What Is VantageScore? How VantageScore 4.0 Is Used in Mortgage Lending in 2026

VantageScore is a credit-risk scoring model family, not a mortgage program or approval guarantee. For loans sold to Fannie Mae and Freddie Mac, the latest policy lets every approved lender choose either VantageScore 4.0 or Classic FICO for an eligible loan. The lender submits scores through the existing tri-merge credit-report process and must use the same selected model for every borrower on that loan.

That means a score in a consumer credit app is not automatically the score a mortgage underwriter will use. The result depends on the model version, the credit-report data available to the lender, the investor or insurer involved, and the rules in effect when you apply.

What VantageScore is

VantageScore is a set of statistical models that estimate the likelihood that a borrower will become seriously delinquent or default. A model converts information in a credit report into a three-digit number. Lenders then combine that score with income, assets, debts, property details, documentation and their own underwriting rules.

VantageScore 4.0 is the model relevant to the current mortgage-policy change. It uses the familiar 300-to-850 range, but its formula is different from Classic FICO’s formula. Two models can examine the same credit file and produce different numbers because they weigh account history, balances, payment behavior, inquiries and other information differently.

A score is therefore an input to a lending decision, not a promise that a loan will be approved, a particular interest rate will be offered, or a borrower will receive a specific mortgage insurance treatment.

Do mortgage lenders use VantageScore or FICO?

For eligible loans sold to Fannie Mae or Freddie Mac, the answer as of September 9, 2026 is that an approved lender may choose VantageScore 4.0 or Classic FICO. The Federal Housing Finance Agency (FHFA) expanded availability to all approved Enterprise lenders on that date. Classic FICO remains permitted; VantageScore 4.0 did not eliminate it.

The choice is made at the loan level. A lender may select VantageScore 4.0 for one loan and Classic FICO for another, but it cannot use VantageScore for one co-borrower and Classic FICO for another co-borrower on the same loan. Every borrower on that application must be evaluated under the selected model.

The rule applies to loans that meet the Enterprises’ eligibility and delivery requirements. A bank, credit union, portfolio lender, government-insured program or private investor can have different requirements. Always ask which investor or insurer will receive the loan and which score model that channel accepts.

How VantageScore 4.0 enters a mortgage application

  1. The lender orders a tri-merge report. The report combines credit data from the three nationwide consumer reporting agencies. The current Enterprise VantageScore process still requires tri-merge reporting; the policy did not switch mortgage underwriting to a single-bureau report.
  2. The lender chooses an approved model for that loan. For an eligible Enterprise loan, the lender can choose VantageScore 4.0 or Classic FICO under the applicable selling-guide requirements. The choice can vary between loans, but not between borrowers on one loan.
  3. Scores are calculated from the mortgage credit file. The model sees the accounts, balances, payment history, inquiries, public-record information and other fields delivered in the report. A consumer-facing score may be based on a different report snapshot or model version.
  4. The lender applies underwriting rules. The selected score is considered with debt-to-income calculations, loan-to-value, reserves, income stability, property eligibility, documentation and any overlays. The score can affect eligibility, pricing or required risk mitigants, but it does not decide the application by itself.
  5. The loan is delivered under the investor’s rules. If the mortgage is sold to an Enterprise, the lender must deliver it using the selected model and all other requirements. A loan kept in the lender’s portfolio may follow a separate policy.

FHFA regulates the housing-finance channel that provides more than $8.5 trillion in funding through the government-sponsored enterprises and Federal Home Loan Banks. Its model policy is significant because it changes which scores approved Enterprise lenders may use, but it does not make every mortgage lender use VantageScore.

VantageScore 4.0 versus Classic FICO

Comparison point VantageScore 4.0 Classic FICO
Role Credit-risk model approved for eligible Enterprise loans when the lender selects it Longstanding model that remains approved for eligible Enterprise loans
Score range 300–850 300–850
Formula VantageScore’s formula, which differs from FICO’s weighting and treatment of credit information Classic FICO formula used under the applicable selling guide
Additional data Can incorporate rent-payment history and other available trended information when those data are present in the credit file Exact treatment depends on the Classic FICO version and report fields required by the lender
Enterprise availability Available to all approved Fannie Mae and Freddie Mac lenders for eligible loans as of September 9, 2026 Continues to be available to those lenders
Reporting process Tri-merge report remains required for the current Enterprise process Tri-merge report remains required under the current process
Co-borrowers Must be used consistently for every borrower on one loan if selected Must be used consistently for every borrower on one loan if selected

Neither column guarantees a higher score. A borrower may score higher under one model and lower under the other because the formulas and data treatments differ.

Is VantageScore 4.0 the same as the score in a credit app?

Not necessarily. An app can display a score generated from a different VantageScore version, a different model family, or a credit report pulled on a different date. Mortgage lenders also receive a specialized tri-merge file whose fields, update timing and permissible uses follow mortgage-reporting rules.

For an apples-to-apples comparison, identify four details: the model name and version, the reporting agency or agencies, the date the report was refreshed, and whether the score is intended for mortgage underwriting. If an app does not identify those details, treat its number as a monitoring indicator rather than the score that will be delivered with your application.

Paying down a balance, opening an account or correcting an error can change a future mortgage score, but the change may not appear until the creditor updates the bureaus and the lender obtains a new report.

What makes VantageScore 4.0 different?

Use of rent and trended information

FHFA’s implementation materials say the newer approved models can use additional information, including rent-payment history. That can help borrowers whose rent has been paid consistently but whose traditional credit files are thin. The data must actually be present in the report and meet the model’s requirements; simply telling an underwriter that you paid rent does not automatically add a rent history to the score.

Validation and expected reach

FHFA validated VantageScore 4.0 and FICO 10T in 2022 after extensive testing and review. FHFA has said the additional data and newer modeling have the potential to score more Americans accurately. Validation means the models met the agency’s evaluation requirements; it does not mean every borrower will receive a higher score or an approval.

What the policy timeline means

Date Development Practical meaning
October 24, 2022 FHFA validated VantageScore 4.0 and FICO 10T for Enterprise use. The models cleared the validation stage but were not yet universally available through lenders.
February 29, 2024 FHFA said a planned move toward bi-merge reporting would be aligned with score-model implementation and accelerated publication of historical VantageScore data. Reporting and model changes were being coordinated rather than introduced as unrelated changes.
July 8, 2025 FHFA announced an interim policy allowing VantageScore 4.0 or Classic FICO through tri-merge reports for Enterprise loans. Eligible lenders could begin using the newer choice under interim rules.
April 22, 2026 FHFA and HUD announced FHA eligibility, while Freddie Mac described an initial limited Enterprise rollout for participating approved lenders. Availability expanded in stages; nonparticipating lenders in the limited rollout continued using Classic FICO.
September 9, 2026 FHFA expanded VantageScore 4.0 availability to all approved Fannie Mae and Freddie Mac lenders. Any approved Enterprise lender may choose VantageScore 4.0 or Classic FICO for an eligible loan, subject to the selling guide.

How FHA mortgage use differs

In a joint April 22, 2026 announcement, FHA said it would permit VantageScore 4.0 and FICO 10T as eligible models for FHA-insured mortgage underwriting. That is an eligibility policy statement, not a promise that every FHA lender has implemented the models on the same day or in the same way.

If you are applying for an FHA-insured loan, ask the lender which model it is operationally using, when the change took effect in its system, and whether current FHA guidance imposes additional requirements. Do not assume that an FHA lender must use the same model selected by a lender delivering a conventional loan to Fannie Mae or Freddie Mac.

What performance claims about VantageScore 4.0 actually show

VantageScore Solutions reported in 2026 that VantageScore 4.0 identified up to 13% more defaults and produced up to a 3.8% predictive lift in comparative analysis. It also reported default rates of 6.5% versus 10.1% at a 620-score tier. Those are vendor-reported findings; the figures should be read with the study’s population, comparison model, time period and methodology, rather than treated as an independent FHFA guarantee or a prediction for your application.

A model can perform better in aggregate while producing a lower score for a particular person. Individual underwriting still depends on the complete credit file and the lender’s rules.

What a selected model can change for your loan

The model can affect the score used to place your application into an eligibility or pricing tier. A different tier may change the documentation, reserves, pricing adjustments or other conditions required by the applicable selling guide. The same score can also lead to different outcomes at two lenders because lenders may apply different overlays, retain different loans, or serve different investors.

There is no universal cutoff that converts a VantageScore 4.0 into a guaranteed approval or rate. Ask for the lender’s current minimums and pricing rules for your loan type, and request an explanation of which score was used if the result differs substantially from a score you monitor.

How to prepare when you plan to apply

  1. Check all three reports early. Look for incorrect accounts, duplicate debts, outdated balances, missed-payment marks and accounts that do not belong to you.
  2. Dispute factual errors with the reporting agency and furnisher. Keep copies of your dispute, supporting documents and the date each correction is expected to appear.
  3. Keep payments current. Payment history is important to both major model families, and a newly reported late payment can outweigh small score-management tactics.
  4. Lower revolving balances before the lender pulls the mortgage report. Ask when each card issuer reports so that a payment is reflected in the bureau file rather than only in the account’s online balance.
  5. Avoid unnecessary new credit. New accounts and inquiries can change the file shortly before underwriting. Discuss any required financing with the loan officer first.
  6. Document rent history if it may help. Ask the lender whether its reporting channel can receive qualifying rent data; do not assume bank statements alone will be incorporated into VantageScore 4.0.
  7. Ask the model question in writing. Confirm whether the lender is using VantageScore 4.0 or Classic FICO, whether the loan is intended for an Enterprise or FHA channel, and whether a rescore is possible after corrections.

Common mistakes and how to resolve them

  • Mistake: treating an app score as a mortgage score. Resolution: obtain the model version and report date, then ask the lender which score it used.
  • Mistake: assuming every lender now uses VantageScore 4.0. Resolution: confirm the lender’s investor channel and selected model before comparing quotes.
  • Mistake: expecting two co-borrowers to be scored under different models. Resolution: the lender must apply one selected model consistently to all borrowers on that loan.
  • Mistake: believing rent payments automatically raise the score. Resolution: verify that qualifying rent data are being reported and accepted in the lender’s mortgage file.
  • Mistake: applying during a policy transition without checking implementation. Resolution: ask for the lender’s current operational date and written program guidance, especially for FHA loans.
  • Mistake: reading a model’s average performance claim as a personal forecast. Resolution: use the claim as general evidence about model development, not as an approval or default prediction for your application.
