What to Ask a Mortgage Lender Before Choosing a Loan

By TheFinanceBase Team 9 min read

Ask every lender for a written Loan Estimate using identical assumptions, then compare the complete offer—not just the advertised interest rate. Request the same loan amount, purpose, program, term and down payment from at least three lenders. On each estimate, check the rate, APR, points, lender charges, projected payment, cash to close, rate-lock terms and any feature that could raise your balance or payment.

This U.S.-focused checklist helps you turn lender conversations into comparable offers. It is educational guidance, not a personalized loan recommendation.

Prepare one set of assumptions for every lender

A comparison is meaningful only when lenders price the same transaction. Before requesting quotes, write down the assumptions you want each lender to use:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Loan amount and the property’s purchase or refinance purpose
  • Loan type and program
  • Repayment term
  • Down payment amount or percentage

Give every lender the same information and ask for a written Loan Estimate. CFPB guidance recommends requesting offers from at least three mortgage lenders. Mortgage credit checks made within a 45-day window are generally recorded as a single inquiry on your credit report, so you can shop multiple offers without treating each check as a separate inquiry.

Do not compare a verbal quote for one set of assumptions with a Loan Estimate based on another. A lower rate may simply reflect a larger down payment, a shorter term, discount points or a different loan program.

Questions about the loan being quoted

1. “What exact loan are you quoting?”

Ask the lender to state the loan amount, purpose, product, loan type, term and down payment on the written estimate. Confirm whether the quote is for a fixed-rate mortgage or an adjustable-rate mortgage (ARM), and identify any government or conventional program involved. If you are comparing offers from different programs, label them separately rather than treating them as interchangeable.

Ask whether the quoted amount assumes mortgage insurance, a particular property type or occupancy, or other conditions. The goal is not to force every lender into the same product; it is to know when a difference in price comes from a difference in the loan itself.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

2. “What are the interest rate and APR?”

The note rate determines the interest charged under the loan terms. The annual percentage rate (APR) is a broader cost measure that generally incorporates the interest rate plus certain charges, such as points and broker fees. Ask for both figures and for the assumptions used to calculate the APR.

APR is useful for comparing similar loans, but it is not a complete forecast of every cost you may incur. For an ARM, the APR does not show the maximum rate the loan could reach. Compare the ARM’s adjustment rules and caps separately, and do not automatically choose the offer with the lowest advertised rate or APR.

3. “How many points and lender fees are included?”

Ask whether the quote includes discount points, origination charges, underwriting or processing fees, lender credits, and broker compensation. A point is an upfront charge tied to the loan amount that may reduce the interest rate. Request a no-points version as well as the points option, showing how much you pay upfront for the lower rate.

Compare origination charges as a total. Lenders can itemize similar work under different names, so comparing one line item in isolation can hide a higher overall charge. Ask what each fee pays for and whether it is refundable if the loan does not close.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Questions about your monthly payment and money due at closing

4. “What will my total monthly payment include?”

Use the Loan Estimate’s projected-payment section to separate principal and interest from other housing costs. Ask the lender to identify:

  • Principal and interest
  • Estimated property taxes
  • Homeowners insurance
  • Assessments, if applicable
  • Mortgage insurance, when required
  • The estimated total monthly payment

Ask which expenses will be placed in an escrow account and which you must pay yourself. A payment that looks low because taxes or insurance are not escrowed is not necessarily cheaper; those bills still have to be paid when due.

5. “How much cash will I need at closing?”

Ask for estimated closing costs and estimated cash to close, not just the down payment. Have the lender explain prepaid interest, initial escrow deposits, recording or government charges, and any lender credits. Keep the estimate with the assumptions that produced it so you can identify what changed later.

When the Closing Disclosure arrives, compare its cash-to-close figure and fee totals with the Loan Estimate. If a cost is materially different, ask the lender to explain the change before signing.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Questions about fixed-rate and adjustable-rate loans

6. “Is this rate fixed for the entire term?”

With a fixed-rate loan, the contract’s interest rate does not adjust during the term. Confirm that the quoted payment and rate apply for the full term and ask whether any separate escrow items could still change as taxes or insurance change.

7. “If this is an ARM, exactly how can the rate and payment change?”

Ask the lender to put the adjustment mechanics in writing:

  • When the first adjustment can occur
  • How often later adjustments can occur
  • Which index and margin determine the new rate
  • The interest-rate caps that limit each adjustment and the total increase allowed by the contract
  • How a rate change affects principal-and-interest payment
  • The highest monthly payment the contract permits

Ask whether a fall in market rates could lower your rate as well as whether rates can rise. Do not rely on a starting payment or an ARM APR alone; evaluate the payment you could afford if the loan reaches its contractual maximum.

Questions about the rate lock

8. “Is my rate locked, and until when?”

A quoted rate is not necessarily locked. Ask whether the rate is currently locked, the lock’s expiration date, the cost of the lock, and whether different lock periods are available. CFPB guidance notes that typical lock periods are 30, 45 or 60 days, sometimes longer, but the period and price are lender-specific.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask what happens if closing is delayed. Find out the extension cost, whether an extension is guaranteed, and whether an alternate lock period would be cheaper. The Consumer Financial Protection Bureau warns that “A rate lock may lock you out of a lower interest rate if rates fall after you get your loan offer.” Ask whether the lender offers a float-down or other repricing option and what conditions apply before assuming one exists.

9. “What changes could void or alter the lock?”

Ask the lender to list changes that could require re-pricing, such as a different loan amount, a change in credit or income documentation, or an appraisal result that changes the transaction. Confirm whether the lock covers the entire loan or only the interest rate, and request the answer in writing.

Questions that expose costly loan features

10. “Can the balance, rate or payment increase after closing?”

Ask directly whether the principal balance, interest rate or monthly principal-and-interest payment can rise. A feature that lowers the initial payment may create later payment risk. Request an amortization example showing the balance and payment at each possible change point.

11. “Is there a balloon payment?”

A balloon provision can require a large lump-sum payoff before the scheduled end of the loan. Ask whether one exists, when it would be due and the amount or calculation method stated in the contract. If you do not want that risk, request a comparable offer without the balloon feature.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

12. “Is there a prepayment penalty?”

Ask whether paying off the loan early, refinancing, selling the property or making a large extra principal payment triggers a fee. Request the exact events, dollar calculation and time period covered. If the answer is yes, ask for a version without the penalty and compare the full pricing again.

Questions about services and fees you can shop for

13. “Which settlement services may I choose separately?”

Some closing services are selected by the lender; others may be shoppable. Ask the lender to identify each category and provide the permitted providers or service estimates. Compare the lender-selected estimates with other offers on the same assumptions. A lower lender fee can be offset by a higher settlement-service charge, so review the total cost.

14. “Why did a cost change on the Closing Disclosure?”

When you receive the Closing Disclosure, match it against the Loan Estimate line by line. Ask for an explanation of any changed lender charge, credit, prepaid item or service estimate, and ask whether the change reflects a new fact about the transaction or a pricing adjustment. Resolve discrepancies before closing rather than assuming they are administrative differences.

Questions about the application and Loan Estimate timeline

15. “What information do you need from me?”

For a Loan Estimate, the CFPB identifies six pieces of information that trigger the lender’s delivery obligation:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Your name
  2. Your income
  3. Your Social Security number, so the lender can obtain a credit report
  4. The property’s address
  5. An estimate of the property’s value
  6. The desired loan amount

The lender must provide the Loan Estimate within three business days of receiving an application. The CFPB states: “The lender must provide you a Loan Estimate within three business days of receiving your application.” Ask when the application is considered received and how the lender will deliver the estimate.

16. “What does this Loan Estimate mean—and what does it not mean?”

A Loan Estimate is an estimate of terms and costs, not a final approval or denial. Receiving one does not commit you to that lender. Continue comparing written offers, satisfy the lender’s underwriting requirements, and check the final Closing Disclosure for material changes.

How to compare Loan Estimates side by side

Use a single worksheet or spreadsheet and enter figures from the same sections of each estimate. Keep the documents together with the date, lock status and assumptions used.

Comparison area What to record Question it answers
Loan Terms Loan amount, term, rate type, interest rate, rate-lock status and prepayment penalty Are these genuinely comparable loans, and are the core terms acceptable?
Projected Payments Principal and interest, mortgage insurance, estimated escrow items and total monthly payment What payment is expected now, and which parts could change?
Costs at Closing Origination charges, points, lender credits, other closing costs, prepaids and estimated cash to close How much money is required upfront?
Comparisons APR, total interest percentage and other disclosure figures shown on the estimate How does the broader disclosed cost compare over the stated assumptions?
Loan features ARM adjustment rules and caps, balloon payment, balance or payment increases, and early-payoff charges What risks could appear after closing?
Services Lender-selected versus shoppable settlement services and their estimates Where can you obtain another quote or provider?

Then evaluate the offer over the period you realistically expect to keep the loan. A lower rate that requires substantial points may not be cheaper if you sell or refinance before recovering the upfront cost. Conversely, a higher rate with lender credits may reduce upfront cash but increase interest over time. Compare the whole offer rather than optimizing one line.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask for a better offer—without losing the savings elsewhere

Once you have comparable written estimates, ask each lender whether it can improve the rate, reduce or waive a fee, lower points, or increase a lender credit. Refer to the specific written terms and give the lender a chance to respond.

After any revision, recheck every section of the estimate. A reduction in one charge may be offset by a higher rate, additional points, a smaller credit or a different service estimate. Keep the original and revised versions so you can see the net change.

A practical shopping sequence

  1. Set the baseline. Decide the loan amount, purpose, program, term and down payment you want quoted.
  2. Contact at least three lenders. Provide identical information and ask each for a written Loan Estimate.
  3. Verify timing. Confirm when each application was received and when the three-business-day estimate deadline falls.
  4. Check the terms first. Confirm loan type, rate type, term, lock status, adjustment rules and risky features.
  5. Check the money next. Compare APR, points, total origination charges, projected payment and cash to close.
  6. Review services. Identify shoppable settlement services and compare estimates.
  7. Negotiate the complete offer. Ask for a revision, then verify that savings were not shifted to another charge.
  8. Reconcile the final disclosure. Compare the Closing Disclosure with the selected Loan Estimate and resolve material changes before signing.

Common mistakes to avoid

  • Choosing the lowest headline rate. The rate may require points or a different loan structure.
  • Choosing the lowest APR automatically. APR is broader than the note rate but does not capture every possible future cost, and an ARM APR does not show the maximum rate.
  • Ignoring the lock expiration. A delayed closing can create extension charges or expose you to a new rate.
  • Comparing payments without escrow context. Taxes, insurance and assessments may be excluded from a quoted payment or paid separately.
  • Overlooking early-payoff and balloon terms. These provisions can affect a sale, refinance or large principal payment.
  • Treating the Loan Estimate as final approval. Underwriting and final disclosures can still change the transaction.
  • Accepting unexplained changes. Ask the lender to account for every material difference between the estimate and Closing Disclosure.
