The new rate is generally the contract’s index plus its margin, constrained by initial, periodic, lifetime caps and any floor. Your payment may change at the same time, but the size and timing of that change depend on the note’s payment-recalculation rules. For covered U.S. consumer ARMs, the initial adjustment notice generally arrives 210 to 240 days before the first payment calculated at the new rate is due.
What happens when my ARM adjusts for the first time?
The first adjustment is a contract milestone, not an automatic switch to whatever mortgage rate lenders advertise that day. Your note and initial ARM disclosure identify the introductory period, the adjustment frequency, the benchmark index, the lender’s margin, rate caps, any floor, and the method used to recalculate payments.

On the adjustment date, the servicer obtains the index value required by your contract. It adds the stated margin, then applies the initial cap and any other limits. The resulting rate becomes the rate used for the next period. Depending on the loan, the payment can be recalculated immediately, on a different schedule, or under a separate payment formula.
The introductory period ends
An ARM described as “5/1,” for example, ordinarily has a fixed introductory rate for five years and then adjusts annually. The numbers in an ARM label are only a shorthand; your legal documents control the actual first-adjustment date and subsequent schedule. Some loans adjust more frequently after the first change, while others use a different timetable.

The first new rate is not necessarily the largest possible increase
The initial adjustment cap limits how far the rate can move from the rate in effect during the fixed period. The Consumer Financial Protection Bureau says initial caps commonly limit the first change to either two or five percentage points above or below the introductory rate. Those are common structures, not a promise about your loan. A contract can specify different limits, a floor, or additional restrictions.
How is my new adjustable mortgage rate calculated?
Most ARM contracts use a simple pricing structure:
| Contract element | What it does | What to locate in your documents |
|---|---|---|
| Index | A published benchmark that moves with market conditions | The index name and the date or lookback method used to select its value |
| Margin | A fixed percentage-point addition set by the lender | The margin stated in the note or ARM disclosure |
| Fully indexed rate | Index plus margin before caps and floors | The contract’s rounding and application provisions |
| Initial cap | Limits the first change from the introductory rate | The maximum upward and downward first adjustment |
| Periodic cap | Limits each later adjustment | The cap for each adjustment after the first |
| Lifetime cap and floor | Set the highest and, where applicable, lowest permitted rate | The lifetime ceiling and any minimum rate |
The CFPB summarizes the rule this way: “Your actual rate and the time of change will be based on the new index plus a set margin, subject to any caps.” The index value may be taken on a specified date before the adjustment, rather than on the day your payment changes. That lookback or observation date can materially affect the result.
A hypothetical calculation
Assume, solely as an illustration, that an ARM has a 3% introductory rate, a 2.5% margin, an index value of 5%, and a 2-percentage-point initial cap. Index plus margin produces a 7.5% fully indexed rate. A 2-point cap would limit the first upward change to 5%, so the initial adjusted rate would be 5% rather than 7.5%. The actual contract might use a different index, margin, cap, rounding rule, or observation date, so this example cannot be used to predict a particular borrower’s rate.

How much can my mortgage payment go up when the ARM resets?
A higher rate often increases the required payment, but there is no universal payment increase. The payment depends on the remaining principal, remaining term, interest rate, loan balance, escrow charges, and the contract’s recast method. Most loans recalculate the payment each time the rate adjusts, according to CFPB guidance, while some recalculate less often.
If the payment is not recalculated when the rate changes, the scheduled payment may stay unchanged temporarily even though more of it is needed for interest. In a loan that allows the payment to be less than the interest due, unpaid interest can be added to the balance. This is commonly called negative amortization. Your disclosures should state whether that feature exists and what limits apply.
- A rate increase can raise the principal-and-interest payment at the first recast.
- A rate decrease can lower the payment when the formula and any floor permit a downward move.
- Property taxes, insurance and escrow changes are separate from the ARM rate and can alter the total amount drafted from your account.
- A cap limits the rate movement, not necessarily the dollar change in your payment; the dollar effect depends on your balance and remaining term.
Initial, periodic and lifetime caps are different
The initial cap applies only to the first adjustment. Subsequent periodic caps commonly limit each later change to one or two percentage points, according to CFPB descriptions of common ARM structures. A lifetime cap limits the rate over the entire loan. For example, a contract could allow a 2-point first change, 2-point later changes, and a 6-point lifetime increase; the exact schedule must be read from your documents.

Caps can also limit decreases. A floor may prevent the rate from falling below a stated level, and some contracts use a margin or rounding rule that keeps the calculated rate above the index alone. Never assume that a falling index will produce an equal fall in your rate.
When will I get my first ARM adjustment notice?
For a covered U.S. consumer ARM, Regulation Z generally requires the initial adjustment disclosure to be delivered or mailed 210 to 240 days before the first payment at the adjusted level is due. CFPB consumer guidance describes this as an estimate arriving about seven to eight months before that first new payment. The notice window is advance preparation time; it is not the adjustment date itself.
Exceptions and special timing rules exist for some loan structures, so the 210-to-240-day rule is a general standard for covered consumer ARMs rather than a guarantee for every mortgage. If your notice arrives outside the expected window, contact the servicer and ask which disclosure rule applies to your loan.

What the notice should show
The notice explains that the current-rate period is ending and that the change may alter your payment. It generally provides:
- The current interest rate and the new rate, or an estimate if the final index value is not yet available.
- The current payment and the projected payment, or an estimate.
- The date the first payment at the adjusted level is due.
- Information about the index, margin, caps and other adjustment terms required by the applicable regulation.
- Contact information and options for borrowers who may not be able to afford the projected payment, including HUD-approved housing counseling information.
An estimate is not a promise of the final rate. The final figure can change if the contract’s index observation date has not yet occurred or if the applicable index moves before the servicer determines the rate.

How to check the calculation step by step
- Find the controlling documents. Gather the promissory note, the initial ARM disclosure, closing disclosures and any later modification. Mark the first adjustment date, adjustment frequency, index, margin, initial cap, periodic caps, lifetime cap, floor and payment-recalculation language.
- Identify the index date. Look for wording such as “45 days before the adjustment date” or another lookback rule. The relevant index value may not be the value reported on the day you receive the notice.
- Compute the fully indexed rate. Add the contract index value and margin, then apply any rounding rule stated in the note.
- Apply the initial cap and floor. Compare the calculated rate with the maximum upward and downward movement allowed from the current rate. Apply a floor or lifetime limit if one is reached.
- Review the payment formula. Confirm whether the servicer recalculates principal and interest immediately, later, or under a separate payment schedule. Check whether escrow is included in the notice’s total.
- Compare the notice with your documents. Reconcile the stated rate, payment and first due date with the contract. If the notice uses an estimate, note which figure remains subject to change.
- Ask for an explanation promptly. Contact the servicer if the date, index, margin, cap or payment does not match your records. Ask the representative to identify the index value used and to show each step of the calculation.
What should I do if the projected payment is unaffordable?
Use the notice’s lead time to make a decision before the first adjusted payment is due. Start by placing the projected principal-and-interest amount, plus the current escrow estimate, into your household budget. Leave room for future ARM adjustments; the first reset is not the end of the loan’s rate risk.

| Path | Questions to evaluate | Important trade-offs |
|---|---|---|
| Keep the ARM | Can the budget absorb the projected payment and later cap-limited changes? | May avoid new closing costs, but the rate can adjust again. |
| Refinance into a fixed-rate loan | Do you qualify, and what rate, term and closing costs are available? | Provides payment certainty but may restart the amortization schedule and add costs. |
| Refinance into another ARM | What are the new introductory period, index, margin and cap schedule? | Could lower the near-term payment while preserving future adjustment risk. |
| Contact the servicer | Are there hardship, modification or repayment options for which you qualify? | Availability is loan- and borrower-specific; request terms in writing. |
| HUD-approved housing counseling | Can a counselor review the notice and your budget? | Provides independent help evaluating options before you miss a payment. |
CFPB guidance suggests shopping for a different home loan or contacting a HUD-approved housing counselor when the projected payment may be unaffordable. Refinancing is not guaranteed to be available or beneficial: eligibility, credit, income, home value, rates, closing costs and the time you expect to keep the home all matter.
Common mistakes at the first adjustment
- Using the introductory rate as the forecast. The introductory rate alone does not reveal the reset. You need the index, margin, observation date and caps.
- Confusing percentage points with percent. A 2-percentage-point cap means a move from 3% to no more than 5% under that cap, not a 2% relative increase.
- Treating the notice estimate as final. An estimated index or payment can change before the first adjusted payment.
- Assuming the payment must rise. The rate and payment can move down when the contract permits it, although floors and other limits may restrict decreases.
- Ignoring the later caps. A manageable first reset does not eliminate the possibility of future increases at each permitted adjustment.
- Waiting until the due date. The notice is designed to provide months for budgeting, questions, counseling and loan shopping.
Questions to ask your servicer
- What exact date is the first adjustment, and when is the first payment using the new rate due?
- Which index and index value did you use, and what lookback date does the note require?
- What margin, rounding rule, initial cap, periodic cap, lifetime cap and floor apply?
- Is the payment being recalculated now, and what principal balance and remaining term were used?
- Does the quoted payment include escrow, and if so, what escrow assumptions were used?
- If the notice is an estimate, when will the final rate and payment be confirmed?
Key takeaway
Your first ARM adjustment applies the formula and limits written in your mortgage documents. Expect an advance notice roughly seven to eight months before the first payment at the adjusted level for a covered consumer ARM, verify every number against the note, and act early if the projected payment strains your budget. The contract—not the introductory rate or a general market advertisement—determines the outcome.
