A FICO score is a credit score calculated from information in a credit report to estimate how likely you are to repay debt as agreed. Mortgage lenders use a score and the underlying reports to evaluate credit risk, help determine eligibility and pricing, and meet the rules of a particular loan program. The number you see in a bank portal or free app may differ from the number pulled for your mortgage because the bureau report, scoring model, model version, and date can differ.
What a FICO score measures
FICO is a company that develops credit-scoring models. A FICO score is not your credit report; it is a calculation based on account and payment information in a report. The result is intended to estimate repayment risk, so a lender can use a consistent numerical input alongside the rest of your application.

FICO has released multiple models and versions. Each can weigh information somewhat differently. The same person can therefore have different scores when:
Do these 3 things before closing this tab:

- a lender or consumer service uses a different FICO version or another scoring model;
- one bureau has received an updated balance or payment that another has not; or
- the reports were captured on different dates.
The Consumer Financial Protection Bureau (CFPB) explains that FICO offers multiple versions and that scores can differ even for the same consumer. A score shown by an app is therefore useful for tracking credit, but it is not automatically the score a mortgage underwriter will use.

What FICO score do mortgage lenders use?
There is no single score used by every mortgage lender. The lender, the loan channel, the investor that may buy the loan, and current program rules determine which model is acceptable.
Mortgage lenders commonly obtain credit information from Equifax, Experian, and TransUnion. The CFPB says most mortgage lenders use FICO scores and often consider the middle score when deciding what rate to offer. That is common practice, not a universal requirement for every lender or transaction. A lender may apply a program-specific method when a borrower has scores from multiple bureaus or when a score is unavailable.
The familiar legacy mortgage versions
For many years, the commonly encountered mortgage versions were:
| Credit bureau | Common legacy FICO version | How to interpret it |
|---|---|---|
| Equifax | FICO Score 5 | A widely cited legacy pattern for mortgage evaluations; the actual model is controlled by the lender and loan program. |
| Experian | FICO Score 2 | |
| TransUnion | FICO Score 4 |
These pairings come from myFICO’s consumer education material. Treat them as a general, older pattern rather than a promise that every lender still uses those versions. Current policy changes described below can allow different models.
Why the “middle score” can matter
Suppose a lender obtains three bureau scores and the values are different. Under the common middle-score approach, the score between the other two may be used for a pricing or eligibility decision. The lender’s underwriting system, however, controls the exact calculation and treatment of multiple borrowers, missing scores, or unusual credit files. Ask the lender how it will determine the qualifying score for your application instead of assuming an app’s single number is decisive.

Current model rules for loans sold to Fannie Mae or Freddie Mac
As of October 2, 2026, the Federal Housing Finance Agency (FHFA) says approved lenders may choose either Classic FICO or VantageScore 4.0 for eligible loans delivered to Fannie Mae or Freddie Mac. FHFA’s credit-score policy page says that, on September 9, 2026, VantageScore 4.0 became available to all approved lenders, eliminating an earlier written-approval requirement. FICO 10T is not currently eligible for Enterprise delivery.
| Loan channel | Models identified in current policy | Timing and limitation |
|---|---|---|
| Eligible Fannie Mae or Freddie Mac (Enterprise) deliveries | Classic FICO or VantageScore 4.0, at the approved lender’s choice | FHFA policy updated October 2, 2026; FICO 10T is not currently eligible for Enterprise delivery. |
| FHA-insured underwriting | VantageScore 4.0 and FICO 10T are permitted under the announced policy | FHFA announced the change April 22, 2026. FICO announced that FICO 10T is to be available to FHA-approved lenders beginning January 1, 2027; verify current FHA operational guidance before relying on that date. |
The Enterprise rules and FHA rules are separate. A model permitted for an FHA-insured loan is not automatically permitted for a loan sold to Fannie Mae or Freddie Mac, and the reverse is also true. FHFA’s announcement about the broader credit-score competition is available at this April 22, 2026 release. The January 1, 2027 FICO 10T timing is stated in FICO’s September 11, 2026 announcement; implementation details can change as agencies publish operating instructions.

What FICO 10T research does—and does not—show
FICO reported on May 4, 2026 that an independent Milliman analysis found FICO 10T to be the most predictive of the models studied for mortgage lending. That is a model-comparison finding reported by FICO, not a guarantee that 10T will produce a higher score or a better approval result for an individual borrower. How a lender uses your score in underwriting
A mortgage lender uses the score as a standardized risk signal, then reviews the report and your broader finances. The score and report can influence whether you qualify and the rate or other pricing you are offered, but they do not replace underwriting.
Credit information
The lender reviews payment history, balances, account types, inquiries, and other information in the bureau reports under the model selected for the loan. A score can summarize risk, while the report supplies context such as a recent delinquency, a disputed account, or a thin file.

Debt and income
Existing obligations and income help the lender determine whether the proposed payment is affordable. A strong score does not erase high debt or insufficient, unstable, or unverifiable income.

Cash reserves, funds for the down payment and closing costs, and other assets can affect the application. The lender may need documentation showing where the funds came from and that they are available.
Credit history with the lender and other factors
The CFPB lists credit history, existing debt, savings, assets, income, and the lender’s own credit relationship among factors that may affect a mortgage decision. See the CFPB’s mortgage-credit explanation. Because underwriting combines these elements, no score alone guarantees approval, a particular interest rate, or a specific loan amount.
Why your mortgage score can differ from a bank or free-app score
“Why is my mortgage credit score different?” usually has a technical answer rather than an error. Compare four details before drawing conclusions:
- Bureau: identify whether the number came from Equifax, Experian, or TransUnion.
- Model and version: check whether it is a FICO version, VantageScore 4.0, or another model, and note the version number.
- Report date: balances and payment status can change between the date a consumer service calculated a score and the date a lender pulled credit.
- Loan channel: Enterprise, FHA, and other channels can have different permitted models and procedures.
A consumer-purchased score can help you monitor a bureau file, but the available sources do not establish that any particular consumer product exactly replicates the score a specific lender will use. Ask the lender which bureau data and model it will pull if the distinction matters for your application.

Which credit score do you need to buy a house?
There is no single nationwide score that guarantees a house purchase. The required score, if a program sets one, depends on the loan type, lender overlays, the rest of your application, and the model used. A lender may accept a borrower with a lower score when compensating strengths exist, or decline a higher-score borrower because of debt, income, assets, credit history, or documentation problems.
Use the score as a planning signal rather than a promise. Before making an offer, ask a loan officer:
- Which loan programs fit my situation?
- Which score model and version will you use?
- Which bureau reports will you obtain?
- How will you select the qualifying score when the bureaus differ?
- Are there lender-specific requirements above the program’s minimum?
The answers can change if you switch from an Enterprise-conforming loan to FHA or another channel, so obtain them for the actual loan you expect to use.
How to prepare your credit before applying
1. Pull and review all three reports early
Review the reports from Equifax, Experian, and TransUnion well before mortgage preapproval. Look for incorrect late payments, accounts that are not yours, duplicate debts, outdated balances, or inaccurate personal information. The CFPB warns that report errors can lower scores and increase borrowing costs. Dispute errors with the reporting company and allow time for an investigation before a lender pulls the mortgage file.
2. Pay every obligation on time
Payment history is part of the information used by scoring models. Set reminders or automatic payments for at least the required minimum, while keeping enough cash in the account to avoid an overdraft. On-time payments support your file, but no source promises a particular score increase from any single action.

3. Avoid unnecessary new credit
Apply only for credit you genuinely need during the mortgage process. Multiple applications or newly opened accounts can change the information in your reports and may complicate underwriting. Do not close an account or move balances solely to chase a score without discussing the consequences with a qualified lender or counselor.
4. Keep documentation consistent
Because income, assets, debt, and credit are reviewed together, keep records that explain deposits, transfers, debts, and payment obligations. A clean explanation can prevent a report discrepancy from becoming a documentation delay.
5. Confirm the lender’s pull before buying a score product
If you pay for access to scores, record the bureau, model, version, and date shown. Use that information to ask a prospective lender what it will use; do not assume the purchased number is an exact underwriting replica.

- Confusing a report with a score: the score is calculated from report data, while the report contains the underlying accounts and history.
- Treating every “credit score” as interchangeable: FICO versions and VantageScore can produce different results from similar data.
- Assuming the legacy 2/4/5 pairing is mandatory: it is a common older pattern, while current Enterprise policy allows Classic FICO or VantageScore 4.0.
- Applying Enterprise rules to FHA: FHA’s announced adoption of newer models has its own timing and operational guidance.
- Chasing a cutoff without reviewing finances: debt, income, assets, savings, and credit history can still determine the outcome.
- Waiting until application week to find errors: disputes and bureau updates can take time, so review reports early.
Bottom line for mortgage shoppers
A FICO score is one version of a credit-risk estimate, not a universal label attached to you. Mortgage lenders commonly review all three bureau files and may use a middle score, but the actual model depends on the lender and loan channel. The familiar Equifax FICO 5, Experian FICO 2, and TransUnion FICO 4 combination remains a useful legacy reference, while FHFA’s October 2, 2026 policy allows approved Enterprise lenders to choose Classic FICO or VantageScore 4.0 and excludes FICO 10T for now. FHA’s separate policy permits VantageScore 4.0 and is scheduled, according to FICO’s announcement, to make FICO 10T available to FHA-approved lenders on January 1, 2027. Review your reports, ask the lender exactly which model and bureau data it will use, and treat the score as one part of a complete underwriting decision.
