What to Do If You Can’t Afford Both Your Mortgage and Credit Card Payments

If your income will not cover both bills, contact the mortgage servicer and credit-card issuer immediately rather than quietly missing payments. First map the cash you actually have after food, utilities, medicine, insurance and transportation. Then ask each creditor for a written hardship arrangement, and use a HUD-approved housing counselor to compare the consequences. There is no universal rule that one creditor must always be paid first; the right sequence depends on your loan, delinquency status, available cash, essential expenses and the options each creditor offers.

Stabilize your cash picture before the next due date

Do not make a promise to either creditor until you know what is realistically affordable. Gather your current bank balance, expected take-home income, reliable benefits or support, essential living costs, minimum debt payments and every due date. Include late fees, returned-payment charges and expenses that occur quarterly or annually. The goal is not a perfect budget; it is a defensible number you can offer without creating another shortfall.

Build a one-page bill snapshot

Item to record What to write down Why it matters
Cash and income Balances available today and the date and amount of each expected deposit Shows what can be paid before the next income arrives
Essential costs Food, utilities, medicine, insurance, transportation, child care and taxes These costs determine what is truly available for debt
Mortgage Regular payment, due date, grace period, arrears, fees and servicer name Lets you discuss a specific hardship instead of guessing
Credit cards Each minimum, due date, interest rate if known, balance and account status Helps the issuer evaluate a hardship request and prevents missed accounts
Automatic debits Scheduled withdrawals from your bank account Poorly timed debits can cause overdrafts and additional fees

Use a bill calendar or prioritization worksheet to see which obligations fall before your next paycheck. If an automatic mortgage or card debit will overdraw the account, contact the bank and the biller promptly; do not assume a failed debit will simply be tried again without a fee.

Keep enough cash for basic needs and a small buffer where possible. A partial payment made without understanding the servicer’s policy may not protect the mortgage account, so call before sending an amount you cannot repeat.

Call the mortgage servicer as soon as you know there is a problem

The servicer is the company identified on your monthly mortgage statement. Ask for a mortgage-assistance or loss-mitigation specialist, not merely a payment representative. The Consumer Financial Protection Bureau’s guidance says, If you can’t pay your mortgage or are worried about missing a mortgage payment, call your mortgage servicer right away. That guidance was reviewed August 28, 2026.

Information to give the specialist

  • Whether the hardship is temporary or likely to continue.
  • What caused it, such as reduced hours, job loss, illness, a major expense or another event.
  • Your gross and net income, essential expenses, assets and other debts.
  • The payment amount you believe is sustainable and when normal payments might resume.
  • Whether a payment has already been missed, returned or placed in a suspense account.

Ask the specialist to explain every available loss-mitigation path for your loan. Eligibility depends on the loan owner or guarantor, investor rules, your documents and the facts of the hardship; a representative cannot promise that an option will be approved.

Mortgage options you may be offered

Option How it generally works Questions to ask
Refinance Replaces the existing loan with a new one, if you qualify and market terms make it feasible Will the new payment, closing costs, rate and total interest be affordable?
Loan modification Changes one or more existing loan terms to make payments more manageable What happens to the interest rate, term, principal, arrears and total cost?
Repayment plan Adds a portion of missed amounts to regular payments for a defined period What is the new payment, and what happens if one installment is missed?
Forbearance Temporarily pauses or reduces payments When do payments restart, and are deferred amounts due at once, spread out or added to the balance?
Short sale Property is sold for less than the mortgage balance with the servicer’s approval Who approves the sale, how long does it take and is any remaining balance addressed?
Deed-in-lieu You transfer the home to the lender or servicer instead of completing a foreclosure, if accepted What are the move-out terms, tax consequences and treatment of any deficiency?

These are possible categories, not guaranteed offers. Request the terms in writing, including the payment amount, duration, fees, treatment of missed payments, effect on the interest rate and loan term, and the consequence of failing to complete the plan. Ask how long an application will take, which documents are required and where to send them. Submit a complete application and answer document requests quickly; an incomplete package can delay review.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Understand forbearance before accepting it

Forbearance is temporary relief, not forgiveness. Payments that are paused or reduced remain owed under the agreement. They may be collected later through a lump-sum payment, higher payments, an added balance or another arrangement. Do not accept a plan until you know the repayment structure and whether the post-forbearance payment fits your budget.

Ask before making a partial mortgage payment

For a covered closed-end consumer mortgage secured by a principal dwelling, a servicer generally does not have to accept an amount smaller than the periodic payment. It may credit the money, return it or hold it in a suspense account until enough accumulates for a full periodic payment. Ask exactly how your servicer will handle a partial amount and check the next statement to confirm the treatment. The CFPB page explaining this point was last reviewed August 18, 2022, so its legal description should not be extended beyond the mortgage context it describes.

Do not rely on the 120-day foreclosure timing

CFPB guidance reviewed January 2, 2025 states that a servicer generally cannot begin the federal foreclosure process until the borrower is at least 120 days behind. The time from filing to a sale varies by state, and exceptions and state procedures apply. The 120-day figure is not a safe waiting period. Early contact, a complete loss-mitigation application and prompt responses give you more time to understand the available paths.

Contact the credit-card issuer before or as soon as a payment is missed

Call the number on the back of the card or on the statement. The CFPB’s card guidance, reviewed September 2, 2026, says, Contact your credit card company immediately. Explain the problem plainly rather than promising an amount you cannot pay.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use a specific hardship request

  1. State why the minimum payment is unaffordable and whether the problem is temporary or ongoing.
  2. Tell the representative what amount you can pay and the date you could make it.
  3. Say when you expect normal payments might resume, if you can estimate it.
  4. Request a defined lower payment, reduced interest, fee relief or a temporary arrangement.
  5. Ask how the plan affects card use, interest, late fees and credit reporting.
  6. Request written confirmation of the payment amount, dates, duration and end-of-plan terms.

Issuers may be willing to adjust payment arrangements during a financial emergency, but no accommodation is guaranteed. Ask whether the account will be frozen or closed, whether interest continues to accrue, how missed amounts are handled and what happens when the arrangement expires. Keep making the agreed payment on the agreed date; a verbal conversation alone is not proof of a completed arrangement.

Compare the two offers by their future cost, not just this month’s payment

A lower payment can still create a larger balance or a payment shock later. Put each proposal side by side and answer the following questions before accepting it.

Decision point Mortgage proposal Credit-card proposal
Affordability now What must be paid each month during the arrangement? What is the required amount and due date?
Affordability later What will the payment be when a temporary period ends? When does the regular minimum or interest rate return?
Arrears and fees Are missed amounts added to the balance, spread out or due in a lump sum? Are late fees or other charges waived, reduced or still accruing?
Long-term cost How do rate, term and capitalization change total interest? What interest and fees accrue during the plan?
Account or home status Does the option keep the home, require a sale or transfer, or change ownership? Can you continue using the card, and is the account restricted?
Credit reporting How will the servicer report the account during and after the plan? How will the issuer report the arrangement or missed payments?
Failure consequences What happens if a required document or payment is late? Does the plan end, and what amount becomes due?

Choose a plan you can maintain after considering the end date, not merely the first reduced installment. If neither proposal leaves enough for essential living costs, tell both creditors that the deficit is ongoing and ask the housing counselor to help evaluate a broader solution.

Use free or low-cost expert help

A HUD-approved housing counseling agency can help you review the mortgage, prepare loss-mitigation paperwork, build a budget and address credit-card debt. The CFPB says this assistance is available at little or no cost. The CFPB identifies the HOPE Hotline at (888) 995-HOPE (4673), available 24 hours a day, seven days a week.

Bring your statements, income records, expense list, hardship explanation, proposed payment and every letter from the servicer or issuer. A counselor cannot guarantee approval, but can help you recognize an unaffordable offer and submit a complete package.

Keep a written record and monitor every statement

  • Record the date, phone number, representative’s name and a reference number for every call.
  • Save applications, uploaded documents, confirmation emails, letters and the exact terms offered.
  • Write down the next required payment and the date the creditor promised to respond.
  • Check mortgage and card statements for returned payments, suspense balances, fees and reporting changes.
  • Follow up in writing if a promised adjustment does not appear or a document is marked missing.

Continue paying any amount required by a written agreement unless the creditor gives different written instructions. Do not assume that sending money, leaving a voicemail or uploading one document stops collection or foreclosure activity.

Recognize foreclosure-rescue and debt-settlement scams

Legitimate help does not require handing control of your home or bank account to a stranger. Be especially cautious if a company:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Demands a large fee before providing mortgage assistance.
  • Guarantees a modification, guarantees you will not lose the home or claims to have a special government connection.
  • Asks you to transfer title, sign documents you do not understand or make payments to someone other than the servicer.
  • Tells you to stop communicating with the servicer or stop making mortgage payments without a written, verified plan.
  • Promises to eliminate card debt, guarantees a settlement, instructs you to stop talking to the issuer or requests settlement fees before a debt is settled.

Foreclosure-help services are available without paying a rescue company. Verify any proposed arrangement directly with the mortgage servicer or card issuer and with a HUD-approved counselor.

When the shortfall is temporary versus ongoing

Temporary income disruption

If income should recover on a known date, ask for a short, documented arrangement that bridges the gap. Confirm the exact restart payment and set a reminder well before the temporary period ends. Avoid using a card’s available credit to cover a mortgage payment unless your budget shows how that balance will be repaid.

Ongoing deficit

If your reliable income will remain below essential costs plus debt payments, a short forbearance may only postpone the problem. Ask the servicer about modification, repayment alternatives, a short sale or deed-in-lieu, and ask the card issuer what permanent hardship terms exist. A counselor can help compare keeping the home with an orderly sale or transfer based on your loan and local rules. Do not promise either creditor a payment that requires borrowing more each month.

The most protective action is prompt, documented communication with both creditors, a realistic budget and independent counseling. Acting before accounts deteriorate preserves more options than waiting for collection or foreclosure notices.
