A valid, unexpired lock ordinarily protects the agreed rate through closing. A floating rate can change, and an expired lock may be repriced or require a paid extension. Check the top of page 1 of your Loan Estimate and your written lock agreement, then get any explanation, extension quote, or revised offer from the lender in writing.
Start with the three facts that control your rate
Market rates moving upward does not, by itself, tell you what will happen to your mortgage. Your outcome depends on the lock status, the lock deadline, and whether the information used to approve the loan has changed.

Is the rate locked?
The Consumer Financial Protection Bureau (CFPB) says to look at the top of page 1 of the Loan Estimate. It should indicate whether the interest rate is locked and, if so, the period or expiration date. Check that disclosure against the separate written rate-lock agreement from your lender. The Loan Estimate disclosure rules in 12 CFR § 1026.37 also address whether a rate is locked and when a lock expires.

When does the lock expire?
Rate locks are commonly offered for 30, 45, or 60 days, and sometimes longer, but the available periods and pricing vary by lender. Count the deadline from the date specified in your agreement, not from the day you happen to receive an email. A lock protects the rate only through its stated period unless the lender agrees to an extension or another arrangement.

Has anything in the application changed?
Even during an active lock, the lender may be able to change pricing when the agreed application terms no longer match the loan being approved. The relevant change could involve the loan amount, down payment, loan type, credit score, appraisal information, or income that the lender cannot verify as originally expected.
What your situation means
| Situation | What it usually means | Immediate action |
|---|---|---|
| Rates rose, and your valid lock is active | The market movement alone normally does not change the locked rate if you close on time and the application remains within the agreed terms. | Confirm the lock expiration and ask the lender to identify any alleged change in your application before accepting new pricing. |
| You never locked the rate | The rate is floating and may be updated as the lender’s pricing changes. | Ask for today’s rate, the cost of locking, available lock periods, and how points, credits, and other fees differ by option. |
| The lock will expire before closing | The lender may reprice the loan or offer an extension. An extension can be expensive and is not guaranteed. | Request extension terms immediately and ask whether a longer lock can replace the current arrangement. |
| The application changed | The lender may have a contractual reason to revise the rate or fees, depending on the lock terms and the new information. | Ask which specific fact changed, when it changed, and where the lock agreement permits a repricing. |
How to verify your lock and protect the closing timeline
- Gather the controlling documents. Keep the Loan Estimate, written lock confirmation, purchase contract, appraisal notices, underwriting requests, and any lender messages in one folder. Note the lock date, expiration date, rate, points, lender credits, and loan type.
- Read the top of page 1 of the Loan Estimate. Identify the locked or floating status and the disclosed expiration. If the form says the rate is not locked, treat every quoted rate as subject to change until you receive a lock confirmation.
- Match the documents to your current loan. Check the loan amount, down payment, product or term, borrower credit information, property and appraisal details, and documented income. A difference in one of these areas can be the lender’s stated basis for a change.
- Ask for a written status update. Request the current rate, annual percentage rate, points, lender credits, total closing costs, lock expiration, and the exact condition that would cause a change. A phone explanation is useful, but written terms are easier to compare with the agreement.
- Recalculate the calendar. Compare the lock expiration with underwriting completion, appraisal timing, final approval, document preparation, and the contractual closing date. Do not wait until the last few days to raise an expiration problem.
If your rate is floating
A floating rate can change at any time before it is locked. Ask the lender to quote the available lock periods rather than assuming that the shortest or longest period is best. A longer period may carry a different rate, points, credit, or fee. Request the pricing for each realistic closing window and the deadline by which you must lock.
Ask whether the lender offers a float-down feature and, if so, obtain the eligibility rules in writing. A float-down is not universal: lenders can differ on the timing, fee, minimum rate improvement, and whether the option applies automatically or only after a request. Do not treat the possibility of a future lower rate as a promised benefit unless your agreement states it.

If the lender says your locked rate changed
Ask the lender for a specific, written explanation before agreeing to revised documents. The explanation should identify the event, the date, the affected loan term, and the provision in the lock agreement or underwriting terms that permits the change.
Common explanations to test
- Loan amount or down payment: A revised purchase price, cash contribution, or loan amount can move the loan into different pricing.
- Loan type: Changing the product, term, occupancy, or other structure can invalidate the original pricing assumptions.
- Credit information: A newly reported score, debt, or other credit fact may alter eligibility or pricing.
- Appraisal information: A value, property characteristic, or condition that differs from the assumptions used for the original quote can affect the loan.
- Income verification: If the lender cannot document income as originally expected, approval terms or pricing may change.
- Missed lock deadline: Closing after the stated expiration can end the original protection even when the delay was not intentional.
Compare the lender’s explanation with your application history. If the lender points to a changed fact that you did not authorize or that was already known when the lock was issued, ask for the underwriting record and a correction in writing.
If closing may miss the lock expiration
Contact the lender as soon as the schedule becomes doubtful. Ask four separate questions and request the answers in writing:

- What is the fee for extending the lock, and is it paid upfront or added to closing costs?
- Will the extension change the rate, points, lender credit, or any other pricing?
- How many days does the extension add, and what conditions must be satisfied first?
- Can the lender move you to a longer lock now, and would that be cheaper or more reliable than waiting?
Also ask whether an extension is available when the delay is outside your control, such as a late appraisal, title issue, or seller-related postponement. The CFPB cautions that an extension may be expensive and a lender might decline to provide one, so an informal assurance that the lender will “take care of it” is not enough.

Before switching, compare the complete transaction rather than the headline interest rate. The following items can change the economics or the chance of closing on time.
| Comparison item | Questions to ask |
|---|---|
| Rate and points | What is the note rate, how many points are required, and are both quotes based on the same loan amount and term? |
| Lender credits and total closing costs | Which fees are reduced by credits, which are paid by you, and what is the estimated cash to close? |
| Lock duration and expiration | When does each lock end, and does it cover the actual closing date with a reasonable margin? |
| Lock or extension price | What does the lock or extension cost, and what events can cancel or reprice it? |
| Float-down terms | Is a float-down offered, when can it be used, and what fee and eligibility conditions apply? |
| Ability to close | Can the lender complete underwriting, appraisal, disclosures, and document preparation before the purchase-contract deadline? |
There is no universal extension price or guaranteed float-down feature. Compare written Loan Estimates and lock confirmations with the same assumptions wherever possible; a lower rate can be outweighed by points, lost credits, a new appraisal, or a delayed closing.

What switching lenders involves
You generally are not committed to a lender until you sign the final closing documents. If the current lender’s revised rate or fees are unacceptable and there is enough time, you can ask another lender for a new offer. However, changing lenders usually means restarting substantial parts of the process: application review, income and asset verification, appraisal or appraisal transfer, title work, underwriting, and preparation of disclosures.
That restart can push the closing past the purchase-contract deadline or cause the transaction to fail. Ask the replacement lender for a written production schedule, including the earliest realistic closing date and the tasks that remain. Tell the seller promptly if a delay is possible and ask whether the seller will agree to postpone closing. A seller’s agreement does not guarantee that the new lender will finish on time, so keep the original lender’s extension discussion active until the replacement loan is secure.

When the Closing Disclosure does not match
Compare the Closing Disclosure with the earlier Loan Estimate as soon as you receive it. If the rate or fees differ, follow the CFPB’s practical instruction: “First, ask your lender for a specific reason why your rate or fees have changed.”

- Identify every changed line, including the interest rate, points, lender credits, and other closing costs.
- Ask whether the difference comes from an application change, an expired or extended lock, newly discovered information, or a correction.
- Check whether the explanation matches the written lock terms and the type of cost involved.
- Request a corrected disclosure when the lender agrees that an item is wrong, and ask how the correction affects the closing date.
Mortgage disclosure rules do not treat every cost category identically. Some charges have different tolerances or change conditions, so a difference is not automatically valid or invalid merely because it appears on the Closing Disclosure. The lender should be able to explain the specific reason and the rule or agreement that applies.
How to escalate an unexplained change
Start with the loan officer or closing contact and request a written explanation from the lender. Keep a dated record of calls, emails, lock confirmations, revised estimates, and your requests for correction. If the response remains inadequate, CFPB guidance identifies submitting a consumer complaint as an option. If you believe the change may have been illegal or the financial stakes are substantial, consider consulting an attorney who handles mortgage or real-estate matters. Whether a particular change violates the law depends on the documents and facts of that loan.
Quick Recap
A practical checklist for the final week
- Confirm the lock status and exact expiration date.
- Verify that the loan amount, down payment, product, credit information, appraisal, and documented income still match the approved terms.
- Obtain the latest written rate, points, credits, fees, and cash-to-close figures.
- Ask immediately for extension pricing if any closing task could run past the lock deadline.
- Review the Closing Disclosure and demand a specific explanation for each material difference from the Loan Estimate.
- Keep a backup plan, but do not switch lenders without a documented schedule showing that the new lender can close before the contract deadline.
