Before you apply, a mortgage broker should explain which loan options they can actually place, how they and the lender are paid, the rate and payment assumptions, every known fee and its timing, rate-lock conditions, and the risks of the proposed loan. You should then compare equivalent Loan Estimates from several lenders. A Loan Estimate is a shopping document—not an approval and not a commitment to close.
Start with the broker’s role, lender access and compensation
Broker versus loan officer
A mortgage broker usually shops applications among multiple lenders, while a loan officer generally works for one lender. That difference can affect which products and pricing you see, but it does not automatically make a broker’s recommendation better. Ask the broker to describe their role in your transaction and the point at which the lender—not the broker—will underwrite and decide your application.

Ask which lenders and products are available
There is no rule that every broker can access every lender or loan program. Request the broker’s actual lender panel for your situation and ask whether any important categories are unavailable. The useful question is not “Do you shop the whole market?” but “Which lenders can you submit my application to, and which common options can you not offer?” Verify that the broker is licensed where you are buying; licensing requirements are state-specific.
Understand who pays the broker
Ask whether compensation comes from you, the lender, or both; whether it is a percentage of the loan or a stated dollar amount; and where it appears on the Loan Estimate. Federal law prohibits compensation from varying based on the mortgage’s terms. That protection does not guarantee that a recommendation is the cheapest or best fit, so compare the complete offers rather than relying on the compensation rule alone.

Know what a Loan Estimate does—and does not—tell you
The document and its deadline
For most covered mortgages, the lender generally must deliver a Loan Estimate within three business days after receiving an application. It lists the terms the lender expects to offer, including an estimated interest rate, projected payment and closing costs. The form gives you a standardized way to compare lenders before you spend money on most loan-specific services.
The Consumer Financial Protection Bureau states: “When you receive a Loan Estimate, the lender has not yet approved or denied your loan application.” Receiving the form does not accept the loan, reserve a property, or commit you to that lender. Approval or denial comes later after the lender verifies your information.
The six pieces of information that trigger an estimate
For a covered application, the lender cannot require a full document package before issuing the Loan Estimate. These six items are generally enough to trigger the delivery requirement:
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitches- Your name
- Your income
- Your Social Security number, so the lender can obtain a credit report
- The property address
- An estimate of the property’s value
- The loan amount you want
Additional pay stubs, tax returns, bank statements and other records can make the estimate more accurate, but they are not prerequisites to receiving it. If a broker says you must first pay an application fee or provide an extensive file before the lender will issue the form, ask which rule or transaction exception applies.

Get a precise explanation of fees and when they are due
Before the Loan Estimate
Before issuing the Loan Estimate, the lender may generally collect only a reasonable fee for obtaining your credit report. It cannot require payment for an appraisal, application processing or other services at this stage. Ask the broker to identify the credit-report charge, its amount and the company receiving it.
After you indicate intent to proceed
Once you tell a particular lender that you intend to proceed with that application, the lender may charge other fees, such as an application or appraisal fee. Before authorizing the charge, ask what service it covers, when the service will occur, whether the fee is refundable, and whether it will be credited toward closing costs. Keep a written record of the date you expressed intent and the fees you authorized.
Separate lender charges from other closing costs
Your broker should walk through lender or broker origination charges, points, government charges, title and settlement services, prepaid items, and the total cash needed to close. A low headline rate can require points; a low lender fee can be offset by higher third-party charges. Ask for the dollar amount and timing of each item rather than accepting “typical closing costs” as a single estimate.
Compare offers on equal assumptions
Request Loan Estimates from at least three lenders, as the CFPB recommends. Give each lender the same loan purpose, purchase price or estimated value, down payment, loan amount, product, term and desired lock period. Otherwise, one offer can look cheaper simply because it assumes a smaller loan, a shorter term or an unlocked rate.

| Comparison point | What to examine | Question for the broker or lender |
|---|---|---|
| Interest rate and APR | The note rate and the annual percentage rate, which incorporates certain loan costs | What assumptions produce each figure, and how long is the pricing valid? |
| Points and origination charges | Up-front points plus lender and broker fees | Is the lower rate worth the points for the period I expect to keep the loan? |
| Other closing costs | Third-party services, taxes, insurance and total cash to close | Which amounts are lender-controlled, and which may change with the property or provider? |
| Monthly payment | Principal and interest plus estimated mortgage insurance, taxes and homeowners insurance | Which components are included, and can any part increase? |
| Loan structure | Fixed or adjustable rate, term and repayment method | What event can change the payment, and when? |
| Rate lock | Lock length, expiration, extension cost and conditions | What happens if underwriting or closing runs past the lock date? |
| Broker access and pay | Lenders the broker can use and compensation source | Are any lenders or products excluded, and who pays you? |
Account for mortgage-credit inquiries
CFPB mortgage-shopping guidance says multiple mortgage credit checks within a 45-day window are recorded as a single inquiry. Treat that as CFPB guidance, not a universal promise for every scoring model or circumstance, and keep your applications concentrated in the same shopping period. Ask each lender when it will pull credit and avoid authorizing unrelated credit applications while you compare.
Make the rate and payment structure explicit
Fixed-rate loans
With a fixed-rate loan, the contractual interest rate does not change during the agreed term. Your total payment can still change if escrowed property taxes or homeowners insurance change, or if mortgage insurance later ends under the loan’s rules. Have the broker separate principal and interest from these other components on the estimate.
Adjustable-rate loans
An adjustable-rate mortgage can change after an initial period. Ask for the index, margin, first adjustment date, subsequent adjustment frequency, and caps on each adjustment and over the life of the loan. Request examples of the payment at the highest permitted rate, not only the introductory payment. Clarify whether the payment can rise even when the loan balance is being paid as scheduled.

Features that can create large or unexpected costs
Ask directly whether the proposed loan includes mortgage insurance, a prepayment penalty, a balloon payment or negative amortization. Mortgage insurance adds to the payment until the applicable cancellation conditions are met. A prepayment penalty can charge you for refinancing or selling early. A balloon payment requires a large balance at a specified date. Negative amortization allows the balance to grow when the scheduled payment does not cover accruing interest. If any feature appears, have the broker show where it is disclosed and explain the event that triggers the cost.

Clarify the rate-lock promise
A quoted rate is not necessarily guaranteed. Ask whether the rate is locked, the exact expiration date and time, the lock period’s cost, and whether an extension is available if closing is delayed. Also ask who pays for an extension and whether the extension uses the original rate or current market pricing.
A lock is conditional. It normally assumes that you close within the specified period and that relevant application facts do not change. A different loan amount, a changed credit score, new income documentation, a changed property type or another material fact can affect the locked terms. Ask the broker to identify which changes require re-underwriting and to provide the lock terms in writing.
Know what happens after you choose an offer
Tell one lender you intend to proceed
You can compare estimates without committing. After selecting an offer, tell that lender you intend to proceed with that application. The lender may then collect permitted fees, order services such as an appraisal and request a fuller documentation package.
Quick wins for a faster PC:
Repair Windows errors before they cause bigger problemsFix Now →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Clear out junk files and repair common Windows errorsFree Scan →Expect verification and possible revisions
Underwriting typically verifies income, assets, debts, employment, credit and the property. If the information differs from the initial assumptions, the lender may revise the estimated terms or request additional documentation. Ask the broker which facts are most likely to change pricing or eligibility and how quickly you must report a change in employment, debt or available funds.

Approval is a later decision
The lender—not the broker—ultimately approves or denies the application under its underwriting standards. A Loan Estimate, a prequalification conversation or a rate quote should never be described as a final approval. Before making an offer on a home, understand what conditions remain outstanding and whether your financing is contingent on satisfactory property and document review.
Recognize transactions that use different disclosures
The standard Loan Estimate and Closing Disclosure process applies to most covered consumer mortgages, but not every transaction. Reverse mortgages, home-equity lines of credit, certain manufactured-home loans, subordinate assistance loans and other specialized products can have different forms or timing. Ask the broker which disclosure regime applies to your loan and obtain the required documents before paying nonrefundable charges. The explanations in this article are for U.S. consumer mortgage shopping; state-specific broker rules and specialized transaction requirements can differ.
A practical conversation to have before applying
Use the broker meeting to obtain written answers, not just a verbal rate. Ask the broker to identify the lenders available to you, the compensation arrangement, the six application facts the lender will use, the expected Loan Estimate delivery date, and every fee that could be charged before and after you indicate intent to proceed. Then request equivalent estimates from at least three lenders and compare rate, APR, points, total closing costs, cash to close, payment behavior, risky features and lock conditions in the same worksheet.
Do not authorize an appraisal or other non-credit fee until you understand the service and its refund policy. Do not treat a locked rate as permanent until you know its expiration and change conditions. Finally, keep copies of the Loan Estimates, fee receipts, lock confirmation and any revised disclosures so you can identify what changed and ask the lender to explain it.
