Higher inflation does not automatically raise every mortgage payment. It can squeeze the purchasing power of your income immediately, while the interest-rate response to inflation can raise borrowing costs when your mortgage rate is allowed to change or when you renew. The result depends on your country, mortgage type, contract, renewal date, balance, amortization and decisions such as refinancing.
Inflation and mortgage rates are connected, but they are not the same thing
Inflation is a sustained rise in the prices households pay. When prices rise faster than income, the same salary buys less food, transportation, utilities and other essentials. That reduction in purchasing power can make an unchanged mortgage payment feel less affordable because more of the household budget is consumed elsewhere.

Mortgage rates are the price of borrowing. A central bank may raise its policy rate to restrain demand and bring inflation under control. Mortgage rates can respond to that policy, but the timing and size of the effect depend on the mortgage product and the broader lending market. Inflation itself is not a clause that automatically changes your payment.

- Can the interest rate on this mortgage change before the next scheduled renewal?
- What rate, balance and amortization will be used when the mortgage is renewed?
A fixed-rate mortgage can shield the scheduled payment during its fixed term even while prices and market rates move. A variable-rate mortgage may transmit rate changes sooner, but variable products do not all handle those changes in the same way. At renewal, both types generally face a new rate offer and a recalculated payment under the contract and term you choose.
Will inflation make my mortgage payment go up?
Not necessarily. Inflation can affect your finances without changing the number withdrawn for your mortgage. If your mortgage rate and payment are fixed until a specified date, the scheduled payment normally remains fixed for that period. Your real cost can still rise because groceries, insurance, repairs and other expenses take a larger share of income.
A payment can change when the mortgage permits an interest-rate adjustment, when a payment feature reaches a contractual limit, or when the loan renews. The exact trigger is set by the mortgage agreement and local rules. Read the sections describing the interest-rate formula, payment frequency, term, amortization and renewal process rather than relying on the label “fixed” or “variable” alone.

During a fixed-rate term, the interest rate is locked for the agreed period. A policy-rate increase or a jump in market rates does not by itself rewrite that rate before the term ends. Your balance nevertheless changes as scheduled payments are applied, and a larger or smaller balance at renewal will affect the next payment.
The protection is temporary. When the term ends, the lender will offer a new rate or you may seek another lender, subject to the applicable qualification and switching rules. The new payment reflects the new rate, the remaining principal and the amortization you select or are permitted to use.

What happens with a variable rate?
Variable-rate contracts can respond to market or lender rate changes during the term, but payment behavior differs. In one design, the payment changes as the rate changes. In another, the scheduled payment can stay level for a time while a greater or smaller portion goes to interest and principal. A contract may also specify a trigger that requires a payment change if the balance is not declining as planned.
Because these designs are materially different, compare the rate-adjustment mechanism, notice provisions, payment formula and any trigger points in your own documents. Two borrowers who both describe their loans as “variable” can experience different payment movements.

What happens to my mortgage when I renew?
Renewal is the point at which a mortgage term ends and a new term is set. The lender’s offer is based on the rate available under its pricing and your circumstances at that time. You can accept the offer, negotiate, choose a different term or investigate a switch or refinance, depending on your jurisdiction and contract.
The payment after renewal is driven by several inputs:
- New interest rate: A higher rate increases the interest due for a given balance and amortization.
- Outstanding principal: A balance that is lower than expected reduces the interest charged in dollars.
- Remaining amortization: Stretching repayment can lower the scheduled payment but generally increases total interest; shortening it does the opposite.
- Payment frequency and term: These alter the timing and amount of payments.
- Contract and borrower choices: Prepayments, refinancing, a different term or a different lender can change the calculation and may create costs.
A renewal estimate is therefore not a universal inflation forecast. It is a calculation for a particular country, date, mortgage cohort and set of assumptions.

What Canadian renewal estimates show for 2025 and 2026
The Bank of Canada’s July 2025 Staff Analytical Note, “How will mortgage payments change at renewal? An updated analysis,” modeled Canadian mortgages renewing in 2025 and 2026. Under the note’s assumptions, about 60% of those mortgages were estimated to have a higher payment at renewal.
For the renewal groups studied, average monthly payments were estimated to be 10% higher for mortgages renewing in 2025 and 6% higher for those renewing in 2026 than the same groups’ payments in December 2024. These are Canadian estimates tied to a specific publication date and comparison point; they are not a global forecast or a prediction for every borrower.
| Modeled Canadian group | Estimated average payment change versus December 2024 |
|---|---|
| All studied mortgages renewing in 2025 | 10% higher |
| All studied mortgages renewing in 2026 | 6% higher |
| Five-year fixed-rate mortgages renewing in 2025 or 2026 | Approximately 15%–20% higher |
| Variable-rate mortgages with variable payments renewing in 2025 or 2026 | Approximately 5%–7% lower |
The last two rows are distinct modeled groups, not a comparison that says every fixed borrower will pay more or every variable borrower will pay less. The difference reflects the rates and payment paths assumed for each cohort. Your renewal payment can diverge because your starting rate, balance, amortization, payment history and renewal choices differ from the modeled averages.
The Bank of Canada’s December 2023 analysis, “The impact of higher interest rates on mortgage payments,” also used hypothetical simulations. It explicitly did not account for borrower actions such as refinancing or making prepayments. That limitation matters: an estimate based on a passive renewal path cannot describe a borrower who changes lenders, term, amortization or principal before renewal.
Why the same inflation episode affects borrowers differently
Rate type and adjustment timing
A fixed rate generally delays the direct effect of higher market rates until the fixed term ends. A variable rate can transmit changes during the term, subject to the contract’s payment design. The earlier the rate can move, the sooner the borrowing-cost effect may appear; the later it can move, the more the immediate impact may instead show up through household expenses.

Renewal date and term length
Borrowers renewing in different months can receive different offers because market rates change over time. A longer new term provides more payment-rate certainty for that period but can limit the chance to benefit quickly if rates fall. A shorter term may provide flexibility but exposes the borrower to another renewal sooner.
Balance, amortization and repayment history
Two mortgages with the same rate can have different payments when their principals or remaining amortizations differ. Extra principal payments reduce future interest, while missed or deferred payments can leave a larger balance. A group statistic cannot incorporate every borrower’s repayment path.
Income and other prices
Even if the mortgage payment is unchanged, higher prices can reduce the money available for it. A household should test affordability using total essential spending, not the mortgage debit alone. Conversely, an income increase can offset part of the purchasing-power loss, while an income interruption can make a stable payment difficult.

- Identify the product. Check whether the rate is fixed or variable, how it is calculated, when it can change and whether payments can change independently of the rate.
- Gather the numbers. Note the outstanding principal, remaining amortization, payment frequency and current payment. Include any prepayment or lump-sum plans.
- Request a written renewal offer. Ask for the proposed rate, term, payment, amortization and all conditions. A rate without the resulting payment is not enough for a budget decision.
- Obtain comparable quotes where permitted. Compare another term or lender on the same balance and amortization so that the rate comparison is meaningful.
- Stress-test your budget. Include higher everyday costs and a reasonable allowance for payment movement if you choose a variable product or a shorter term.
- Decide before signing. Check whether changing the term, lender or amortization creates fees, a new qualification process or other contractual consequences.
Should I refinance before my mortgage renewal?
Refinancing can be useful when the expected interest savings, payment flexibility or access to a different product outweigh the costs and risks. It is not automatically a way to escape inflation or a high-rate environment. A lower monthly payment can result from extending the amortization rather than from a genuinely cheaper loan, which may increase total interest over time.

Use a break-even comparison:
- Estimate the new payment and the total interest over the period you expect to keep the loan.
- List every cost quoted for leaving or changing the mortgage, including any break charge and applicable legal, appraisal or administrative costs.
- Subtract those costs from the expected interest savings and account for any new fees or changes in amortization.
- Divide the net upfront cost by the expected monthly saving to estimate how long recovery would take.
- Compare that recovery period with how long you expect to own the home or keep the mortgage.
The Federal Reserve’s “A Consumer’s Guide to Mortgage Refinancings” presents this cost-versus-savings principle for US consumers. It is general consumer guidance, not a statement of Canadian legal requirements or a guarantee that a particular refinance is available. In any country, the decisive figures must come from your contract and a lender’s written quote.
Common mistakes to avoid
- Assuming inflation directly changes a fixed payment: The payment follows the mortgage contract, while inflation primarily changes purchasing power until a rate-adjustment or renewal event occurs.
- Treating every variable mortgage as identical: Payment formulas and adjustment rules differ; read the product documents.
- Using a Canadian average as a personal forecast: The Bank of Canada figures describe modeled Canadian cohorts and specific assumptions.
- Comparing rates without matching the term and amortization: A lower rate can be paired with a different repayment period or conditions.
- Focusing only on the monthly payment: Include total interest, fees, principal reduction and the period you expect to keep the mortgage.
- Ignoring borrower actions: Refinancing, switching lenders or prepaying can materially change the outcome from a passive renewal scenario.
A practical decision framework
Use your renewal date as the organizing point, then compare choices across six axes: how soon the rate can change; how certain the payment will be; the new term length; the remaining principal and amortization; all switching or refinancing costs; and how long you expect to keep the loan or home.
If payment certainty is your priority and you can accept the quoted rate for the term, a fixed option may fit your risk tolerance. If you can absorb payment movement and value flexibility, a variable option may be worth considering, but only after you understand its adjustment rules. If neither the existing renewal offer nor a new product fits your budget, changing the amortization or making a principal payment may be alternatives, each with its own total-cost effect and contractual limits.

Keep the inflation question in perspective: the mortgage payment is only one part of housing affordability. A sound choice accounts for the rate path you can tolerate, the cash you need for essentials, and the costs of changing course—not just the headline rate on renewal day.
