If a mortgage lender denies your application, do not start by submitting applications everywhere. First identify the exact underwriting barrier, verify that the lender used accurate information, and then change the factor that actually caused the denial—or determine whether another suitable loan program fits your circumstances. Approval is never guaranteed, and standards vary by lender, loan program, property and borrower.
As one denied applicant put it: “I applied for a mortgage loan and my lender denied my application. What can I do?” Follow the sequence below to turn a rejection into a specific plan.

1. Find out why the lender said no
Your first objective is a precise explanation, not a guess based on your credit score or the size of your down payment.
Request the denial details in writing
Ask the lender for the adverse-action explanation and for the credit score used in the decision. The Consumer Financial Protection Bureau (CFPB) says the lender must provide the explanation in writing if you request it and must provide copies of the credit score on which the denial was based. Keep the letter, score information and any underwriting notes with your mortgage records.

The reason may involve credit history, debt relative to income, income documentation, assets, reserves, the property, or the payment you were expected to carry. A second lender may reach a different decision, but another application is most useful after you understand what the first lender found.
Check the complete credit reports
A score is only one input. Review every report for accounts, balances, payment history, collection information, public records and personal details that do not belong to you or are reported incorrectly. An error can affect both the decision and the interest rate. Dispute inaccurate information with the reporting company that supplied it and keep copies of the dispute and supporting documents.
Do not assume that correcting a report guarantees approval. The lender will still evaluate current debts, savings, assets, income and the property.

Separate an error from a real underwriting problem
Make two lists:
- Correctable information: an account you never opened, a payment shown as late when it was made on time, a debt that was paid but still appears outstanding, or income or assets omitted because documents were missing.
- Accurate risk factors: high revolving balances, large monthly obligations, unstable or difficult-to-document income, insufficient cash for the required down payment and closing costs, or a payment that does not fit your budget.
This distinction prevents you from paying for a “quick fix” when the real issue is affordability or documentation.

2. Match the solution to the barrier
When credit history or the report is the problem
Correct genuine reporting errors, make every payment on time and reduce credit-card balances where your budget allows. Avoid opening unnecessary accounts, co-signing new debt or making large purchases on credit before a new mortgage application. Lenders can see recent borrowing and new payment obligations.
Do not pay a company that promises a rapid score increase or guaranteed mortgage approval. CFPB guidance warns especially about credit-repair services that make quick-fix claims or charge upfront fees. Accurate negative information generally cannot be removed simply because you want to qualify sooner.
When debt or the proposed payment is too high
List every recurring obligation, including auto loans, student loans, personal loans, credit-card minimums, support payments and subscriptions that affect your cash flow. Ask the lender which debts were included and how the monthly payment was calculated.
Possible planning responses include paying down a balance, avoiding new debt, increasing documented income, choosing a less expensive property or waiting until an existing obligation is paid. None guarantees approval. A lower lender-approved amount can still be unaffordable after taxes, insurance, repairs and other household priorities.

When income or documentation is the problem
Ask exactly which income or asset was excluded and which documents would satisfy the lender. Depending on your situation, that may involve pay stubs, tax returns, benefit letters, bank statements, employment history or explanations for deposits and job changes. Provide complete, consistent records rather than estimates.
Qualified Mortgage rules require lenders to consider and verify income or assets and debts, but they do not create one universal approval threshold. A lender may apply additional standards based on its program, risk policy and the property.
When the down payment or reserves are insufficient
Ask which down-payment options fit your circumstances and how mortgage insurance, closing costs, prepaid taxes and insurance, repairs, and required reserves would change the cash you need at closing.
A 20% down payment is not a universal prerequisite. CFPB guidance gives an illustrative $200,000 home: 20% would be $40,000, 5% would be $10,000 and 3.5% would be $7,000. Those are examples for understanding percentages, not current home-price data, a quote or a prediction of approval.

When the overall payment is not sustainable
Build a monthly housing budget that includes principal and interest, property taxes, homeowners insurance, mortgage insurance, association dues, utilities, maintenance, likely repairs, commuting, moving costs and your existing goals. Leave room for emergencies and irregular expenses.
The amount a lender is willing to approve is a ceiling based on its underwriting model, not a recommendation that you spend that much. If the payment leaves no margin for ordinary setbacks, postponing the purchase or targeting a lower-priced home may be the safer decision.
3. Ask whether another loan program genuinely fits
Tell the lender or a housing counselor what blocked the first application and ask for a side-by-side review of programs for which you may qualify. “Government-backed” does not mean automatic approval; each program has its own borrower, property, income, documentation and underwriting requirements.

| Conventional mortgage | Borrowers who meet the lender’s conventional credit, income, debt and property standards | Down payment, reserves, mortgage insurance and pricing vary by borrower profile | What down payment and reserves are required, and how would my rate and insurance cost change? |
| FHA-insured loan | Borrowers whose circumstances may fit FHA underwriting | Down payments can be as low as 3.5%; FHA requires mortgage insurance and may allow lower credit scores than most conventional loans | What are the upfront and ongoing insurance costs, total cash needed and total cost over my expected holding period? |
| VA-guaranteed loan | Eligible servicemembers, veterans and other qualifying borrowers | Eligibility and lender underwriting still apply; ask about the program’s fees, property rules and required documentation | Can you confirm my eligibility and show the complete loan cost, including any applicable fee? |
| USDA-sponsored loan | Borrowers buying in eligible rural areas who meet program requirements | Location, household income, property and borrower rules must be satisfied | Is the address eligible, and do my household income and property meet the current limits? |
| State housing finance agency program | Some low- or moderate-income first-time buyers and other defined groups | Programs may offer assistance or specialized terms, with state-specific income, purchase-price and education rules | What are the current income, purchase-price, first-time-buyer and repayment requirements? |
FHA loans are made by private lenders and insured by FHA. CFPB says they can be useful for borrowers with lower scores or smaller down payments, but mortgage insurance can make them more expensive in other circumstances. Compare the complete cost rather than choosing a program solely because its minimum down payment is lower.

4. Compare realistic offers by total cost
If more than one path remains possible, request comparable estimates and evaluate the same assumptions for each. Approval alone is not a meaningful win if the payment or fees undermine your finances.
| Comparison | What to examine |
|---|---|
| Eligibility and underwriting | Credit, debt, income, asset, reserve, property and occupancy requirements; documentation still outstanding |
| Cash needed upfront | Down payment, lender and third-party closing costs, prepaid items, mortgage insurance charges and a repair or emergency reserve |
| Monthly payment | Principal and interest plus mortgage insurance, taxes, homeowners insurance and association dues when applicable |
| Total borrowing cost | Interest, insurance, fees and other charges over the period you realistically expect to keep the loan |
| Budget fit | Whether the payment leaves room for food, transportation, childcare, healthcare, savings, maintenance and unexpected expenses |
CFPB recommends comparing total costs and asking for comparable offers. A lower rate can come with higher points or fees; a smaller down payment can produce higher mortgage-insurance and monthly costs. Use the same purchase price, down payment and expected time in the home when comparing alternatives.
5. Get qualified help without buying a false promise
A HUD-approved housing counselor can review your ability to pay, budget, credit concerns and possible next steps. Counseling is not a guarantee of a loan and should not require you to buy a particular financial product. Ask what the service costs, what is included and whether the counselor is approved before sharing sensitive documents.

Find and replace yours safely.Free scan · under a minuteYou can also ask the original lender for a follow-up conversation with an underwriter or loan officer who can explain which change would make the file stronger. Bring your denial letter, credit reports, debt list, income records, bank statements and proposed budget.
6. Choose a reapplication point based on a real change
There is no single waiting period that applies to every mortgage denial. Reapply when the relevant barrier has changed or a qualified lender or counselor has confirmed that a different suitable program addresses it.
- Document the baseline: record the denial reason, credit scores, revolving balances, monthly debts, verified income, available cash and target payment.
- Complete the corrective action: dispute errors, reduce balances, build documented savings, collect missing income records or adjust the target property and budget.
- Allow records to update: confirm that corrected information or paid-down balances appear on the reports and statements the lender will review.
- Pre-screen before a full application: ask a lender or counselor whether your change addresses the stated barrier and what documents remain.
- Apply deliberately: compare offers and avoid unrelated new borrowing while the mortgage file is being evaluated.
CFPB says multiple mortgage-credit checks made within a 45-day window are generally treated as a single inquiry. Applications for other types of credit can add separate inquiries, so do not open new accounts or finance large purchases near your mortgage applications unless necessary.
Quick Recap
Common mistakes after a denial
- Applying repeatedly without diagnosing the issue: several applications do not repair inaccurate reports, high debt or missing documentation.
- Chasing a score number: lenders evaluate debts, savings, assets, income and the property as well as the score; there is no universal score cutoff that guarantees approval.
- Using all available cash for the down payment: closing, moving, repairs, insurance and emergencies still require funds.
- Assuming the lowest down payment is cheapest: mortgage insurance and higher monthly costs can outweigh the smaller upfront amount.
- Confusing a Qualified Mortgage with an approval: ability-to-repay requirements describe how a loan is underwritten, not a promise that any borrower qualifies.
- Trusting guaranteed-fix advertising: no counselor, credit-repair company or lender can promise approval without reviewing your complete circumstances.
