In Canada, the mortgage debt does not disappear when the term expires. You generally must either renew, move the balance to another lender, or repay the balance in full. If you miss the date, your lender’s contract and procedures determine whether the mortgage is automatically renewed, placed into an interim product, or treated as unpaid. There is no universal grace period, temporary interest rate, fee, or foreclosure timetable.
Contact the lender or servicer immediately, ask for the account’s current status in writing, and confirm the exact amount and date required. The guidance below is primarily Canadian; rules and contract wording differ elsewhere.

First, separate the mortgage term from the amortization period
A mortgage term is the period during which your interest rate, payment arrangement and other contract conditions apply. A common term is several years, but the term can be shorter or longer. The amortization period is the longer schedule used to calculate how long it would take to repay the principal and interest if the scheduled payments continued. It can extend across several terms.

What happens at the maturity date?
The Financial Consumer Agency of Canada (FCAC) states: “You have to renew your mortgage at the end of each term unless you pay the balance in full.” Its consumer guidance is written for Canadian borrowers. The Bank of Canada likewise explains that if you do not renew with your current lender, the balance must be repaid, for example from the sale of the home or through another lender taking over the mortgage.
Several outcomes are possible:
- Renewal with the same lender: You sign or accept a new term, rate and payment arrangement.
- Transfer to another lender: A replacement lender approves the application and pays out the old mortgage at maturity.
- Full repayment: You use available funds or sale proceeds to obtain a payout and discharge the mortgage.
- An automatic or interim arrangement: Some lenders’ contracts and procedures provide for this when the borrower gives no instructions. The exact rate, term and fees are lender-specific.
- Unresolved maturity or default: If the lender does not renew and you have not arranged repayment or replacement financing, the unpaid debt can become a serious default problem.
Do not assume that a missed date produced a particular result. Call and ask whether the loan renewed, what rate and payment now apply, whether any fee was charged, and what action is required to bring the account into an agreed status.
Can a mortgage renew automatically?
Possibly, but not universally. FCAC says a lender may automatically renew a mortgage when the borrower takes no action and that the renewal statement should indicate whether automatic renewal is planned. Your mortgage agreement and the lender’s written notice control.
One lender-specific example illustrates why you must check the actual account. TD Canada Trust says a missed maturity renewal may be placed into a one-year open term, which it describes as often carrying a higher rate than its fixed-rate options. That is TD’s stated practice, not an industry-wide rule. Another lender could use a different interim product, require immediate instructions, or decline to renew.

An automatic renewal also does not mean the offered rate is the best available rate. You can generally negotiate with the existing lender or seek a competing offer, subject to approval and closing deadlines.
What notice should a Canadian bank provide?
For a federally regulated financial institution, FCAC says the lender must send a renewal statement at least 21 days before the existing term ends. The statement identifies information such as the remaining principal, interest rate, payment frequency, term and applicable charges or fees. FCAC also says the offered interest rate will not increase before the renewal date.
If that federally regulated institution will not renew, FCAC says it must notify you at least 21 days before term-end. These timing rules apply to the specified federally regulated institutions covered by the guidance; they should not be treated as a rule for every lender, private mortgage, province, country or contract.

The Bank Act provision at section 627.31 addresses specified personal-purpose mortgage credit agreements with an institution and preserves rights until a prescribed day in the circumstances described there. It is a narrow statutory provision, not a blanket extension of every mortgage maturity date. Read the statute and your agreement together rather than assuming it creates a general grace period.

Your practical options
Renew with the existing lender
Ask for a complete renewal quote and compare it with your current statement. Check the remaining principal, fixed or variable rate, term length, payment amount and frequency, remaining amortization, prepayment privileges, and every charge. Confirm whether the payment changes because the rate, amortization or frequency changes.
FCAC recommends starting several months before term-end, contacting lenders and mortgage brokers, and negotiating with your existing lender. Waiting for the renewal letter can leave too little time for underwriting or legal documents if you decide to move.
Switch to another lender
A new lender must approve your application. Allow time for income and credit verification, property valuation where required, underwriting, payout instructions and registration or discharge documents. Approval is not guaranteed simply because you have paid the existing mortgage on time.

Repay the balance or sell the property
You may repay from available funds or, in some cases, from sale proceeds. Request a written payout statement that gives the exact amount, valid-through date, daily interest calculation, discharge fee and any other applicable charge. The principal shown on an online account is not necessarily the amount needed to discharge the mortgage on a particular date.
Deal with a date that has already passed
Call the lender or servicer the same day you discover the missed maturity. Ask for the current account status and written instructions. Depending on the contract and the account, the lender may still offer a renewal, short-term arrangement, open term, transfer process, sale payoff or another repayment plan. Do not make a payment based on an assumed rate or amount until the lender confirms how it will be applied.
If affordability or an inability to refinance is the reason for the delay, obtain qualified housing or debt advice in your province or territory. The appropriate remedy depends on the documents, lender, security and local law; there is no single legal solution that applies to every missed maturity.

What to ask the lender when you call
- “What is my account status as of today?” Ask whether the mortgage renewed, entered an open or interim term, became payable, or is showing any arrears or default.
- “What rate, payment and term apply now?” Request the annual rate, whether it is fixed or variable, the payment frequency, next payment date and how the payment was calculated.
- “What exact amount and date are required?” Obtain a written payout or reinstatement figure, its expiry date and the daily interest or other adjustments after that date.
- “What fees or penalties have been added?” Ask about renewal, open-term, discharge, registration, legal, appraisal, late-payment and other charges, and request the contractual basis for each.
- “Can I still renew, switch, sell or repay?” Ask for deadlines, documents, approval conditions and whether a short open term is available while another lender completes underwriting.
- “Who is the responsible contact?” Record the department, representative, date, reference number and promised follow-up. Keep copies of letters, statements and messages.
How to compare renewal and transfer offers
Compare the whole arrangement, not only the headline rate. A lower rate can be offset by a longer amortization, restrictive prepayment terms or transfer costs.

| Comparison point | Questions to answer |
|---|---|
| Interest rate | Is it fixed or variable, and what index, spread or adjustment rules apply? |
| Term length | When will the next maturity occur, and how much rate certainty does the term provide? |
| Payment | What is the amount and frequency, and does it change with the proposed amortization or rate? |
| Remaining amortization | Does lowering the payment extend the payoff schedule and increase total interest? |
| Prepayment rights | What annual lump-sum, payment-increase and refinancing privileges are included? |
| Penalties | How are early-discharge or break penalties calculated if you sell or refinance before the new term ends? |
| Transfer and registration costs | Are there discharge, legal, appraisal, registration or collateral-charge costs, and will another lender cover any of them? |
| Approval and secured debts | Has the new lender approved your income, credit, property and any other debts secured by the home? |
| Flexibility if closing is delayed | Is an open-term or other temporary option available, and at what rate and fee? |
FCAC warns that extending amortization to reduce payments can add thousands or tens of thousands of dollars in interest over time. That is a qualitative warning, not a universal estimate: the actual difference depends on the balance, rate, payment schedule and length of the extension.
Why a missed renewal can become a default problem
A maturity date is a contractual deadline. If the lender has not agreed to a renewal or other arrangement and the debt is not paid, the lender may treat the account as unpaid under the agreement. Consequences can include additional interest or fees, demand for payment, damage to credit reporting and enforcement steps. The reviewed Canadian guidance does not establish one nationwide timeline for those steps.
Do not infer that a lender will foreclose immediately, or that it must allow a particular number of days after maturity. Enforcement depends on the contract, account history, security, lender, province or territory and applicable law. Written confirmation is more reliable than an assumption based on another borrower’s experience.

Canadian renewal is different from a US balloon mortgage
The Consumer Financial Protection Bureau describes a balloon loan as a US product with a large one-time payment due at the end of a shorter loan term. Refinancing may be possible, but inability to pay the balloon can expose the borrower to foreclosure. See the CFPB’s explanation at consumerfinance.gov.
That is not the same as an ordinary Canadian mortgage reaching the end of a fixed-rate term while its amortization continues. A Canadian borrower still needs to renew, transfer or repay, but the exact maturity treatment comes from the Canadian contract and lender process. Borrowers elsewhere should consult their own mortgage documents and local regulator because renewal conventions, notice rules and enforcement procedures differ.
Bottom-line action plan
If your term ends soon, begin comparing offers now and leave time for approval and registration. If the date has passed, call immediately, obtain the account status and exact amount in writing, and ask which renewal, transfer, sale or repayment routes remain open. Keep the lender’s answer, your contract and every deadline together until the mortgage is formally renewed, transferred or discharged.
For current Canadian consumer guidance, see FCAC’s “Renewing your mortgage” page (dated October 15, 2025) and the Bank of Canada’s explanation in its 2026 working paper.
