What to Check Before Buying Invesco Mortgage Capital (NYSE: IVR) Stock

Before buying Invesco Mortgage Capital (NYSE: IVR), read its latest SEC filing and company update, then test five things: what the portfolio owns, how it is financed, whether book value is holding up, whether dividends are covered, and how rates, mortgage spreads and liquidity could change the result. IVR is a mortgage REIT, not a landlord that owns apartment buildings or shopping centers. It uses leverage and short-term financing to invest mainly in Agency mortgage securities, so a large indicated dividend can coexist with falling book value, financing stress or future payout reductions.

The latest company update available for this review, dated September 15, 2026, reports preliminary, unaudited estimates as of August 31, 2026. Use those figures as a dated snapshot, not as a substitute for audited or quarterly GAAP statements, and recheck the issuer’s newest release before trading.

Start with the latest, dated company information

Use the September 15, 2026 dividend and August financial update for the most recent monthly estimates, the Form 10-Q for the quarter ended June 30, 2026 for quarterly detail, and the 2025 Form 10-K for the business description, annual risks, tax discussion and full-year statements.

Monthly figures are management-prepared estimates. Invesco Mortgage Capital says its auditors did not audit, review, examine, compile or apply agreed-upon procedures to them; they can change during the closing process. Keep the date and the word “estimated” next to every monthly number you use.

August 31, 2026 preliminary snapshot

Measure Company-reported figure How to read it
September 2026 common dividend $0.12 per share Declared September 15, 2026; payable October 15, 2026 to holders of record September 28; ex-dividend date September 28. A declaration does not guarantee future payments.
Total investment portfolio, including TBAs $8.3 billion Estimated month-end portfolio size; TBA positions are forward-settlement exposures.
Unrestricted cash and unencumbered investments $534.7 million Liquidity that is not pledged as collateral, as reported by the company.
Total repurchase-agreement borrowings $6.9 billion Secured funding outstanding at month-end; refinancing and collateral conditions matter.
Estimated book value $7.74 per common share Preliminary, unaudited estimate as of August 31, 2026, not a live share-price quote.
Debt-to-equity 6.8x Company-reported measure as of August 31, 2026.
Economic debt-to-equity 7.5x Non-GAAP measure that includes TBA exposure.
Agency RMBS and Agency CMBS 91.8% of portfolio excluding TBAs Agency allocation reported for the portfolio presentation used in the release.
TBA exposure 8.2% of portfolio including TBAs Forward positions can make economic exposure differ from GAAP balance-sheet presentation.
Weighted-average remaining repo maturity 16 days Short funding tenor makes rollover and liquidity monitoring important.

Do not combine percentages or leverage measures from different dates. Compare like-for-like month-end or quarter-end data and identify whether a number is GAAP, non-GAAP or an estimate.

Understand what IVR owns—and what “Agency” does not mean

According to the company’s investor overview, Invesco Mortgage Capital invests primarily in Agency residential mortgage-backed securities (RMBS) and Agency commercial mortgage-backed securities (CMBS). Agency assets are issued or guaranteed through programs associated with Ginnie Mae, Fannie Mae and Freddie Mac, with implicit or explicit U.S. government backing for specified payment obligations.

This is a securities and financing business. Returns come from mortgage-coupon income, the cost of borrowing, hedging results, changes in security prices and the effect of leverage. It is not the same economic model as an equity REIT that collects rent from properties.

Read the portfolio table, not just the headline allocation

  • Identify the split between Agency RMBS, Agency CMBS and TBA positions.
  • Review coupon concentrations, maturities or expected lives, and any “other” exposures listed in the filing.
  • Check whether the portfolio table includes TBAs and whether the same positions appear differently under GAAP accounting.
  • Look for changes from the prior quarter, not merely the current percentage.

Agency backing can reduce specified credit-loss exposure on eligible securities, but it does not insure IVR common stock, preserve the company’s book value, guarantee its dividend or prevent market-price losses when rates and mortgage spreads move.

Measure leverage and the funding rollover risk

Repo borrowing lets IVR control a large mortgage portfolio with less common equity. That leverage magnifies gains and losses. In the August estimate, $6.9 billion of repurchase-agreement borrowings supported a portfolio reported at $8.3 billion including TBAs, with debt-to-equity of 6.8x and economic debt-to-equity of 7.5x.

Questions to answer in the 10-Q

  • How much repo debt is outstanding, and what are its interest rates or average borrowing costs?
  • Who are the financing counterparties, and is funding concentrated?
  • What is the maturity schedule? The August update’s 16-day weighted-average remaining maturity illustrates how quickly funding may need to be renewed.
  • How much unrestricted cash and unencumbered collateral is available?
  • What collateral, margin-call and haircut provisions apply if security values fall?

Even when the underlying securities have Agency backing, a repo lender can require additional collateral or decline to roll financing. A liquidity squeeze can force asset sales at unfavorable prices and shrink book value. Compare leverage and liquidity with prior quarters and with other mortgage REITs on the same date.

Track book value per common share and dilution

Book value is a central yardstick for a mortgage REIT because changes in mortgage-security prices, derivatives and financing flow through equity. The August 31, 2026 estimate was $7.74 per common share. It is preliminary and unaudited; the June 30 quarterly filing provides the appropriate GAAP quarter-end comparison.

Build a clean trend

  1. Record audited or quarterly GAAP book value per common share from each 10-Q or 10-K.
  2. Add dated monthly estimates separately, labeling them as estimates rather than blending them into the GAAP series.
  3. Calculate the change in book value per share between matching dates.
  4. Read the share-count reconciliation for common shares issued, repurchased or sold through an ATM program.
  5. Check whether an issuance price was above or below contemporaneous book value; issuing below book value can dilute existing holders.

The 2026 second-quarter 10-Q reports share-count and equity details. Check later filings for activity after June 30, 2026. Do not treat a rising dividend as compensation for a persistent decline in per-share book value without measuring the total return.

Test whether the dividend is durable

The September 2026 declaration was $0.12 per common share, with the payment and record dates stated in the company release. The correct question is not simply “What is the yield?” It is whether earnings and financing conditions can support distributions over time.

Use more than one coverage measure

  • Compare dividends with earnings available for distribution or the closest recurring-income measure reported by the company.
  • Review net interest income after repo costs, hedging results and operating expenses.
  • Compare the dividend with changes in book value over several quarters; repeated book-value erosion can signal that the apparent income is not translating into durable equity value.
  • Check the history of declared dividends in issuer releases rather than annualizing one payment indefinitely.
  • Read the filing’s discussion of the company’s ability or intention to pay dividends and its REIT distribution requirements.

Mortgage REIT dividends can change when funding costs, asset yields, hedge results or leverage change. The September declaration confirms only that particular payment decision; it is not a promise of a continuing rate.

Analyze rates, spreads, prepayments and hedges

Read the market-risk section of the June 30, 2026 10-Q and the derivatives discussion in the 2025 10-K. The filing’s sensitivity tables and management commentary show how modeled rate or spread moves affect the portfolio, but they are scenarios rather than forecasts.

Interest-rate exposure

Higher short-term rates can raise repo costs faster than mortgage coupons reset, compressing net interest margins. A rapid rise in longer-term rates can also reduce the market value of fixed-rate MBS and book value. Falling rates may support security prices but can accelerate prepayments, forcing reinvestment at lower yields.

Mortgage spreads and basis risk

Mortgage spreads can widen relative to Treasuries even when the policy-rate outlook is favorable. A hedge may protect one rate exposure while failing to offset the mortgage basis, convexity or prepayment behavior of the assets. Ask which risks the hedge is designed to reduce and which remain.

Prepayment and extension risk

When borrowers refinance, higher-coupon assets can pay off sooner than expected. When refinancing slows, assets can extend and remain exposed to rising rates for longer. Review the portfolio’s stated assumptions and the sensitivity discussion rather than assuming a simple inverse relationship between rates and returns.

Compare market price with book value on the same date

To assess valuation, take a date-stamped market price and divide it by book value per common share from that same date. The August estimate of $7.74 is useful only with a market price observed on or near August 31, 2026; prices change continuously and the estimate can be revised.

A discount to book value may reflect expected dilution, leverage, funding risk, weaker future earnings or uncertainty about asset values. A premium may imply confidence in management, funding access or future returns, but it also raises the price investors pay for each dollar of estimated equity. Price-to-book is a starting point, not a buy signal.

Compare IVR with the right alternatives

Comparison What to examine
Mortgage REIT versus equity REIT Mortgage securities and financing versus property ownership and rent; leverage, rate sensitivity, credit exposure and income source differ.
Agency mREIT versus credit or non-Agency mREIT Agency payment backing versus greater borrower and property credit risk; compare spreads, prepayments, funding and hedge strategy.
IVR versus another mortgage REIT Book-value trend, leverage, repo maturities, liquidity, portfolio mix, dividend history, fees, disclosures and stated risks.
IVR common versus Series C preferred The 2026 10-Q lists common IVR and Series C preferred under IVR PrC. Compare dividend terms, priority, call or redemption provisions, rate provisions and price behavior; they are not interchangeable securities.
Dividend yield versus total return Combine cash distributions with share-price and book-value changes over matching periods.

No category is universally superior. The appropriate comparison depends on whether you prioritize income stability, interest-rate exposure, credit risk, liquidity or capital preservation.

Check REIT qualification and tax treatment

The 2025 10-K explains the company’s REIT qualification and tax considerations. Read that section before assuming that an IVR distribution receives the same treatment as a qualified dividend from an ordinary corporation. The tax character of distributions can vary, and personal outcomes depend on account type, jurisdiction and individual circumstances. Consult a qualified tax professional for advice about your situation.

A practical pre-purchase workflow

  1. Open the newest 10-Q and 10-K. Confirm the reporting dates, GAAP equity, common share count, repo balance, derivatives and risk disclosures.
  2. Open the newest monthly release. Record the dividend, estimated book value, portfolio size, liquidity, leverage and repo maturity, each with its date and preliminary status.
  3. Map the portfolio. Note Agency RMBS, Agency CMBS, TBAs, coupons and any non-Agency or other exposure.
  4. Stress funding. Ask what happens if repo haircuts rise, counterparties stop rolling short-term debt or collateral values fall.
  5. Build a book-value series. Separate audited quarter-end values from unaudited monthly estimates and investigate large moves.
  6. Check dividend coverage. Compare recurring earnings, distributions and book-value changes across several periods.
  7. Read the sensitivity tables. Record the stated effects of rate and spread shocks and identify risks the hedges do not cover.
  8. Calculate valuation. Use a same-date market price and book value, then evaluate expected total return rather than yield alone.
  9. Compare alternatives. Use the same dates and definitions for leverage, liquidity, book value, dividends and portfolio mix.
  10. Set a review trigger. Revisit the thesis after each 10-Q, material financing change, equity issuance, dividend change or sharp rate-and-spread move.

Risks that can invalidate an attractive-looking purchase

  • Leverage amplification: small asset-price or spread moves can produce larger changes in common equity.
  • Repo rollover: short maturities expose the company to changing haircuts, rates and counterparty availability.
  • Liquidity pressure: margin calls or unencumbered-cash needs can force sales when markets are stressed.
  • Basis and hedge mismatch: derivatives may not offset mortgage spreads, convexity or prepayments.
  • Dividend reduction: the board can change distributions as earnings, capital or REIT requirements change.
  • Book-value volatility: security prices and derivative marks can move even when scheduled principal payments remain backed.
  • Security-class differences: common and preferred shares have different priority, terms and price behavior.
  • Forecast uncertainty: forward-looking statements in SEC filings describe risks and possibilities, not assured outcomes.

When the evidence supports waiting

Waiting can be rational if the latest book value is only preliminary, the market price is being compared with a stale figure, leverage or repo maturities have changed sharply, dividend coverage is unclear, or a new equity issuance could alter per-share economics. A high indicated yield is not a reason to skip those checks.

Bottom line for a prospective IVR buyer

Buy only after you can explain IVR’s portfolio, funding rollover, leverage, book-value trend, dividend coverage, hedge limitations and price-to-book valuation using dates from the same reporting period. The August 31, 2026 snapshot—$8.3 billion of investments including TBAs, $6.9 billion of repo borrowings, $534.7 million of unrestricted cash and unencumbered investments, estimated book value of $7.74 and 6.8x debt-to-equity—shows why the stock must be analyzed as a leveraged mortgage-securities business. Agency backing supports specified security obligations; it does not make IVR common stock risk-free or guarantee its dividend.
