Act immediately: stop further payments, contact the bank or payment provider that handled the transaction and request a stop, reversal or refund, then contact the insurer named on your paperwork through independently verified contact details. Ask whether a real policy exists and whether your premium was received. Verify the company and agent with your state insurance department, and call your mortgage servicer using the number on your latest statement.
Keep making scheduled payments to the real mortgage servicer while this is investigated. A document, certificate or payment receipt can look genuine even when no coverage exists. Recovery is possible in some cases but is never guaranteed; the payment method, timing, state law and evidence will determine what can be done.

First, identify what you were actually sold
“Mortgage insurance” is used for several different products. Your next steps depend on whether the seller claimed to provide insurance, a mortgage-relief service or another financial product.

| Private mortgage insurance (PMI) | Protects the mortgage lender against certain losses when a conventional loan has a low down payment. It does not insure your home or pay your mortgage if you die. | The insurer, policy or certificate number, loan or property covered, effective dates and whether the lender received the premium. |
| Mortgage guaranty insurance | A lender-facing form of mortgage insurance, generally arranged through the lender or loan servicer. | Whether the named company is authorized in your state and whether the servicer recognizes the coverage. |
| Mortgage protection life insurance | Life insurance marketed to help pay a mortgage after the insured person’s death. It is not PMI or homeowners insurance. | The life insurer’s legal name, policy status, beneficiaries, exclusions and premium receipt. |
| Homeowners or property insurance | Covers specified property risks and is usually required by a mortgage contract. | The property address, coverage limits, deductible, effective dates and whether the lender has proof of coverage. |
| Mortgage-relief service | Purports to obtain a loan modification, lower payment, foreclosure delay or other relief. It is not insurance. | The service provider’s authorization, contract, fees and the servicer’s confirmation of any actual loss-mitigation application. |
Do not apply rules for mortgage-relief companies to every insurance dispute. Insurance licensing and policy issues are handled primarily by state insurance regulators, while mortgage-servicing and relief issues may involve the Consumer Financial Protection Bureau (CFPB), the Federal Trade Commission (FTC) and state consumer-protection authorities.

Step 1: Stop additional payments and secure the payment account
- Do not send more money. Stop recurring transfers, additional premiums, “processing” charges and requests for gift cards, cryptocurrency or cash until the seller and coverage are verified.
- Use an official contact channel. Call the bank, credit union, card issuer, payment-app provider, wire-transfer company or gift-card issuer through the number on its statement or official app. Do not use a number supplied by the suspected seller.
- Describe the event accurately. Explain that you authorized or attempted the payment because you were deceived by a suspected scam. Ask whether a pending transaction can be stopped and request a reversal, refund or dispute review.
- Secure access. If you shared online-banking credentials, card details, one-time codes or identity documents, tell the institution. Change compromised passwords, enable multifactor authentication and follow its account-security procedure. Report unauthorized account access separately from the payment dispute.
- Get a case number. Record the date, representative, claim number, promised follow-up and documents the provider requires.
The FTC’s June 2026 guidance uses different procedures for bank transfers and Zelle, payment apps, wires, credit cards, debit cards, gift cards, cryptocurrency and cash. A payment made voluntarily after deception may not receive the same protection as an unauthorized transaction, but you should still ask immediately. The provider may be able to act if the transfer is pending or the recipient account can be frozen. No provider can promise that the money will be recovered.
Payment-method recovery routes
| How you paid | Immediate request | Important limitation |
|---|---|---|
| Bank transfer or Zelle | Ask the bank or credit union to stop or recall the transfer and open a scam case. | Completed transfers can be difficult to reverse, especially when you approved them. |
| Payment app | Report the transaction in the app and contact the linked bank or card issuer. | The app’s dispute rules and the funding source affect available remedies. |
| Wire transfer | Contact the wire company and your bank immediately and request a recall. | Speed matters; an international or completed wire may be unrecoverable. |
| Credit card | Call the issuer, identify the transaction as scam-related and ask about a billing dispute. | Deadlines and documentation requirements apply; do not assume a chargeback will succeed. |
| Debit card | Contact the issuer immediately, cancel or replace the card if details were exposed and ask about a dispute. | Authorized-but-deceived transactions may be treated differently from unauthorized use. |
| Gift card | Contact the gift-card issuer with the number and receipt, then report the scam. | Do not send the card number or PIN to anyone claiming to “verify” the refund. |
| Cryptocurrency | Contact the exchange or wallet provider and preserve the transaction hash. | Crypto transfers generally cannot be reversed by the blockchain. |
| Cash | Report the circumstances to local law enforcement and the relevant regulator; preserve withdrawal and meeting records. | There may be no payment-network reversal mechanism. |
Step 2: Confirm whether a genuine policy exists
Read every document for identifying details
Collect the insurer’s exact legal name, policy or certificate number, coverage type, property address, effective and expiration dates, premium amount, agent or broker name, telephone numbers, email addresses and payment instructions. Compare names carefully: a fake company may use a legitimate insurer’s branding with a different legal entity, domain or phone number.
Verify the agent and company with your state
Use your state insurance department’s company and producer lookup or call the department. Confirm that the insurer is authorized to sell the product in your state and that the agent or broker is licensed for the relevant line of insurance. State departments administer licensing and fraud reporting, so an authorization in one state does not establish authority in another.

Contact the named insurer directly
Find the insurer’s official website or published customer-service number independently; do not rely on the link, QR code or telephone number in the seller’s email. Ask the insurer to confirm:
- whether the policy or certificate number is valid;
- whether the insurer received your premium and the date it was posted;
- whether the policy is active, cancelled, void or never issued;
- which property, loan or insured person is covered;
- the exact effective and expiration dates; and
- what proof of coverage can be sent to you and the mortgage servicer.
Request the answer in writing. If the insurer has no record, ask it to state that clearly and preserve the representative’s name and case number.
Why paperwork alone is not proof
NAIC warns about premium diversion, bogus policies and documents designed to look official. A California Department of Insurance enforcement case illustrates the risk: a consumer paid an agent, received proof of insurance and later learned that the named insurer had never insured the property. The department urged affected consumers to contact the named insurer directly. That case was reported in California on October 16, 2020; it is an example, not a finding about every state or insurer.
California Insurance Commissioner Ricardo Lara said, “Agents that are not properly licensed to sell insurance in California place consumers, their property and their finances at risk.” The statement is specific to California licensing enforcement, but the practical lesson applies nationally: verify the issuer, not just the document.

Step 3: Protect the mortgage account and the property
Call the real servicer independently
Use the phone number printed on your latest mortgage statement, coupon book or a website you have independently verified. Tell the servicer that you may have paid a fraudulent insurer or agent. Ask:
- Is my mortgage account current?
- What insurance does my loan require?
- Does your system show the policy as valid and the premium as received?
- What proof of coverage do you need, and by what deadline?
- What legitimate insurance options are available if coverage is absent or has lapsed?
Payment to a suspect company does not necessarily pay your mortgage, satisfy an escrow obligation or create insurance. If required property coverage is missing, ask the servicer promptly about deadlines and possible lender-placed coverage. Do not wait for a cancellation notice if the property may be uninsured.
Continue scheduled mortgage payments
Do not stop payments or redirect them to the person who sold the supposed insurance. CFPB scam warnings identify instructions to pay someone other than the lender or servicer, or to stop mortgage payments, as red flags. Continue the scheduled payments to the real servicer while the insurance and payment dispute are investigated. If you cannot make a payment, contact the servicer immediately and ask about legitimate assistance.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesUse a servicer notice only for a servicer error
If the real servicer misapplied a mortgage payment or refuses to provide account information, CFPB explains how to send a written notice of error or an information request to the servicer’s designated address. Include your name, property and loan-account details, identify the suspected error precisely and state the information you need. Keep proof of delivery and continue scheduled payments while awaiting a response. This process addresses an error or information request by the servicer; it does not itself reverse money sent to a separate fake company.

Step 4: Preserve evidence before it disappears
Create a dated timeline from the first contact through the payment and discovery of the suspected fraud. Save original files and screenshots of:
- bank, card, payment-app, wire and cash-withdrawal records;
- emails, text messages, voicemails and caller-identification details;
- advertisements, websites, social-media pages and web addresses;
- policy documents, certificates, invoices, envelopes and payment instructions;
- names, license numbers, phone numbers and addresses supplied by the seller; and
- your conversations with the payment provider, insurer, state department and servicer.
Keep copies before closing an account, deleting messages or reporting a page. Ask each institution what evidence it needs and submit copies rather than originals unless specifically required.
Step 5: Report the suspected fraud
Insurance regulators
Report the matter to your state insurance department and provide the suspected company, agent, policy number, payment records and timeline. NAIC’s Online Fraud Reporting System routes suspected insurance fraud to the appropriate state insurance department. A report can support an investigation or enforcement action, but it does not guarantee a refund.
Consumer-protection agencies
For a mortgage-relief pitch, foreclosure promise or instruction to pay a non-servicer, consider complaints to the FTC, CFPB and your state attorney general. Identify whether the seller claimed to provide insurance, loan modification, foreclosure help or another service. Accurate categorization helps route the complaint to the right authority.

In June 2026, the FTC announced distribution of 1,821 checks totaling more than $2.8 million to consumers who paid Golden Home Services and associated names in a deceptive mortgage-loan-relief scheme. That example shows that enforcement can sometimes produce refunds; it does not establish eligibility or a recovery amount for your case, and distributions can be time-sensitive.
Step 6: Get qualified help if the loan or home is at risk
HUD-approved housing counselors can help you understand legitimate options and communicate with a mortgage servicer. CFPB identifies the HOPE Hotline at 888-995-HOPE (4673). Ask whether the counselor is HUD-approved and do not pay an unverified intermediary to “unlock” counseling.
If you have received foreclosure, eviction or lawsuit papers, or a sale date is approaching, seek an attorney promptly. CFPB points consumers toward local bar associations and legal-aid organizations. State law, the policy type, the mortgage contract and the timing of any cancellation determine whether you may have claims against an agent, insurer, payment recipient or other party.

Watch for a second recovery scam
Fraud victims are frequently targeted again by people promising to recover the original money. Treat these claims as suspicious when someone:
- guarantees a refund or says it has already been approved;
- demands an upfront “release,” “tax,” “insurance” or “legal” fee;
- asks for gift cards, cryptocurrency, cash or remote access to your computer;
- claims to be a regulator, bank investigator or lawyer but cannot be independently verified; or
- pressures you to keep the offer secret or act immediately.
The FTC says mortgage-relief victims are often directed to hard-to-recover payment forms and notes that upfront fees for mortgage-relief promises are illegal under the cited Mortgage Assistance Relief Services rule. That rule concerns mortgage-relief services; it is not a blanket rule governing every insurance premium or licensed lawyer. Verify any proposed helper through the relevant regulator, bar association or official agency before paying.
What recovery can realistically look like
Your payment provider may stop a pending transfer, recall a wire, open a card dispute or recover funds from a recipient account. The named insurer may confirm that no policy exists and provide a written denial useful to regulators or counsel. A state investigation may lead to licensing action, restitution or a later refund program. None of those outcomes is automatic.
Recovery depends on how quickly you report, whether the money remains in the recipient account, the payment network’s rules, whether the transaction was authorized, the seller’s assets, the evidence available and applicable state law. Do not delay a report while trying to negotiate privately with the seller.
