When a HELOC servicer changes, the company that takes payments and maintains your account may be different, but the transfer does not automatically rewrite your line-of-credit agreement. Your first priorities are to follow the transfer notice, redirect payments, confirm every credit and balance, and verify that online access and draw functions work. Do not assume that the federal mortgage-servicing protections commonly discussed for conventional mortgages—including the 60-day payment grace rule—automatically cover an open-end home equity line.
Start by separating the servicer from the HELOC agreement
A servicer is the company that performs day-to-day account work: sending statements, accepting payments, maintaining payment history, calculating amounts due, and handling customer-service requests. The lender or creditor that owns the HELOC may stay the same while those duties move to another company. A notice may therefore announce a servicing transfer without saying that your credit limit, interest-rate formula, draw period, or repayment period has been renegotiated.

That distinction matters because a servicing transfer and a contract amendment are different events. Read the transfer notice and your signed HELOC agreement together. The notice controls practical instructions such as where to pay and when the new company starts accepting payments; the agreement controls the promises governing the line unless it is lawfully amended. If the notice describes a change to a fee, rate, payment calculation, account number, or other term, ask both companies to identify the contractual or legal basis in writing rather than assuming the change is valid or invalid.

Regulation X contains servicing-transfer rules for covered mortgage loans. Its definition in §1024.31 expressly says that a “mortgage loan” includes a federally related mortgage loan but does not include an open-end line of credit (home equity plan). Because a HELOC is generally an open-end home equity plan, you should not treat mortgage-specific protections as automatic HELOC rights.

The 60-day payment rule is not a safe assumption
For a mortgage loan covered by Regulation X, a payment that reaches the former servicer on time during the first 60 days after a transfer generally may not be treated as late by the new servicer, and a late fee may not be imposed. The CFPB’s model servicing-transfer notice states: “Under Federal law, during the 60-day period following the effective date of the transfer of the loan servicing, a loan payment received by your old servicer on or before its due date may not be treated by the new servicer as late, and a late fee may not be imposed on you.” That model language is for covered mortgage servicing. Since the same regulation excludes open-end home equity plans, the federal rule’s application to your HELOC cannot be assumed.
Terms are not guaranteed unchanged solely by mortgage rules
For covered mortgage loans, Regulation X says a servicing transfer does not change loan terms except terms directly related to servicing. That statement is not, by itself, a guarantee for a HELOC. Federal materials do not establish that a HELOC’s variable-rate index or margin, draw period, repayment schedule, minimum-payment formula, credit limit, account number, grace period, fees, or draw availability must remain unchanged solely because the servicer changed. Use your contract, the actual notice, and applicable state law to determine what applies.
Read the transfer notice for the details that control your next payment
Keep the notice with your HELOC agreement and compare it against the old account information. Formal notice requirements in §1024.33 are written for covered mortgage loans; for a HELOC, the notice you received and the contract are the practical sources of transfer instructions. Look for each item below.
| Item to check | What to record | Why it matters |
|---|---|---|
| Effective transfer date | The date servicing moves to the new company | It establishes when account handling changes and when you should use the new contact channels. |
| Old-servicer cutoff | The last date, address, portal, or lockbox that will accept a payment | A payment sent after the cutoff may be delayed or returned. |
| New-servicer start | The first date, mailing address, portal, and payment instructions for the new company | Use the destination and timing printed in the notice, not an old bill-pay profile. |
| Autopay and bill pay | Whether an existing authorization will continue and what must be re-established | Changing a payee, routing instruction, account number, or portal may be necessary to avoid a missed payment. |
| Account identifiers | New account number, servicing phone number, website, and mailing address | These details help the new company match your payment and let you authenticate your account. |
| Statements and online access | When the first new statement arrives and how to create or activate a login | You need a reliable way to see the amount due, posted credits, and transaction history. |
| Draw and other operations | Any statement about checks, transfers, cards, or temporary restrictions | Federal sources do not establish what happens to draw access during a HELOC transfer, so an explicit notice or written confirmation is important. |
If the notice is silent about a feature you rely on, do not infer that it is canceled or guaranteed. Ask the old and new servicers to confirm the feature and keep the responses.

Move payments safely during the transition
- Mark the effective date and payment cutoff. Put both dates on your calendar. If your due date falls near the transfer, allow extra mailing and processing time while still meeting the deadline in your agreement.
- Compare the payment instructions. Check the payee name, payment address, electronic-payment portal, account number, and any required reference information against the notice. Do not rely on a search-engine result, an old statement, or an unsolicited message.
- Change bank bill pay and recurring transfers. Update the payee and destination supplied by the new servicer. If the old servicer pulls payments automatically, ask whether that authorization ends and whether a new authorization is required. Keep enough funds available for any payment that was already scheduled.
- Make the next payment with a traceable method. Save the confirmation number, electronic receipt, check image, tracking information, or other proof showing the date, amount, and destination. A screenshot of a submitted payment is useful, but a bank record showing that funds left your account is stronger evidence.
- Confirm posting after the expected processing time. Check the new portal or statement for the payment date and amount. If the transfer notice gives no processing estimate, contact the new servicer and ask when the payment should appear.
- Keep paying according to the agreement while a question is pending. A dispute about transfer accounting does not automatically suspend the amount you believe is due. If you cannot determine the correct amount, ask both servicers for written instructions promptly and consider professional advice.
Audit the new account instead of trusting the new login
Access to a new website is not proof that the account transferred correctly. Download or print the first new statement and compare it with your last statement from the former servicer.
Check the opening information
- Opening balance and principal outstanding
- Interest rate, index, margin, and next adjustment information, if your contract uses a variable rate
- Available credit and the amount already drawn
- Accrued interest, fees, and any past-due amount
- Next due date, minimum-payment formula, and payment address
Reconcile transactions
Match each payment, advance, fee, interest posting, and credit shown by the new company to your own records. A payment made before the transfer should not disappear merely because the portal changed. If the balance differs, request the complete payment history and the transfer-accounting record rather than accepting a verbal explanation.
Test access without creating unnecessary risk
Sign in, confirm that statements can be downloaded, and verify that your contact information and delivery preferences are correct. If you use electronic transfers, checks, a card, or another draw method, ask whether it remains available and whether limits or procedures changed. Do not initiate a test advance simply to see whether the system works; obtain confirmation first if a draw is not needed.

| HELOC feature | What to compare | What is established for a HELOC by the cited federal materials |
|---|---|---|
| Interest rate | Index, margin, floor, ceiling, adjustment dates, and any fixed-rate conversion terms | Not stated as protected from change solely by a mortgage-servicing transfer rule. |
| Draw period | End date, advance procedures, and conditions for further borrowing | Not stated; confirm the agreement and any transfer notice. |
| Repayment period | When repayment begins and how principal is amortized | Not stated as guaranteed unchanged by the federal mortgage rule. |
| Minimum payment | Interest-only or principal-and-interest formula, percentage, and due date | Not stated; use the contract and the new statement. |
| Credit limit and available credit | Total limit, current balance, holds, and unused line | Not stated; reconcile records and request an explanation for any difference. |
| Fees | Annual, transaction, late, returned-payment, or other charges | Not stated as automatically unchanged for a HELOC transfer. |
| Account number and payment channel | New number, portal, mailing address, and bill-pay setup | These are servicing details that should be supplied in the transfer instructions. |
| Draw access | Checks, online advances, transfers, cards, and temporary holds | Not stated; the reviewed federal materials do not determine how a particular transfer affects access. |
If the new company says a term changed, ask for the exact contract provision, amendment, or notice language supporting it. If it says the change is only an account-display correction, request a before-and-after transaction history.
What if you sent a payment to the old servicer?
Act immediately rather than waiting to see whether the payment moves automatically. Confirm the delivery date, amount, destination, and whether the former servicer received or returned the funds. Contact the new servicer with proof of payment and ask how it will be credited. Contact the former servicer as well and request the payment’s status and transfer instructions.
Do not tell yourself that a HELOC automatically has 60 days of protection. That protection is described for mortgage loans covered by Regulation X, while the regulation excludes open-end home equity plans. Your agreement, state law, or a company’s voluntary policy could provide different treatment, but you must verify it. If a due date is approaching, ask in writing which payment destination will avoid delinquency and keep copies of the responses.
How to handle a missing or misapplied payment
Make a documented first contact
Use a channel that creates a record, such as the servicer’s designated correspondence address, secure-message system, or another written method identified in the notice. State the account number, payment date, amount, method, confirmation number, and the correction you want. Attach readable proof and ask for the full payment history and transfer ledger.

Understand the limits of federal error procedures
Regulation X provides a formal notice-of-error and written-information-request process for covered mortgage loans, including certain servicing-transfer errors. Because HELOCs are excluded from the mortgage-loan definition, the cited materials do not establish that those procedures necessarily apply to your line. Follow any dispute address or process in your HELOC agreement and ask the servicer to identify the procedure it will use.
Escalate when the record does not reconcile
If the servicers do not correct the account, preserve statements, notices, payment confirmations, correspondence, call notes, and screenshots. You can ask the applicable state regulator or consumer-protection office about state-law requirements. A qualified housing counselor or consumer-law attorney may be appropriate when a disputed amount could cause default, the line is frozen, or the servicer threatens collection action.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Draw access deserves a separate confirmation
A servicing transfer can affect portals, checks, electronic transfers, and authentication even when the underlying credit line is intended to continue. The federal materials cited here do not say that a new servicer must keep draw access uninterrupted or that it may suspend it. Before you need funds, ask:

Use this side-by-side transfer check
Place the final statement from the former servicer beside the first statement from the new one and compare these fields:
| Comparison point | Question to answer |
|---|---|
| Effective date | Do both notices identify the same date? |
| Payment destination | Where did the old servicer accept the last payment, and where does the new servicer accept the first one? |
| Autopay | Was a recurring instruction canceled, transferred, or replaced? |
| Statement timing | When was the final old statement issued, and when should the first new statement arrive? |
| Posted history | Does every payment and fee appear once, with the correct date and amount? |
| Balance and available credit | Do principal, accrued interest, total balance, and unused line reconcile? |
| Online access | Can you retrieve statements, send secure messages, and see transaction details? |
| Draw operations | Does the notice explain whether checks, transfers, cards, or other advance methods continue? |
When to get help
Routine transfers can usually be managed with careful recordkeeping. Consider prompt professional help if the new company reports a balance you cannot reconcile, refuses to provide payment history, marks an on-time payment late, removes available credit without an explanation, changes a rate or fee contrary to your agreement, or threatens foreclosure or collection while the account is disputed. Bring the HELOC agreement, transfer notice, statements, bank records, and written communications so an adviser can evaluate both the contract and the law of your state.
Bottom line
A HELOC servicer change mainly changes who handles billing and account administration, but it can create real risks if payments, balances, or draw access are not transferred correctly. Follow the notice, update payment instructions, verify the first statement and available credit, and document every discrepancy. Because federal Regulation X excludes open-end home equity plans from its mortgage-loan definition, treat the 60-day mortgage payment grace rule and other mortgage-servicing protections as uncertain for a HELOC until your agreement, the servicer, or applicable state law confirms otherwise.
