First read the adverse-action notice, request the specific reasons in writing, and ask exactly which income records or calculations failed. Then correct missing or inaccurate information, verify your credit file, and decide whether to seek reconsideration, apply with another lender, or work with a HUD-approved housing counselor. No lender is required to count every income source in the same way, and another application is not a guaranteed approval.
This is U.S. consumer guidance, not individualized underwriting, legal, or tax advice. Self-employment, seasonal work, rental proceeds, retirement benefits, public assistance, alimony, and child support have different documentation and continuity rules.

1. Start with the written denial
The most useful document is the lender’s adverse-action notice. It should identify the principal reasons for the decision or explain how to request them. CFPB consumer guidance says you should request an explanation from the lender; if the notice does not give specific reasons, you generally have 60 days to request them.

Ask whether the file was denied, incomplete, or conditionally approved
Those outcomes require different next steps. A denial means the lender made a negative decision. An incomplete-file notice can mean required information was never received. A conditional approval that later became a denial may mean a condition could not be satisfied. Ask the loan officer to state which status applies and whether the lender will review additional records without a new application.

Use targeted questions about income
Request answers in plain language:
- Was the income not documented, or was the documentation considered incomplete or inaccurate?
- Was the income calculation reduced by business expenses, variability, or another adjustment?
- Did the underwriter decide the income was not stable or reasonably expected to continue?
- Was the amount too low for the requested payment after the lender’s debt-to-income and affordability analysis?
- Was the problem actually credit, assets, a debt, or another underwriting factor?
- Would a lower loan amount, different loan product, or additional records change the analysis?
Keep the notice, emails, upload confirmations, and notes from every call. Do not assume a lender must reopen a closed file or accept a particular substitute document; ask what review options are available.
2. Match the evidence to the income source
“Nontraditional income” is a broad label, not one underwriting category. The lender must decide both how much income is usable and whether it is likely to continue. CFPB guidance says self-employed and irregular or nonwage earners may need additional documentation, and requirements vary by lender and situation. Incomplete or inaccurate material can lead to rejection.
| Income source | What the lender is trying to establish | What to ask for |
|---|---|---|
| Self-employment or business income | Business history, reliable earnings, allowable calculation, and the effect of business obligations | Ask which signed tax returns, IRS-issued transcripts, business records, and history evidence the lender will use. Requirements differ by loan program. |
| Seasonal, commission, freelance, or other irregular earnings | A repeatable pattern and a reasonable expectation that income will continue | Ask which records show the pattern, timing, and current level of earnings and how gaps or fluctuations will be treated. |
| Rental income | That the income is documented, usable under the program, and likely to continue | Ask what evidence of the rental amount, expenses, and continuation is acceptable for this loan. |
| Retirement or pension benefits | Amount, receipt, and expected continuation | Ask which benefit statement or other records are required and whether the lender needs evidence of duration. |
| Public assistance | Amount and reasonable continuation, without excluding it solely because of its source | Ask how the payment and its expected duration should be documented. |
| Alimony or child support | Actual receipt, amount, and reasonable expectation of continuation | Ask what records establish the payment terms and receipt history under the applicable program. |
| Large or unusual deposits | The lawful source of funds used in the application | Ask what source documentation is needed; an account balance by itself is not necessarily qualifying income. |
3. Build a complete, current income packet
Begin with the lender’s mortgage application checklist and mark every requested item. Send complete, legible, current records through the lender’s approved channel, and ask for confirmation that each item was received. Do not alter documents or omit unfavorable periods; inconsistencies can create a new underwriting problem.

For self-employed borrowers
Fannie Mae’s Selling Guide, dated April 22, 2026, is a useful example of conventional agency standards, not a universal rule. It generally requires two years of prior earnings for a self-employed borrower. In limited circumstances, less than two years may be considered when the most recent signed personal and business federal tax returns show a full 12 months of income from the current business and the file supports sufficiently related prior work, among other requirements. The guide describes signed tax returns or IRS-issued transcripts as documentation routes.
Ask the lender to identify which version of its self-employment policy applies to your loan. Confirm whether it needs personal returns, business returns, transcripts, or other records; how it will calculate income after business expenses; and how business debt or a recent change in ownership affects the result. A different lender or government-backed program may use a different standard.
For irregular or seasonal income
Explain the pattern rather than presenting one unusually strong month as typical. Ask what history is required, how the lender averages or otherwise calculates variable earnings, and what evidence demonstrates that the work is expected to continue. If a gap or downturn caused the denial, ask whether a written explanation and updated records can address it.

For benefits, support, and rental income
For regular income that does not come from current employment, CFPB guidance says the lender may need evidence that the income can reasonably be expected to continue at the same level. Ask for the exact records and the continuation period the lender applies to your loan. Child support, alimony, public assistance, retirement benefits, and rental proceeds are not interchangeable; each may have different program rules.
For deposits and assets
If the underwriter questioned a deposit, ask what source evidence is required and whether the money is being treated as an asset, income, or both. Do not rely on a high account balance as a substitute for proof of qualifying income.
4. Check whether credit or affordability caused the denial
Income may be only part of the decision. If the notice cites a credit score, payment history, debt, or another credit factor, obtain a free credit report and check it for errors, as CFPB recommends. Dispute inaccurate information with the applicable credit bureau and keep proof of the dispute. Ask the lender which score information it used when that information is available.

Also review the requested loan amount and total monthly payment. A lender can find that documented income is real but insufficient for the payment after its debt-to-income and affordability analysis. Ask whether a lower loan amount, a larger down payment, or removal of an erroneous debt from the file would change the calculation. These are questions for the lender or counselor, not promises that a revised structure will qualify.

6. Use a HUD-approved housing counselor when you need a second set of eyes
CFPB recommends a HUD-approved housing counselor to help evaluate your ability to pay. A counselor can help you organize questions, understand affordability, and identify records to discuss with lenders. A counselor cannot override an underwriter or guarantee approval. Bring the adverse-action notice, the income documents you submitted, the requested payment, and your credit information.
7. Know when a denial may raise discrimination concerns
Equal Credit Opportunity Act (ECOA) protections do not require a lender to treat every income source as sufficient or certain to continue. A lender may evaluate the amount and likely continuation of income. However, CFPB explains that lenders generally cannot refuse to consider categories such as part-time work, pension or retirement benefits, or public assistance solely because of their source. ECOA also prohibits discrimination based on receipt of public assistance and other protected grounds.
A documented finding that income does not meet the loan’s qualification rules is different from a blanket refusal to consider the income category. Warning signs include statements that a protected source is never accepted, inconsistent explanations, or a written reason that conflicts with what the lender told you. Preserve the notice and communications. If the facts suggest discrimination, CFPB says you may submit a complaint to the CFPB or the Federal Trade Commission. Do not label a denial discriminatory solely because the income was not enough or the documentation was incomplete.
8. A practical reapplication checklist
- Read the adverse-action notice and record every stated reason.
- Request specific reasons in writing within the applicable 60-day period if the notice directs you to do so.
- Ask whether the issue was documentation, calculation, continuity, debt-to-income, credit, or another factor.
- Obtain the exact document list for your income type and submit complete, current records.
- Review your free credit report and dispute factual errors before applying again.
- Ask whether a lower loan amount, different product, or additional evidence is worth considering.
- Compare another lender only after you understand its income and continuity rules.
- Contact a HUD-approved housing counselor if the affordability or documentation analysis remains unclear.
- Keep a dated file of notices, documents, disputes, and lender responses.
Common mistakes to avoid
- Assuming all lenders use the same definition of income: agency guidance is not a promise that every lender or loan program follows it.
- Submitting partial records: missing pages, stale statements, or unexplained gaps can make a fixable issue look like an unreliable file.
- Confusing assets with income: money in an account does not automatically establish recurring qualifying income.
- Applying repeatedly without fixing the cause: a different lender may use different rules, but repeated applications do not correct inaccurate credit or unsupported income.
- Assuming a denial proves discrimination: compare the written reason with the lender’s treatment of the income source and preserve evidence before filing a complaint.
What the denial means for your next move
The written reason determines the remedy. Missing or outdated records call for a precise document request. A calculation or continuity issue calls for understanding the lender’s method and whether another eligible program treats the income differently. A credit error calls for correction before another application. If the lender excluded a protected income source solely because of where it came from, preserve the evidence and consider a CFPB or FTC complaint. Another lender can be worth exploring, but only after you know what will be different.
