Call the insurance agent or carrier and your mortgage lender immediately. Ask the insurer to confirm in writing whether coverage is actually bound, the exact effective date and time, and any remaining underwriting or payment condition. Ask the lender what evidence it will accept and whether the loan can fund on the scheduled date. A quote or application is not proof of insurance, and a temporary binder can expire. If the date changes, notify the insurer, lender and closing contact and obtain updated documents. This is U.S.-focused guidance; your loan program, purchase contract, state law and lender requirements control the result.
What to do in the next 15 minutes
Do not wait for the closing agent to discover the problem. Create a three-way confirmation among the insurer, lender and closing professional.

- Call the agent or carrier. Ask: “Is the policy bound, or is it only quoted or submitted? What is the effective date and exact time? What property address, named insured and mortgagee are shown? Is any underwriting condition, inspection, premium payment or signature still outstanding?” Request the answers by email or another written document issued by the insurer or agent.
- Call the loan officer or lender’s insurance desk. Ask for the exact evidence required for this loan: a binder, declarations page, certificate, policy, or another form. Confirm required limits, deductible, perils, mortgagee clause and effective date. Ask directly whether the loan can fund if the evidence is still incomplete and what deadline applies.
- Notify the closing agent, title company or closing attorney. Tell them what each party has confirmed, identify any missing document and ask who will coordinate delivery to the lender.
- Save every confirmation. Keep the insurer’s written status, the lender’s response, payment receipts and copies of all evidence. A verbal assurance that “it should be fine” is not a substitute for a document the lender accepts.
- If the date may move, tell everyone promptly. Ask the insurer whether a new binder or other evidence is required and whether the existing coverage remains in force through the revised closing or possession date. Ask the lender and closing agent what must be rescheduled and whether the contract contains a deadline that needs attention.
Know exactly what “not bound” means
Insurance documents describe different stages. Using the wrong label can make a closing problem worse, so ask the carrier to identify the status in plain language.
| Stage | What it usually indicates | What to obtain | What it means for closing |
|---|---|---|---|
| Quote | A proposed price and coverage description based on information supplied to the insurer. | A revised quote if details changed, but not a statement that coverage exists. | Not proof that the home is insured. Ask the carrier whether it has accepted and bound the risk. |
| Application submitted | The insurer has received a request and may still be reviewing eligibility or documents. | Written status and a list of every unresolved condition. | The lender may reject it if binding and effective dates are not confirmed. |
| Bound coverage | The insurer has agreed to provide coverage subject to the stated terms. | Written confirmation of the policy or binder, effective date and time, property, insured and mortgagee. | Potentially acceptable, but only if it meets the lender’s evidence and coverage rules. |
| Binder | Temporary evidence of insurance issued before the full policy is available. | The binder, expiration date, limits, deductible, covered perils and mortgagee details. | It may satisfy a lender temporarily, but the expiration must be monitored and renewed or replaced when necessary. |
| Policy or declarations page | The issued contract or its summary of insured terms. | The complete document or declarations page plus any endorsements the lender requests. | Still subject to the lender’s format, timing and coverage requirements. |
A quote is not confirmation that insurance is bound. The Consumer Financial Protection Bureau (CFPB) explains that lenders generally require proof of homeowners insurance, and evidence can be rejected when it is unconfirmed or does not comply with the loan contract. Ask both sides to confirm the same effective date and insured property.

Why the lender may stop or delay funding
The house is collateral for the mortgage. Lenders generally want evidence that a covered loss will not leave the collateral uninsured, which is why the CFPB says, “That’s why lenders generally require proof that you have homeowner’s insurance.” The statement appears in the CFPB homeowners-insurance explainer last reviewed August 8, 2024.
There is no universal rule that every lender accepts the same document or permits every exception. A conventional loan, government-backed loan, portfolio loan and lender-specific “overlay” can have different requirements. The lender—not the agent, real-estate professional or internet checklist—decides whether the evidence is sufficient for that loan.
For one covered HUD program, the cited handbook excerpt says evidence is due on or before closing and instructs the lender to monitor a temporary binder’s expiration and renew it by expiration. That is program-specific guidance; verify the handbook version and applicability to your loan rather than treating it as a rule for every purchase.

Coverage details matter as much as the document name. Confirm the dwelling limit, deductible, required perils, mortgagee clause, payment status and effective date. A standard homeowners policy does not necessarily include flood or earthquake coverage, so ask whether the lender requires a separate policy or endorsement for the property.
If closing is today: follow the branch that matches your status
The insurer can bind coverage immediately
Ask the insurer to bind the policy with an effective date and time that cover the lender’s required period, then send the lender the insurer-issued evidence through the channel the lender specifies. Have the lender confirm receipt and acceptance, not merely that the document was uploaded. Tell the closing agent when the lender has approved the evidence.
Coverage is bound, but the document has not arrived
Request an electronic binder or other evidence directly from the insurer. Give the lender the carrier’s contact information and policy number if available, but do not assume a verbal confirmation will satisfy underwriting. Ask whether the lender can clear the condition with the binder while the declarations page follows.

An underwriting or payment condition remains open
Ask the insurer exactly what must happen—such as a missing payment, signature, property detail or underwriting decision—and whether it can issue evidence before that item is resolved. Ask the lender whether it will accept any conditional evidence. Do not describe the policy as active until the carrier confirms binding.
The insurer cannot bind the policy
Ask the lender whether another eligible insurer may be used and what minimum terms must be met. If a replacement policy is found, have the new carrier send evidence directly to the lender and closing contact. If no policy can be bound, ask whether funding must be postponed and what dates need to be changed. The available guidance does not establish a general exception that lets a lender fund a purchase without required insurance evidence.
What to do if the closing date moves
- Ask the insurer whether the binder or policy remains effective through the new closing date, and obtain revised evidence if the expiration or effective dates no longer fit.
- Ask the lender to recheck the evidence against the new date and confirm whether any updated mortgagee information, payment or document is needed.
- Tell the closing agent, seller and other transaction contacts promptly so they can coordinate a new signing or funding schedule.
- Review the purchase agreement for notice, financing, insurance, possession and closing-deadline provisions. The consequences of a missed date depend on the contract and applicable law; the insurance guidance alone cannot determine whether a buyer may extend, cancel or recover costs.
- If contract rights or a dispute are developing, consult an appropriate local real-estate attorney or other qualified professional.
Keep the original and revised documents together. A binder that was valid for the original date may expire before the rescheduled closing, even if the property and premium have not changed.

Why force-placed insurance is not your solution
If required coverage is missing after a mortgage is in place, a lender or servicer may obtain force-placed insurance in circumstances addressed by federal servicing rules. CFPB guidance warns that this coverage may protect only the lender and may cost more than insurance the borrower shops for. Regulation 12 C.F.R. § 1024.37 and related CFPB guidance govern mortgage servicing when required coverage is missing.
Those rules do not promise that a buyer can close without the buyer’s own policy, and they do not require a lender to fund a purchase loan with no acceptable evidence. Force-placed insurance is therefore not a substitute for arranging coverage, confirming the effective date or satisfying the lender’s closing condition.
Check the evidence before sending it to underwriting
| Item to verify | Question to ask |
|---|---|
| Binding status | Has the carrier accepted the risk and bound coverage, or is this still a quote or application? |
| Effective date and time | Does coverage begin no later than the date and time required by the lender and transaction? |
| Property and insured names | Do the address, legal property description if shown and named insured match the purchase and loan documents? |
| Mortgagee information | Is the lender’s legal name and address shown exactly as the lender instructed? |
| Limits, deductible and perils | Do the dwelling limit, deductible and covered causes of loss meet the lender’s requirements? |
| Payment and conditions | Has any required premium been paid, and are inspections, signatures or other underwriting conditions complete? |
| Expiration | If the document is a binder, when does it expire and who will replace it with continuing evidence? |
Ask the lender to identify any mismatch in writing. An agent may believe a document is standard while the lender requires a particular mortgagee clause, form or delivery method.

A practical timeline for preventing a last-minute problem
When the purchase is under contract
Shop for insurance independently and provide the property details the carrier needs. Ask how long underwriting normally takes for this property and what could delay binding. Give the lender’s exact mortgagee instructions to the agent.
Several days before signing
Do not rely on an old quote. Confirm that the policy is bound, verify the effective date and request the evidence the lender accepts. Check whether the binder will remain valid through the scheduled date.
The day before closing
Ask the lender’s insurance contact to confirm that the evidence is in the file and that no insurance condition remains. Confirm premium payment and correct any name, address or mortgagee error immediately.

Closing morning
Keep the insurer, lender and closing contact reachable. If anyone changes the signing, funding or possession time, ask whether the insurance effective period and binder expiration still work and obtain revised documents if they do not.
Common mistakes and the fix for each
- Treating a quote as coverage. Fix: obtain written confirmation of binding status and effective date from the carrier.
- Sending the document only to the real-estate agent. Fix: deliver it through the lender’s required channel and ask the lender to acknowledge acceptance.
- Ignoring the binder expiration. Fix: calendar the expiration and ask who will issue continuing evidence if closing moves or the full policy is delayed.
- Assuming force-placed insurance protects the buyer. Fix: arrange and maintain your own policy; force-placed coverage may protect only the lender and cost more.
- Assuming every loan follows the same checklist. Fix: ask the actual lender and loan program for the exact requirements.
- Waiting until after a missed closing date to communicate. Fix: notify all transaction parties as soon as a delay becomes possible and preserve written records.
What the available evidence does—and does not—establish
It establishes a general U.S. consumer rule of thumb: lenders generally require proof of homeowners insurance, borrowers may shop for a provider and plan, and missing or unacceptable evidence can create a funding problem. It does not establish a national percentage of closings delayed by unbound insurance, an average delay, a typical premium, or a universal lender exception. Do not rely on a statistic or promise that is not supplied by your lender, insurer or contract.
The final answer in your transaction depends on facts that only the parties can verify: state law, purchase-contract language, loan program, lender overlays, insurer eligibility, underwriting conditions and the carrier’s willingness to bind. If those facts conflict, ask the lender, insurer and closing professional to state the required next step in writing.
