The trade is simple: pay more now to pay less each month later. The size of the reduction is not fixed. It depends on the lender, loan type, loan amount and market pricing.
“Points” should mean discount points tied to a reduced mortgage rate. Because lenders sometimes use the word for other percentage-based charges, ask exactly what the fee purchases. The Consumer Financial Protection Bureau (CFPB) says points shown on your Loan Estimate and Closing Disclosure must be connected to a discounted interest rate.

What buying points changes
A discount point is an upfront charge equal to 1% of the mortgage amount. On a $100,000 loan, one point costs $1,000; on a $400,000 loan, it costs $4,000. Fractional points, such as 0.375 points, are also possible. You pay the charge as part of your closing costs.
In exchange, the lender reduces the loan’s interest rate. A lower rate means less interest accrues each month, so the scheduled principal-and-interest payment falls. Points do not reduce the amount you borrow, eliminate other closing costs or change the property’s taxes and insurance.

There is no standard conversion such as “one point always lowers the rate by 0.25%.” One lender might price a point differently from another, and pricing can change with the loan program and market conditions. Compare the actual rate and payment in each written offer rather than relying on a rule of thumb.
Discount points versus other fees
Some estimates use “points” loosely for origination charges or other percentage-based fees. Those charges may compensate the lender without reducing your rate. Ask the lender to identify the exact line item, state the rate available with zero points and show how the quoted rate changes when points are added.
How much can one point lower your payment?
The answer requires two quotes: the rate and payment with no points, and the rate and payment with the proposed points. The loan amount, term, amortization schedule and loan type all affect the result. Your payment comparison should isolate principal and interest first, because that is the part points change.

| CFPB example: $180,000, 30-year fixed loan | $675 for 0.375 points | Rate moves from 5.00% to 4.875%; monthly payment falls by $14 | A published illustration, not a current quote or universal conversion |
| CFPB example: $400,000 loan | $4,000 for one point | Example associates the point with a 0.25% rate reduction | Another lender could associate the same point cost with a larger or smaller reduction |
The CFPB’s $180,000 example implies a simple break-even estimate of about 49 months: $675 divided by $14 is approximately 48.2, which rounds to 49 monthly payments. That arithmetic is only a first pass. It does not account for the declining loan balance, the time value of money, taxes, changing insurance or any other loan term.

Your total monthly housing payment may not fall by the same amount
Points affect the principal-and-interest component of the mortgage payment. A typical Loan Estimate also shows an estimated total monthly payment that can include:
- Property taxes collected through escrow.
- Homeowners insurance collected through escrow.
- Mortgage insurance, when required.
- Other escrowed or loan-related charges listed by the lender.
Those items do not automatically decline when you buy points. If your principal-and-interest payment drops by $14 but taxes, insurance and mortgage insurance remain unchanged, your total housing payment drops by about $14, not by a larger amount. Changes to insurance premiums, tax assessments or mortgage-insurance rules can move the total payment independently of the rate reduction.
How to calculate the break-even point
The basic break-even formula is:
Break-even months = upfront point cost ÷ monthly principal-and-interest savings

Use the actual figures from your lender. Include only the incremental cost of the points in the numerator, not every closing cost you would pay under either option. Use the payment difference for otherwise matching loans in the denominator.
Why the estimate is only a starting point
- Your loan balance declines, so the interest savings are not perfectly represented by multiplying the first payment difference by every month.
- Money paid at closing could have remained in savings or been invested; that opportunity cost favors the zero-point option.
- Refinancing, selling or paying off the loan ends the period in which you receive savings.
- Taxes and accounting treatment can differ by borrower and jurisdiction; do not assume a tax benefit without qualified advice.
- Different points options may change other pricing or credits, so verify that the two offers are genuinely comparable.
If you expect to keep the mortgage longer than the practical break-even period and can comfortably pay the extra closing cost, points may reduce your overall borrowing cost. If you expect to move or refinance sooner, the unrecovered upfront charge can make points a poor trade.
Compare offers with and without points
Request side-by-side Loan Estimates, or equivalent written pricing, for the same loan amount, term and product. A lower advertised rate from one lender is not proof of a better deal if that lender assumes more points or has different base pricing.

- Set the baseline. Ask for a zero-point option and record the interest rate, principal-and-interest payment, estimated total payment and cash to close.
- Add the points option. Request the same loan with the proposed points. Confirm the exact point fraction, dollar charge, rate and payment.
- Check the cash requirement. Compare cash to close, including the point charge. Make sure paying points will not leave you without an emergency reserve or funds needed for moving and repairs.
- Separate payment components. Compare principal and interest first, then review mortgage insurance, taxes, insurance and other escrowed amounts in the estimated total payment.
- Project your timeline. Evaluate total interest and costs through the shortest, longest and most likely time you expect to keep the loan.
- Compute a first-pass break-even. Divide the additional point cost by the monthly principal-and-interest savings, then test whether your expected ownership period extends beyond that month.
- Ask for clarifications in writing. Have the lender explain any difference in rate, credits, fees or assumptions before you choose.
| Comparison item | Zero-point offer | Points offer | Decision question |
|---|---|---|---|
| Upfront point charge and cash to close | Your baseline | Higher by the point cost, unless another credit offsets it | Can you pay it without weakening your cash reserves? |
| Interest rate | Quoted rate | Quoted discounted rate | What reduction does this lender actually provide? |
| Monthly principal and interest | Quoted payment | Quoted lower payment | What is the monthly difference? |
| Estimated total payment | Includes applicable escrow and mortgage insurance | Usually changes only because principal and interest changed | How much will your real monthly housing bill change? |
| Total cost over your expected holding period | More monthly interest may be paid | More paid at closing, less interest over time | Which option costs less before you sell or refinance? |
| Break-even month | Not applicable as a points recovery calculation | Point cost divided by monthly savings | Will you still have this loan after the break-even point? |
When points may fit your situation
You expect a long holding period
Borrowers who expect to keep the mortgage well beyond break-even can receive savings for more months after recovering the upfront charge. A stable plan to remain in the home makes the comparison easier, although future moves and refinancing are never certain.

You have cash available after closing
Points require money immediately. They may be reasonable only after accounting for your down payment, closing costs, moving expenses, maintenance and emergency savings. A lower payment does not compensate for being unable to handle an early financial shock.
You value a lower required payment
Some borrowers choose points even when the lifetime-cost difference is modest because a lower required payment improves monthly cash flow. Make sure the payment reduction is based on the full loan offer and not just a marketing rate.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. When zero points or lender credits may be better
You may move or refinance soon
If the mortgage is likely to be paid off before break-even, you may not collect enough monthly savings to recover the point cost. A planned refinance should be treated cautiously: rates, eligibility and closing costs are uncertain, and the original points do not transfer to a new loan.
Cash is tight
Paying points can increase the amount due at closing and reduce liquidity. Keeping cash available can be more valuable than a small payment reduction, particularly when the alternative is expensive credit or no emergency reserve.

The offers are not truly comparable
A points option may appear cheaper because it has a lower rate, while the zero-point offer may include a different fee structure or lender credit. Compare the same loan type, amount and term, and ask each lender to show matching scenarios.
Where points appear in your disclosures
On the Loan Estimate and Closing Disclosure, points are listed on page 2 in Section A, “Origination Charges.” The CFPB says the listed points must be connected to a reduced interest rate. Review the dollar amount and point fraction against the quote you received.
Lender credits appear separately in Section J as a negative amount. A credit can reduce closing costs, but it often corresponds to accepting a higher interest rate. Do not treat a lender credit as the same thing as buying points; compare both the upfront amount and the rate over your expected holding period.

Common mistakes and how to avoid them
- Assuming a fixed rate reduction: ask the lender for the exact rate with zero points and with the proposed points.
- Confusing one point with one percentage point: one point is 1% of the loan amount; it is not automatically a one-percentage-point reduction in the interest rate.
- Using the total payment for the break-even calculation: calculate the payment difference attributable to principal and interest, while separately checking escrow changes.
- Ignoring the payoff date: include likely sale, refinance or early payoff in your timeline.
- Comparing different loan products: a 30-year fixed, adjustable-rate loan and different government or conventional products can have different pricing and risks.
- Spending all available cash: preserve reserves after accounting for the point charge and other closing costs.
- Relying on an old quote: mortgage pricing changes. Obtain current written estimates and check their expiration or lock terms with the lender.
What information is needed for a personal estimate?
The title alone is not enough to calculate your savings. A lender or calculator needs the loan amount, term, loan type, quoted rate with zero points, quoted rate with points, point cost, and the resulting principal-and-interest payments. To estimate the complete housing bill, add property taxes, homeowners insurance, mortgage insurance and escrow assumptions.
Ask for both scenarios in writing. That lets you test several possible payoff dates instead of treating a single break-even month as a guarantee.
