For a covered U.S. residential mortgage transaction, the lender generally must provide two standardized disclosures: a Loan Estimate no later than the third business day after receiving the six pieces of information that constitute an application, and a Closing Disclosure at least three business days before consummation. The first is an estimate of the proposed loan; the second states the final terms and closing costs then available. These rules come from the federal TILA-RESPA Integrated Disclosure (TRID) process, but important product exceptions apply.
The two disclosures and their deadlines
TRID applies to many, but not all, closed-end consumer credit transactions secured by real property. In a covered mortgage transaction, the lender’s disclosure duties are divided between the early Loan Estimate and the later Closing Disclosure.

| Document | What triggers it | Deadline | What it does |
|---|---|---|---|
| Loan Estimate (LE) | The creditor receives the six application items listed below | Delivered or placed in the mail no later than the third business day after receipt | Describes the loan the lender expects to offer and estimates the rate, payment and settlement costs |
| Closing Disclosure (CD) | The lender has a selected loan ready for closing | Received by the consumer at least three business days before consummation | Shows the final loan terms, final closing costs and who pays or receives money at closing |
The Loan Estimate is not an approval, a promise that the lender will close, or a guarantee that every number will remain unchanged. The Closing Disclosure is the final disclosure for the transaction as documented at that point, although a corrected form can be required when specific errors or changes occur.

What counts as a mortgage application?
For the TRID timing rule, an application is not the lender’s preferred full underwriting package. The clock starts when the creditor receives all six of these items:

- Your income
- Your Social Security number, so the creditor can obtain a credit report
- The address of the property you want to finance
- An estimate of the property’s value
- The amount you want to borrow
Once all six are submitted, the lender cannot make delivery of the Loan Estimate conditional on receiving additional documents or on verifying the information first. It may still request pay stubs, bank statements, tax returns and other evidence for underwriting and processing; those requests do not postpone the initial disclosure deadline.
Preapproval requests can also start the clock
A request described as a preapproval or prequalification can trigger the same obligation if it contains all six items. The label the lender uses does not, by itself, determine whether the disclosure duty applies. Keep a record of when the complete six-item submission was sent so you can identify the applicable third-business-day deadline.
What the Loan Estimate tells you
The Loan Estimate gives you an early, standardized view of the proposed loan. Read it as a set of assumptions and estimates that lets you decide whether to proceed and compare another lender’s offer.

Monthly payment and future changes
The form presents the estimated principal-and-interest payment and the projected total payment, including applicable taxes, insurance and escrow items. Where the product allows an adjustment, the form indicates that the rate or payment could change in the future. Treat these figures as projections based on the information available when the form was prepared.
Closing costs and cash requirements
The estimate itemizes expected costs associated with obtaining and closing the loan, along with taxes, insurance and other amounts that may be collected at closing. It helps you distinguish the lender’s charges from amounts paid to third parties and estimate the cash you may need to bring.
Risk features
The Loan Estimate flags features such as a prepayment penalty or negative amortization. A prepayment penalty can make an early payoff more expensive. Negative amortization means scheduled payments may be insufficient to cover all accruing interest, allowing the balance to increase. If a feature appears on the form and you do not understand it, ask the lender to explain when it applies and what event changes the payment or balance.

How to request and use estimates from multiple lenders
- Prepare equivalent information. Give each lender the same property address, estimated value, requested amount and income information so the estimates describe comparable transactions.
- Submit the six items. You do not have to wait until every verification document is assembled to request the Loan Estimate.
- Record the submission date. Note when the last of the six items reached each lender and when the form was delivered or mailed.
- Ask for the official form. Compare the lender’s Loan Estimate rather than relying only on a rate quote in an email or conversation.
- Follow up on differences. Ask why a rate, fee, payment, cash-to-close amount or feature differs from another estimate. Request that the lender identify assumptions that are not the same.
Comparison shopping is most useful when the requested loan, term, down payment, property type and lock assumptions are held constant. A lower advertised rate can be offset by higher points, lender charges, mortgage insurance or other costs.

How to compare Loan Estimates line by line
| Comparison point | Question to ask | Why it matters |
|---|---|---|
| Interest rate | Is it fixed or adjustable, and is the quote based on the same lock assumptions? | A rate that can change creates a different future-payment risk from a fixed rate. |
| Principal and interest | What is the monthly principal-and-interest amount for the same loan amount and term? | This isolates the loan payment from taxes, insurance and other escrow items. |
| Total projected payment | What taxes, insurance, mortgage insurance and escrow amounts are included? | Two lenders can show different totals because their estimates use different assumptions or items. |
| Closing costs | Which charges are lender fees, points, third-party services, prepaid items or initial escrow deposits? | The category and amount of a cost affect both upfront cash and the long-term price of the loan. |
| Cash to close | How much must be paid at closing after credits, deposits and other adjustments? | This is the amount that affects your immediate funds requirement. |
| Adjustments and special features | Can the rate or payment change? Is there a prepayment penalty or negative amortization? | These provisions can change the cost or flexibility of the loan after closing. |
When an estimate changes after you provide more information, compare the new form with the earlier one and ask for a specific explanation. An estimate is designed to inform your decision, not to freeze every term before underwriting is complete.
When you get the Closing Disclosure
For a covered transaction, the Closing Disclosure must be received at least three business days before consummation. Consummation is the point at which you become contractually obligated on the credit transaction under the applicable law. The waiting period is intended to give you time to review the completed figures before signing.
What the Closing Disclosure contains
The form states the selected loan’s final terms and closing costs and identifies who pays and who receives money at closing. Before signing, check the following items against the most recent Loan Estimate or the explanations supplied with the Closing Disclosure:
- Loan amount and loan term
- Loan purpose and product or loan type
- Interest rate and any adjustment provisions
- Origination charges, points and other lender costs
- Third-party charges, prepaid amounts and escrow deposits
- Taxes and insurance treatment
- Credits, deposits and other adjustments
- Total cash to close
A difference is not automatically an error. Some costs can change as the transaction develops, and the Closing Disclosure is the place where the amounts due for the actual closing are shown. Ask the lender to explain any material difference you cannot reconcile.

Which changes restart the three-business-day wait?
Most corrections to a Closing Disclosure do not automatically create a new waiting period. A corrected disclosure requires a new three-business-day wait only when one of these specific events occurs:
| Change | New waiting period? |
|---|---|
| The annual percentage rate becomes inaccurate | Yes |
| Required loan-product information becomes inaccurate | Yes |
| A prepayment penalty is added to the transaction | Yes |
| Any other correction that does not meet one of those triggers | Not automatically; the corrected information can generally be provided at or before consummation |
These are regulatory triggers, not a rule that every changed dollar amount delays closing. If the lender tells you that a corrected form was issued, ask whether the change affects the APR, required product information or adds a prepayment penalty. If it does, the new waiting period must run before consummation.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Transactions that do not use the standard Loan Estimate and Closing Disclosure
The standard TRID forms and timing statements do not cover every housing-related credit product. Consumer guidance from the Consumer Financial Protection Bureau identifies these important exceptions:
| Product or transaction | What to expect |
|---|---|
| Reverse mortgage | The standard Loan Estimate and Closing Disclosure do not apply; other disclosures may apply, including a Good Faith Estimate and HUD-1 or HUD-1A settlement statement. |
| Home-equity line of credit (HELOC) | The standard forms are not used; product-specific Truth in Lending disclosures apply. |
| Manufactured or mobile-home loan not secured by real estate | The standard forms are not used for this collateral arrangement; other disclosures may apply. |
| Certain subordinate loans through homebuyer-assistance programs | Some qualifying subordinate transactions are excluded from the standard process and follow different disclosure rules. |
Whether a transaction falls inside an exception depends on the product and collateral, not simply on the fact that it relates to housing. Do not assume the three-day Loan Estimate or Closing Disclosure rules apply without checking the applicable product-specific rule.

Common problems and practical responses
The lender asks for documents before issuing an estimate
Explain that you have supplied the six application items and request the Loan Estimate by the applicable deadline. The lender may continue requesting verification documents, but it cannot make the initial estimate contingent on receiving them.
You receive a rate quote but no official form
Ask for the standardized Loan Estimate. A verbal or informal quote is difficult to compare because it may omit taxes, insurance, points, lender charges or cash-to-close assumptions.
The Closing Disclosure arrives late
Contact the lender or settlement professional immediately and ask when the form was considered received and whether the scheduled consummation date satisfies the three-business-day requirement. Do not assume that a rushed review gives up the required waiting period.
A corrected disclosure appears just before closing
Compare the correction with the prior Closing Disclosure, identify the changed field and ask whether it falls into one of the three restart categories. If it does, closing must wait for the new period; if it does not, the correction generally does not restart the clock.
You are comparing unlike offers
Return to the same loan amount, term, property value, down payment and rate assumptions. Then compare the rate, principal-and-interest payment, total projected payment, closing costs, cash to close and adjustable or penalty features.
A simple timeline
- Application day: You submit your name, income, Social Security number for a credit report, property address, estimated value and requested loan amount.
- By the third business day: The lender delivers or mails the Loan Estimate.
- Loan selection and processing: You compare estimates, choose a lender and provide the verification documents needed for underwriting.
- At least three business days before consummation: You receive the Closing Disclosure with the final terms and closing figures.
- Before signing: You check the final form against the latest estimate and ask about unexplained changes.
- If a trigger change occurs: The lender issues a corrected Closing Disclosure and the applicable new three-business-day wait runs before consummation.
How current are these requirements?
The consumer-facing guidance underlying these explanations was reviewed on CFPB pages in 2024. One CFPB FAQ result identifies an update date of July 31, 2019, and the agency’s TRID materials reference a PACE rule update dated December 17, 2024. Federal disclosure rules can be amended, and coverage depends on the transaction. For a transaction-specific answer, verify the current text of Regulation Z, especially 12 CFR §§ 1026.19(e), 1026.19(f), 1026.19(g) and 1026.37, together with the CFPB’s current implementation guidance.
Bottom line
In a covered mortgage transaction, the six-item application starts the Loan Estimate deadline, and the Closing Disclosure must be in your hands at least three business days before consummation. Use the Loan Estimate to compare equivalent offers, remember that it is an estimate rather than an approval, and review the Closing Disclosure for final terms, costs and cash to close. Only an inaccurate APR, inaccurate required loan-product information or a newly added prepayment penalty automatically restarts the Closing Disclosure waiting period. Reverse mortgages, HELOCs, certain manufactured-home loans and qualifying subordinate assistance loans follow different disclosure paths.
