If your adjustable-rate mortgage (ARM) payment jumped more than you expected, first verify exactly what changed. Compare the ARM notice, promissory note, latest statement and any escrow analysis. Separate the principal-and-interest change caused by the new rate from increases in property-tax or insurance escrow, fees, or the end of a temporary buydown. Then ask the servicer for a written calculation. If the new payment is unaffordable, contact the servicer before missing a payment and get help from a HUD-approved housing counselor.
A larger payment is not automatically a servicing error. The adjustment must match your loan’s index, margin, adjustment schedule and caps, while the bill must also correctly reflect escrow and other charges. Acting early gives you time to correct a mistake, compare a refinance or modification, and protect your options if the hardship continues.

Start by identifying every part of the increase
Your monthly mortgage bill usually combines principal and interest (P&I), escrow for taxes and insurance, and sometimes fees or other charges. An ARM reset changes the interest rate used for P&I, but it may not be the only reason the total payment rose.

Compare the old and new P&I amounts on the statement. Then compare the escrow line with the latest escrow analysis. A shortage, higher property-tax assessment, increased homeowners insurance premium or a change in the required escrow cushion can raise the total payment even when the ARM rate calculation is correct. Ask the servicer to itemize each change rather than attributing the entire increase to the reset.

Check for a temporary buydown ending
Some loans use a temporary interest-rate buydown that lowers payments during an introductory period. When that subsidy expires, the payment can rise independently of the ARM’s index-based adjustment. Your closing documents and payment schedule should show whether a buydown applies and when it ends.
Look for fees or other balance changes
Late charges, force-placed insurance, advances, or capitalization of unpaid amounts can affect the amount due. Review the transaction history and ask what each unfamiliar line means. Do not assume an unexplained fee is part of the contractual ARM reset.
Confirm that the reset follows your loan documents
The promissory note and ARM disclosures—not a generic online calculator—control the actual adjustment. Find those documents before judging whether the new rate is correct.

An ARM’s index is a market interest-rate benchmark that can rise or fall. The margin is a percentage point spread fixed in the loan terms. At an adjustment, the contractual formula generally adds the margin to the index, subject to the loan’s caps and any rounding rules. The rate responds to market conditions and the contract; it is not set according to your individual credit score or current income.

Check the adjustment schedule
Confirm when the initial fixed-rate period ends, how often the rate can change afterward, and the effective date of each change. The note may specify annual, six-month or another interval. A notice can be sent before the effective date, while the first payment at the new rate may be due later.
Apply all three cap types
- Initial adjustment cap: limits how much the rate can change at the first reset.
- Periodic (subsequent) adjustment cap: limits each later adjustment.
- Lifetime cap: limits the total increase or decrease from the starting rate over the life of the loan.
Consumer Financial Protection Bureau examples describe initial caps commonly at 2 or 5 percentage points, subsequent caps commonly at 1 or 2 points, and lifetime caps commonly at 5 points. Those are common examples, not the terms of your mortgage. Use your note’s figures and ask the lender for the highest payment you could ever owe under the contract.
Check whether the notice arrived on time and contains the required figures
Federal notice descriptions give borrowers advance information about a payment change. The timing depends on whether it is the first interest-rate adjustment or a later adjustment that changes the payment.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problems| Adjustment | General notice window | What the notice should show |
|---|---|---|
| First interest-rate adjustment | 210–240 days before the first payment at the new rate is due (about seven to eight months) | Current and new interest rates, current and new payments, first due date, and options to explore if the payment is unaffordable; it also includes HUD-approved counseling contact information. |
| Later adjustment that changes the payment | 60–120 days before the first payment at the new rate is due (about two to four months) | Current and new rates or permitted estimates, current and new payments, and the first due date for the new payment. |
These are general federal descriptions summarized by the Consumer Financial Protection Bureau in its 2021 compliance guidance. The applicable rule, your loan type and your contract control a specific case. Keep the envelope or electronic-delivery record so you can document when the notice was received.

Use a written calculation to resolve discrepancies
If the figures do not line up, call the servicer using the phone number on your mortgage statement. A call can identify a simple misunderstanding, but request written support so you have a reliable record.
Prepare before calling
- Have the ARM notice, note and disclosures, latest statement, prior statement and escrow analysis in front of you.
- Mark the reset date, index, margin, adjustment frequency, initial and periodic caps, lifetime cap, current rate and proposed rate.
- Write down the old and new P&I amounts, escrow amount, fees, first due date and any payment already made.
- Keep a log with the call date, representative’s name or identification number, reference number and promised follow-up date.
Ask focused questions
- What index value and margin were used, and on what date was the index measured?
- Which cap or rounding rule limited the adjustment?
- How was the new P&I payment amortized from the current principal balance and remaining term?
- What changed in escrow, fees, insurance or other line items?
- Is the first new payment date correct, and will any partial-period interest be collected?
Request a written rate-and-payment calculation and an itemization of every non-rate change. If the response does not resolve a suspected servicing error, follow the servicer’s designated written error-resolution process. The Consumer Financial Protection Bureau advises sending a notice of error to the special address identified for that purpose on the statement or the servicer’s website; sending it to a general payment address may delay handling. Keep copies and proof of delivery.
Decide whether the new payment is affordable
Build a realistic monthly budget using the full new payment, not only the P&I estimate. Include taxes and insurance, homeowners-association dues, utilities, transportation, debt payments, food, health costs and an emergency reserve. Compare the result with dependable take-home income, not a temporary bonus or overtime assumption.
If the increase is manageable
Continue paying by the due date and monitor the next statement for the rate, payment and escrow amounts you were told to expect. Set aside the difference before the reset if possible, so the first higher bill is not a surprise. Recheck the statement after any escrow analysis or insurance renewal.

If the payment is not manageable
Call before missing a payment. Tell the servicer whether the hardship is temporary—for example, a short-term income interruption—or continuing, such as a permanent reduction in income or a major recurring expense. Ask which loss-mitigation options are available for this specific loan and what documents and deadlines apply. Availability is not guaranteed and depends on the investor, loan type, occupancy, income and hardship facts.
The CFPB’s consumer guidance states: “If you can’t pay your mortgage or are worried about missing a mortgage payment, call your mortgage servicer right away.” A HUD-approved housing counseling agency can help you organize documents, evaluate alternatives and communicate with the servicer at no charge for counseling. Use the counselor directory or contact information provided with the first-reset notice.
Gather the documents a review may require
- Recent pay stubs, benefit statements or other income proof.
- Recent bank and investment statements.
- Federal tax returns if requested.
- A household budget showing income, expenses and assets.
- A written hardship explanation and evidence, such as an employer notice or medical bill, when relevant.
- The mortgage note, ARM notices, statements, escrow analyses and correspondence.
Submit complete documents in the format and through the channel the servicer specifies. Keep a dated copy of everything and confirm receipt.

| Option | What changes | Questions to answer |
|---|---|---|
| Keep the ARM | You remain under the current index, margin, caps and adjustment schedule. | Can the household afford the current payment and plausible future resets? What is the maximum contractual payment? |
| Refinance | The existing loan is replaced with a new mortgage, which may have a different rate structure and term. | What are the interest rate, closing costs, prepaid items, new term, break-even period, future adjustment risk and total expected repayment? |
| Loan modification | The existing loan terms may be changed. A modification can alter the rate or payment, extend the term, or include forbearance or principal reduction when offered. | Which terms change, what amount is deferred or added to the balance, how long will repayment last, and what is the total amount owed? |
A lower monthly payment can result from extending the term, adding missed amounts to the balance or increasing total interest. Compare the new payment, upfront and closing costs, rate structure, remaining and new term, total expected amount paid, eligibility and timing. Request the complete written terms before agreeing.
Questions for a refinance review
- Is the new loan fixed-rate or adjustable, and if adjustable, what are its index, margin, caps and first-reset date?
- What is the annual percentage rate, not just the note rate?
- Which costs are paid at closing, rolled into the balance or covered by a higher rate?
- How many months of savings are needed to recover the costs?
- Will the new term restart amortization and increase the total interest paid?
Questions for a modification review
- Will the interest rate, maturity date, principal balance or payment schedule change?
- Are amounts forborne, deferred or capitalized, and when must they be repaid?
- What happens if a trial-payment plan is missed?
- Does the offer require continued payments while the application is under review?
If you are already behind
Continue responding to the servicer and provide requested information promptly. Under CFPB guidance, servicers generally must attempt direct contact within 36 calendar days after delinquency and send written loss-mitigation information no later than 45 days, subject to the rule’s applicability and exceptions. These communications do not guarantee approval, stop every collection action or replace the deadlines in your loan documents.
Do not ignore certified letters, court papers, a notice of default or a foreclosure sale notice. Contact a HUD-approved counselor and, when legal papers or imminent foreclosure are involved, seek qualified legal assistance in your state. A counselor can help with the application process; an attorney can explain rights and defenses that depend on your documents and jurisdiction.
A practical reset-response checklist
- Collect the ARM notice, note and disclosures, latest statements, escrow analysis and buydown documents.
- Mark the reset date, index, margin, adjustment frequency, caps, new rate, P&I, escrow and first new-payment due date.
- Reconcile the old and new statements and list each dollar that changed.
- Call the servicer using the statement number; request the calculation and an itemization in writing.
- If a suspected error remains, send a notice of error to the servicer’s designated address and retain delivery proof.
- Build a budget using the full payment and determine whether the problem is temporary or ongoing.
- If unaffordable, contact the servicer before missing a payment and contact a HUD-approved housing counselor.
- Compare any refinance or modification offer with the current loan on payment, costs, rate risk, term and total repayment.
- Meet every document and response deadline, and keep a complete communication log.
- Get legal advice promptly if foreclosure papers arrive or a sale may be imminent.
The CFPB describes the advance notice this way: “This advance notice is designed to give you time to budget for your new payment or shop for a different home loan.” Use that time to verify the contract, correct discrepancies and choose a sustainable path rather than waiting for a missed payment to force the decision.
