On the contractual ränteändringsdag or villkorsändringsdag, your lender applies the next arrangement described in your loan terms unless you choose another option. Depending on the lender, doing nothing can move the loan to a three-month rate or renew it for another fixed period.
The fixed period ends, but the debt continues
A Swedish mortgage can contain one or several loan parts (lånedelar), each with its own interest period. The date printed in your loan agreement is the date the current fixed rate stops applying. It is not a maturity date at which the principal disappears or the property loan is automatically repaid.

Finansinspektionen (FI) uses ränteändringsdag for the date on which a fixed-rate period ends and a borrower can repay without a charge, provided the contract’s notice requirements have been met. Your agreement may also call the next change a villkorsändringsdag, the day a new set of credit terms begins. Check the terms appendix or your bank app for the exact date; a nominal one-, two- or three-year label does not guarantee that the calendar date falls exactly that many years later.
At that point, you normally have three practical choices:
#1 Best Overall
- accept the lender’s new variable or fixed arrangement;
- negotiate a different rate or term with the same lender; or
- repay or move the loan, subject to notice, credit assessment and the timing of each loan part.
The precise default is contractual. Some lender information, including explanations from Swedbank and SBAB, describes an automatic move to a three-month period in certain situations. Consumer guidance also notes that some lenders instead renew for a corresponding fixed period at the rate then offered. Do not assume another bank follows either example.
Swedish terms you will see in the paperwork
| Term | Meaning for the borrower |
|---|---|
| Räntebindningstid | The period during which the interest rate is fixed. |
| Ränteändringsdag | The fixed-rate end date; under FI’s 2025 guidance, repayment can be made without a charge on this date when required notice has been given. |
| Villkorsändringsdag | The day a new period of credit terms starts. It can coincide with the end of your current fixed terms. |
| Ränteskillnadsersättning | Compensation a lender may claim when a consumer repays a still-fixed loan early. |
| Ränterabatt | A negotiated or temporary discount from the lender’s offered mortgage rate. Its expiry can be separate from the fixed-rate end date. |
| Amorteringsunderlag | A document showing how the current bank calculated your amortization terms; it is used when moving the mortgage to another bank. |
What happens if you make no choice?
The default is lender-specific
There is no single Swedish rule that makes every bank roll an expiring fixed mortgage into the same product. Your terms should state the next rate, the length of the next period and how the rate is set. Ask the lender for those details in writing if the wording is unclear.
When the new rate is set
A lender may quote a rate before the change date, but the applicable rate can be determined under the bank’s pricing process at the start of the new period. Ask whether the offer is binding, how long it remains valid and what happens if market rates move before the date.

Separate loan parts can change separately
If one part ends in January and another in September, the bank may issue two different offers and dates. Treat every tranche independently when comparing rates, arranging a switch or planning repayment. A decision on one part does not automatically change the others.
What to do before the fixed-rate end date
- List every loan part and date. Open the loan terms, annual statement or bank app and record the balance, fixed-rate end date, current discount and notice deadline for each part.
- Ask for the no-action outcome. Request the next interest type, period length, rate-setting date, payment date and the exact steps for selecting another option.
- Check the discount separately. A temporary ränterabatt can expire before, after or on the same day as the fixed period. FI’s general advice FFFS 2025:10, applicable from 1 July 2025, says a lender should give written notice at least one month before a housing-credit discount expires. That recommendation does not establish every bank’s notice process for a fixed-rate rollover.
- Start comparing early. Ask for the lender’s new offer with enough time to obtain competing offers. Compare the actual rate, not only the list rate or advertised discount.
- Check your break-even amount in kronor. Multiply the rate difference by the relevant balance and period, then include fees, tax effects, discount expiry and any conditions such as salary-account requirements. FI reported that a 0.27 percentage-point difference on a SEK 2 million mortgage represented just over SEK 5,300 a year before interest-tax deductions in its June 2026 example.
- Request an amortization basis if switching. Since 1 September 2024, banks must provide the amorteringsunderlag digitally without delay. The receiving bank still performs its own credit assessment and can set its own terms.
- Get an early-repayment calculation if needed. If you want to repay before the fixed period ends, ask for a written calculation of any ränteskillnadsersättning. If repayment occurs on the fixed-period end date and you have complied with notice rules, FI’s definition treats that as a no-charge repayment date.
How to compare the choices
| Decision point | Questions to answer |
|---|---|
| Interest type | Will the next period be variable (commonly a three-month period) or fixed again? |
| Rate certainty | How much payment predictability does your household need, and could you absorb a later rate change? |
| Total price | What is the actual rate, when does any discount end, and are there fees or linked-service conditions? |
| Comparison quality | How does the offer compare with the bank’s average rate for the same fixed term and with offers from other lenders? |
| Switching friction | Can the new lender complete its credit assessment before your date, and do all loan parts end at compatible times? |
| Repayment flexibility | Can you make extra payments, and what compensation would apply if you repay during a new fixed period? |
Variable versus another fixed period
A variable or short period normally lets the rate change sooner as market conditions change. A longer fixed period gives a more predictable payment for that period. Neither option is guaranteed to be cheaper. Base the decision on your cash-flow tolerance, expected time in the property, likelihood of selling or refinancing, and the cost of breaking a new fixed contract.
Compare like with like
Compare a three-month offer with other three-month offers and a two-year offer with other two-year offers. FI advises checking the lender’s average rate for the same fixed term, contacting several banks and asking your current bank to improve its offer. A lower-looking percentage can be offset by a discount that expires quickly, fees or conditions that you would not otherwise accept.

Repaying or switching at the change date
Repayment on the date
The change date is different from an early repayment date. Under FI’s 2025 guidance and the consumer-credit framework, a borrower may repay without a charge on the relevant interest-change date when the contractual notice requirements have been observed. Confirm the date and notice method with the lender; an instruction sent late can be treated as a request for another date.
Repayment before the date
Paying off a still-fixed loan early can trigger ränteskillnadsersättning. The amount depends on the loan, remaining fixed period and the legal calculation applicable when the repayment occurs. Do not estimate it from the difference between your rate and today’s advertised rate. Request the lender’s written calculation and ask how long it remains valid.
Moving to another bank
A switch requires coordination between the old and new lenders, the property security and your loan parts. Obtain the amortization basis, provide income and debt information for the new credit assessment, and allow time for the receiving bank to issue final documents. A fixed period ending does not guarantee that a new lender must approve the same loan amount.

Amortization rules in force from 1 April 2026
Sweden’s mortgage-credit law took over from FI’s former amortization regulations on 1 April 2026. FI’s March 2026 explanation says the broad minimum levels are:
| Loan-to-value (LTV) | Minimum annual amortization |
|---|---|
| Above 70% | 2% of total credit annually |
| Above 50% up to 70% | 1% of total credit annually |
The additional one-percentage-point requirement tied to debt above 4.5 times annual income was removed. Your actual payment can still differ because of your loan terms, lender assessment, exemptions or changes in the balance and property value. Do not carry pre-April 2026 explanations into a new offer without checking the current calculation.

FI’s comparison published on 4 September 2026 reported that, in June 2026, the lowest and highest average mortgage rates in its comparison differed by 0.27 percentage points: 2.54% versus 2.81%. FI illustrated the effect as just over SEK 5,300 a year before interest-tax deductions on a SEK 2 million mortgage. These are dated market observations, not a promise of the rate you will receive.
Best Value
- It can be a gift option
- Comes with secure packaging
- Helpful in various ways
The same FI report said 80% of people taking a new mortgage or renegotiating one in June 2026 chose a variable rate. That describes borrower choices in that month; it is not advice that a variable rate will be cheaper or suitable for your household.
Common mistakes and how to avoid them
- Confusing the end of the rate with the end of the loan: the principal remains unless you repay or refinance it.
- Assuming every bank defaults to three months: rollover rules differ; read your own terms.
- Ignoring a separate discount expiry: the rate can rise when the discount ends even if the fixed-period date is later.
- Comparing list rates only: use actual offers and same-term average rates.
- Waiting until the final days: switching requires documents and a new credit assessment.
- Breaking the loan without a written cost: request the lender’s calculation of any early-repayment compensation.
- Using outdated amortization advice: verify the post-1 April 2026 rules and your own loan’s calculation.
A compact call script for your lender
Ask: “What is the exact ränteändringsdag for each loan part? If I make no choice, what rate and period will apply, and when is that rate set? When does my ränterabatt expire? What notice do you require to repay or change terms? What is my current amortization basis, and what would the payment be under each available option?” Request the answers and any early-repayment figure in writing.
Bottom line for Swedish borrowers
Your fixed mortgage rate ending is a decision point, not a payoff date. Confirm each loan part’s contractual date, establish the lender’s default, separate the discount clock from the fixed-rate clock, compare same-term actual offers in kronor, and obtain an amortization basis if you may switch. Repaying on the change date can avoid early-repayment compensation when notice rules are met; repaying before it may not.
