If your adjustable-rate mortgage (ARM) notice shows a higher payment, first verify the notice against your signed note. Confirm the reset date, index, margin, adjustment interval, caps, and payment-recalculation rules. Then build a budget around the estimated payment, compare written alternatives without assuming you will qualify, and contact your servicer and a HUD-approved housing counselor early if the amount may be unaffordable.
This guidance is for U.S. homeowners. A notice is a planning tool, not a substitute for the loan contract or a guarantee that a refinance, sale, or lower payment will be available.

First, make sure the payment change is really an ARM reset
A monthly mortgage payment can rise for reasons other than an interest-rate adjustment. Before analyzing ARM caps, look at the itemized statement and the explanation in the notice.
- Escrow: Property taxes or homeowners insurance may have increased, causing the servicer to collect more each month.
- Temporary buydown: A subsidized introductory payment may be ending.
- Interest-only or payment-option terms: The loan may be moving to a period in which principal must be paid, or a payment option may be changing.
- Mortgage insurance: Insurance premiums or a change in the insurance requirement can affect the total payment.
If the statement does not clearly identify the cause, ask the servicer for an itemized explanation and compare it with the note and closing documents. Do not treat every increase as an index-driven ARM reset until that question is settled.

Check when and why the notice arrived
Federal consumer guidance from the Consumer Financial Protection Bureau (CFPB) distinguishes the first rate reset from later resets. The timing is intended to give you time to budget or shop for another loan.
| Reset situation | Typical advance notice | Information the notice should provide |
|---|---|---|
| First adjustment | Seven to eight months before the first payment at the new rate is due | Current and new interest rates, current and new payment amounts, the first due date at the new payment, options if the new rate may be unaffordable, and HUD-approved counseling contact information |
| Later adjustment that changes the payment | Generally two to four months before the changed payment is due | Current and new interest rates, current and new payment amounts, and the first due date at the new payment |
The notice’s payment is an estimate. Use it as the starting point for planning, but verify the contractual calculation in your note. If the timing or figures do not make sense, ask the servicer to reconcile the notice with the note before the new payment begins.
“This advance notice is designed to give you time to budget for your new payment or shop for a different home loan.”

Read the note for the numbers that control the reset
The signed note and any adjustable-rate rider control the calculation. The notice summarizes the result, but the contract tells you how the result is produced and how often it can change.
Index and margin
An ARM’s adjusted interest rate generally equals the specified index plus the lender’s margin, subject to the loan’s caps and other provisions. Locate the exact index name in the note; do not substitute a current rate from a different index. The margin is usually fixed for the life of the loan, while the index can move.
Adjustment interval
Confirm how frequently the rate can change after the initial period. The payment may change every adjustment period, but some contracts recalculate the rate and payment on different schedules. Record the next reset date and the subsequent interval so you can plan beyond the immediate increase.
Initial, subsequent, and lifetime caps
Caps limit how far the interest rate or payment can move under the contract. Identify:

- Initial cap: the maximum change at the first adjustment.
- Subsequent or periodic cap: the maximum change at each later adjustment.
- Lifetime cap: the maximum rate increase over the starting rate, or the maximum rate allowed under the contract, depending on the wording.
Some loans have separate payment caps. A payment cap can limit the required payment even when the calculated interest rate rises, which may cause the balance to decline more slowly or increase under a negative-amortization feature. Read the definitions in your documents rather than assuming a rate cap and a payment cap are interchangeable.
Floor, negative amortization, and payment recalculation
Check whether the note sets a minimum rate (a floor), permits negative amortization, or recalculates the payment when the rate changes. A floor can keep the rate from falling below a stated level even if the index drops. Negative amortization can add unpaid interest to the principal balance when the scheduled payment does not cover accruing interest. Also verify whether the new payment is based on the remaining balance, remaining term, and fully indexed rate, or on another contractual formula.
Write these items in one worksheet: reset date, index, margin, adjustment interval, initial cap, periodic cap, lifetime cap, floor, payment-cap provisions, and payment-recalculation method. If the notice and note conflict, request a written explanation from the servicer and preserve copies of both documents.
Build an affordability budget before the new due date
Start with the notice’s estimated new payment, then test your actual monthly cash flow. The goal is to decide whether the payment is manageable under ordinary conditions, not merely whether it fits during an unusually good month.

- Set the housing baseline. Add the estimated principal-and-interest payment to property taxes, homeowners insurance, mortgage insurance, homeowners-association dues, and any other recurring housing charge.
- Review escrow risk. Leave room for possible tax or insurance changes. Those costs can move independently of the ARM rate.
- List dependable income. Use recurring after-tax income you can reasonably document. Treat overtime, bonuses, and irregular work as uncertain unless your budget can withstand their absence.
- Separate fixed and flexible spending. Identify obligations such as utilities, transportation, medical costs, childcare, debt payments, and essential maintenance before considering discretionary reductions.
- Stress-test the month. Run a version of the budget with an emergency repair, an insurance increase, or a temporary income interruption. A payment that works only with zero margin is not a comfortable plan.
- Choose a decision date. Set a date well before the first payment at the new amount to decide whether you will keep the ARM, pursue another loan, or seek servicing help.
Keep the calculation in writing. The CFPB notice amount is an estimate, while affordability depends on your complete cash flow, debts, reserves, and other obligations.
Compare the realistic paths
There are three broad paths. Compare them using actual written figures and the time available before the reset.
| Path | What you are evaluating | Important questions |
|---|---|---|
| Keep the ARM and budget for the reset | The estimated new payment and the loan’s maximum contractual exposure under its caps | Can your budget absorb the payment now and under later permitted adjustments? Are you comfortable with continued rate uncertainty? |
| Shop for another loan, including a fixed-rate refinance when appropriate | Rate type, payment, term, eligibility, total closing costs, and timing | What written offer is available to you today? How does its total cost compare with keeping the ARM? Will the new loan extend the payoff period? |
| Seek servicing and counseling support | Options available if the payment is expected to be unaffordable or a payment has already been missed | How quickly can you provide income and expense information? What documents does the servicer or counselor require? |
Shopping is not a promise of approval or savings. Rates, fees, property value, credit, income, debt, and underwriting rules can change. Compare the ARM’s possible payment with a written alternative rather than with an advertised rate or a preliminary conversation.
Evaluate a refinance without assuming it will be available
A refinance can replace an adjustable rate with a fixed rate or a different ARM, but qualification and economics are specific to your situation. Home value, income, credit, debt-to-income calculations, occupancy, documentation, and available lender programs can all affect the result.

Request a written estimate and compare:
- Whether the rate is fixed or adjustable, and how long any introductory period lasts.
- The required monthly payment, including principal, interest, escrow, mortgage insurance, and association dues where applicable.
- The new term and the resulting payoff date. A lower payment achieved by restarting a longer term can increase total interest.
- Upfront and financed closing costs, prepaid items, and any points.
- Rate-lock length and the date by which the loan must close.
- Any prepayment penalty, balloon feature, or other unusual term in the existing or proposed loan.
Do not delay a contingency plan while waiting for an application decision. CFPB guidance specifically warns, “Don’t assume you’ll be able to sell your home or refinance your loan before the rate changes.” A sale or refinance may take longer than expected or may not be approved on affordable terms.
Act early if the payment may be unaffordable
If your budget shows that the new payment may not be sustainable, contact the servicer promptly rather than waiting for a missed payment. Ask what loss-mitigation or repayment options may be available and what documentation is required. Keep a dated record of calls, names, reference numbers, letters, and documents submitted.
Also contact a HUD-approved housing counselor. Counseling can help you organize income and expenses, understand the notice, and prepare for a conversation with the servicer. If you have already missed a payment, treat the situation as urgent and seek both servicer and counseling assistance immediately. Do not pay an upfront fee to an unverified company that promises to stop foreclosure or guarantees a modification.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesContinue making the required payment under the current terms unless the servicer gives you different written instructions. A pending application or counseling appointment does not, by itself, change the amount due.
Use this reset timeline
When the notice arrives
- Mark the first due date at the new payment on your calendar.
- Save the complete notice and the envelope or electronic delivery record.
- Locate the signed note, adjustable-rate rider, and latest statement.
- Check whether the stated change is an ARM reset or another payment component.
During the next review
- Record the index, margin, adjustment interval, caps, floor, and payment-recalculation rules.
- Ask the servicer to explain any mismatch between the notice and the note.
- Build the budget using the estimated payment and likely escrow obligations.
- Request written loan alternatives if keeping the ARM is not comfortable.
Before the new payment is due
- Choose a path based on documented affordability, not an assumed refinance or sale.
- Submit complete information promptly to the servicer, lender, or HUD-approved counselor.
- Confirm in writing the amount and date of the first payment under any completed change.
- Reserve enough cash for taxes, insurance, maintenance, and ordinary emergencies.
Fine-print mistakes that create avoidable problems
- Using a market-rate website instead of the contract index: The loan’s named index and margin determine the contractual calculation.
- Looking only at the next payment: Periodic and lifetime caps describe future exposure, not just this reset.
- Confusing a rate cap with a payment cap: They can operate differently and may have different effects on the balance.
- Ignoring escrow: Taxes and insurance can rise even if the interest-rate adjustment is modest.
- Waiting for certainty: Applications, appraisals, approvals, and sales take time; preserve an affordable-payment plan while exploring alternatives.
- Relying on a phone estimate: Ask for written terms, costs, and payment figures before deciding.
- Assuming counseling changes the loan automatically: A counselor can help you prepare and understand options, but the servicer must approve any contractual change.
