What to Do If Your Home’s Value Falls After You Buy

A lower home value does not by itself change your mortgage balance, raise your payment, or require you to sell. First determine whether you are seeing only a paper decline, facing a move that would require a sale, or struggling to make the monthly payment. Then compare your loan payoff, realistic sale proceeds after costs, affordability and time horizon. The right response depends on those facts—not on an online estimate alone.

Start by identifying the problem you actually have

Homeowners often use “my house is worth less than I paid” to describe three different situations:

As an Amazon Associate I earn from qualifying purchases.

  • A paper loss: An automated valuation or recent appraisal is lower, but you can afford the home and do not need to move.
  • A move or sale problem: You need to relocate, but a sale may not generate enough cash to pay the mortgage and other secured debts.
  • A payment problem: Your income, expenses or interest rate make the loan difficult to keep current, regardless of the home’s value.

A market-value estimate does not recalculate the principal you owe. Your mortgage contract continues under its existing terms unless you refinance, modify it, pay it down or otherwise resolve the loan. A decline also does not automatically trigger foreclosure. Foreclosure risk arises when required payments are not made and the account progresses through the servicer’s default process.

The Consumer Financial Protection Bureau (CFPB) puts the priority plainly: “The most important thing you can do when you’re having trouble paying your mortgage is to take action.” CFPB guidance on avoiding foreclosure explains steps for contacting a servicer and getting housing counseling.

Build a financial snapshot before choosing a path

Do not decide from the purchase price minus a website’s estimate. Assemble the numbers that determine whether staying, selling or seeking loss mitigation is feasible.

Item What to collect Why it matters
Current mortgage payoff A written payoff statement from the servicer, including the date through which the amount is valid The payoff can differ from the balance shown on a monthly statement because of daily interest and fees.
Other debt secured by the home Home-equity loan, HELOC or other lien balances and payoff terms These claims generally must be addressed before you can deliver clear title.
Realistic sale price Comparable sales and a local professional’s pricing opinion, adjusted for condition and marketability An online estimate is not a guaranteed offer. Property condition, location, improvements and marketability affect value; Fannie Mae’s appraisal explainer describes factors considered in an appraisal.
Selling and closing costs Commissions, transfer taxes, title and attorney charges, repairs, concessions, moving costs and any lien-release fees These costs reduce the cash available to repay debt.
Monthly carrying cost Principal, interest, taxes, insurance, association dues, utilities and essential maintenance Affordability is a cash-flow question, not just an equity question.
Expected time in the home How long you could realistically remain if you do not sell now A longer horizon may make immediate selling costs less relevant, but it does not guarantee a future price or recovery schedule.

Use this calculation for a first estimate:

Net sale proceeds = expected sale price − mortgage payoff − other secured debt − selling and closing costs

For example, if a home could sell for $420,000, the first-mortgage payoff is $400,000, a HELOC payoff is $15,000 and selling costs total $30,000, the estimated net is negative $25,000. That is a projected shortfall, not a bill you can ignore; the owner would need cash, negotiated approval or another solution before closing.

If payments are affordable and moving is optional

Continuing to make the scheduled payments and staying put can be a reasonable choice when the home is affordable and meets your needs. You do not have to sell merely because an estimate is below your purchase price. Keep an emergency reserve, monitor taxes and insurance, and revisit the decision if your income, expenses or plans change.

Avoid making a recovery forecast. No source can promise when a particular property or market will regain value. Your practical test is whether the home provides acceptable housing for the payment and whether you can sustain that payment through the period you expect to own it.

If an estimate appears wrong because it omits a finished basement, major renovation or a serious condition difference, gather documentation and ask a local real-estate professional or a qualified appraiser how to obtain a better-supported valuation. An appraisal prepared for one transaction is not a universal process for disputing every later online estimate, so treat any new number as an informed opinion rather than a guarantee.

If you need to move or sell

When a normal sale covers the debt

If the expected net proceeds cover the first mortgage, other liens and transaction costs, you can generally sell through the ordinary closing process. Ask the closing agent for a written estimate of proceeds and confirm payoff figures before listing. A sale at less than your purchase price can still be financially workable if principal reduction and the available sale price leave enough to close.

When proceeds are insufficient: a short sale

A short sale is a sale for less than the amounts secured by the property, requiring approval from the mortgage holder and often the loan’s investor or insurer. You cannot unilaterally sell below the payoff and assume the remaining debt disappears. The CFPB advises understanding the short-sale terms, including what happens to any deficiency and how taxes may apply. Fannie Mae’s borrower fact sheet describes its process for loans for which its rules apply; other loan owners and programs can use different requirements.

  1. Ask the servicer’s loss-mitigation department whether a short sale is available for your loan and hardship.
  2. Provide the requested hardship explanation, income documents, assets, debts, listing agreement and a proposed purchase contract when required.
  3. Obtain written approval that states the approved sale price, closing-cost limits, lien treatment and whether the servicer will waive or pursue a deficiency.
  4. Have a real-estate attorney review the approval and your state’s deficiency rules before signing. Keep every approval, payoff and closing document.

Approval can take time, and a buyer may not wait. Do not stop paying or let insurance lapse while an application is pending unless your servicer gives you written instructions and you understand the consequences.

Deed-in-lieu of foreclosure

With a deed-in-lieu, you voluntarily transfer the property to the lender in exchange for an agreed resolution. It may avoid a marketed sale, but eligibility, lien priority, property condition and relocation terms matter. The Freddie Mac overview of options to leave a home notes that these alternatives have specific requirements. Get the agreement in writing, including whether the lender releases the entire debt, how junior liens are handled, move-out assistance and the date possession changes.

If making the payment is becoming difficult

Contact the mortgage servicer as soon as you foresee a missed payment. Explain whether the hardship is temporary or ongoing, when it began, your income and expenses, and whether you need to move. Ask which loss-mitigation applications and deadlines apply to your loan. Waiting can reduce the time available to evaluate alternatives.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Call the servicer and document the call. Use the phone number on your statement, request the loss-mitigation department, and keep the representative’s name, date, case number and document list.
  2. Ask for a complete written options list. Depending on the loan and eligibility, possibilities can include a repayment plan, forbearance, loan modification, refinance, short sale or deed-in-lieu. None is automatic.
  3. Submit a complete package promptly. Follow the servicer’s naming, signature and delivery instructions and keep proof of submission.
  4. Get independent help. A HUD-approved housing counselor can help organize documents, understand an offer and communicate with the servicer. Counseling does not guarantee approval, but it can help you evaluate the trade-offs.

For FHA-insured loans, the Department of Housing and Urban Development lists distinct loss-mitigation requirements and pathways. Review HUD’s FHA loss-mitigation guidance rather than assuming an FHA option applies to a conventional, VA, USDA or portfolio loan. Your loan owner, investor and servicing rules control eligibility.

Compare the choices on the factors that actually change the outcome

Path Monthly affordability Sale proceeds or debt resolution Approval and legal questions Main risks to investigate
Stay and pay Works only if the full housing cost remains sustainable No sale proceeds; principal generally declines only as scheduled or through extra payments Usually no special approval Future income changes, repairs, taxes, insurance and an eventual need to move
Regular sale Ends the payment after closing, subject to any replacement housing cost Net proceeds must cover payoff, liens and costs Standard contract and closing process Price reductions, carrying costs while listed and an underestimated payoff or cost
Short sale May address an unaffordable loan, but payments and servicing rules continue while pending unless agreed otherwise Proceeds are insufficient; lender or investor approval is required Deficiency release, lienholder consent and written terms are essential Denied approval, delays, remaining debt, tax effects and credit impact
Deed-in-lieu May end the property obligation under an agreement Property is transferred instead of sold Written lender acceptance and treatment of junior liens are essential Unreleased debt, title problems, relocation timing, tax effects and credit impact

There is no universal ranking. Compare the options using your cash flow, need to move, likely net proceeds, loan type, state law and the exact written terms offered by the servicer.

Understand deficiency, tax and credit consequences before signing

Deficiency treatment

A short sale or deed-in-lieu may leave a balance unless the lender expressly releases it. State law, the promissory note, mortgage or deed of trust, junior liens and the negotiated agreement all matter. Ask a local attorney whether a deficiency could be pursued and require the release language in writing before you rely on it.

Federal tax rules

The IRS explains in Publication 4681 (2025) that canceled debt is generally income unless an exception or exclusion applies. A foreclosure can also be treated as a disposition of property, producing separate gain-or-loss issues depending on the facts.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The publication describes a qualified-principal-residence indebtedness exclusion for certain discharges before January 1, 2026. It also states that discharges after December 31, 2025 are not covered by that exclusion unless they are subject to a qualifying written arrangement entered into and evidenced in writing before January 1, 2026. Insolvency, bankruptcy and other rules may change the result. Because the tax treatment depends on the debt, property use, dates and your finances, ask a qualified tax professional before accepting cancellation or foreclosure.

Credit and reporting effects

Missed payments, a modification, short sale, deed-in-lieu or foreclosure can be reported differently and may affect future borrowing. Request the servicer’s explanation of how it expects to report the resolution, but do not treat a verbal statement as a legal guarantee. Keep account statements and closing or settlement documents so you can dispute inaccurate reporting.

Is renting the home a solution?

Renting can sometimes reduce the need for an immediate sale, but it is not automatically profitable or permitted. Check the mortgage documents, insurance policy, homeowners association rules, local registration and landlord requirements. Build a conservative budget for vacancy, repairs, management, taxes, insurance and any difference between rent and the full mortgage payment. The sources cited here do not determine rental permission or economics for a particular loan, so obtain loan-specific and local advice before relying on this option.

A practical 30-day action plan

  1. Days 1–3: Download the latest mortgage and escrow statements, request a payoff quote, list every lien and calculate the complete monthly housing cost.
  2. Days 4–10: Obtain a realistic pricing opinion based on comparable sales and condition; estimate commissions, taxes, repairs, concessions and closing costs.
  3. Days 11–15: Decide whether the immediate issue is a paper decline, a required move, payment hardship or a combination. Write down your preferred time horizon.
  4. Days 16–20: If payment trouble is possible, call the servicer and contact a HUD-approved counselor. Ask for the applicable loss-mitigation package and deadlines.
  5. Days 21–30: Compare stay, regular sale and any approved alternatives using written numbers. Before signing a short-sale, deed-in-lieu or debt-release document, obtain state-specific legal and tax advice.
