What to Check Before Refinancing a Mortgage With a Credit Union

By TheFinanceBase Team 9 min read

A credit union can be a good refinance lender, but its membership status does not guarantee the lowest rate or total cost. Compare its written Loan Estimate with offers from a bank and other lenders, using the same loan amount, term and structure. Check the interest rate, payment, points, credits, all closing costs, cash to close and break-even time. Also verify membership and underwriting rules, review your current mortgage for a prepayment penalty, and reconcile the final Closing Disclosure with the latest Loan Estimate before signing.

Why a credit union offer needs the same scrutiny as any other lender

Credit unions are member-owned financial institutions, but that structure does not establish that every credit union has cheaper mortgages. Pricing varies by institution, location, borrower, property, loan type and market conditions. The National Credit Union Administration (NCUA) tells consumers to obtain quotes from a credit union, a bank and other financial institutions so they can compare the rates and terms actually available to them.

Judge the offer as a complete loan rather than by an advertised rate or a lower monthly payment. A longer new term can reduce the payment while increasing the time you carry debt. Points, lender credits, mortgage insurance, escrow changes and financed closing costs can materially change the economics.

Record these current-loan facts

  • Unpaid principal balance and the date through which interest has been paid.
  • Interest rate, whether it is fixed or adjustable, and the next scheduled adjustment if applicable.
  • Remaining term, scheduled payoff date and current principal-and-interest payment.
  • Escrow balance and the portions of your payment allocated to taxes and insurance.
  • Mortgage insurance, if any, and the conditions for cancelling it.
  • Loan type and any special features, such as an interest-only period or balloon payment.
  • Any prepayment-penalty language in the note or other loan documents.

CFPB specifically advises checking for a prepayment penalty. If one applies, include it in the refinance cost comparison and ask whether it will be charged when the old loan is paid off.

Request comparable written offers

Ask every lender to prepare a Loan Estimate for the same proposed transaction. Keep the requested loan amount, term, loan type and rate-and-points strategy consistent; otherwise, differences can reflect different products rather than better pricing.

What to request from the credit union

  1. Ask whether you qualify for membership and for the specific mortgage refinance product. Membership rules are institution-specific; there is no universal credit-union standard.
  2. Provide the same borrower, income, property and existing-loan information you give competing lenders.
  3. Request the Loan Estimate and ask whether the quoted interest rate is locked. If it is locked, confirm the lock period, expiration consequences and any extension charge.
  4. Ask which assumptions could cause a revised estimate, including appraisal results, credit information, income verification, debt changes or a different loan amount.
  5. Obtain the lender’s written provider list and identify which settlement services you may shop for.

Multiple Loan Estimates let you understand alternatives and give you leverage to ask a preferred lender to match a more competitive structure. An estimate is not a guarantee of final pricing, so preserve each version and note when the rate was quoted or locked.

Comparison area What to record Why it affects the decision
Rate and structure Interest rate, fixed or adjustable design, rate-lock status, lock expiration, points and any rate-adjustment features The rate drives interest over time; points and lock terms can change both the upfront amount and the rate.
Term and payment New term, principal-and-interest payment, projected total payment, payoff date and remaining term on the old loan A lower payment may result from restarting a longer amortization and does not by itself prove savings.
Loan amount Principal borrowed, old-loan payoff, cash-out amount if any and costs financed into the balance Financing costs increases debt and interest even when little cash is due at closing.
Upfront costs Lender fees, underwriting, appraisal, title, recording, transfer taxes, prepaid interest, escrow funding and points These are real refinance costs whether paid from savings or included in the new loan.
Credits Lender credits and the fees they cover A credit can reduce cash due but may be associated with a higher rate or larger balance.
Mortgage insurance and escrow New insurance requirement or premium, escrow deposit and projected tax-and-insurance payment Changes outside principal and interest can make the monthly payment differ substantially from the headline quote.
Cash to close Exact amount required, including credits, deposits, refunds and the old escrow treatment It determines the immediate cash commitment and helps expose costs omitted from a verbal quote.
Eligibility and process Membership, occupancy, property, appraisal, documentation, servicing and closing requirements Requirements differ among credit unions and can affect approval timing and feasibility.

CFPB’s Loan Estimate includes sections for the loan amount, rate, projected payments, loan costs, other costs and cash to close. Review those fields on every offer, not just the first page.

Understand points, credits and “no-cost” refinancing

Points are upfront charges paid to obtain a lower interest rate. Compare the cost of the points with the interest savings during the period you expect to keep the loan. A credit is the reverse trade-off: the lender contributes toward closing costs, often in exchange for a higher rate.

A “no-cost” refinance does not mean the transaction has no economic cost. CFPB explains that the lender may fund a credit by increasing the loan amount, charging a higher rate or both. Ask the credit union to show, in writing, which fees are covered and how the credit changes the rate and balance. Compare that structure with a version that has lower pricing but more cash due at closing.

Separate recurring and one-time amounts

  • One-time costs: lender charges, appraisal, title and recording charges, points, prepaid interest and the initial escrow deposit.
  • Recurring costs: principal, interest, mortgage insurance, property taxes and homeowners insurance.
  • Balance effects: any fee, payoff amount or cash-out amount added to the new principal.

Ask whether the old escrow balance will be refunded separately or applied at payoff. Treat that refund as a timing item, not as a reduction in the refinance price, unless the documents clearly apply it to closing.

Calculate your personal break-even point

Break-even is the time required for the refinance savings to recover the net costs. A simple estimate is:

Break-even months = net refinance costs ÷ realistic monthly savings

Use net costs that are actually caused by the refinance. Include lender and settlement charges, points, prepayment penalties and other required costs. Exclude amounts that would have been paid anyway, while treating prepaid interest and escrow deposits carefully because they affect cash timing rather than always representing a permanent cost.

What’s actually slowing this PC down?

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For an illustration, if eligible refinance costs are $6,000 and the new principal-and-interest payment is $250 lower, the simple break-even is 24 months. That is an example of the method, not a typical cost or promised saving. If you expect to sell, pay off the loan or refinance again before 24 months, the projected savings may not cover the costs.

CFPB’s Your home loan toolkit, published in 2017, describes roughly two years as a common break-even rule of thumb. It is guidance, not a universal cutoff. Use your actual offers and expected time in the home. NCUA similarly warns that fees can make refinancing unattractive when a borrower expects to move soon.

Test more than one holding period

  • Calculate savings at the date you expect to move or sell.
  • Calculate savings if you keep the loan for five years or another realistic period.
  • Include the effect of a new amortization schedule: compare principal reduction as well as payment.
  • Run a separate case if you might refinance again when rates change.

A loan with a slightly higher payment can be better if it has materially lower costs and reduces principal faster. Conversely, a lower rate can be poor value when points and other charges take many years to recover.

Check credit-union eligibility and underwriting before committing

Ask the specific institution about its membership field, geographic or employer connection, minimum loan amount, property types, occupancy rules and available refinance programs. Confirm whether it lends on your property type and location and whether it services the loan after closing or transfers servicing.

Questions about approval requirements

  • What credit, debt-to-income, income-history and reserve documentation is required?
  • Is a new appraisal required, and who selects the appraiser?
  • What happens if the appraised value is lower than expected?
  • Which income, employment or asset changes must be reported before closing?
  • How long do underwriting and closing normally take under the quoted lock?
  • Are there special requirements for self-employment, investment property or a co-borrower?

Your credit profile, home value and loan-to-value ratio can change the rate, mortgage-insurance requirement and approval terms. Do not assume a prequalification is a final approval.

Follow a practical timeline

Before submitting applications

  1. Gather the current-loan documents and calculate the balance, rate, remaining term and payment.
  2. Check the note for a prepayment penalty and ask the current servicer for a payoff statement when appropriate.
  3. Set a target loan amount and term. Decide whether you want to reduce payment, shorten the term, remove mortgage insurance, access equity or change from an adjustable rate to a fixed rate.
  4. Request comparable Loan Estimates from the credit union, a bank and at least one other financial institution.

While comparing offers

  1. Confirm that every estimate uses the same loan amount, term, occupancy and product type.
  2. Compare the rate, points, lender credits, projected payment, loan costs, other costs and cash to close.
  3. Ask for a written explanation of every credit and every fee that differs between offers.
  4. Use the provider list to identify shoppable Section C services. CFPB says these services may be shopped, subject to the lender accepting the provider.
  5. Calculate break-even using realistic savings and your expected time in the home.
  6. Ask how mortgage insurance, escrow, taxes, insurance and the payoff date will change.

After choosing the lender

  1. Confirm the rate lock in writing, including expiration and extension terms.
  2. Respond promptly to documentation requests and avoid taking on new debt or changing jobs without discussing the effect with the lender.
  3. Review every revised Loan Estimate. CFPB says legitimate changes in loan details, credit information, income verification or rate locking can alter an estimate.

Audit the Closing Disclosure before signing

You generally receive a Closing Disclosure before closing. Compare it with the latest Loan Estimate, not an earlier draft.

Verify these items

  • Final loan amount, interest rate, product type and term.
  • Principal-and-interest payment and the complete projected payment, including mortgage insurance and escrow.
  • Points, lender credits, lender fees, title and settlement charges, taxes, prepaid interest and escrow deposits.
  • Payoff of the old mortgage, cash to close and any cash you receive.
  • Names of borrowers, property address and whether the rate is locked.

Ask the lender or settlement agent about unfamiliar fees, changed amounts or missing credits immediately. If the explanation is not clear, request a corrected document before signing. Read the promissory note and mortgage or security instrument as well; those documents contain the legal repayment and foreclosure obligations.

Warning signs that an offer needs more explanation

  • The lender emphasizes only the monthly payment and will not provide a complete Loan Estimate.
  • A “no-cost” label appears without showing the higher rate or increased balance.
  • The rate is described as available today but is not locked and has no stated expiration.
  • One estimate uses a different term, loan amount or loan type than the competing estimate.
  • Credits or fees change between versions without a written reason.
  • The credit union pressures you to waive review time or sign before you understand the Closing Disclosure.
  • The break-even date is later than your realistic move, sale or refinancing date.

Use a decision rule that matches your goal

Choose the offer that best serves your stated objective after accounting for total costs and timing. If your goal is lower payment, compare the complete payment and break-even rather than payment alone. If your goal is faster equity growth, compare principal reduction and term. If your goal is predictable payments, evaluate fixed-versus-adjustable features and rate-adjustment risk. If your goal is cash access, include the larger balance and the interest cost of the cash-out amount.

A credit union belongs in the comparison set, not in a separate category that receives an automatic preference. The strongest offer is the one whose documented costs, payment, risk and eligibility fit your finances for the period you realistically expect to keep it.
