Ask your loan officer for a written list of each document, the underwriting question it addresses, the deadline, and the lender’s approved submission method. Send complete, accurate copies promptly, keep your originals, and confirm receipt. Requests for additional records are common during mortgage processing and do not, by themselves, mean your application has been denied.

Why a lender asks for more information

Mortgage underwriting is a verification process. After you report your income, assets, employment, debts and other financial details, the lender generally must make a reasonable, good-faith determination that you can repay the loan. The Consumer Financial Protection Bureau (CFPB) says lenders generally consider and document income, assets, employment, credit history and monthly expenses.

A request may simply update information or resolve a discrepancy. For example, an underwriter may need a newer pay stub, a complete bank statement, an explanation for a large deposit, or documents supporting income that is not shown on a regular payroll record. Requirements vary with the loan program, property, borrower and source of funds, so the exact list for another applicant may be different from yours.

Do not change an underlying fact to make a file look cleaner. If a figure, date, employer, account or deposit was reported incorrectly, tell the loan officer and ask how the lender wants the correction documented.

Know which stage you are in

The timing of the request matters. A Loan Estimate and full underwriting documentation are separate stages.

Stage What the lender can generally ask for What you should do
Before you tell a lender you want to proceed The lender must provide a Loan Estimate after receiving six application items: your name, income, Social Security number for a credit check, property address, estimated property value and desired loan amount. It cannot condition issuing that estimate on document verification. Compare Loan Estimates and ask what documents will be needed if you proceed.
After you notify the lender that you intend to proceed The lender may request supporting records for income, assets and other financial information and may continue verification through underwriting. Obtain the written list, meet each deadline and ask questions about anything you cannot identify or explain.

The CFPB advises comparing estimates from multiple lenders. It says a lender is generally required to honor an estimate’s terms for 10 business days; terms may be revised if you wait longer to notify the lender that you want to proceed. This timing does not mean every document request changes your rate or fees, but a delayed process can create timing problems later.

Your first response: a precise, safe checklist

  1. Reply to the loan officer. Ask for a written list of every requested item, the issue it verifies, the due date and acceptable file formats.
  2. Verify the submission channel. Ask whether to use the lender’s secure portal, in-person delivery, mail, encrypted upload or another approved method. Do not rely on an unexpected email or text message to choose where sensitive records go.
  3. Clarify scope. If a request says “bank statements” or “income documents,” ask which accounts, months, pages and file types are required.
  4. Gather exact records. Use the names and date ranges on the lender’s list rather than sending a random collection of files.
  5. Check every page. Include all pages of multi-page statements, even pages marked intentionally blank.
  6. Send copies and keep originals. Save a duplicate of each file, your transmission confirmation and the date sent.
  7. Confirm receipt. Ask the lender to acknowledge that each item was received and is legible.

If you cannot meet a deadline, contact the loan officer before it passes. Explain what is missing, why it is delayed and when you expect to provide it. Silence gives the lender no way to plan around the gap.

Documents you may be asked to provide

The CFPB’s illustrative mortgage-application checklist includes the following examples. It is not a universal checklist; your lender should identify the records required for your circumstances.

Record Example period or detail in the CFPB checklist Why it may be requested
Pay stubs Most recent 30 days To verify current wages and year-to-date earnings.
W-2 forms Last two years To compare reported wages across tax years.
Signed federal tax returns Last two years To document taxable income and, where relevant, business or other income.
Other-income records Documents supporting the income source To establish the amount, source and expected continuation of non-wage income.
Bank statements Two most recent statements To verify assets, account history and available funds.
Down-payment source records Source and account history; a signed gift statement if funds are a gift To show where the money came from and that it is available for the transaction.
Name-change documentation If applicable To connect identity records that use different names.
Identity proof Typically a driver’s license or non-driver ID To verify identity.
Social Security number As requested for the application and credit check To identify the credit file.
VA certificate of eligibility For eligible servicemembers and veterans choosing a VA loan To document eligibility for that loan program.

For online statements, CFPB guidance says to include the full website address on each printed page. Ask whether an electronic PDF downloaded directly from the institution is acceptable and whether the lender needs transaction detail, not just a balance page.

Explain large deposits and irregular income

Large or unusual deposits

A recent deposit can raise a question even when the money is legitimate. Transfers between your own accounts around a home purchase may appear as large deposits. Ask the lender what evidence it accepts for your particular transaction, then provide the records that connect the deposit to its source, such as a transfer history or other document the lender identifies.

Do not move money between accounts merely to avoid a question, and do not label borrowed funds as savings. A clear explanation with matching records is safer than an unexplained balance.

Rental income, child support and alimony

If you rely on ongoing rental income, child support or alimony to qualify, the lender may need evidence that the income can reasonably be expected to continue. The appropriate proof depends on the income type and loan rules. Ask the loan officer exactly which agreements, payment history or other records are required instead of assuming that a deposit alone proves continuing income.

Automated document collection and account access

Some lenders offer an automated service that retrieves statements or verifies balances. The CFPB says such collection may request banking information or credentials and that borrowers choose whether and when to allow access.

  1. Ask what account information will be accessed, for what purpose and for how long.
  2. Confirm the request through a known phone number, secure portal or other verified lender channel, especially if the prompt arrived unexpectedly.
  3. Review the permissions screen before agreeing. Make sure the accounts and data requested match the underwriting need.
  4. Decide whether to use automated access or provide documents through another lender-approved method.
  5. Save a record of what access you granted and ask how to revoke it when the task is complete.

CFPB guidance does not establish the security practices of any particular lender or technology vendor. Treat credentials as sensitive and do not send them in ordinary email or by replying to an unverified message.

When a request seems unusual or conflicts with what you reported

Ask the lender to identify the discrepancy or underwriting question that prompted the request, what records would answer it and whether a secure alternative submission method is available. Requirements differ by loan type and borrower circumstances, so an unusual request cannot be judged in the abstract.

If the lender says your new documents do not match an earlier application, ask what specific field or date differs. Provide a factual explanation and supporting record. Examples include a changed employer, variable hours, an account closed after the application, a corrected tax form or a transfer between accounts. Do not guess at an explanation or alter a document.

If you suspect an impersonation attempt, stop sending information until you verify the request using contact details you already trust, such as the phone number on your Loan Estimate or the lender’s official correspondence.

Questions about dependents and family status

A lender may ask for the number and ages of dependents and related financial obligations or expenses when those facts are relevant to repayment ability. CFPB guidance says those questions must be asked without regard to sex, marital status or another prohibited basis.

A lender may not ask about birth-control practices or your intentions or capability concerning having or raising children. Discrimination based on familial status is prohibited. If a question appears unrelated to your financial obligations or crosses that line, ask the loan officer to explain its purpose and request clarification in writing.

Protect the closing timeline

Incomplete or late records can delay underwriting and closing. A delayed closing may also matter if your interest-rate lock expires. Keep a simple submission log with the document name, date range, delivery date, method and confirmation number.

  • Use the lender’s naming convention if one is provided.
  • Open each PDF before sending it to confirm it is readable and complete.
  • Check that account numbers and names match the application, while leaving required information visible.
  • Respond to follow-up questions as soon as you can, even if the answer is that you are locating a record.
  • Ask whether a newly issued statement or pay stub is needed if the underwriting review continues for several weeks.

After submission, request confirmation that the package is complete or ask which items remain outstanding. “Received” means the lender has the file; it does not necessarily mean underwriting has accepted every item.

A practical decision guide

  • Clear request, familiar document: Send the complete copy through the approved channel and retain proof.
  • Clear request, document unavailable: Tell the loan officer immediately and ask what substitute record is acceptable.
  • Unclear request: Ask for the exact issue, date range, account and format before sending anything.
  • Large deposit or non-wage income: Ask what source and continuation evidence is required, then provide matching records.
  • Unexpected credential request: Verify the request independently and decide whether to grant access; use a document-upload alternative if approved.
  • Question about dependents that feels improper: Ask how it relates to financial obligations and request a compliant explanation.

The safest approach is accurate disclosure, complete records, verified delivery and prompt communication. Your loan officer can tell you which documents, formats and deadlines apply to your specific application; the CFPB’s examples are a starting point, not a substitute for that individualized list.
