When an adjustable-rate mortgage (ARM) resets, the introductory rate ends or the loan reaches a scheduled adjustment date. The servicer recalculates the interest rate using the loan’s index and margin, then applies the contract’s caps, floors, timing rules and payment formula. Your payment may rise, fall or change by a different amount than the rate.
Start by reading the adjustment notice with your note and ARM rider, verify the new rate and first due date, and put the projected full housing cost into your budget. If the payment may be unaffordable, contact the servicer early, compare genuinely available loan options and use a HUD-approved housing counselor rather than assuming you can refinance or sell.

What an ARM reset actually does
An ARM has an interest rate that can change according to a schedule in the loan contract. The first reset usually ends an introductory period. Later resets occur at the adjustment frequency stated in the note, such as annually or at another specified interval.

- Clear Print Quality: Displays high-resolution printing intended to remain legible through regular use and cleaning
- Index: a broader interest-rate measure identified in your loan documents.
- Margin: a percentage point amount the lender adds to the index under the contract.
The applicable index value and the fixed margin produce the new rate, subject to any rate caps, floors and other terms. The borrower’s signed note, ARM rider and disclosures control; general descriptions cannot determine your exact payment.
A reset can increase or decrease the rate
A higher index generally pushes the ARM rate up and can raise the payment. If the index has fallen, the new rate and payment could be lower, subject to any floor or other contractual limit. A reset is therefore not an automatic increase, and there is no universal dollar amount for the change. The result depends on your balance, remaining term, new rate, caps and payment formula.
The payment may not change on the same date as the rate
Most ARMs recalculate the payment when the interest rate adjusts. Some loans recalculate payments less often. If the rate rises but the required payment does not rise enough to cover the interest, the unpaid interest can be added to the balance. That can cause the balance to grow rather than decline. Check the payment provisions in your contract instead of assuming the rate-change date and payment-change date are identical.

The rate is only one input. The servicer also uses the outstanding principal, the remaining repayment period and the loan’s amortization rules. A borrower with a smaller balance or a longer remaining term can see a different payment from a borrower whose balance and term are different, even when both loans receive the same new rate.
Some contracts limit how quickly a payment may change, while others allow the payment to be recalculated more directly from the new rate. If the scheduled payment is temporarily too low to cover accruing interest, the unpaid amount may be added to principal. Review whether your documents describe payment caps, deferred interest or another special payment feature. The notice and the ARM rider should explain the amount due, but the contract determines how that amount was calculated.
How caps and floors limit an adjustment
Rate caps limit how far the interest rate can move. The cap structure commonly includes:
- Initial adjustment cap: limits the first change from the introductory rate.
- Subsequent adjustment cap: limits each later scheduled change.
- Lifetime cap: limits the total increase above the starting rate over the loan’s life.
The Consumer Financial Protection Bureau (CFPB) gives common examples of an initial cap of two or five percentage points, a subsequent cap of one or two points, and a lifetime cap of five points. These are examples, not rules for every ARM.
| Cap type | Common CFPB example | What it limits |
|---|---|---|
| Initial adjustment | 2 or 5 percentage points | The first rate change from the introductory rate |
| Subsequent adjustment | 1 or 2 percentage points | Each later scheduled rate change |
| Lifetime | 5 percentage points | The total rate increase over the loan’s life |
A cap does not guarantee a particular payment. Payment amounts also depend on the outstanding principal, remaining term, amortization method and any payment-specific limits. Some contracts also include a rate floor, which prevents the rate from dropping below a stated level. Ask the servicer to calculate the highest payment permitted under your specific loan.

Caps work in different ways. An initial cap may prevent the first reset from moving as far as the index and margin would otherwise imply. A subsequent cap applies at each later adjustment, and a lifetime cap remains a ceiling on the total increase from the original rate. A floor can limit the benefit when the index falls. Read the definitions in your rider because the starting rate, rounding method and effective date are contract terms.
When your ARM reset notice should arrive
Federal disclosure rules require advance information so borrowers have time to assess an adjustment. The timing differs for the first adjustment and later payment-changing adjustments.
| Adjustment | Typical notice timing | What the notice should identify |
|---|---|---|
| First interest-rate adjustment | CFPB consumer guidance, last reviewed February 2, 2024: an estimate seven to eight months before the first payment at the new rate is due. Regulation Z generally describes 210 to 240 days before that first adjusted payment. | Current and new rate, or an estimate; current and new payment; date the first new payment is due; options if the payment is unaffordable; and information for contacting a HUD-approved housing counseling agency. |
| Later adjustment that changes the payment | CFPB consumer guidance: two to four months before the first payment at the new amount. Regulation Z generally provides a 60-to-120-day window for covered subsequent adjustments. | The adjusted rate or estimate, adjusted payment and the date the new payment begins, as applicable to the loan and notice. |
The exact obligation depends on the loan and applicable coverage. If a notice is missing, arrives outside the expected window or is difficult to understand, contact the servicer promptly and keep a record of your request. The CFPB’s Regulation Z provision, on a page dated April 8, 2026, states: “The creditor, assignee, or servicer of an adjustable-rate mortgage shall provide consumers with disclosures, as described in this paragraph (d), in connection with the initial interest rate adjustment pursuant to the loan contract.”
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteDo not confuse the notice date with the effective date. A notice can arrive months before the rate is applied, and the first payment at the new amount may be due after the calculation date. Mark both dates on your calendar and verify the due date on the statement that follows the adjustment.
Read the notice against your loan documents
Do not evaluate the notice in isolation. Put it beside your promissory note, ARM rider, closing disclosures and any later modification. Check each item before changing your budget or choosing a new loan.
- Index: Confirm which index the contract names and which value the notice used.
- Margin: Verify the margin added to the index. It normally remains fixed even though the index moves.
- Adjustment frequency: Confirm how often the rate can change and whether the payment changes on the same schedule.
- Initial and subsequent caps: Check the separate limit for the first adjustment and the limits for later adjustments.
- Lifetime cap and floor: Identify the maximum upward movement and any minimum rate.
- Outstanding balance and remaining term: These affect how a new rate translates into principal and interest.
- New rate and payment: Compare the notice’s figures with your own documents and prior statement.
- Effective date and first due date: The first payment at the new amount may not be due on the date the rate is calculated.
Ask the servicer to explain any mismatch and to provide the highest payment the contract could require. Keep the notice, calculations and call notes with your mortgage records.
Questions to ask the servicer
A focused call can resolve issues before the payment changes. Ask:
- Which index value and margin produced the rate shown on the notice?
- Which initial, subsequent and lifetime caps or floors apply?
- What is the highest payment permitted under the contract if rates rise to the applicable limits?
- When will the new rate become effective, and when is the first payment at the new amount due?
- Does this loan recalculate payment every time the rate changes?
- If the estimate changes before the effective date, how will the final amount be communicated?
- What documents are required to discuss assistance if the payment will not fit the budget?
Request written confirmation of material answers. Keep copies of notices, statements and correspondence so you can compare the first post-reset bill with the amount you were told to expect.

Prepare for a higher payment step by step
-
Confirm the estimate and deadline
Write down the new rate or estimated rate, projected payment and first due date. Compare them with the ARM rider and the latest mortgage statement. If the notice uses an estimate, ask when the final figure will be confirmed and how the servicer will communicate it.
-
Rebuild your monthly housing budget
Replace the current principal-and-interest amount with the projected payment before the reset takes effect. Include the rest of your housing cost—property taxes, homeowners insurance, mortgage insurance, association dues and required escrow changes—rather than testing affordability against principal and interest alone. Set aside the difference during the months before the reset if your cash flow permits; that practice can reveal whether the new obligation fits your budget.
-
Stress-test the contract’s maximum exposure
Use the initial, subsequent and lifetime caps to understand how quickly the rate could move. Because the caps and payment formula are loan-specific, have the servicer calculate the highest payment allowed under your contract. Do not substitute a generic ARM calculator for that calculation.

Contact the servicer early if the payment is difficult
Call before the first higher payment is due. Ask what assistance, repayment or modification procedures are available under your circumstances, what documents are required and whether submitting an application changes the payment deadline. Get important answers in writing and continue making the required payment unless the servicer gives you different written instructions.
-
Evaluate another mortgage only with real offers
Shopping for a different home loan can be an option before an adjustment. Compare the offered rate, payment path, closing costs, points, term, prepayment terms and total cost over the period you expect to keep the loan. A refinance may not be cheaper after fees, and qualification depends on your income, credit, equity, debt and the lender’s current standards. Do not treat a possible refinance as a certainty.
-
Use housing counseling when affordability is uncertain
The first-reset notice should provide information about HUD-approved housing counseling agencies. A counselor can help you organize the notice, budget and loan documents and evaluate available paths. Use the official contact information on the notice or an official HUD counselor locator, and be cautious of anyone demanding an upfront fee or promising to stop foreclosure.
How to compare an ARM with a fixed-rate loan or refinance
The right comparison is the payment path and total cost for your actual situation, not simply the lowest advertised rate. Gather written offers and compare them over the period you expect to own the home.
| Feature | Existing ARM | Fixed-rate loan or refinance offer |
|---|---|---|
| Interest-rate behavior | Can adjust under the index, margin, schedule, caps and floors in the contract. | A fixed-rate structure does not use the ARM’s scheduled index-based adjustments; an offer’s specific terms still control. |
| Payment path | May rise or fall at adjustment dates and may be recalculated on a different schedule. | Compare the quoted payment, escrow and any changes caused by the new term or loan balance. |
| Up-front costs | Already incurred under the current loan, apart from future servicing or escrow changes. | Include lender fees, points, appraisal, title costs, prepaid items and any penalty or cost tied to replacing the existing loan. |
| Eligibility | You already have the loan, subject to its contract. | Approval is not guaranteed; the lender will assess your current financial and property information. |
Also compare how long you expect to stay in the home. A loan with a lower initial payment can cost more over the period you keep it once fees, later adjustments or a longer repayment term are included. The CFPB cautions borrowers not to assume they can sell or refinance before the rate changes.

Common mistakes and how to avoid them
Assuming every reset means a higher bill
The index may have declined, so the rate could decrease, although a floor or cap can limit the movement. Wait for the contract-based calculation and notice rather than budgeting from a headline prediction.
Looking only at the introductory rate
The teaser rate is temporary. The index, margin, adjustment schedule, caps, floor and payment formula determine what follows. Keep these terms with your permanent mortgage records.
Confusing a rate cap with a payment cap
A limit on the interest-rate change does not by itself tell you the maximum monthly payment. The balance, remaining term and amortization rules matter. Request the servicer’s maximum-payment calculation.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Assuming the payment changes whenever the rate changes
Some loans recalculate payment less often. Review the payment provisions and the notice’s effective and due dates so you know when cash flow will actually change.
Waiting until the due date to seek help
Notice periods are designed to provide preparation time. Contact the servicer and a HUD-approved counselor as soon as the projected payment threatens your budget; gathering documents and comparing options can take time.
Relying on a future sale or refinance
Property values, credit, income, rates and underwriting standards can change. Treat a sale or refinance as an option to investigate, not as a guaranteed exit from the ARM.
A practical reset-day checklist
- Locate the notice, note, ARM rider and latest statement.
- Record the index, margin, caps, floor, adjustment frequency, new rate, new payment and first due date.
- Ask the servicer to explain discrepancies and calculate the contract’s highest permitted payment.
- Update a budget using the full housing cost, including escrow and association charges.
- Set aside the projected increase when possible and monitor the first statement after the reset.
- Request written information about assistance if the payment is unaffordable.
- Obtain and compare actual mortgage offers before deciding to refinance or replace the ARM.
- Contact a HUD-approved housing counselor using the notice’s information or an official locator.
The decision in one sentence
An ARM reset is a contract-based recalculation, not a guaranteed payment shock: verify the index, margin, caps and dates, budget for the stated payment and maximum exposure, and seek qualified help early if the new obligation may not fit.

Frequently Asked Questions
Does an ARM reset always increase the mortgage payment?
No. If the applicable index has fallen, the rate and payment could fall, subject to floors and other contract limits. A higher payment is possible but not inevitable.

Can the interest rate change before the payment changes?
Yes. Some ARMs recalculate payments less often than they adjust the rate. Review the payment provisions and effective dates in your note and notice.
How do I find the maximum payment my ARM could require?
Ask the servicer to calculate the highest payment permitted under your specific contract, using its caps, floor, balance, remaining term and payment formula.
Should I refinance before an ARM reset?
Compare actual offers, including rates, fees, term, payment path and total cost. Approval and savings are not guaranteed, and the CFPB cautions against assuming you can refinance or sell before the adjustment.
Who can help if the new payment is unaffordable?
Contact the servicer promptly and use the HUD-approved housing counseling information in the notice or an official HUD counselor locator.
The Bottom Line
Bottom line: Verify the ARM’s index, margin, caps, payment formula and dates; budget for the stated and maximum possible payment; and seek servicer or HUD-approved counseling help early if affordability is in doubt.
