What to do if you can’t sell your home at the price you expected

If your home is not selling at the price you expected, treat the asking price as a hypothesis—not a fact. Recheck it against recent, reasonably comparable local sales and current competition; then compare the net proceeds and certainty of each available path: reprice, negotiate, wait, rent, or seek mortgage assistance. Your best choice depends on your location, loan balance, carrying costs, condition, deadline and contract terms.

Start with the market, not the number you hoped for

A hoped-for price is not the same as market value, an appraisal or the price a buyer will actually pay. The Federal Trade Commission says sellers can estimate fair market value by comparing reasonably equivalent homes. “Comparable” means more than the same number of bedrooms: location, lot, living area, age, condition, maintenance, renovations, parking, layout and other features all affect the comparison.

Request evidence from your agent

Ask for a written pricing review that separates:

  • Recent closed sales of genuinely similar homes, with closing dates and adjustments for condition or features.
  • Current competing listings, including homes that have reduced their prices.
  • Listings that expired or were withdrawn without selling.
  • Showing volume, online activity and the objections buyers have repeated.

An independent valuation can provide another perspective, especially if comparable sales are sparse or your agent’s opinion is difficult to evaluate. Consumer Affairs Victoria recommends checking local sales and listings and considering an independent valuation; its guidance on advertising a reserve price and related practices applies in Victoria, not universally.

Use buyer behavior as a diagnostic

Few or no showings can indicate a price, photography, access, description or marketing-reach problem. Regular showings followed by no offers point more toward condition, layout, a recurring objection or a gap between what buyers see and what the asking price implies. This is a way to investigate, not proof that one cause applies to your property.

Record each objection and look for patterns. A costly repair that appears in several comments may matter more than one buyer’s preference. Also check practical friction: restricted viewing hours, clutter that hides the home’s usable space, incomplete disclosures or a listing that does not explain unusual features.

Choose deliberately between waiting and repricing

Waiting can be rational when you have no firm move date, carrying costs are manageable and local evidence suggests buyers are taking longer to decide. It becomes more expensive when you are paying two homes’ costs, facing a job or purchase deadline, or seeing competing listings undercut yours.

Do not apply an arbitrary 5%, 10% or other reduction simply because a listing has been active for a certain number of days. Set a new price from current comparable evidence and your required net proceeds. A small reduction that still leaves the home above the market may change nothing; a larger, evidence-based reset can bring the listing into a different buyer-search range.

Questions to answer before changing the price

  • What sale price range do recent, reasonably equivalent closed sales support?
  • How much are comparable homes currently competing for, and what concessions are they offering?
  • What is the monthly cost of keeping the home listed, including mortgage interest and principal, taxes, insurance, utilities, maintenance and any second-home costs?
  • What date do you need to move, and what would a delayed sale disrupt?
  • Will the proposed price still cover the mortgage payoff and selling expenses?

Judge offers by net proceeds and closing risk

The highest headline offer is not automatically the best offer. Seller-paid closing assistance, a delayed or accelerated closing date, the buyer’s financing, inspection or sale-of-home contingencies and the deadlines for satisfying those contingencies can change both your net cash and the likelihood of closing.

Offer element Why it matters What to verify
Price Sets the starting point for proceeds, but not the amount you keep. Subtract the mortgage payoff, other secured loans, commissions, taxes, transfer charges, repairs and seller-paid costs.
Closing-cost credit Reduces your proceeds even when the contract price is high. Amount, permitted uses and whether the buyer’s lender allows it.
Financing A weak or highly leveraged loan can create appraisal or underwriting risk. Preapproval, down payment, loan type and financing deadlines.
Contingencies Inspection, financing, appraisal or sale-of-home conditions can delay or end the deal. Each deadline, termination right and whether earnest money is protected.
Closing date Changes how long you pay carrying costs and when you can move. Whether the date works with your purchase, lease or relocation plan.

A counteroffer can change the price, credit, closing date or another term. Realtor.com quoted real estate agent Cathy Baumbusch of Re/Max Executives saying, “You should always counter if the price is not what you are looking for, or if you can’t support the amount of closing cost help they are looking for.” That is professional opinion, not a universal rule; the right response depends on your contract, local practice and the buyer’s ability to close.

Handle a low appraisal before conceding value

A buyer’s appraisal below the contract price is different from a lack of buyer interest. In the United States, the appraisal is prepared for the lender, and the report may contain factual errors or use inappropriate comparables. Freddie Mac identifies changing local values, property condition, foreclosure or short-sale comparables and overpricing as possible causes.

  1. Ask for the complete appraisal report through the buyer’s lender or the process specified in the contract.
  2. Check objective facts such as bedroom count, living area, lot size, renovations and the accuracy of the comparable sales.
  3. Give documented errors to the buyer or lender and follow the lender’s reconsideration process. Do not pressure or contact the appraiser directly outside that process.
  4. Ask whether the buyer can bring additional cash for some or all of the appraisal gap.
  5. Negotiate a lower price, a different credit or another contract-specific solution if the buyer cannot cover the gap.
  6. Review cancellation rights and costs before agreeing to release either party.

The Consumer Financial Protection Bureau notes that a lower appraisal can support price negotiations, but whether either party can cancel—and what happens to deposits—comes from the contract and applicable law.

Calculate equity and your actual net proceeds

Before accepting an offer or choosing to wait, calculate what would reach your bank account. Start with a plausible sale price based on current local evidence, then subtract:

  • The exact mortgage payoff, including daily interest and any prepayment charge.
  • Other loans secured by the property, such as a home-equity loan or line of credit.
  • Brokerage compensation and other transaction fees.
  • Transfer taxes, recording charges, attorney or settlement fees and required repairs.
  • Seller-paid buyer costs, credits, prorations and moving expenses.

Equity is the home’s market value minus outstanding secured balances. The FTC explains that an ordinary sale requires enough proceeds to pay the secured debt and transaction expenses. Use a lender payoff statement and a settlement professional’s estimate rather than a rounded balance from an old account statement.

When the offer is below the mortgage payoff

If the expected proceeds are less than what you owe, the transaction is a short sale and normally requires approval from the mortgage servicer or other lienholders. Contact the servicer before signing a plan that assumes the shortfall will disappear. Ask in writing:

  • Whether the lender will approve the proposed price and all liens.
  • Whether any remaining balance is fully waived or can still be collected.
  • How the decision will affect your credit and whether payments must continue during review.
  • What documents, hardship evidence and buyer deadlines are required.

Ask a tax professional and a lawyer in your jurisdiction about possible tax, deficiency and insolvency consequences. A short-sale approval is not the same as an automatic release of every obligation; keep the written agreement.

Consider renting only after a full cost comparison

Renting can make sense when you must move but selling now would lock in an unacceptable loss, provided the numbers and legal obligations work. Compare expected rent with every cost, not just the mortgage payment:

Rental calculation Items to include
Income Expected market rent, realistic occupancy and any tenant-paid utilities.
Financing and property costs Mortgage principal and interest, property taxes, insurance, association charges and utilities you continue to pay.
Operating costs Routine maintenance, major-repair reserves, compliance work, vacancy, advertising, screening and management fees.
Exit and risk Future selling costs, possible price changes, damage, nonpayment, legal enforcement and the time required to manage the property.

Check your mortgage documents and obtain lender permission when required. Some loans restrict letting a former owner-occupied home or require a change in insurance. Local landlord rules can cover registration, habitability, deposits, notices, inspections, licensing and eviction procedures. Use a qualified property manager or local lawyer if you do not understand those duties.

Be cautious with lease-options and sale-and-rent-back deals

Citizens Advice warns that lease-option or delayed-completion structures require careful review of lender terms, fees and legal rights. You may remain responsible for the mortgage even if another party promises to make payments. A sale-and-rent-back arrangement means selling—often at a discount—and becoming the tenant. UK MoneyHelper identifies risks such as rent increases, eviction, losing the home after a fixed term and receiving less than open-market value. Those regulatory and tenancy details are UK-specific, but the underlying risk is broader: compare an ordinary sale and independent rental options before signing a complex arrangement.

Call the mortgage servicer early if payments are at risk

Do not wait for a missed payment if the listing has become a financial emergency. Tell the servicer whether the hardship is temporary or likely to persist and ask which programs fit your situation. The FTC describes several U.S. options:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Reinstatement: paying the past-due amount, sometimes under an agreed schedule.
  • Forbearance: temporarily reducing or pausing payments. It is not forgiveness; missed amounts must be repaid under the agreement.
  • Repayment plan: adding part of the arrears to future payments for a defined period.
  • Loan modification: changing loan terms, potentially adding missed amounts to the balance.
  • Lender-approved short sale: selling for less than the balance when the lender agrees.

Request the terms, fees, end date and treatment of missed payments in writing. Eligibility varies by loan type, servicer and current circumstances. A U.S. homeowner can also contact a HUD-approved housing counselor for no-cost help developing a plan; verify the counselor through HUD rather than paying an unsolicited “foreclosure rescue” service.

Keep jurisdiction differences in view

Mortgage, tax, contract, disclosure and landlord rules are local. The FTC, CFPB and HUD guidance described above concerns the United States. Consumer Affairs Victoria’s reserve-price and advertising guidance concerns Victoria, Australia. Citizens Advice and MoneyHelper’s tenancy and sale-and-rent-back information concerns the United Kingdom. If your home is elsewhere, use the equivalent local regulator and obtain advice from professionals licensed where the property is located.

A practical decision worksheet

  1. Obtain recent comparable sales, active competition and a candid showing-and-objection report.
  2. Correct listing friction—access, photos, description or undisclosed condition—before assuming price is the only issue.
  3. Calculate a realistic net-proceeds range using a current lender payoff and all selling expenses.
  4. Set your deadline, monthly carrying-cost limit and minimum acceptable certainty of closing.
  5. For each offer, score price, credits, financing, contingencies, closing date and probability of closing.
  6. If an appraisal is low, check factual accuracy and contract remedies before changing the price.
  7. If proceeds do not cover secured debt, contact the servicer and obtain written short-sale or deficiency terms.
  8. If considering rent, verify lender permission and model vacancy, repairs, management, compliance and insurance.
  9. If payments may be missed, call the servicer and a qualified housing counselor immediately.
