If the home you want costs more than the amount on your mortgage preapproval, pause before raising your offer. Ask the lender what limited the preapproval, request a property-specific payment and cash-to-close estimate, and decide whether those numbers fit your budget and reserves. A preapproval is tentative—not a guaranteed loan—and the lender’s maximum is not a recommendation that you spend that much.
Use the steps below to separate a solvable loan-structure issue from a price that would strain your finances.

What a preapproval does—and does not—tell you
The Consumer Financial Protection Bureau (CFPB) defines a preapproval letter as a lender’s statement that it is tentatively willing to lend up to a stated amount. It is based on assumptions, remains subject to verification and underwriting, and is not a guaranteed loan offer. Read the letter for its expiration date; CFPB says preapproval letters commonly expire in 30 to 60 days, although your lender may use a different period. See the CFPB explanation of preapproval letters.

It is not your personal home-buying budget. As the CFPB puts it, “Only you can decide how much you’re comfortable paying upfront and each month — which means only you can decide how much to spend on a home.” You can choose to spend less than the approved amount; if the approval is below the price range you planned, find out why before changing your target.

Call the lender before changing your offer
Have the lender review the exact property price rather than giving you a generic maximum. Ask for the assumptions behind the current letter and what would change at the higher price. Useful questions include:
- What specific factor limited my preapproval: income, debt obligations, credit, assets, the down payment, the interest-rate assumption, the loan program, or estimated taxes and insurance?
- Was the stated amount based on a particular down payment or rate, and are those assumptions still realistic?
- What documents or explanations are still needed to verify my application?
- Can you assess this property and purchase price, including its taxes, insurance, assessments and likely appraisal value?
- What would the estimated total monthly payment and cash to close be at this price?
- How long would a new or extended rate lock last, and what happens if the purchase takes longer?
The CFPB specifically recommends asking whether a factor such as income limited the amount. The other questions help expose assumptions; they are not promises that the lender can raise the approval. Do not increase your offer until you have the answers in writing.

- Principal and interest on the proposed loan.
- Mortgage insurance when the loan requires it.
- Property taxes.
- Homeowners insurance.
- Homeowners-association or other property assessments.
- Any taxes, insurance or assessments that will be paid outside the escrow account.
The CFPB’s home-shopping guidance and Loan Estimate explainer emphasize checking the total payment and the costs that may not be collected through escrow. Taxes and insurance can be estimates, and they may differ from one lender’s worksheet to another. Ask why an assumption differs instead of treating a lower estimate as a better loan.
Re-run the payment whenever the rate assumption changes. A preapproval issued at one rate does not lock that rate for your eventual closing unless the lender separately confirms a lock and its expiration. Test the payment against your normal take-home income, recurring debts, utilities, transportation, child-care or other essential costs, and the savings you want to continue each month. The calculation should show what you can comfortably carry, not merely what an underwriting formula permits.
Calculate cash to close and protect your reserves
A more expensive home can require substantially more cash even when the loan payment appears manageable. The Loan Estimate provides an estimated cash-to-close figure. Closing costs vary by price, down payment, lender, loan and location; the CFPB says costs other than the down payment typically range from 2% to 5% of the purchase price. That is a general range, not a personalized quote. Review the CFPB discussion of down payments and closing costs.

List the money needed for the down payment, lender and settlement charges, prepaid taxes and insurance, and any other amount shown as cash to close. Then subtract it from funds you actually have available. Keep separate money for moving, utility setup, immediate furnishings, maintenance and early repairs; CFPB advises preserving funds for these initial expenses rather than committing every dollar to closing.
If a larger down payment is needed to reach the higher price, compare the cash reduction with the payment reduction and the reserves you would lose. A transaction that closes only by emptying your emergency fund may not be affordable even if the lender approves it.
Ask about different structures, without assuming they solve the gap
Ask the lender to show alternative scenarios in writing. Each changes both the loan amount and the cash you need, and none guarantees approval or affordability.

| Scenario | What changes | Questions to ask |
|---|---|---|
| Higher down payment | Smaller loan and potentially lower mortgage insurance or payment, but more cash committed at closing. | How much cash remains after closing, and what are the exact payment and cash-to-close figures? |
| Lower down payment | Preserves cash but increases the loan amount and may add mortgage insurance or a higher payment. | What is the total payment, including mortgage insurance, and how is that cost expected to change over time? |
| Different loan program | Changes eligibility rules, pricing, fees, mortgage insurance and documentation. | What are the fixed or adjustable rate terms, upfront charges, monthly costs and long-term total costs? |
| Different term | A longer term can reduce the scheduled payment but usually changes total interest and repayment speed. | How do payment, total interest and cash to close compare with the original term? |
| Debt reduction or another borrower | Could change the application’s income, obligations or credit profile, but requires a new underwriting review. | What documentation is required, and what is the revised approval based on the complete application? |
Do not assume that paying down a debt, adding a co-borrower, changing programs or increasing the down payment will produce a higher approval. The lender must evaluate the actual borrower, property and documentation, and a new structure can introduce different costs or timing risks.

A higher offer does not by itself secure financing. The lender still has to verify income, assets and credit, review the property and accept its value. If the appraisal is lower than the contract price, you may need additional cash, a renegotiation or a different loan amount; ask the lender what the loan would look like at several appraised values.

Compare written offers from multiple lenders
A preapproval letter alone cannot tell you which lender offers the best deal. Once you have a specific home and a likely purchase price, request Loan Estimates from multiple lenders using the same loan program, term, down payment and rate assumptions. CFPB recommends getting at least three preapprovals or comparing multiple lenders; this is consumer guidance, not a legal requirement. See Shopping for a Mortgage.
| Compare | What to verify |
|---|---|
| Rate and lock | Interest rate, fixed or adjustable structure, whether the rate is locked, and the lock’s expiration. |
| Loan design | Program, term, down payment and resulting loan amount; keep these identical across estimates. |
| Monthly payment | Principal and interest plus mortgage insurance, escrowed taxes and insurance, and assessments where applicable. |
| Upfront charges | Lender-controlled origination and underwriting fees, other closing costs, prepaid amounts and lender credits. |
| Cash to close | Total funds required at closing and how much of your savings remains afterward. |
| Execution | Whether the lender can meet the purchase contract’s closing date and what could delay approval. |
Taxes, insurance and some prepaid items are not controlled by the lender. Compare like with like and ask why those estimates differ. The CFPB’s Loan Estimate comparison guide explains how to evaluate rates, payments, lender charges, credits and cash to close.

- Confirm the gap. Write down the contract or expected price, the current preapproval amount and the exact difference. Check the letter’s expiration date.
- Identify the limiting factor. Have the lender state which income, debt, asset, credit, property or loan assumption produced the ceiling.
- Model the complete cost. Record the total monthly payment, cash to close and the reserves left for moving, utilities, repairs and emergencies.
- Test alternatives. Request written scenarios for any changed down payment, program or term, and compare both monthly cost and long-term cost.
- Obtain comparable Loan Estimates. Get multiple written offers with matching assumptions and check the rate-lock period and closing timeline.
- Choose the price, not the maximum. If the payment or cash requirement crowds out essential spending or a reasonable reserve, reduce the target price or wait. Proceed with the higher-priced home only if the numbers fit your own budget and the lender confirms the financing path.
Common mistakes and how to avoid them
- Treating the preapproval as a guarantee: Final underwriting, appraisal, documentation and credit checks can still change or deny the loan.
- Focusing on principal and interest only: Add mortgage insurance, taxes, insurance, assessments and costs outside escrow.
- Using every available dollar: Preserve funds for moving, utility activation, first repairs and an emergency cushion.
- Comparing mismatched estimates: A lower payment may simply assume a smaller loan, longer term, lower taxes or different insurance. Standardize assumptions.
- Assuming a higher offer guarantees financing: The property must support the loan and the borrower must satisfy final underwriting.
- Letting a preapproval expire: Confirm the date on the actual letter and ask what must be refreshed if the search continues beyond it.
- Accepting unexplained changes: When a revised Loan Estimate shows a higher rate or closing costs, ask the lender to identify the changed fact or assumption before signing.
