What Is a Lifetime Mortgage? How It Works, Who Qualifies, and What It Costs

A UK lifetime mortgage is a loan secured against your main home. You normally keep living there, while the loan is repaid from the property’s sale after the last borrower dies or moves permanently into long-term care, subject to the contract. Interest may be paid as you go or added to the balance, and rolled-up interest compounds.

It can release cash without selling your home immediately, but it can also reduce inheritance, affect means-tested support and make moving or repaying early expensive. Eligibility, guarantees, rates and fees vary by provider, so use a current plan illustration and regulated advice rather than relying on a headline estimate.

What is a lifetime mortgage?

A lifetime mortgage is a form of later-life borrowing secured by a charge over your home. The lender advances money as a lump sum, through drawdowns, or by combining both methods. You retain ownership and ordinarily continue to live in the property. The debt is usually settled when the home is sold after the last borrower dies or moves permanently into long-term care. The precise trigger, treatment of joint borrowers and rules for moving must be read in the individual contract.

How does a lifetime mortgage work?

1. The lender secures the loan on your home

The property provides security for the borrowing. The lender assesses the home and your circumstances, then issues an illustration showing the amount available, interest rate, fees and projected balance. Any existing mortgage normally has to be repaid from the released funds or otherwise dealt with as the provider requires.

2. You choose how to take the money

  • Lump sum: you receive the agreed amount at completion.
  • Drawdown: you take an initial amount and request further sums later, if the plan permits. Interest then starts on each amount when it is drawn, rather than on the full facility from day one.
  • Combination: some plans provide an initial lump sum plus a reserve for later withdrawals.

Availability, minimum withdrawals and the size of any reserve are product-specific. Do not assume that every lender offers all three structures.

3. Interest is either paid or added to the debt

With a roll-up plan, you make no required regular interest payment (unless the contract says otherwise). Interest is added to the outstanding balance, and subsequent interest is calculated on that larger balance. This is compound growth: the longer the loan runs and the higher the rate, the faster the balance can increase.

An interest-serviced plan allows monthly or occasional payments intended to reduce or stop some of the roll-up. The contract may specify what happens if payments are missed, how much can be paid without charge and whether capital repayments are allowed. Ask the adviser to show projections under the payment option you are considering.

4. The balance is normally repaid when the plan ends

Repayment commonly follows the sale of the home after the last borrower’s death or permanent move into long-term care. Your contract should state the definition of permanent care, any notice period, how a joint borrower is treated and what happens if the property is sold for less than expected. Voluntary repayments may be available during the term, but early-repayment charges can apply.

Who qualifies for a lifetime mortgage?

MoneyHelper says applicants typically need to meet a provider’s minimum age of 50 to 55 and the property must be their main residence. That is a typical range, not a universal rule: each lender sets its own minimum age and underwriting criteria. Read the eligibility explanation at MoneyHelper.

Before an application, the provider may consider:

  • the age of every borrower and whether the youngest borrower meets the plan’s threshold;
  • the property’s type, condition, location and valuation;
  • the amount of any existing mortgage or other charge that must be cleared;
  • how much you want to borrow compared with the home’s value;
  • whether the intended use of the money and your future plans fit the product rules; and
  • your ability and willingness to make any required interest or voluntary payments.

Being within the usual age range does not guarantee acceptance or a particular loan-to-value. A provider can impose additional property or affordability conditions, and the amount available can differ materially between plans.

Cost What it can cover What to check
Arrangement or application fee Setting up and processing the plan Whether it is payable if the application does not complete
Advice fee Regulated specialist advice When it is due and whether it is added to the loan
Legal fee Solicitor’s work on the contract and completion Whether the quoted amount includes all required legal work
Valuation fee Assessment of the property’s value Whether the lender pays it or charges you
Completion or administration fee Finalising the mortgage and registering the charge Whether it is separate from the arrangement fee
Early-repayment charge Repaying some or all of the loan before the contractual trigger The calculation method, term and any permitted penalty-free payments
Buildings insurance and property costs Keeping the secured home insured and maintained Required cover, exclusions and who pays premiums

Some charges are paid up front; others can be added to the mortgage. If a fee is added, it also accrues interest, so a small initial charge can increase the eventual repayment.

What determines the final debt?

The amount eventually repaid is driven by the initial borrowing, the timing and size of drawdowns, the interest rate, whether interest is paid or rolled up, the length of the loan and every fee added to the balance. Request an illustration showing the projected debt at several future dates, including a version in which fees are paid up front rather than financed.

In an FCA review of equity-release advice, one individual case showed projected interest over the expected loan course at 25 times the fee when that fee was added to the loan. This is a case example, not a market average or a prediction for your plan. The review is available from the Financial Conduct Authority.

What are the main risks?

Compounding can reduce equity and inheritance

Every unpaid interest charge increases the balance on which future interest is calculated. A plan started earlier in retirement may run for more years, giving compounding more time to work. The result can be substantially less equity for your estate, even if the home’s market value rises. Compare projected balances at realistic durations rather than looking only at the initial cash received.

Benefits and care funding can change

Cash released from the property can affect entitlement to means-tested benefits, local-authority grants or care support. The effect depends on your income, savings, household and the rules applying when you claim. Obtain benefits and care-funding advice before treating released funds as available for a long-term budget.

Moving home may be restricted or costly

Check whether the mortgage can be transferred to another property, what minimum value and property standards apply, and whether a move requires partial repayment. A sale, downsizing decision or change in occupancy can trigger costs under the plan.

Future borrowing and property use may be limited

The outstanding balance can reduce your capacity to borrow more later. The contract may also restrict letting, structural changes or other uses of the home. Ask for written consent requirements before committing to renovations or a possible rental arrangement.

What protection does a no-negative-equity guarantee provide?

The Equity Release Council’s core product standards require a no-negative-equity guarantee for products that meet those standards. Under the guarantee’s conditions, neither the borrower nor the estate should owe more than the sale proceeds after reasonable sale costs. This does not mean every lifetime mortgage automatically includes the protection. Confirm that the specific product meets the standards, read the conditions and ask how the guarantee operates if the sale price is low or the property is sold by the estate.

How should you compare lifetime mortgage plans?

Compare the contract illustrations, not just the initial rate or cash amount. The FCA says advice must be tailored to the individual. Put competing plans side by side on these points:

Comparison point Questions to ask
Projected debt What is the balance after 5, 10, 15 and 20 years, and what assumptions produce those figures?
Interest rate Is it fixed or capped, and can it change under the contract?
Payment method Is interest rolled up, serviced monthly, or payable through optional lump sums?
Access to funds Is the money a single lump sum, drawdown, or a combination? What are the minimum later withdrawals?
Fees Which arrangement, advice, legal, valuation and completion charges apply, and which are added to the balance?
Early repayment How are charges calculated, for how long, and what penalty-free repayments are allowed?
Moving rights Can the loan transfer to a suitable new home, and what happens if the new property is cheaper?
Voluntary payments How much capital or interest can be paid without charge, and what happens after a missed payment?
Guarantees Does the plan meet the Equity Release Council standards and under what conditions does the no-negative-equity guarantee apply?
Family and support consequences How could the plan affect inheritance, benefits, care funding and future borrowing?

What advice and legal checks are required?

  1. Define the need for the money. List the amount, timing and purpose, and consider whether a smaller drawdown or ordinary borrowing could meet it.
  2. Gather property and debt information. Include ownership, existing mortgages, property condition, insurance and any planned move.
  3. Use a regulated specialist adviser. Ask for a personal recommendation, the reasons for rejecting alternatives and projections that reflect your expected circumstances.
  4. Check the firm. Use the FCA Firm Checker to confirm the adviser or firm’s regulatory status before paying a fee or signing an application.
  5. Instruct a solicitor. MoneyHelper says applicants must hire a solicitor to review the plan and check that they understand its risks. The solicitor should explain the legal charge, repayment trigger, joint-borrower provisions and any restrictions on the home.
  6. Review the illustration before completion. Verify the interest rate, all fees, balance projections, repayment rights, moving rules and guarantee wording. Do not proceed if a material term is unclear.

The FCA’s review found examples of advice that did not sufficiently personalise recommendations, challenge assumptions or evidence suitability. Its stated standard is clear: “advisers must focus on the needs and circumstances of the individual in coming to a view that a particular lifetime mortgage is suitable.” Read the regulator’s findings at FCA.gov.uk.

What alternatives should you consider?

Option How it differs Questions to consider
Retirement interest-only mortgage You pay the interest regularly and repay the capital later, commonly from the sale of the home or another defined source. Can your income support the payments, and is the repayment strategy credible?
Home reversion You sell a share of the property in exchange for money while retaining the right to live there under the agreement. What share is sold, how is future growth divided, and what ownership rights remain?
Other borrowing or using existing assets A conventional mortgage, unsecured borrowing, savings or a planned downsizing sale may avoid lifetime-mortgage compounding. Compare affordability, interest, tax, benefits and the effect on your housing plans.

MoneyHelper provides separate explanations of retirement interest-only mortgages and equity-release options. Home reversion and a lifetime mortgage are not interchangeable: one involves selling a share of ownership, while the other creates secured debt.

Lifetime mortgage decision checklist

  • Have you established the exact amount and timing of cash you need?
  • Have you compared a lump sum with drawdown and considered borrowing less?
  • Have you seen projected balances at several durations and understood the compounding assumption?
  • Have you priced every fee, including charges added to the loan and possible early-repayment costs?
  • Have you checked how the plan affects inheritance, benefits, care funding, moving and future borrowing?
  • Does the contract clearly state the repayment trigger, joint-borrower treatment and transfer-to-new-home rules?
  • Have you verified the adviser with the FCA and used a solicitor who explains the risks independently?
  • Have you confirmed whether the product meets Equity Release Council standards and read the no-negative-equity conditions?

A lifetime mortgage can be suitable when retaining the home is important and other funding routes do not fit, but it is a long-term secured commitment. Decide only after comparing the full illustration, alternatives and advice with your own finances and plans.
