A tri-merge credit report combines a mortgage applicant’s credit-file information from Equifax, Experian, and TransUnion into one lender-facing report. The lender can review accounts, balances, payment histories, inquiries, and public-record information from multiple repositories in a single underwriting file.
“Tri-merge” describes how credit reports are assembled—not which scoring formula is used. A lender may apply Classic FICO or, under the current limited Enterprise rollout, VantageScore 4.0 to the available report data. The exact reporting and scoring rules depend on the lender, loan program, and automated-underwriting system.

What is a tri-merge credit report?
A tri-merge credit report is a mortgage credit report that requests information from the three nationwide consumer repositories—Equifax, Experian, and TransUnion—and presents the returned data in one report. Fannie Mae calls the relevant format an “automated merged credit report,” defined as a report that “combines the in-file credit reports from multiple repositories into a single report.” See the Fannie Mae report-types guidance.
The merged document normally preserves each repository’s identity, so an underwriter can see where an account or payment history was reported. It is not necessarily three identical reports copied side by side. The repositories can contain different creditors, balances, dates, payment statuses, or scores, and one repository may have too little information to produce a score.

Tri-merge is therefore a data-collection and presentation method. It does not guarantee three usable scores, and it does not by itself specify whether the lender will use FICO, VantageScore, or another permitted model.
Why do mortgage lenders use one?
Mortgage underwriting depends on a detailed, documented view of a borrower’s liabilities and payment behavior. Ordering a merged report lets the lender evaluate information from multiple repositories in one file instead of asking an underwriter to reconcile separate consumer reports manually.
A broader view of the credit file
Creditors do not always report to every repository. One bureau may show a credit card that another does not, or may display a different balance or payment status. Reviewing multiple repositories can reveal obligations or history that would be missing from a single-bureau report.
Consistent underwriting documentation
For a Fannie Mae Desktop Underwriter (DU) casefile, the lender must request a three-in-file merged report from an approved information provider and retain the report used for the final submission. Fannie Mae’s requirements are described in its credit-report requirements. The retained report gives the lender and later reviewers a record of the credit information supplied to the automated underwriting system.
Trended payment information
Fannie Mae requires a report version that supports trended data. Instead of showing only a current balance, trended data can show monthly tradeline-level history such as the amount owed, minimum payment, and payment made. This helps an underwriting system distinguish a borrower who routinely pays down revolving balances from one who carries or increases them.
Handling conflicting bureau data
If duplicate payment-history or current-status information differs between repositories, Fannie Mae’s rules require the merged report to repeat the information or include the most derogatory version. The report must also identify which repositories were used. These requirements make differences visible rather than silently treating one bureau’s entry as universal.

Do mortgage lenders use all three credit bureaus?
Three repositories are the ordinary request for a Fannie Mae mortgage report, but the final document may contain data from fewer than three. Fannie Mae’s guide allows two repositories when that is all the data available or when one repository has a security freeze. A single available in-file report can be accepted when the lender requested information from all three repositories and only one returned usable data.

|---|---|
| Three in-file reports | Equifax, Experian, and TransUnion each returned a report with available borrower data. |
| Two in-file reports | Only two repositories supplied usable data, or one repository was unavailable because of a freeze or another permitted limitation. |
| One in-file report | The lender requested all three, but only one repository had an available in-file report under the applicable rule. |
| Three report requests but fewer than three scores | A repository may return data that is insufficient for a score, so a tri-merge does not promise three scores. |
Ask the loan officer whether all three repositories returned data on your particular file. A “three-bureau” order describes the request; it does not mean every bureau contains a matching file or generated a usable score.
What information appears in a tri-merge report?
The report can include identifying information, open and closed tradelines, balances, credit limits, payment history, collection accounts, public records where applicable, inquiries, and reported monthly obligations. The precise fields depend on the provider’s report format and the information each repository has on file.
Why the bureaus can disagree
- A creditor may report to only one or two repositories.
- Updates can reach repositories on different schedules.
- Balances and payment statuses may reflect different reporting dates.
- A lender may use a different account name or address format in each file.
- An identity-matching problem can attach or omit an account.
Those differences are not automatically proof of an error. The underwriter evaluates which data is current and applicable, while the merged-report rules preserve or repeat material differences when required.
Which credit score do mortgage lenders use?
The credit report and the credit score are separate. The report is the assembled credit-file data; a score is the output of a scoring model applied to available data. A tri-merge can therefore be used with different scoring models depending on the lender and loan channel.
Fannie Mae’s current score-model options
Fannie Mae’s current limited rollout allows participating approved lenders to elect VantageScore 4.0 for eligible loans delivered through DU. Classic FICO remains available. The same model must be used for all borrowers on a single loan, and VantageScore 4.0 is not eligible for manual underwriting. Details are in Fannie Mae’s score-model initiative.

FHFA likewise says lenders currently may choose between Classic FICO and VantageScore 4.0 for loans sold to the Enterprises. This is an Enterprise policy choice, not a statement that every mortgage lender or every loan program uses either model.
How Fannie Mae selects a representative score
For Fannie Mae loans, the applicable representative-score rule is:
| Borrower scores obtained | Score selected for that borrower |
|---|---|
| Three scores | The middle score. |
| Two scores | The lower score. |
For a loan with multiple borrowers, Fannie Mae determines each borrower’s applicable score and uses the lowest applicable borrower-level score as the loan-level representative score. This is Fannie Mae policy; FHA, VA, USDA, jumbo, portfolio, and other programs can have different rules. Confirm the rule for the specific product with the lender. Fannie Mae’s published scoring instructions are at Determining the credit score for a mortgage loan.

What the 2026 adoption figure does—and does not—show
Fannie Mae reported that 37% of conventional applications created in DU in September 2026 included a VantageScore 4.0 credit score. That is an Enterprise-system adoption measure for DU applications, not the percentage of all mortgage applications, all lenders, or all borrowers using VantageScore 4.0.
Are lenders switching to a two-bureau report?
Not as a general replacement under FHFA’s current policy description. FHFA says the interim change permitting VantageScore 4.0 does not change the Enterprises’ current credit-reporting requirements, including tri-merge and bi-merge policy. Its page describes optional bi-merge implementation as pending a future date rather than announcing that all lenders have switched. Read the current FHFA credit-score policy for the latest status.
Bi-merge and a score-model change are separate dimensions:

A lender could use a three-bureau report with VantageScore 4.0, or a permitted two-bureau process with a different model, subject to the rules in effect for that loan. Do not infer the reporting format from the score model’s name.

What should borrowers do before a mortgage credit report is ordered?
- Ask which report format will be ordered. Confirm whether the lender requests all three repositories and whether the loan is being evaluated through an automated system or manually.
- Ask which score model applies. The lender can tell you whether the file uses Classic FICO, VantageScore 4.0, or another model permitted for the loan program.
- Check for security freezes. Tell the lender if any repository is frozen. A freeze can prevent a bureau from returning data and may require you to lift it temporarily through that bureau’s official process.
- Review your own files early. Your free or self-purchased bureau reports can help you spot unfamiliar accounts, incorrect balances, or late payments before underwriting begins.
- Prepare documentation for disputes. If an item is wrong, gather statements, payoff letters, identity-theft reports, or other records. Ask the loan officer what documentation the underwriter will accept and whether a corrected report is needed.
- Do not open or close accounts casually during underwriting. New inquiries, new debt, or a changed balance can alter the report or the automated-underwriting result. Discuss planned changes with the loan officer first.
Fannie Mae’s credit-information-provider directory is for lenders ordering reports through DU or Desktop Originator. It lists provider contracts and billing arrangements; it is not a consumer product that substitutes for the lender’s report.
Is a consumer credit report the same as the lender’s tri-merge?
No. A consumer may obtain separate reports directly from the repositories or through a monitoring service, but those documents are not automatically the same as a lender-ordered merged mortgage report. The lender’s report may use a mortgage-specific format, trended data, identity-matching procedures, repository instructions, and an approved-provider connection to the underwriting system.
Your personal reports are still useful for preparation. Compare names, addresses, account numbers, balances, limits, payment status, and inquiry dates. If a bureau’s file is incomplete or inaccurate, begin its correction process well before the lender submits the final underwriting file. A correction to one consumer report does not automatically update the other two.
Common tri-merge problems and how to handle them
One bureau is frozen
The lender may receive fewer than three usable files. Ask which repository is affected and whether you need to lift the freeze for the mortgage inquiry. After the report is obtained, follow the lender’s instructions for restoring the freeze.

The reports show different balances
Check each account’s “as of” date. Creditors report on schedules, so a balance can change between reporting cycles. Provide a recent statement or payoff evidence if the difference affects debt-to-income calculations or funds needed to close.

An account is not yours
Notify the lender immediately and dispute the item with the reporting bureau that lists it. If identity theft is involved, provide the lender with the requested identity-theft documentation and allow time for a corrected report or a documented underwriting resolution.
Only one score appears
A repository may have supplied data but not enough information for its scoring model to calculate a score. Ask which repositories returned scores and which returned only an in-file report. The lender then applies the score rule for the loan program; do not assume that a missing score means the application is automatically denied.
The lender’s score differs from a score shown in an app
Consumer apps can use a different bureau, model, or calculation date. Compare the lender’s model and report date rather than treating the two numbers as interchangeable.

The clearest requirements described here apply to loans delivered to Fannie Mae and, more broadly, the Enterprises’ current credit-reporting and score-model policies. The available guidance does not establish one universal tri-merge requirement for every FHA, VA, USDA, jumbo, portfolio, or non-agency mortgage.
Before relying on a particular repository count or representative-score formula, ask the lender:
- Which loan program and investor will govern the file?
- Will an automated underwriting system evaluate it, and which one?
- Which repositories will be requested?
- Which score model and score-selection rule apply?
- What happens if a repository is frozen, has no score, or contains disputed information?
Those answers determine what your tri-merge report will contain and how the lender will use it.
Bottom line for mortgage applicants
A tri-merge credit report gives a mortgage lender one view of credit information requested from Equifax, Experian, and TransUnion. It improves file consistency and exposes differences that may matter in underwriting, but it does not guarantee three matching files or three scores. The score model is a separate decision: participating Enterprise lenders may use VantageScore 4.0 for eligible DU loans, while Classic FICO remains available. FHFA’s current policy has not made bi-merge the universal replacement. Ask your lender about the exact report, model, repository results, and score rule for your loan before underwriting begins.
