?
  • What would the estimated payment and cash to close be at my lower purchase price?
  • Do I qualify for another loan program or down-payment structure, and what trade-offs would it create?

Ask for the revised figures in writing. A preapproval letter is based on assumptions and is not a guaranteed loan offer, according to the CFPB. It also does not lock you into using that lender.

Compare a lower-price scenario with other loan structures

Compare options using the same property price and borrower assumptions. A smaller payment can result from a lower price, a larger down payment, a different term or a different program; each changes cash needs, qualification and long-term cost.

What to compare Why it matters
Loan program and eligibility Conventional, FHA-insured, VA-guaranteed, USDA-sponsored and state housing-finance-agency programs have different rules, insurance or fees. Eligibility is borrower- and property-specific.
Term Longer terms generally reduce the scheduled payment but increase total interest over the life of the loan.
Fixed or adjustable rate A fixed rate keeps principal-and-interest payments stable; an adjustable-rate mortgage can change after its initial fixed period.
Interest rate and points A lower rate may require upfront points. Compare the rate, points and total fees together.
Down payment Changing it affects the loan size, cash to close and possible mortgage insurance. Do not use cash needed for reserves merely to reduce the payment.
Total monthly payment Check principal, interest, taxes, insurance, mortgage insurance and association charges rather than comparing principal and interest alone.
Cash to close Include down payment, closing costs, prepaid items and lender credits, then verify how much cash remains afterward.
Total cost and payment-change limits For adjustable loans, review the index, adjustment schedule and caps; compare the potential future payment, not only the introductory amount.

Potential programs are prompts for a conversation, not promises of eligibility or affordability. Veterans and eligible servicemembers can ask about VA-guaranteed financing; eligible rural buyers can ask about USDA-sponsored options; first-time buyers with low or moderate income can ask whether a state housing finance agency has an applicable program.

Shop lenders without treating the first preapproval as a commitment

The CFPB recommends asking at least three different lenders for preapproval. Banks, credit unions and organizations serving particular borrower situations may offer different pricing or program access. Keep the comparison fair by requesting the same loan type, term, purchase price and down payment from each lender.

When written loan offers arrive, compare the right fields

Review each Loan Estimate for rate, term, monthly payment, points, lender fees, other closing costs and cash to close. Ask whether a lower fee is offset by a higher rate or another charge. Confirm that the offer still matches what the lender previously represented and that the assumed taxes, insurance and mortgage insurance are realistic for the property.

Understand what a changed Loan Estimate means

If you are already applying and receive a revised Loan Estimate, compare it line by line with the previous version and ask promptly what changed. Possible explanations include a lower appraisal, income that could not be documented, a changed down payment or loan type, or a rate lock.

A practical review checklist

  1. Place the original and revised estimates side by side and note every changed number.
  2. Ask which fact or document caused each change.
  3. Verify the new interest rate, rate-lock status and expiration date.
  4. Recheck taxes, insurance, mortgage insurance, points and lender credits.
  5. Confirm the revised monthly payment and cash to close against your limits.
  6. Ask what additional conditions could still change the approval before closing and when those conditions must be satisfied.

A lower appraisal may require a smaller loan or additional cash. Undocumented income may reduce qualifying income. A different loan type or down payment can change both payment and fees. Treat the explanation, not just the headline number, as the information you need to decide whether to continue.

If the lender lowers or denies the preapproval

Ask which factor was decisive: income, debt, credit, assets, documentation, the property or a program rule. Request the credit score and report used when relevant, check for errors and dispute inaccurate information with the reporting company. Avoid taking on new debt or moving money between accounts without asking how it will affect underwriting.

A HUD-approved housing counselor can help you understand credit issues, budgeting and available options. Counseling does not guarantee approval, and a lender may still apply its own requirements.

Decide whether to change the home search, financing or timing

Once the lender has modeled your target, choose the path that preserves a sustainable budget. You might shop at a lower price, select a different property with lower taxes or association costs, adjust the down payment while protecting reserves, or use a program for which you qualify. You might also decide that the current transaction does not fit. No single response—paying down a particular debt, making a larger down payment, changing loan types or waiting for rates to fall—is right for every borrower.

Use a decision test before making an offer

  • Does the complete estimated payment fit the monthly limit you wrote down?
  • Will the cash to close leave an emergency reserve and money for immediate ownership costs?
  • Do you understand every rate, fee, insurance charge and adjustment feature?
  • Would the budget still work if taxes, insurance or maintenance were higher than estimated?
  • Are you comparing the same assumptions across lenders and properties?

If any answer is no or unclear, ask for another written scenario before signing a contract or waiving financing protections. A preapproval ceiling is useful for understanding qualification; your sustainable budget is the number that should control your search.
