If your home-loan equated monthly instalment (EMI) is straining your budget, contact the lender before you miss a payment and request written alternatives. Start with your actual outstanding principal, interest rate and benchmark, next reset date, remaining tenure, revised amortisation schedules and every applicable charge. For eligible EMI-based floating-rate loans, the Reserve Bank of India (RBI) describes choices that can include a higher EMI, a longer tenure, a combination of both, a switch to a fixed rate where offered, and part or full prepayment. Compare the new monthly payment with total remaining interest, fees and your cash reserves before choosing. This article is India-specific; borrowers elsewhere should use their local lender and regulator’s rules.
First, find out why the EMI feels unaffordable
An EMI can become difficult after a rate reset, a fall in household income, a rise in essential expenses or an earlier decision to stretch the loan over a long tenure. The correct remedy depends on the loan contract and your present cash flow. A temporary shortfall calls for a different response from a permanent affordability problem.

Separate a short-term squeeze from a structural problem
- Short-term squeeze: income is expected to recover or a known expense will end. Preserving liquidity may matter more than making a large prepayment immediately.
- Structural problem: the EMI consumes an amount your household cannot sustainably pay. A formal tenure, rate or refinancing review should happen before arrears accumulate.
- Payment already at risk: tell the lender through its official channels now, explain the change in circumstances and ask which relief options are available under your agreement.
Do not stop paying or assume that a phone conversation changes the contract. Ask for every approved change, revised due date and charge in writing.

Collect the exact loan facts before negotiating
Generic EMI calculators cannot tell you which option is cheapest for your loan. Gather the sanction letter, latest statement and any notices about rate changes, then ask the lender for a written snapshot containing:
#1 Best Overall
- principal outstanding and the date on which it was calculated;
- current interest rate, benchmark and spread, if applicable, and whether the rate is floating or fixed;
- the next reset date and the way the reset changes the instalment or tenure;
- remaining tenure and the current amortisation schedule;
- any previous conversion from floating to fixed (or the reverse), with its terms;
- processing, conversion, service, legal, valuation, foreclosure or other charges that could apply; and
- the lender’s treatment of a part-prepayment: whether it reduces EMI, shortens tenure, or lets you choose.
RBI’s 18 August 2023 notification requires lenders covered by its EMI-based floating-rate framework to communicate reset effects and provide specified borrower options. Read the RBI notification and the RBI FAQ updated 10 January 2025 for the applicable framework. Ask for each scenario to show the EMI, remaining months, total interest, total remaining repayment and one-time charges; retain the response.
Can you reduce the EMI without changing lenders?
There is no universal RBI-mandated EMI reduction. A lender must apply its board-approved policy and your contract, and it may not approve every request. These are the principal options to compare:

| Option | Immediate payment effect | What to compare | Important limitation |
|---|---|---|---|
| Increase EMI and keep or reduce tenure | Payment rises, or remains higher, while the balance is cleared sooner. | Whether the household can sustain the higher amount; earlier repayment can reduce future interest. | Exact savings depend on the lender’s recalculation and your outstanding balance. |
| Extend tenure | Required EMI can fall. | Additional months in debt and potentially higher total interest and repayment. | Subject to lender policy, age or other applicable limits; request a revised schedule. |
| Combine an EMI change with a tenure change | Can spread the adjustment between monthly cash flow and loan duration. | The specific EMI, end date, total interest and charges against the single-option alternatives. | Results are loan-specific, not a standard percentage reduction. |
| Switch to a fixed rate, if offered | Can make payments more predictable for the fixed period. | Fixed-rate premium, duration, reset terms and conversion or service charges. | Availability and pricing are controlled by the lender’s policy. |
| Part-prepay or fully prepay | A part-prepayment may lower EMI or shorten tenure; full prepayment closes the loan. | Cash left for emergencies, applicable charges and how the lender applies the payment. | Do not assume a particular recalculation until the lender confirms it in writing. |
| Transfer to another lender | May lower the EMI if the new rate and chosen tenure produce a lower schedule. | All-in remaining cost, fees, eligibility, documentation and time to complete. | A lower advertised rate alone does not prove a saving. |
The reset options and disclosure expectations are described in the RBI notification and its FAQ.

Adding months lowers the amount due each month by spreading the outstanding principal over more instalments. It also leaves the balance outstanding for longer, so total remaining interest can increase. Request two written schedules—your current plan and the proposed longer plan—and compare total repayment, not just the first reduced EMI. Check whether the extension changes your final repayment date, insurance requirements or any age-related eligibility condition.

Increase the EMI when your budget has durable headroom
A higher EMI can shorten the repayment period and reduce future interest, but only if income is reliable after essential expenses, insurance and an emergency reserve. Ask whether the lender will keep the existing tenure, reduce it, or recalculate both. Do not choose an amount that leaves no buffer for rate resets, medical costs or job interruptions.
Consider a fixed-rate conversion for predictability, not automatically for a lower cost
A fixed rate can reduce uncertainty during the fixed period, but it may carry a rate premium and conversion or service fees. RBI guidance says the option should be available at reset in accordance with the lender’s board-approved policy, with applicable charges disclosed. Confirm the fixed period, any later reset, prepayment terms and the total repayment shown in the offer; a predictable EMI is not necessarily the cheapest one.

Should you use a part-prepayment?
Using surplus cash to reduce principal can lower interest over the remaining term. Depending on the lender’s process, you may be able to choose a lower EMI, a shorter tenure or a combination. Obtain the post-payment schedule before transferring funds, because the sources do not establish one universal recalculation method.
Protect your liquidity first
- Keep an emergency reserve appropriate to your household income and essential obligations.
- Do not empty savings merely to obtain a smaller EMI if doing so creates a new risk of missed payments.
- Compare the guaranteed interest avoided with the value of retaining cash for foreseeable expenses and higher-cost debt.
Check whether a prepayment charge can apply
The Department of Financial Services summarises RBI guidance that banks cannot charge foreclosure or prepayment penalties on floating-rate term loans taken by individuals for non-business purposes. Read the current Government of India banking guidance, and ask the lender to confirm in writing that the protection covers your specific product, borrower status and date. Fixed-rate loans, business-purpose borrowing and other products can have different rules.

Would a balance transfer save money?
A balance transfer replaces the existing loan with borrowing from another lender. It can help when the new lender offers materially better terms and you are eligible, but the decision is a net-cost comparison rather than a race to the lowest headline rate.
Request a complete offer from the proposed lender
- interest rate, benchmark, spread and whether the rate can reset;
- proposed tenure and the resulting EMI;
- processing, switching, legal, technical or valuation charges and taxes;
- documents, credit and income conditions, property requirements and approval validity; and
- the full amortisation schedule and total repayment.
Then obtain the current lender’s exact foreclosure or closure statement, including any dues through the proposed transfer date. Subtract the new loan’s total remaining cost from the cost of keeping the current loan, adding every one-time fee and the value of any lost benefit. A lower EMI achieved by extending the new loan for many more years can still cost more overall. RBI’s consumer home-loan FAQ advises borrowers to seek fee estimates and explanations and to consider switching when another lender offers a lower rate; it does not guarantee approval or savings.
A practical decision process
- Build the file. Assemble the sanction letter, statements, rate-reset notices, repayment history and income-and-expense budget.
- Get the lender’s written baseline. Confirm principal, rate and benchmark, next reset, remaining tenure, EMI, total remaining repayment and every charge.
- State the constraint. Tell the lender whether you need temporary cash-flow relief, predictable payments or a permanently lower cost. Ask for higher-EMI, longer-tenure, combined, fixed-rate (if available) and part-prepayment scenarios.
- Compare like with like. For every scenario record monthly EMI, end date, total interest, total repayment, one-time fees and the cash you would retain.
- Test a transfer only after receiving a complete offer. Verify eligibility, property and income documentation, fees, closure requirements and the new schedule before authorising any application or payment.
- Choose a payment you can sustain. Keep a reserve for essential expenses and plausible rate or income shocks; the smallest EMI is not automatically the safest financial outcome.
- Document the change. Obtain the revised agreement, amortisation schedule, effective date and payment instructions, then check the first debit against the written terms.
What to do if a payment is already becoming unaffordable
Contact the lender before the due date through its branch, helpline, email or online grievance channel, and keep ticket numbers and copies of responses. Ask which restructuring, tenure, rate or prepayment options formally apply to your loan and what temporary measures, if any, are available. Do not rely on an agent’s verbal assurance or take expensive new debt without comparing its total cost.

Questions to put to the lender
- What is my principal outstanding as of a stated date, and how is it allocated between principal and interest?
- What benchmark, spread and reset date apply, and what will the EMI and tenure be after the next reset?
- For each available option, what are the EMI, remaining months, total interest, total repayment and all charges?
- If I part-prepay, will you reduce the EMI, shorten the tenure or let me choose, and when will the schedule change?
- Are there conversion, service, foreclosure or other fees, and which taxes apply?
- What documents and approval conditions apply to a fixed-rate conversion or balance transfer?
Keep the answers with your statements. Revisit the comparison whenever the rate, income or household obligations change, because the best choice can change with them.
