A mortgage rate lock is a lender’s agreement to hold a quoted interest rate for a specified period while your loan is processed. It can protect you if market rates rise before you close, but it is time-limited and conditional: the rate generally holds only if you close before the stated deadline and your application remains materially consistent with the locked terms.
Whether to lock depends on your expected closing date, the cost and length of the lock, the lender’s extension policy, and whether a float-down feature is available if rates fall. There is no universally correct lock date or duration. Treat the decision as a comparison of certainty, timing and flexibility—not as a reliable way to predict where rates are headed.

What is a mortgage rate lock?
A rate lock, also called a lock-in, is an agreement between you and a mortgage lender. The lender agrees that a stated interest rate will not change between the offer and closing, provided you close within the specified time frame and there are no changes to your application. The Consumer Financial Protection Bureau (CFPB) describes the arrangement this way: “A lock-in or rate lock on a mortgage loan means that your interest rate won’t change between the offer and closing, as long as you close within the specified time frame and there are no changes to your application.” Read the CFPB’s consumer explanation at consumerfinance.gov/ask-cfpb/whats-a-lock-in-or-a-rate-lock-en-143/.
The lock applies to the rate and the pricing terms identified by the lender. It does not guarantee that you will be approved, that the appraisal will support the loan, or that every closing condition has been satisfied. Your lender can still underwrite the file, verify income and assets, and require documentation.

A lock is conditional, not permanent
Two conditions matter most. First, the loan must close during the agreed lock period. Second, the facts used to price the loan must remain within the lender’s rules. A requested change to the loan type or amount, a different down payment, an appraisal result that changes the lender’s risk assessment, a credit-score change, or income the lender cannot document can lead to a rate or pricing adjustment. Those examples come from CFPB guidance and are not an exhaustive list of every lender’s conditions.
How does a rate lock work from application to closing?
The practical process is a sequence of decisions and deadlines. Your lender should tell you whether the rate is currently locked, the exact expiration date and time, and the conditions attached to it.
- Receive a rate quote. A quoted rate can be floating rather than locked. Ask what would have to happen for the lender to lock it and whether the quote assumes particular points, credits, loan amount or property type.
- Choose a lock period. The period starts according to the lender’s policy, often when the lock is confirmed. The written confirmation should state the duration and expiration, not merely say that the rate is “good for a while.”
- Complete underwriting tasks. Appraisal, title work, income verification, insurance and other conditions must be completed quickly enough for settlement to occur before expiration.
- Monitor the application. Tell the lender before changing the loan amount, down payment, loan type, property or other material facts. A change can alter eligibility or pricing even while a lock is active.
- Close on time. If the loan closes within the lock and the application remains within the agreed conditions, the locked pricing should apply. If closing will miss the deadline, contact the lender before expiration to discuss an extension or the rate then available.
Keep the written lock confirmation with your Loan Estimate and later closing documents. If a phone representative gives you a different expiration or condition, request the difference in writing.
When should I lock my mortgage rate?
Use the closing timeline and the value of certainty as your starting point, rather than trying to forecast the next market move. A borrower who would have difficulty absorbing a higher payment may place more value on protection from an increase. A borrower with substantial time before closing may prefer to understand the cost of an early, longer lock and the consequences if the transaction is delayed.
Lock when your timeline is reasonably defined
A lock is most useful when you can estimate when the loan will close and that estimate fits inside the proposed period. Count the remaining work: appraisal scheduling, document collection, underwriting review, title and settlement preparation, and any repairs or negotiations that could move the closing date. Leave practical buffer rather than targeting the expiration on the same day as settlement.
Consider floating when flexibility matters more
Keeping the rate floating leaves you exposed to market increases, but it also preserves the possibility of receiving a lower rate before you lock. Floating is a tradeoff, not a forecast that rates will fall. Ask the lender how quickly a lock can be placed, whether the quoted pricing can change while you float, and what event would trigger a new quote.

Use a longer period only when its cost and timing justify it
Longer lock periods may carry a higher fee, a higher rate, more points, fewer lender credits, or another pricing adjustment. Freddie Mac notes that longer periods may cost more and that some lenders offer a float-down; terms vary by lender. Read its overview at myhome.freddiemac.com/blog/homebuying/why-you-should-consider-a-rate-lock-in. Compare the extra cost with the likelihood that your closing will need the additional time.
Do not choose a lock date solely because rates moved yesterday
Short-term rate movements do not establish what will happen during your transaction. Make the decision using the payment you can afford, the certainty you need, the lender’s pricing for each term, and the time required to close. These are decision factors, not individualized financial advice or a prediction.
How long does a mortgage rate lock last?
The CFPB says typical lock periods are 30, 45 or 60 days, sometimes longer. These are common available choices, not a survey of market share and not a guarantee that every lender offers each term. Actual periods, start rules and prices vary. See the CFPB explanation at consumerfinance.gov/ask-cfpb/whats-a-lock-in-or-a-rate-lock-en-143/.
Ask for the exact expiration date and time, including the applicable time zone. Federal disclosure rules in 12 CFR § 1026.19 require a specific rate-lock expiration date and time, including the applicable time zone, in circumstances covered by the rule. The regulation is available at consumerfinance.gov/rules-policy/regulations/1026/19/.
Match the period to the transaction rather than selecting the shortest term automatically. A shorter period may have different pricing but leaves less room for appraisal, underwriting or settlement delays. A longer period provides more time but may cost more and can keep you from benefiting from a lower market rate unless the lender offers a qualifying float-down.

There is no authoritative national benchmark for lock or extension fees. A lender may reflect the cost through the interest rate, discount points, lender credits or a separate charge. The price can also vary by loan program, property, credit profile and lock length.

Ask the lender to quote the pricing for the actual loan at each available period. Compare the rate, annual percentage rate, points and credits together rather than treating a lower note rate as automatically cheaper. The CFPB warns that the Loan Estimate may not show how much the current lock term costs, how an extension is priced, or whether a different term would cost more or less. Its Loan Estimate guide is at consumerfinance.gov/owning-a-home/compare/review-loan-estimates/.
Can my mortgage rate change after I lock?
It can, if the transaction no longer matches the assumptions or conditions of the lock. Examples identified by the CFPB include:
- Changing the requested loan type or loan amount.
- Changing the down payment.
- An appraisal result that differs from expectations.
- A credit-score change.
- Income that the lender cannot document or verify.
These examples do not mean every change automatically raises the rate. They mean the lender may need to reprice or re-underwrite the loan. Before signing a contract or moving money, ask which changes require a new lock and how a revised loan-to-value ratio, debt-to-income ratio or program would affect pricing.

Unless your agreement includes a float-down or another repricing provision, you should not assume you will automatically receive the lower market rate. The lock’s primary protection is against an increase during the covered period; the tradeoff is reduced access to later decreases.
How a float-down may work
Some lenders offer a float-down, but availability and rules differ. A lender may require rates to fall by a specified amount, permit only one adjustment, limit the feature to a particular stage of underwriting, or charge a fee. Ask for the trigger, timing, eligible loan programs, maximum adjustment and cost in writing before locking. If no float-down is available, compare the certainty of the current lock with the risk of remaining unprotected.
What if my rate lock expires before closing?
If the loan does not close during the agreed period, you may need to pay for an extension or accept the rate then available. The lender’s policy controls whether an extension is available, how long it lasts, what it costs and whether the lender can refuse it. CFPB guidance warns that an extension fee may apply even when the delay results from lender processing. Contact the lender before the expiration date, not after it has passed, to preserve your options. Review the CFPB guidance at consumerfinance.gov/owning-a-home/compare/choose-loan-offer/.

Questions to ask when a delay appears likely
- What is the exact expiration date and time in the lock agreement?
- Can the lock be extended, and is approval guaranteed or discretionary?
- What is the extension fee or pricing adjustment, and is it charged per day, per period or as another amount?
- How long would the extension last?
- If an extension is unavailable, would the loan use the current market rate, require a new application or need different terms?
Do not wait for the final day to raise the issue. An extension may require updated documents or a management decision, and a missed deadline can remove the original pricing.
How to check your Loan Estimate
Look at the top of page one of the Loan Estimate. It should indicate whether the interest rate is locked and, if so, until when. Verify that the date and time match the lender’s lock confirmation. The Loan Estimate is not final loan approval, and receiving it does not commit you to that lender. CFPB explains the document and comparison process at consumerfinance.gov/owning-a-home/compare/review-loan-estimates/.
Use the estimate to compare the complete offer, including interest rate, points, lender credits, projected payments and closing costs. It may not answer every lock question, so obtain the missing details directly from the lender. You are not committed to a lender before signing final closing documents, but switching lenders later can restart the process and put the closing timeline at risk.
Mortgage rate-lock checklist for a lender call
Ask these questions and save the answers with your loan file:
- Is my rate locked now, or is it still floating?
- What is the exact expiration date, time and time zone?
- When did the lock begin, and what event starts the clock?
- What rate, points, lender credits and loan assumptions are covered?
- What application or property changes could change the rate or pricing?
- What do shorter and longer lock periods cost for this loan?
- If closing is delayed, can the lock be extended? What is the fee, duration and approval process?
- Can the lender refuse an extension, and what happens if it does?
- Is a float-down available if rates fall? What trigger, deadline, limits and fee apply?
- Who should I contact if the appraisal, underwriting or settlement schedule slips?
Common mistakes and how to avoid them
Assuming a preapproval is a lock
A preapproval or rate quote is not necessarily a locked rate. Request written confirmation that identifies the rate, lock period and expiration.

Choosing a term without checking the closing schedule
A term that looks inexpensive can become costly if it expires before appraisal, underwriting or settlement is complete. Build in time for known dependencies and ask how the lender handles delays.

Changing the application without asking first
Increasing the loan, changing the down payment, applying for new credit or altering the loan program can affect pricing. Discuss the change with the lender before acting.
Expecting a lower rate automatically
A lock generally protects the agreed rate from increases; it does not promise a lower rate if the market falls. Confirm float-down terms before locking.
Waiting until expiration day to seek help
Notify the lender as soon as the closing date becomes uncertain. Early notice gives you time to evaluate an extension, a new lock or other financing consequences.

A purchase closing in about three weeks
If appraisal and underwriting are already scheduled and the lender offers a lock that covers the expected settlement with a small buffer, locking may provide useful payment certainty. Confirm the exact expiration and the cost of extending if a title issue or seller delay occurs.
A purchase with an uncertain construction or appraisal timeline
If the transaction may take longer than the available short terms, compare the price of a longer lock with the risk and cost of an extension. Ask whether the lender can extend and whether the extension is guaranteed.
A borrower considering a rate decrease
If you can tolerate an increase and have time before closing, floating preserves the possibility of a lower quote. Ask how quickly the lender can lock and whether a float-down would provide a middle path. Do not treat floating as evidence that rates will fall.
Bottom line: use the lock to manage timing risk
A mortgage rate lock is a time-limited, conditional way to protect a quoted rate while a loan moves toward closing. The right choice is the one whose expiration comfortably fits your transaction and whose price, extension terms and rate-decrease provisions you understand. Confirm the lock on page one of the Loan Estimate, obtain the detailed conditions from the lender, and revisit the plan immediately if your application or closing schedule changes.
