Per-diem mortgage interest is interest that accrues for each day. At a purchase or refinance closing, it usually covers the gap between the closing date and the interest period covered by the first regular payment. In a payoff, it runs through the payoff date specified by the lender or servicer.
A quick estimate is principal balance × annual interest rate ÷ applicable day-count basis × applicable days. That arithmetic is only an estimate: the loan documents determine the balance, dates, endpoint treatment, day-count convention, and any credits or other charges.

What “per diem” means on a mortgage
Per diem means “per day.” Mortgage interest accrues against the outstanding principal, so the amount for a short period is the loan’s daily interest amount multiplied by the number of days in that period. The daily amount can change when the balance or interest rate changes.
Per-diem interest is not a separate type of mortgage. It is a way of measuring interest for an interval that does not line up neatly with a normal monthly billing cycle. Two situations create most questions:

Property taxes, homeowners insurance, escrow funding, lender fees and a possible prepayment penalty are different items. They can appear on the same closing statement or payoff quote, but they are not per-diem interest.
How the daily-interest calculation works
The basic estimate
The plain-language calculation is:
Per-diem interest = applicable principal balance × annual interest rate ÷ applicable day-count basis
Then:
Interest for the period = per-diem interest × applicable number of days
For example, suppose a hypothetical balance is $300,000, the annual rate is 6%, and the applicable convention uses 365 days. The daily estimate is:
$300,000 × 0.06 ÷ 365 = approximately $49.32 per day.

Ten applicable days would therefore be about $493.15 before rounding or transaction-specific adjustments. This is illustrative arithmetic, not a lender quote and not a universal mortgage convention.

- Rate: Use the annual rate applicable to the disclosed period. An adjustable-rate loan or specialized product may require the rate shown for that transaction rather than a later or assumed rate.
- Day-count basis: 365 days is common in simple illustrations, but it is not a rule for every loan or servicing method.
- Start and end dates: Determine which date begins accrual, which date ends it, and whether either endpoint is included.
- Rounding: The servicer may round daily or period amounts under its payment-processing rules.
- Other amounts: A payoff quote can add unpaid fees, advances or a prepayment penalty where the contract permits one. Those are not interest, but they affect the total cash required.
Why closing creates a prepaid-interest charge
Mortgage payments commonly collect interest one month in arrears. That means a payment due on November 1 may cover interest that accrued during October. If the loan closes before that payment period begins, the closing statement needs to account for the days between closing and the start of the first payment’s interest period.
The Consumer Financial Protection Bureau describes prepaid interest as the daily interest accruing between the mortgage closing date and the period covered by the first monthly payment. The charge appears on page 2, Section F of both the Loan Estimate and the Closing Disclosure. The amount shown on the final Closing Disclosure can differ from the earlier estimate. | Example | Timing | Disclosure effect |
|---|---|---|
| September 20 closing | First payment due November 1 covers October interest; the borrower prepays the 11 days from September 20 through September 30 | Positive prepaid interest for the 11-day period |
| October 4 closing | The first payment due November 1 covers October; three days of October preceded the closing | A negative prepaid-interest amount can credit those three days against the first payment’s interest |
These are CFPB regulatory examples, not a promise that every lender counts dates identically. The agency’s explanation says prepaid interest is normally positive when collected at closing, but it can be shown as a negative number when the timing creates a credit. That negative amount reduces the Total of Payments calculation. CFPB TRID FAQs, updated June 9, 2020

Moving the closing date changes the number of days. A change in the final loan balance or interest rate changes the daily amount. A lender may also update the figure when the transaction’s disclosed terms change. For an adjustable-rate or specialized loan, do not substitute a later expected rate for the rate used in the disclosure.
Where to find per-diem interest in your documents
- Open the Loan Estimate. Go to page 2, Section F and look for prepaid interest.
- Check the Closing Disclosure. Use the same page and section to see the amount due at closing after the transaction is finalized.
- Compare the dates. Confirm the consummation date and the first payment date or interest period used by the lender.
- Check the rate and balance. Make sure the disclosed rate and final principal amount match the terms you accepted.
- Ask for a written explanation if the numbers differ. Request the daily rate, date range, day-count basis and rounding method from the closing agent or lender.
The Loan Estimate is an early projection; the Closing Disclosure is the final disclosure for the transaction. A changed amount is not automatically an error, but the lender should be able to explain the dates and arithmetic.
Per-diem interest in a mortgage payoff
A payoff quote answers a different question from a closing disclosure: how much money will satisfy the loan on a specified date. The displayed principal balance on an online account is usually not the payoff amount because it may not include interest that accrues after the last statement date.
The CFPB states: “Your payoff amount includes the payment of any interest due through the day you intend to pay off your loan.” For a dwelling-secured loan, a borrower can request an accurate statement of the amount needed as of a specified date from the lender or servicer. What a payoff quote can contain
- Unpaid principal as of the payoff calculation date
- Per-diem interest through the requested date, subject to the servicer’s endpoint rule
- Unpaid late charges, servicing advances or other contractually permitted amounts
- A prepayment penalty, if the mortgage contract and applicable law allow one
- Credits for payments or other amounts received but not yet posted
Request the quote for the date the funds are expected to arrive, not merely the date you plan to mail or wire them. If delivery is delayed, additional daily interest may be due. Ask how long the quote remains valid and what daily amount applies after that date.
Why there is no single payoff formula for every loan
Servicing rules depend on the loan category, remittance or accrual type, installment dates and when payoff funds are received. Fannie Mae’s servicing guidance for covered calculations illustrates one method: a full month’s interest is calculated on a 360-day year and a partial month’s interest on a 365-day year. The same guidance describes a rule in which interest is calculated through, but not including, the day payoff funds arrive. Those instructions apply to the covered loans and procedures in that guide, not universally to every mortgage. Fannie Mae F-1-09
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to check a per-diem figure step by step
- Identify the transaction. Decide whether you are checking prepaid closing interest or a payoff quote. They cover different periods.
- Write down the applicable dates. For a closing, record the consummation date and the first payment’s interest period. For a payoff, record the requested payoff date and the date funds are expected to arrive.
- Find the stated balance and rate. Use the balance and annual rate in the disclosure or payoff statement, not a rounded online estimate.
- Find the day-count rule. Look in the note, rider, disclosure or payoff calculation for a 360-day, 365-day or other convention.
- Determine endpoint treatment. Ask whether the lender counts the closing day, payoff day or day funds arrive.
- Calculate a reasonableness check. Multiply the daily amount by the stated days, allowing for rounding and any credit.
- Reconcile the total. Separate interest from taxes, insurance, escrow, fees, advances and penalties.
- Escalate discrepancies in writing. Ask the lender, closing agent or servicer to provide the dated worksheet supporting the figure.
Common mistakes and how to avoid them
Using the account balance as the payoff amount
An account balance may be dated to the last statement. Interest can accrue after that date, so use the servicer’s payoff quote for a specified future date.
Assuming every loan uses 365 days
The 365-day example is useful for estimating, but servicing agreements can use different conventions. Fannie Mae’s covered guidance distinguishes a 360-day full-month calculation from a 365-day partial-month calculation.
Counting calendar days without checking endpoints
Two people can count the same dates differently if one includes the closing or payoff date and the other excludes it. The lender’s written rule controls the exact amount.

Expecting prepaid interest to be positive every time
A later closing can produce a negative prepaid-interest line that functions as a credit. Treat the sign as meaningful and ask how it affects the first payment and Total of Payments.
Confusing interest with escrow or taxes
Escrow deposits and prorations may be large, but they do not represent daily mortgage interest. Compare each line item with the disclosure’s label before challenging the calculation.
Ignoring a changed closing date
Even a one-day change can alter prepaid interest. Review the final Closing Disclosure rather than relying on the amount from the initial Loan Estimate.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteWhat to ask your lender or servicer
- What principal balance was used?
- What annual interest rate was applied?
- What date does accrual begin, and what date does it end?
- Are the start and end dates included or excluded?
- Is the calculation based on 360 days, 365 days or another convention?
- Does the amount include only interest, or also fees, advances, credits or a prepayment penalty?
- For a payoff, what date must the funds arrive for the quoted total to remain valid?
- What daily amount should be added if funds arrive later?
Ask for the answer on the Loan Estimate, Closing Disclosure or payoff statement when possible. A dated written calculation is easier to compare with your own arithmetic than a verbal total.
Bottom line for borrowers
Per-diem interest is a date-and-balance calculation, not a mystery fee. At closing, it usually bridges the days before the first payment’s interest period; at payoff, it brings interest up to the specified satisfaction date. Use the disclosed balance, rate, dates and day-count rule, then verify the result against the final Closing Disclosure or a dated servicer payoff quote. When the number still does not reconcile, request the lender’s worksheet rather than assuming that 365 days or the displayed principal balance applies.
