Tell the lender in writing as soon as you find the error, identify the correct figure, attach proof, and ask for the application and underwriting file to be corrected. Then determine whether the mistake came from your application, a verifier, a credit report, the lender’s calculations, or a closing document. The source controls whom to contact and what remedy is available. A correction can change the underwriting decision or terms, but it does not guarantee approval, a particular rate, or a closing date.
This guide covers U.S. consumer mortgages. It is practical federal guidance, not a determination of an individual legal claim.

First, preserve your position
Do not rely on a phone call alone. Create a dated paper trail before underwriting or closing moves further.
- Save the original application, disclosures, credit report, pay records, tax documents, bank statements, debt statements, and every document you sent.
- Write down the date, person, department, phone number, and substance of every conversation.
- Send corrections by a method that shows delivery, and keep the message and attachments together.
- Do not knowingly sign a document containing a material error. Ask the lender to correct it or explain in writing before you sign.
- Never hide a debt or alter a document. State the facts accurately and let the lender apply the relevant underwriting rule.
If a closing is scheduled soon, tell both the loan officer and the settlement agent that an underwriting or disclosure figure is disputed and ask what must be corrected before signing.

Identify where the wrong number came from
Ask the lender for the exact application or underwriting record and compare the disputed entry with the records used to create it. A number can be factually accurate but treated incorrectly—for example, a debt may be yours but paid off, assigned to someone else, reported with the wrong required payment, or subject to an exclusion under a particular loan program.
| Possible source | What to compare | First contact | Useful evidence |
|---|---|---|---|
| Borrower application | Income, employment dates, monthly debts, balances and payments you supplied | Loan officer and lender’s underwriting department | Signed application, pay statements, award letters, debt statements and written explanations |
| Employer, bank, creditor or other verifier | Information returned in verification of employment, assets or liabilities | Lender, then the verifier if the lender identifies it | Corrected verification, account statements, payoff or payment records |
| Consumer credit report | Account ownership, balance, status, payment and inquiry data | Both the reporting company and the company that furnished the entry | Current report with the item marked, account records, identity or payment proof |
| Lender calculation or underwriting transfer | How gross income, qualifying income, debt-to-income ratio or payment was calculated | Loan officer and lender’s underwriting team | Calculation worksheet, source documents and a written explanation of the formula |
| Loan Estimate or Closing Disclosure | Loan amount, rate, payment, costs, cash to close and personal information | Lender and settlement agent | Every version of the disclosure and the document supporting the corrected amount |
| Existing mortgage servicing account | Payment application, fees, escrow, taxes or insurance after the loan was made | Mortgage servicer | Payment confirmations, escrow statements and servicing correspondence |
Fannie Mae’s Selling Guide tells lenders to review significant credit-file inaccuracies with the borrower and seek confirmation from the reporting company. That guidance applies to loans delivered to Fannie Mae, not every mortgage, but it is a useful model for asking what source and calculation the lender relied on.
Send a written correction request
Make one clear request that lets an employee update the file without guessing. Include:
- Your name, application date, property address and loan number, if one has been assigned.
- Each incorrect field, the figure currently shown and the figure you believe is correct.
- A short explanation of why the entry is wrong.
- Copies—not irreplaceable originals—of records supporting the correction.
- A request that the lender correct the application and underwriting data, identify the source it used, and tell you whether underwriting will be rerun.
- A request for the updated figures and any resulting decision, rate, payment, loan amount or cash-to-close change in writing.
A practical example is:
“My application lists monthly debt of $___ for [account], but the account is [not mine, paid, or has a different verified payment]. Please identify the source used, correct the loan file, tell me whether underwriting will be rerun, and provide the updated figures and decision in writing.”

Keep the sent message, attachments and delivery record. If the lender says the number cannot be changed, ask for the reason, the source document and the underwriting rule that controls the treatment.
If the credit report is wrong, dispute both ends
The Consumer Financial Protection Bureau (CFPB) says to dispute a credit-report error with the consumer reporting company and with the company that supplied the information (the furnisher). State exactly what is inaccurate and why, and include copies of supporting records. Send enough detail for the recipient to investigate; a reporting company may decline to investigate a dispute it reasonably considers frivolous or irrelevant.
Tell the mortgage lender that the dispute is pending and provide the dispute confirmations. Ask whether it will pause or rerun underwriting when the result arrives, but do not assume it must approve the loan while a dispute is open. The lender may evaluate the account under its loan-program rules while the reporting process continues.

Mortgage shopping has a separate timing rule: CFPB guidance last reviewed August 28, 2026 says multiple mortgage credit checks made within a 45-day period are generally recorded as one inquiry. That is a shopping provision, not a deadline for correcting an inaccurate account.
Ask exactly how underwriting was affected
Do not stop at “the report was corrected.” Ask what changed in the lender’s decision model and numbers:
- What qualifying monthly income did the lender use before and after correction?
- Which debts were counted, at what monthly payments, and under which program rule?
- Did the debt-to-income ratio, loan amount, interest rate, mortgage insurance, payment or cash needed change?
- Was the application resubmitted to an automated underwriting system?
- What additional documents, if any, are required?
Verified income can differ from the income on an application, and a debt discovered during processing can affect the file. Fannie Mae’s guidance on accuracy of automated-underwriting data describes circumstances in which discrepancies require updated data or resubmission for applicable Fannie Mae cases. It is not a universal rule for government, portfolio or other conventional loans. Ask your lender which program’s rule it is applying.

A corrected number may still produce a denial or less favorable terms because income, debts, credit, assets, property and program requirements are considered together. Request the lender’s revised position in writing rather than relying on an assurance that “it should be fine.”

If the lender denies the loan or offers worse terms
Read the adverse-action notice. It should give specific reasons for the denial or explain how to request those reasons. If the decision used a credit report, the notice identifies the reporting company and explains related rights to obtain and challenge report information.
Ask whether the lender will reassess the application after the correction and how to submit the updated records. Keep the original notice, because it establishes what the lender said at the time of the decision. A corrected credit entry or application does not automatically reverse an adverse action.
If the notice does not explain the decision as required, or the stated reason does not match the records, ask the lender’s compliance department for clarification in writing. You can also submit a complaint to the CFPB with the notice and your timeline. A complaint requests a response from the company; it does not decide a private legal claim or stop a contractual or statutory deadline.

For most covered mortgage transactions, the Loan Estimate generally must be delivered within three business days after application, and the Closing Disclosure generally must be delivered at least three business days before closing. CFPB guidance says a revised Loan Estimate may be issued when new or different information is discovered, including income the lender could not document.

Compare each version rather than assuming the latest document is correct. Check:
- Loan amount, interest rate, term and projected payment
- Income and debt figures used to qualify you
- Origination charges, credits, taxes, insurance and other closing costs
- Cash to close and any required payoff
- Your name, address and other personal information
If a figure is wrong, contact the lender or settlement agent immediately. CFPB consumer guidance last reviewed April 3, 2024 says an error in a mortgage closing document should be corrected immediately and warns that document errors can delay closing. Ask for a corrected disclosure and confirmation of whether a new three-business-day review period applies to the change. Do not assume a verbal promise at the closing table will fix an inaccurate document.
Know the boundary between origination and servicing
The CFPB’s mortgage-servicer notice-of-error and information-request procedures are designed for an existing mortgage account, such as a misapplied payment, incorrect fee, escrow problem, or failure to credit a payment. An income or debt figure used to originate or underwrite a new loan usually belongs with the lender or originator and, when applicable, the credit-reporting company and furnisher.

The correct procedure, deadline and remedy can differ. The federal consumer guides do not establish state-specific rights or damages for an individual case.
Escalate when the lender will not correct the file
- Send a final written request to the lender’s customer-care or compliance address, attaching the earlier request, proof and a concise timeline.
- Ask for the name of the responsible department, the status of the correction and a written explanation if it is refused.
- Submit a CFPB complaint if the lender or reporting company does not respond or the issue remains unresolved. Attach only relevant records and redact unnecessary account numbers.
- If you suspect discriminatory treatment, use the CFPB mortgage-discrimination complaint route. The CFPB describes protections under the Equal Credit Opportunity Act, but a complaint does not determine your private claim.
- For identity theft, intentional falsification, a signed application containing a known material error, a post-closing dispute, damages or an approaching legal deadline, consult your state regulator or a qualified housing or consumer attorney promptly.
Keep pursuing accurate records even while escalating. Do not withdraw or omit a debt simply to obtain approval; explain its status and provide proof.
