Compare FHA financing (as low as 3.5%), eligible conventional options such as HomeReady (as low as 3%), VA or USDA programs that can permit zero down, and state or local assistance. First calculate the cash you can use after closing costs and a three-to-six-month emergency cushion. If the payment or cash-to-close would leave you financially exposed, a less expensive home or more time saving is safer than stretching for a zero-down loan.

Start with the cash you actually have available
A down payment is only one part of the money needed to purchase a home. Before comparing mortgages, total your liquid savings and subtract amounts you should not spend on the transaction:
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- Emergency savings. The Consumer Financial Protection Bureau (CFPB) describes three to six months of expenses as a rule of thumb, not a universal underwriting requirement.
- Closing costs, which the CFPB says typically run 2–5% of the purchase price, separate from the down payment.
- Moving expenses, immediate repairs, furnishings and utility deposits.
- Cash needed for property taxes, homeowners insurance, prepaid interest and initial escrow funding.
The remainder is your practical maximum contribution, not necessarily the amount a lender says you can put down. A zero-down mortgage can still require thousands of dollars at closing, and ownership costs continue after move-in.

Estimate cash to close, not just the down payment
Use this planning formula:
Liquid savings − protected reserves − estimated closing and prepaid costs = funds potentially available for the down payment.
Ask each lender for a Loan Estimate and focus on the “Estimated Cash to Close” figure. Request updated estimates when the price, rate, loan type or credits change.

Understand how much down payment different programs require
A 20% contribution is not a universal requirement. Lower-down-payment programs trade a smaller upfront amount for eligibility rules, mortgage insurance, program fees or a larger loan balance. Compare the complete offer rather than assuming the smallest down payment is the cheapest.

| FHA-insured mortgage | As low as 3.5% through a private lender, subject to FHA underwriting and county loan limits. | Mortgage insurance is required. The CFPB notes FHA can be less costly for some borrowers with lower credit or small down payments, but no loan is always cheapest. Compare conventional offers. |
| HomeReady conventional | Fannie Mae’s program can allow as little as 3% for eligible borrowers. It is not limited to first-time buyers; gifts, grants and Community Seconds may be eligible funding sources. | Confirm current income rules, mortgage-insurance requirements, lender pricing and documentation. Eligibility and pricing vary. |
| VA-backed purchase loan | Eligible veterans, service members and some surviving spouses may qualify for no down payment. Obtain a Certificate of Eligibility and lender approval. | VA does not require monthly private mortgage insurance, but a one-time funding fee generally applies unless you are exempt. Lenders can impose their own requirements, and closing costs remain. |
| USDA Guaranteed loan | Eligible low- and moderate-income applicants buying in eligible rural areas may receive 100% financing through an approved lender. | Household income, property location and underwriting rules apply. USDA charges upfront and ongoing fees. |
| State or local assistance | Housing finance agencies, local governments and nonprofits may offer help alongside an FHA or conventional mortgage. | Assistance can be a grant or a repayable subordinate (second) mortgage. Rules, funding and availability depend on location and borrower circumstances. |
| Documented gift funds | Some loan types permit money from an approved donor to fund part of the down payment or closing costs. | Ask the lender before accepting funds. You must document the source and establish that the money is a gift, not a loan. |
| Wait or lower the price | Continue saving or choose a less expensive property when cash or reserves are inadequate. | You avoid taking on a payment that leaves no cushion, but the timing and housing trade-off are personal. |

Check zero-down possibilities carefully
VA financing
For qualified borrowers, a VA-backed purchase loan can finance the purchase without a down payment. The VA publishes that nearly 90% of VA-backed loans are made with no down payment; that statistic applies to VA-backed loans, not to all buyers or every eligible applicant. Start by requesting a Certificate of Eligibility, then obtain a lender’s approval. Review the funding fee, which is generally charged once unless you qualify for an exemption, along with lender fees and prepaid costs. Program information is available at VA Home Loans.
USDA Guaranteed financing
USDA’s Guaranteed Loan Program can provide 100% financing for eligible applicants purchasing an eligible property in a qualifying rural area. “Rural” is defined by program maps and rules, not by how the neighborhood feels. Household-income limits, property standards, credit and debt underwriting still apply, and the program charges upfront and annual fees. Review the USDA Rural Development fact sheet (October 16, 2024) and have an approved lender verify the specific address and household.

Use assistance, gifts and credits without creating a surprise debt
State, local and nonprofit assistance
Begin with your state housing finance agency, then check city or county housing departments, nonprofit organizations and participating lenders. Assistance may cover part of the down payment or closing costs, but it can come with income, purchase-price, occupancy, credit-score or homebuyer-education requirements. A program advertised as “down-payment assistance” may be a deferred or forgivable second mortgage rather than a grant. Ask:
- Is the money a grant, a forgivable loan, a deferred loan or a fully repayable second mortgage?
- When does repayment begin, and what happens if you sell, refinance or stop occupying the home?
- Does the assistance accrue interest or require a separate monthly payment?
- Can it be combined with the mortgage product you are considering?
- Is funding available now, or is there a waiting list or limited allocation?

Gift money from family or another permitted donor
Some mortgages allow gift funds, but the selected loan and lender determine who may give the money and what paperwork is required. Tell the lender before the funds move. Expect a gift letter identifying the donor, amount and relationship, plus evidence of the transfer and the donor’s source of funds. Never describe borrowed money as a gift; an undisclosed loan can violate underwriting requirements and jeopardize closing. The CFPB’s guidance is at Where can I get money for a down payment on a home?.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Compare offers by total cost, not headline down payment
Ask at least several lenders for comparable Loan Estimates. Request FHA, conventional/HomeReady when you may qualify, and VA or USDA estimates when applicable. Compare the same purchase price and loan term so the differences are meaningful.
- Cash to close: Include the down payment, closing costs, prepaid items, credits and any assistance that must be repaid.
- Monthly principal and interest: A smaller down payment generally means a larger balance.
- Taxes and insurance: Include property taxes, homeowners insurance and, where relevant, flood or other required coverage.
- Mortgage insurance or program fees: FHA mortgage insurance, conventional mortgage insurance, the VA funding fee and USDA upfront or ongoing fees affect the true cost.
- Interest rate and lender charges: Compare origination charges, discount points, credits and the annual percentage rate.
- Assistance terms: Record whether aid is forgiven, deferred or repayable, and under what events.
- Eligibility and restrictions: Check income, credit, military service, property location, occupancy and county loan limits.
The CFPB’s down-payment guide explains that putting less down can make buying possible but may increase borrowing costs. A lender should show how mortgage insurance ends, whether fees are financed and how much cash remains after closing.

- Set a protected-reserve number. List emergency savings, moving costs, repairs and other near-term obligations. Keep the three-to-six-month emergency cushion suggested by the CFPB’s guidance unless your own financial plan calls for more.
- Price the transaction. Estimate the down payment and 2–5% closing-cost range separately. Add prepaid taxes, insurance and interest, then calculate your cash to close.
- Request parallel Loan Estimates. Ask multiple lenders for FHA, conventional/HomeReady and any VA or USDA option that fits. Use the same price, term and assumed closing date.
- Ask about assistance and gifts early. Confirm whether they can be combined with the selected mortgage, what borrower funds are required and which documents are due.
- Verify program eligibility with the administrator. VA applicants should obtain a Certificate of Eligibility. USDA applicants should verify both household income and the property address. Local-program applicants should confirm current funding and repayment rules with the housing agency or lender.
- Stress-test the payment. Include taxes, insurance, mortgage insurance, program fees, utilities, maintenance and existing debts. Consider how the budget handles an insurance increase, repair or temporary income loss.
- Make the affordability decision. Proceed only if cash to close and the ongoing payment leave a realistic reserve. Otherwise, continue saving, reduce the target price or postpone the purchase.
When waiting or buying less is the better answer
Delay or change the target when closing would consume your emergency fund, when assistance creates a payment you cannot comfortably carry, or when the only affordable loan depends on optimistic assumptions about income or future refinancing. Lowering the purchase price reduces the down payment, loan balance and often the taxes and insurance tied to the home. Waiting can also give you time to improve credit, pay down debts or build reserves. The right choice depends on your housing needs and local market, but a mortgage that leaves no room for an ordinary repair is not affordable merely because it requires little cash upfront.
Common mistakes to avoid
- Assuming 20% is mandatory: FHA, HomeReady, VA and USDA routes have different minimums and eligibility rules.
- Confusing zero down with zero cash: Closing costs, prepaid items, inspections, moving and reserves still require funds.
- Choosing by payment alone: Mortgage insurance, funding fees, adjustable terms, lender charges and second-mortgage repayment can change the total cost.
- Applying for assistance too late: Some programs require approval, education or specific lenders before you make an offer.
- Moving gift money without instructions: Unverified deposits can delay underwriting; get the lender’s documentation checklist first.
- Ignoring property and income limits: USDA, assistance programs and some conventional options restrict the household, property or location.
- Draining reserves to reach a preferred price: Preserve cash for ownership costs even if a lender approves a larger loan.
What to ask a lender before you commit
- What is the exact cash to close, including prepaid taxes, insurance and all required reserves?
- What mortgage insurance or program fees apply, and when can they end?
- Can approved gift funds or local assistance be used with this loan, and what documents are required?
- What are the rate, points, lender credits and annual percentage rate on the Loan Estimate?
- Are there county loan limits, income caps, property-area rules or lender overlays?
- What happens to any second mortgage if I sell, refinance or stop occupying the home?
- How much cash will remain after closing under a conservative repair and income-loss scenario?
Program rules and fees can change. Confirm current terms directly with the relevant agency and compare written Loan Estimates before making an offer or waiving contingencies.
