What to Check Before Taking a Mortgage in Nigeria: Rates, Fees and Repayment Terms

Before signing a Nigerian mortgage, obtain a dated written offer and check the effective interest rate, whether it can change, every upfront and recurring charge, the monthly instalment, total repayment, tenor, default and early-settlement rules, eligibility requirements, property security and insurance. Compare offers on the same assumptions. A headline rate alone cannot tell you what the loan will cost.

The Central Bank of Nigeria (CBN) says customers are entitled to complete, relevant and truthful information, and that a bank must explain contractual terms and charges before an agreement. Use that right: ask for explanations in writing and keep the offer, repayment schedule and fee sheet with the signed contract. CBN consumer guidance

Start with a written, comparable offer

Ask each lender or mortgage loan originator for a formal offer that states the same loan amount, property value, deposit, repayment frequency and proposed term. The document should identify the lender, offer date, expiry date, conditions of approval and the assumptions used for every calculation. Do not compare a verbal quote from one provider with a final contract from another.

Comparison axis What to request or verify
Interest rate Annual rate, fixed or variable status, repricing dates or triggers, reference rate or margin, notice period and the effect of a change on instalments or tenor.
One-off charges Management or processing, valuation, legal, title-search, registration and other fees; amount, due date, recipient and whether refundable if the loan does not complete.
Recurring and external costs Insurance premiums, account or service charges, taxes, registration expenses and property-related costs. Establish what is included in the quoted amount and what you pay separately.
Repayment Monthly instalment, payment date and method, full amortisation schedule, total amount payable over the term and the consequence of a missed payment.
Flexibility Early settlement or partial-prepayment rules, notice requirements, any fee, grace period, restructuring process and restructuring charge.
Tenor and affordability Minimum and maximum term, age or years-of-service limits, income assessment, required equity contribution and whether the instalment remains affordable under a higher-rate scenario.
Property and title Acceptable title, legal search, approved plans, valuation, first legal mortgage or other security, and required hazard insurance.
Lender and route Regulatory licence, the identity of the contracting entity and, for NHF finance, FMBN accreditation of the originator.

Request a version number or date whenever a lender changes the offer. If a salesperson’s explanation conflicts with the contract, pause and obtain a corrected document before paying a non-refundable amount.

Understand what the interest-rate figure means

NHF and ordinary mortgage finance are different categories

The CBN’s published charge guide lists National Housing Fund (NHF) loans at 6% per annum and describes mortgage finance rates as negotiable. That guide is marked effective January 1, 2020, so the 6% figure is a published schedule from that edition, not proof that every NHF or private mortgage available in 2026 carries that rate. Check the live terms with the lender or the Federal Mortgage Bank of Nigeria (FMBN) before relying on it. CBN guide to charges

Fixed, variable and repricing language

“6%” or another percentage is incomplete without the rate type. A fixed rate normally remains unchanged for the period specified in the contract; a variable rate can move under defined conditions. Ask:

  • Is the rate fixed for the whole tenor, fixed only for an introductory period, or variable from day one?
  • What index, funding cost or internal formula controls a change?
  • How often can the lender reprice, and how much notice will you receive?
  • Does a higher rate increase the monthly payment, extend the tenor, or trigger a required lump-sum payment?
  • Is there a cap, floor or conversion option, and what fee applies?

Obtain an instalment schedule at the offered rate and, where the rate is variable, a second schedule showing a plausible increase. A lender should be able to explain the calculation in naira, not only as a percentage.

Identify every fee before committing

Use the CBN figures as dated reference points

The CBN guide effective January 1, 2020 lists a management fee for new lending of up to 1% of principal disbursed and a restructuring fee of up to 0.50% of the outstanding amount restructured. It also says charges for declined requests are not payable in those cases. These are limits and categories in that cited guide, not a complete or verified 2026 schedule. Ask the lender to state the current applicable amount and legal basis in the offer. CBN guide to charges

Separate lender fees from transaction costs

A mortgage can involve costs that do not appear in the interest rate. Require an itemised schedule showing who receives each payment and when it is due. Typical categories to investigate include:

  • Application, management or processing fees.
  • Property valuation and inspection.
  • Legal drafting, title search, perfection and registration of the mortgage.
  • Searches, planning or consent-related charges and other statutory payments applicable to the property and location.
  • Building, life or hazard insurance and the frequency of renewal.
  • Account, direct-debit or other servicing charges during the loan.

Ask whether a fee is calculated on the approved amount, the amount actually disbursed or the outstanding balance; whether taxes are added; and whether the fee is refundable if valuation, title or final approval fails. Never treat “all-in” as meaningful unless the schedule names each included and excluded cost.

Check repayment, total cost and affordability

Read the amortisation schedule

Request a month-by-month or periodic schedule showing opening balance, principal, interest, instalment, closing balance and payment date. Compare the total of all scheduled instalments plus mandatory fees with the amount you will receive. A lower monthly payment can simply mean a longer term and more interest overall.

Confirm whether instalments are equal (annuity), graduated, seasonal or subject to a balloon payment. FMBN’s service charter describes NHF repayment on an annuity basis. Because the charter’s current status and publication date were not established in the available material, ask FMBN or the originator to confirm the method in your current offer. FMBN service charter

Test the payment against your real budget

Use dependable take-home income, not an optimistic bonus or exchange-rate assumption. Include existing debt, school and medical costs, maintenance, utilities, insurance renewals and a reserve for irregular expenses. FMBN’s charter states that no more than one-third of applicant income should be committed to affordability and repayment; treat that as the charter’s stated benchmark and verify the current rule for your application. A lender’s approval is not proof that the payment is comfortable for your household.

Check tenor limits and the end date

FMBN’s service charter states an NHF tenor of up to 30 years, subject to the applicant’s birth age or years in service. That is not a universal term for every lender or borrower. Ask for the exact maturity date, the age or employment rule applied to you and what happens if employment ends, income falls or the loan is transferred.

NHF eligibility and application route

FMBN’s surfaced NHF conditions state that an applicant should be a Nigerian aged over 18, have contributed to the NHF for at least six months and demonstrate regular income. The conditions describe finance for residential purchase, building or renovation and require application through a duly licensed, FMBN-accredited mortgage loan originator. The PDF endpoint has not been reliably accessible and its current revision was not established, so confirm the latest criteria directly with FMBN or the accredited originator before paying fees. Ask the originator to show its licence and FMBN accreditation, explain the submission route and provide a document checklist. Keep evidence of NHF contributions, income records, identity documents, property documents, valuation instructions and every receipt. FMBN’s current product pages list NHF mortgage, home-renovation, rent-to-own, construction and diaspora offerings, as well as a mortgage calculator and product catalogue; those pages describe categories and tools, not guaranteed approval or a universal rate. FMBN products and tools

Verify the property and security package

For NHF finance, the surfaced conditions identify the property as collateral, require planning compliance and sufficient value, and require insurance against hazards. Confirm the same requirements in the current offer. A lender may require a first legal mortgage, assignment or another security instrument; the document should state exactly what will be registered and when it will be released.

  • Have an independent property professional or solicitor review the title, ownership chain, encumbrances and search results.
  • Confirm that planning approvals and the intended residential use satisfy the lender and relevant authority.
  • Check that the valuation reflects the property you are actually buying and state who pays for a repeat valuation if the transaction is delayed.
  • Read the insurance policy, insured risks, exclusions, beneficiary and renewal obligation. Ask what happens if a premium is missed.
  • Do not assume a developer’s promise replaces the lender’s title and valuation checks.

Read default, restructuring and early-repayment clauses

Missed payments

The contract should define when an instalment is late, the interest or fee applied, notice periods, credit-report consequences, enforcement steps and whether the lender can call the full balance due. Ask whether a temporary payment arrangement is available and what evidence is required. Do not wait for arrears to accumulate before contacting the lender.

Restructuring

Ask how a change to the term, payment date or repayment amount is approved, whether a new valuation or documents are needed and how the fee is calculated. The CBN guide’s cited figure is up to 0.50% of the outstanding amount restructured, but you must verify current applicability and the exact charge in your contract. CBN guide to charges

Early settlement and overpayments

Find out whether you can make extra principal payments, whether notice is required, how the payment is allocated and whether an early-settlement charge applies. Obtain a written redemption statement before selling, refinancing or paying off the loan; it should include principal, accrued interest, fees and the date through which the amount is valid. Confirm the process for releasing the mortgage and original title documents after full payment.

Special case: Nigerians applying from abroad

FMBN announced an NHF Diaspora Mortgage Loan on August 8, 2026. The announcement states a maximum of ₦100 million, 9% annual interest and a maximum 10-year repayment tenor, subject to eligibility, affordability and applicable requirements. These are terms of the announced diaspora product, not a promise for every applicant and not terms that should be applied to ordinary NHF or private mortgages. Obtain the current application rules, currency and income documentation requirements, exchange-rate treatment, power-of-attorney process and property restrictions in writing. Questions to put to the lender

  1. What is the annual interest rate today, and is it fixed, variable or temporary?
  2. What exact event permits repricing, and show me the payment at a higher rate.
  3. What is the monthly instalment, total repayment and final maturity date?
  4. Give me every fee, recipient, tax treatment, due date and refund rule in one schedule.
  5. Which costs are outside your quote, including valuation, legal, registration and insurance?
  6. What income, age, employment, deposit and NHF-contribution requirements apply to me?
  7. Which title, planning approvals, valuation and insurance documents are mandatory?
  8. What happens after one missed payment, several missed payments or loss of employment?
  9. Can I overpay or settle early, and what fee, notice and redemption process apply?
  10. How do I complain, and which escalation or review channel is available if the issue is not resolved?

Red flags before you sign

  • A rate is advertised without saying whether it can change or how the quoted payment was calculated.
  • The lender will not provide a dated offer, amortisation schedule or itemised fee sheet.
  • You are asked to pay a “declined application” charge without a clear contractual and regulatory basis.
  • Fees are described as percentages without identifying the base amount or whether taxes are included.
  • The intermediary cannot demonstrate its licence or, for NHF, FMBN accreditation.
  • The seller discourages an independent title search, valuation or legal review.
  • The payment only works if every bonus, overtime payment or exchange-rate assumption arrives as planned.
  • Default, early settlement, insurance renewal or release-of-title terms are missing or only verbal.

Keep a complete closing file

Before disbursement, assemble the signed offer, general terms, repayment schedule, fee schedule, valuation, title and planning documents, insurance certificate, direct-debit mandate, receipts and correspondence. Check that the amount and rate in the final contract match the approved offer. After each payment, retain statements and investigate unexplained fees promptly. The CBN consumer guidance provides the basis for demanding understandable explanations and describes complaint and review routes if a bank does not address an issue. CBN consumer guidance

A mortgage is ready to sign only when you can state, in naira, what you receive, what you pay upfront, the instalment and total repayment, how the rate can change, what happens if you fall behind, and how the property security and insurance end. If any answer depends on a verbal assurance, obtain a corrected written contract first.
