What Happens to a Solar Loan or Lease When You Sell Your Home?

What happens depends on who owns the panels. If you bought the system with cash or a solar loan, you own it; the loan normally must be paid off at closing or formally assumed by the buyer if the lender allows that. If the system is leased or covered by a power purchase agreement (PPA), a third party owns it, and the buyer may need to qualify for and assume the contract. PACE financing follows different property-tax and lien rules. Identify the arrangement early, obtain written payoff or transfer instructions, and coordinate them with your closing professionals.

The answer turns on ownership

A solar installation can look identical on a roof while creating very different obligations in a sale. Start by finding the signed paperwork and determining whether you own the equipment or a provider does. The U.S. Department of Energy says a system purchased outright or financed with a loan is generally owned by the homeowner, while a leased or PPA system is owned by a third party. A third-party-owned system can require additional steps to transfer the agreement or assume ownership. DOE’s consumer guide explains the distinction.

Arrangement Who owns the equipment? What the sale usually requires Continuing obligation
Cash purchase Homeowner Disclose the system and transfer its documents with the property No solar financing payment remains, though warranties or service terms may continue
Solar loan Homeowner Pay the current balance before closing or obtain lender-approved buyer assumption Loan payments continue only if an approved assumption occurs
Solar lease Third-party provider Follow the lease’s transfer, notice and buyer-qualification process, or use any permitted termination option Buyer may take over scheduled lease payments
Power purchase agreement (PPA) Third-party provider Follow the PPA’s transfer, notice and buyer-qualification process, or use any permitted termination option Buyer may continue paying for electricity produced under the contract
PACE financing Equipment ownership and financing terms depend on the program documents Confirm the local program’s payoff or transfer rules An added property-tax assessment and lien may affect the property

The table describes common structures, not a universal provider procedure. Your contract and the current instructions from the lender, provider or local PACE program control.

If you have a solar loan

A solar loan finances equipment that you own; it does not automatically become the buyer’s debt when the deed changes hands. The Consumer Financial Protection Bureau identifies two usual ways to leave loan-financed panels at the home: the buyer assumes the loan if the lender permits it, or the seller pays the remaining balance before the sale closes. CFPB’s solar-financing guidance advises getting the lender’s actual procedure and a current payoff statement.

Buyer assumption

An assumption is not the same as simply telling the buyer that payments exist. The lender must permit the transaction and approve the buyer under its process. Ask, in writing, whether assumption is available, what application and income or credit documentation the buyer must provide, which forms the seller must sign, and the deadline for approval. Do not represent the loan as transferable until the lender confirms that it is.

Coordinate the approval with the purchase contract and closing date. If the lender has not completed the assumption by the required deadline, the parties need a documented alternative—usually a payoff—rather than an informal promise to keep making payments.

Seller payoff

Request a payoff quote that is valid for the expected closing date. Ask whether the quote includes all interest and other amounts needed to release the account, how the payoff must be sent, and what evidence will show that the obligation is satisfied. Give the payoff instructions to the closing agent or attorney so the amount is handled as part of the settlement rather than paid from an unverified estimate.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A payoff can change between the date you request it and the date the sale closes. Use the lender’s current statement and follow its expiration date. The federal guidance does not establish a standard payoff fee, processing time or release document; those details are lender-specific.

Does the loan prevent a sale?

Usually, a solar loan is a transaction issue to resolve, not an automatic prohibition on selling. The practical problem is making sure the debt is paid or properly assumed and that any related filing or security interest is addressed before closing. Tell your real-estate and closing professionals about the loan at the beginning of the listing process. They can incorporate the lender’s requirements into the contract and settlement timeline.

If you have a solar lease or PPA

With a lease or PPA, the provider generally owns the panels. A lease charges for use of the equipment; a PPA generally charges for electricity generated under the agreement. In either case, the document—not a general assumption about solar contracts—sets the sale procedure. The Federal Trade Commission warns that “The contract might affect your options when you sell your house.” FTC consumer advice recommends checking the agreement’s terms.

Check whether transfer is allowed

Ask the provider to identify the exact section covering a home sale. Confirm:

  • whether assignment to a buyer is permitted;
  • how much advance written notice is required and where it must be sent;
  • what application, credit or other qualification the buyer must satisfy;
  • which documents the seller, buyer and closing professional must sign;
  • whether a transfer fee, administrative charge or early-termination charge applies; and
  • when the seller is released from future payments and performance obligations.

Have the provider state the answers in writing. A verbal assurance that “the buyer can take it over” does not establish that the buyer qualifies or that the seller has been released.

Buyer qualification and timing

A provider may require the buyer to complete its own review before approving a transfer. The federal sources do not establish universal credit standards, processing times or fees. Start the request as soon as the home is listed, and give the buyer the complete contract so the transfer condition is part of the purchase decision. If approval is delayed or denied, return to the agreement to determine whether another permitted option exists; do not assume the seller can cancel without cost.

PACE financing needs separate treatment

Property Assessed Clean Energy (PACE) financing is repaid as an additional amount on the property-tax bill and places a property-tax lien on the home, according to the FTC. It is therefore not the same as an ordinary unsecured solar loan. Before accepting an offer, ask the local PACE program and your closing professionals how a sale is handled: whether the assessment can remain with the property, must be paid off, or follows another local process. Obtain the applicable balance and written instructions rather than using a regular loan payoff assumption.

Can you take the panels to your next home?

Moving a system is not the routine workaround. The CFPB says relocating panels to another house is not typical because removal and reinstallation may damage the equipment or the home. A leased or PPA system also belongs to the provider, so you cannot move it without the provider’s written agreement. For a system you own, ask the installer or another qualified professional whether relocation is contractually and technically possible, and compare that process with the payoff or transfer path required for the sale.

Seller checklist: resolve the arrangement before closing

  1. Collect the documents. Find the purchase invoice, loan agreement, lease or PPA, amendments, warranties, maintenance records and any property-tax notices.
  2. Identify the legal owner. Determine whether you own the equipment or a third-party provider does. Check for a separate PACE assessment or lien.
  3. Notify the right counterparty. Contact the lender, provider or PACE program and state that you are selling the property. Request its sale packet and deadlines.
  4. Obtain written numbers and conditions. For a loan, request a current payoff amount and assumption rules. For a lease or PPA, request transfer requirements, buyer qualification criteria, notice rules and all charges. For PACE, request the program’s current payoff or transfer instructions.
  5. Give the buyer accurate disclosures. Provide the system’s age, ownership status, contract, payment obligation and available maintenance history. Do not describe a transfer as approved until the counterparty has approved it.
  6. Build the timeline into the contract. Tell the real-estate agent, title company, escrow holder or closing attorney what must happen and by what date. Include responsibility for any payoff, transfer charge or required document.
  7. Verify release at settlement. Keep the final payoff confirmation, assumption approval or provider release with the closing records.

Buyer checklist: do not treat panels as free equipment

Before agreeing to take a home with solar, ask the seller and the counterparty for the complete paperwork. Your questions should include:

  • Does the seller own the system outright, owe a solar loan, or have a lease or PPA?
  • If there is a loan, will it be paid off, or has the lender approved your assumption?
  • If there is a lease or PPA, what payment remains, how is it calculated, and has the provider confirmed that you qualify?
  • Are there transfer, administrative or early-termination charges?
  • How old is the system, what maintenance has been performed, and which warranties or service obligations pass to you?
  • Is there a PACE assessment or another property-related lien, and what is the local program’s required treatment at closing?

Review the documents before your inspection and financing contingencies expire. A seller-owned system and a third-party-owned system can create very different obligations even when the panels appear identical. DOE specifically notes that third-party ownership may require additional steps to assume ownership or transfer the contract. Read the DOE buyer guide alongside the actual agreement.

What solar panels may—and may not—do to the sale price

Do not promise that panels will add a particular amount to the home’s value. Value depends on the property, system, local market and obligations attached to the equipment. DOE’s 2023 consumer guide reports that a Lawrence Berkeley National Laboratory study found buyers across the country had been willing to pay a premium of about $15,000 for a home with an average-sized solar array. That is a reported study finding, not a current appraisal or a guarantee for an individual home. The DOE guide provides the qualification and context.

A buyer may value lower electricity costs, but an assumed loan, lease payment, PPA payment or property-tax assessment also affects affordability. Present both the equipment benefits and every continuing obligation so the buyer and lender can evaluate the complete transaction.

Common mistakes that create closing problems

Waiting until the last week

Provider reviews, lender assumptions and local PACE procedures can have their own deadlines. Starting after inspections or loan underwriting leaves less time to correct missing signatures or an ineligible buyer.

Using the original loan amount

The amount borrowed when the system was installed is not the amount needed to satisfy the loan today. Only the lender’s current payoff statement answers that question.

Confusing ownership with responsibility

A seller may have paid every monthly bill on a lease or PPA without owning the equipment. Conversely, a homeowner may own the panels while still owing a loan. Read the ownership and transfer clauses rather than relying on who installed the system or who receives the electric bill.

Assuming every contract has the same exit

Federal agencies provide general consumer guidance, not a provider-by-provider transfer process. The sources do not establish universal eligibility, processing times, fees or termination rights. The current contract and written instructions from the counterparty control those details.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The practical bottom line

First determine ownership. A homeowner-owned system normally stays with the home, with the solar loan paid off or assumed only through lender approval. A leased or PPA system requires provider-approved transfer or another contractually permitted resolution. PACE financing must be handled through its property-tax assessment and lien process. Put every requirement in writing and give the closing team enough time to complete it.
