What to Do If You Can’t Afford Your Florida Property Tax Bill

Call the county tax collector listed on your bill as soon as you know you cannot pay in full. Ask whether the county accepts a partial payment before delinquency, whether it offers a local payment plan, what remains due after any payment, and whether you can apply for homestead tax deferral. If the bill appears wrong, contact the county property appraiser about exemptions or an assessment challenge. A partial payment, appeal, or assistance request does not automatically stop Florida’s statutory deadlines, so confirm the dates for your parcel and tax year.

Start with the county tax collector

The tax collector handles collection and can tell you which options are actually available for your county and bill. Use the telephone number, website, or mailing address printed on the bill rather than relying on a generic statewide calendar. Have your parcel identification number, the tax year, the amount due, and any mortgage-escrow information ready.

Questions to ask on the first call

  1. What is the exact delinquency date for this bill, and does the county have any earlier enrollment deadline for a local plan?
  2. Will the office accept one or more partial payments before delinquency, and how can you make them?
  3. After a partial payment, what balance, fees, or deadlines remain?
  4. Does the county have a delinquent-tax procedure or payment arrangement, and who is eligible?
  5. Could you qualify for Florida’s homestead tax deferral, and which application and documents are required?

Florida Department of Revenue guidance says a collector may accept partial payments on current real-property taxes before delinquency, but that decision is discretionary. Paying something does not cancel the balance; any unpaid amount can still become delinquent. The statewide payer guidance is available at Florida’s property-tax taxpayer page.

Know the normal Florida property-tax calendar

Most Florida property-tax bills are mailed in November. The usual statewide delinquency date is April 1, and the Department of Revenue says tax certificates are sold on unpaid items by June 1. Those are general dates, not a substitute for the date on your bill or instructions from your county tax collector.

Timing What normally happens What it means if cash is tight
November Bills generally go out. A 4% early-payment discount is reported for payments made in November. Paying during this month can reduce the bill, but the discount is an ordinary timing incentive, not a hardship program.
December The reported discount is 3%. Check whether paying now is possible without missing essential expenses.
January The reported discount is 2%. The discount shrinks as the deadline approaches.
February The reported discount is 1%. Confirm the county’s accepted payment methods and any local plan deadline.
March 31 Often the last day before the usual April 1 delinquency date; a county plan can set its own final-payment date. Do not assume a plan enrollment or mailed payment is timely without confirmation.
April 1 Unpaid taxes generally become delinquent. Contact the collector immediately if you cannot clear the balance.
By June 1 Tax certificates are sold on unpaid items under the Department of Revenue’s general timeline. Ask the collector what remains payable and what procedures apply before this stage.

The Department of Revenue’s current payer guidance reports the 4%, 3%, 2%, and 1% discounts for November through February. Verify the applicable year and county rules before relying on any date or discount.

Can you make payments on a current Florida property-tax bill?

Possibly, but there is no statewide entitlement to a pre-delinquency installment arrangement for every taxpayer. State guidance leaves acceptance of one or more partial payments to the county tax collector’s discretion. A collector may credit what you pay while requiring the rest by the normal deadline. Ask for written confirmation of how the payment will be applied and whether the remaining balance will still be treated as current.

Partial payment versus a local plan

Option When it applies Who controls it What happens to the balance
Partial payment Usually a current bill, before delinquency. County tax collector’s discretion. The unpaid portion remains due and can become delinquent.
County partial-payment plan Only if your county creates one and you meet its rules. Local tax collector; enrollment dates and exclusions vary. You must complete every scheduled payment by the plan’s final date.
State installment prepayment Planning for a future bill before it is issued. State-law framework administered locally. Payments are estimates based on prior-year taxes; this is not forgiveness of an existing delinquency.
Homestead deferral Eligible homeowners who meet statutory requirements. Application reviewed through the county tax collector. Qualifying taxes are postponed, not erased.

Example: Miami-Dade’s 2026 local plan

Miami-Dade County illustrates why local details matter. Its published partial-payment plan says applications for the 2026 tax year are accepted from November 1, 2026, through March 31, 2027, with the final payment due March 31, 2027. The county also lists exclusions, including some taxpayers whose taxes are paid through mortgage escrow, participants in the quarterly installment plan, and people with a pending Value Adjustment Board petition. This is a county example, not a promise that another Florida county offers the same plan. Review the county’s rules at Miami-Dade Tax Collector’s partial-payment-plan page if that is your county.

Use the statutory installment plan for a future bill

Florida’s statutory installment program is a prepayment system. It is designed to spread estimated payments for a future tax bill, not to forgive or automatically restructure an amount that is already delinquent. Under section 197.222 of the 2026 Florida Statutes, a taxpayer generally applies by May 1 of the assessment year, and installments are calculated from prior-year taxes. The statute is at Florida Statutes section 197.222.

If next year’s bill is the problem, ask the tax collector for the county’s application form, installment dates, estimated amount, and withdrawal or payment method. Because the calculation uses prior-year taxes, the installments may not equal the final bill. Confirm how the county reconciles any difference and whether your mortgage servicer’s escrow arrangement affects eligibility.

Check whether you qualify for homestead tax deferral

A cash-flow problem may be addressed through Florida’s homestead tax-deferral program if you meet its requirements. The Department of Revenue’s guidance describes a threshold for a permanent Florida resident age 65 or older: the portion of the combined tax amount exceeding 3% of prior-year household income may be deferred. The rule has additional eligibility and application requirements that must be verified with the county tax collector; the brief threshold alone does not establish eligibility.

Ask the collector which proof of age, permanent residence, household income, ownership, and homestead status is required, and whether the application must be filed by a particular date. Deferral postpones payment. It does not reduce the underlying tax to zero, and you should ask how the deferred amount is recorded and eventually collected. Start with the Department of Revenue’s taxpayer guidance at the homestead tax-deferral information page.

Make sure the bill is not wrong

If the amount seems inconsistent with your property, first separate a payment problem from an assessment or exemption problem. The county property appraiser—not the tax collector—handles the property’s assessed value, ownership and residency details, and exemption records.

Review these items on the bill

  • Whether a homestead exemption appears and is credited to the correct parcel.
  • Whether your ownership and permanent-residence information is current.
  • Whether the assessed value or taxing authorities listed match the property and tax year.
  • Whether the Save Our Homes assessment limitation is shown where applicable.
  • Whether a recent purchase, change in use, or exemption removal explains a large increase.

Florida identifies the homestead exemption and Save Our Homes assessment limitation as provisions that can reduce or constrain taxes for eligible owners. They are not emergency grants and do not automatically erase a bill you cannot afford. Contact the property appraiser promptly about a missing exemption or factual error. The Department of Revenue’s exemption guidance is at Florida property-tax exemptions.

Appealing an assessment does not automatically let you withhold payment

If you believe the assessment or exemption decision is wrong, you may be able to file a petition with the county Value Adjustment Board (VAB). Check the county’s filing calendar and petition requirements. Most importantly, do not assume that filing pauses collection.

The Florida Department of Revenue’s 2025 Uniform Policies Manual explains that when a VAB petition is pending on or after the delinquency date, a partial payment is generally required before delinquency. The required amount depends on the type of petition. Ask the tax collector—or the VAB clerk—for the exact amount and deadline for your case. The manual is available at the Uniform Policies Manual 2025 PDF.

Keep proof of every payment, petition, exemption application, and conversation. An appeal can address an incorrect assessment; it is not itself a payment agreement.

If April 1 has already passed

Call the tax collector immediately and ask for a current payoff figure, the status of any tax certificate, accepted payment methods, and any county procedure for delinquent real-property taxes. The general statewide materials establish the delinquency and tax-certificate timeline but do not establish one uniform repayment agreement for every county.

Do not transfer rules for other Florida taxes to county property-tax bills. A collector may have local procedures, but availability, fees, security requirements, and deadlines can differ. If you have a mortgage escrow account, also contact the servicer to determine whether it paid, failed to pay, or is disputing the amount; do not assume the servicer’s process changes the county’s statutory deadline.

A decision guide for choosing the next step

Your situation First contact Best question Deadline concern
You cannot pay a current bill in full. County tax collector. Are partial payments or a local plan accepted before delinquency? Confirm the remaining balance and the April 1 general date.
You are planning for next year’s bill. County tax collector. Can I enroll in the statutory installment prepayment plan by May 1? Installments are estimates based on prior-year taxes.
You are a permanent Florida resident age 65 or older with limited income. County tax collector. Do I meet every homestead-deferral requirement, including the 3%-of-income threshold? Ask for the application deadline and required documents.
The value, ownership, residency, or exemption is wrong. County property appraiser. Can the record be corrected, and is a VAB petition available? Appeal calendars and payment requirements still apply.
The bill is already delinquent. County tax collector immediately. What is the exact payoff and what local options remain? Ask whether a tax certificate has been or will be sold.

Documents and information to gather

  • The tax bill and parcel identification number.
  • Proof of ownership and permanent residence if seeking homestead relief.
  • Prior-year household-income records if asking about deferral.
  • Mortgage-escrow statements and payment history, if applicable.
  • Any prior exemption approval, denial, or assessment notice.
  • Receipts, confirmation numbers, and copies of every application or petition.

Use official forms and instructions from the Department of Revenue’s property-tax forms page and your county offices. Submit documents through the method the office specifies and retain delivery or electronic confirmation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What not to assume

  • Do not assume a small payment keeps the entire account current; only the collector can explain how the balance is treated.
  • Do not assume a VAB petition, exemption request, or deferral application stops the April 1 delinquency clock.
  • Do not call a future-tax prepayment plan a solution for an already delinquent bill.
  • Do not treat November-through-February discounts as a hardship subsidy.
  • Do not rely on another county’s payment-plan terms without confirming your own county’s rules.

The safest sequence is to contact the collector before the bill becomes delinquent, verify whether the amount itself is correct with the property appraiser, and obtain written deadlines for whichever option applies to your parcel.
