What Homeowners Insurance Do Mortgage Lenders Require?

Mortgage lenders generally require homeowners insurance—often called hazard insurance—on any property securing the loan. Your policy must meet the specific mortgage contract’s requirements for coverage, limits, deductible, covered perils and documentation. There is no single coverage amount or deductible that qualifies every borrower, so obtain written quotes and have your loan officer approve the policy before you bind it.

Homeowners insurance protects the property against covered damage. It is different from mortgage insurance, which protects the lender against certain losses if you default.

What a mortgage lender checks before closing

A lender is making a loan secured by the home. If a fire, storm or another covered event seriously damages that collateral, the lender wants insurance in place to protect the property’s value. The Consumer Financial Protection Bureau explains the basic reason plainly: “When you have a mortgage, your lender wants to make sure your property is protected by insurance.”

Most lenders therefore require proof of an active homeowners or hazard-insurance policy before closing and throughout the loan term. The policy must satisfy the insurance provisions in your mortgage documents. Ask the lender or loan officer to confirm each of these items in writing:

  • The maximum deductible the lender will accept, if the loan sets one.
  • The policy term, effective date and cancellation requirements.
  • The form of proof needed, such as a declarations page, binder or certificate.
  • How the lender should be listed on the policy as the mortgagee or loss payee.

A quote that looks adequate to you can still fail the lender’s underwriting check. Do not cancel an existing policy or bind a replacement policy until the lender confirms that the limits, deductible and terms qualify.

How much homeowners insurance do you need?

Federal consumer guidance does not establish one universal dollar amount or deductible for every mortgage. The required limit is determined by your loan documents, the lender’s policies and the property’s circumstances. The amount you paid for the home, the loan balance and the insurer’s premium are not interchangeable measures of the required coverage.

Ask for the lender’s exact standard

Request the requirement before comparing quotes. A useful written question is: “What property limit, deductible, covered perils and policy documents must this loan have to close?” Ask whether the lender uses a particular replacement-cost calculation or another valuation method, and whether any exclusions require additional coverage. Get the answer from the loan officer or insurance-review team rather than relying on an agent’s assumption.

Understand the deductible trade-off

A higher deductible can reduce the premium, while a lower deductible usually costs more. The right choice is not simply the cheapest quote: it must satisfy the lender and be an amount you could pay after a loss. Compare how each deductible changes the recurring premium and confirm that the lender accepts it before selecting the policy.

Flood insurance is usually separate

Standard homeowners insurance typically excludes damage caused by flooding. A separate flood policy may therefore be necessary even when your homeowners policy is fully acceptable for the mortgage.

Check the property’s flood status and the loan’s requirements early in the transaction. CFPB guidance says separate flood insurance is likely required when the home is in a FEMA-designated Special Flood Hazard Area. A lender may also ask questions about flood risk outside that designation. Your homeowners quote does not answer those questions; request a flood determination and ask what policy and limits the lender requires.

What counts as flooding

Flood coverage addresses a different peril from ordinary plumbing leaks, roof damage or wind-driven rain. Because exclusions and definitions vary by policy, read the flood policy and its declarations page rather than assuming that “water damage” is covered under one policy. Keep evidence of both policies if the lender requires both.

How to shop for a policy your lender will accept

You can choose the insurer. The CFPB recommends contacting several companies for written quotes, comparing both price and coverage, and checking how the premium changes with the deductible. Use this sequence to avoid binding a policy that later delays closing.

  1. Get the lender’s criteria. Ask for the required property limit, acceptable deductible, covered perils, effective date and proof-of-insurance format.
  2. Request written quotes. Give each insurer the same property details and ask for the declarations page or quote document showing limits, deductibles, exclusions and premium.
  3. Check special risks. Ask whether the property needs a separate flood policy and whether any other coverage is required because of its location or construction.
  4. Compare like with like. A lower premium is meaningful only when the limits, deductibles, covered risks and exclusions are comparable. Note every difference in a side-by-side worksheet.
  5. Send the quotes to the loan officer. Have the lender confirm in writing which option qualifies before you authorize coverage.
  6. Bind the approved policy. Set its effective date so there is no gap between closing and the start of coverage. Obtain the final declarations page and payment receipt.
  7. Track renewals. Keep the policy active and respond promptly to renewal or cancellation notices. The lender may require updated evidence each year.
Comparison item What to check Why it matters to the mortgage
Property limit The amount shown on the quote and declarations page Must meet the loan’s stated requirement; no universal amount applies to every loan
Deductible Dollar amount you pay before insurance responds Must be within any lender limit and affordable after a loss
Covered perils Events insured and exclusions listed in the policy The lender requires protection against the risks specified in the mortgage contract
Flood coverage Whether a separate policy is needed Standard homeowners insurance typically excludes flood damage
Proof and mortgagee listing Declarations page, binder or other document requested by the lender Allows the lender to verify active, qualifying coverage
Premium and payment method Recurring cost and whether it will be paid through escrow Determines how the insurance bill is handled with your mortgage payment

How escrow relates to homeowners insurance

Escrow is a payment arrangement, not an insurance product. With an escrow account, part of each mortgage payment is set aside for bills such as homeowners-insurance premiums, and the servicer pays the insurer when the bill is due. Many borrowers use escrow, but whether it is required depends on the loan and applicable rules.

What happens if coverage lapses?

If your policy expires, is canceled or no longer meets the mortgage contract, the servicer may obtain force-placed insurance. Federal Regulation X, 12 CFR § 1024.37, limits when a servicer may charge you for that coverage. The servicer must have a reasonable basis to believe you failed to comply with the hazard-insurance requirement and must follow required written-notice procedures. The initial notice generally must be delivered or mailed at least 45 days before a force-placed-insurance charge is assessed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The 45-day period is a notice requirement; it is not a waiting period that prevents you from fixing the problem immediately. Contact the servicer as soon as you learn of a lapse or a pending charge.

Steps to remove an improper or unnecessary charge

  1. Verify your own policy. Confirm with the insurer that coverage is active, the limits and deductible meet the loan terms, and there has been no cancellation or nonpayment.
  2. Send proof to the servicer. Provide the declarations page, policy number, effective dates and any other evidence the servicer requests to establish continuous qualifying coverage.
  3. Request cancellation. Ask the servicer to cancel the force-placed policy and explain how any premium or fee already charged will be handled.
  4. Keep delivery records. Save copies, transmission confirmations and the names of representatives you contacted.
  5. Dispute an error when appropriate. If the servicer does not correct a charge after receiving proof, use the servicer’s designated notice-of-error process and include the account details and supporting documents.

Force-placed insurance may protect only the lender and is usually more expensive than a policy you buy yourself. It should not be treated as equivalent personal protection for your home and belongings.

Do not confuse these four mortgage terms

Term What it protects or does Is it a substitute for homeowners insurance?
Homeowners (hazard) insurance Protects the property against losses covered by the policy No; it is the property coverage the lender generally requires
Mortgage insurance Protects the lender against certain losses if the borrower defaults No; it does not insure the home against fire, wind or other property losses
Flood insurance Covers flood damage under a separate policy when required or chosen No; it addresses a peril typically excluded from standard homeowners coverage
Escrow Holds and distributes money for bills such as insurance premiums No; it is a payment method, not coverage

Closing and annual-review checklist

  • Read the insurance provisions in your loan estimate, commitment and mortgage documents.
  • Obtain the lender’s required limits, deductible and proof format in writing.
  • Collect multiple written quotes with matching property details.
  • Check flood status and arrange separate flood coverage if required.
  • Have the lender approve the selected policy before binding it.
  • Confirm the mortgagee or loss-payee information is accurate.
  • Verify whether premiums will be paid through escrow or directly by you.
  • Keep the policy active, pay premiums on time and send renewal evidence when requested.
  • Respond immediately to any lapse notice or force-placed-insurance letter.

The Bottom Line

Buy the homeowners policy your lender has confirmed in writing—not merely the cheapest quote. Verify the required limits, deductible, covered perils, flood obligations and proof documents before closing, then keep coverage continuously active so the servicer has no reason to place an expensive lender-only policy.
