Do not judge a bank loan by its advertised interest rate alone. Before signing, identify the annual rate and APR (where applicable), every non-interest charge, the payment schedule, how a variable rate can change, early-repayment rules, and the consequences of a missed payment. Then compare offers for the same amount and term using the total repayment cost—not just the headline rate.
Start with the offer’s cost summary
Ask the lender for the complete written offer and the agreement you would sign. Marketing pages often show only an initial rate. The contract and required disclosure statement show what you will actually pay and what obligations apply.

Annual interest rate versus APR
The annual interest rate is the rate used to calculate interest on the outstanding balance. An annual percentage rate (APR), where the law requires or defines one, is intended to express the borrowing cost more broadly by incorporating specified charges. The exact charges included in APR differ by jurisdiction and product, so confirm the definition printed in your disclosure.
A lower stated rate can still produce a higher total cost if that offer has an origination, administration, broker, appraisal, or other fee. Compare APR only when both lenders calculate it under the same applicable rules and for the same principal, term, payment pattern, and assumptions.

Total repayment and the amount actually advanced
Find two separate figures: the amount credited to you and the total of scheduled payments. A fee withheld at closing means you may receive less cash than the nominal principal while still owing the full contractual balance. Reconcile the principal, any deductions, interest, and fees so you know the net proceeds and the full amount scheduled to leave your account.
Fees beyond interest
Read the fee section and the payment/default provisions together. A fee can be charged at origination, during the loan, when you change an instruction, or after a payment problem.
| Charge to identify | Questions to ask | Why it matters |
|---|---|---|
| Administration, origination, or setup fee | Is it a fixed amount or a percentage? Is it added to the balance or deducted from the advance? | It changes both the cash you receive and the effective cost. |
| Broker or intermediary fee | Who pays it, when is it due, and is it refundable if the loan is not completed? | A separate fee can make a low-rate offer more expensive. |
| Appraisal or valuation cost | Is an appraisal required, who selects the appraiser, and can the fee change? | Often relevant to secured lending; it may be payable even if you later decline the loan. |
| Insufficient-funds or returned-payment charge | What amount applies when an automatic debit fails, and can it be charged more than once? | A missed debit can create a fee before any other default consequence. |
| Account, service, or amendment fee | Are there charges for statements, changing a payment date, modifying security, or other administration? | Small recurring or event-based fees accumulate over the term. |
| Late-payment and default charges | When do they apply, how are they calculated, and can the rate or collection costs change? | These are triggered by payment problems rather than ordinary scheduled repayment. |
Do not assume a charge is included in the APR. The disclosure should state what the APR includes under the applicable rules. If a fee is described elsewhere—in a schedule, tariff, or incorporated terms—obtain that document before signing.
Check the repayment schedule line by line
Term, amortization, and maturity
The term is the contractual period covered by the offer. The amortization period is the time over which the payment calculation would repay the balance. They can differ: a loan may have payments calculated on a longer amortization but require renewal, refinancing, or a balloon balance at the end of a shorter term. Confirm the maturity date and the amount due then.
Also verify the date funds are advanced and the date interest starts. A first payment can be due on a different schedule from the advance date, and daily interest during that gap may affect the opening balance.

Payment amount, frequency, and due dates
Write down the amount of each payment, whether it is weekly, biweekly, semi-monthly, or monthly, and the exact due date. “Monthly” does not answer whether the payment is due on the first, fifteenth, or another date. Confirm whether a payment date that falls on a weekend or holiday moves and whether that changes the interest calculation.
Request the total of scheduled payments over the term and check the arithmetic against the amortization schedule. The schedule should show how each payment is applied to interest, principal, and any permitted charges. Canadian federally regulated institutions, for example, must disclose payment-application details in the personal-loan information box required by the Financial Consumer Agency of Canada.

Payment application and final balance
Determine whether payments are applied first to fees, then interest, then principal, or in another order allowed by the contract. Ask how an extra payment is credited and whether it reduces the next installment, shortens the term, or does both. If the amortization exceeds the term, identify the remaining balance at maturity rather than treating the scheduled installment as the total cost.
Understand whether the rate is fixed or variable
Fixed-rate offers
A fixed rate normally stays unchanged for the stated term, but check the wording for exceptions. A fixed rate can still coexist with fees that change, a renewal rate after maturity, or a default rate triggered by non-payment. The offer should identify the period for which the rate is fixed and what happens afterward.
Variable-rate offers
For a variable loan, do not stop at the initial rate. Identify:

- The reference index or benchmark and the lender’s margin or formula.
- When the rate is reset and how the new rate is communicated.
- Any floor, cap, maximum rate, or other adjustment limit.
- Whether a rate change alters the payment amount, the payoff date, or both.
- What happens if the calculated payment no longer covers interest or if the loan reaches its maturity with a balance.
Ask for an illustration of a higher-rate scenario. A contract can hold the payment constant while extending the repayment period, or increase the payment while preserving the original payoff date. Those outcomes have different costs and cash-flow risks.
Canadian federal disclosure rules call for information about variable-rate calculation and payment effects in covered personal-loan disclosures. In the United States, Regulation Z section 1026.47 has specific disclosure requirements for private education loans, including variable-rate status, adjustment limits, fees, and default or late-payment costs. That provision is not a universal rule for every U.S. bank loan.
Price the cost of flexibility
Extra principal payments
Find the clause covering partial prepayments or larger regular installments. It should state whether extra principal is allowed, the minimum amount, frequency limits, notice requirements, and whether the extra money immediately reduces principal. A “prepayment privilege” may be limited to a percentage of the original balance or available only on specific dates.
Full early repayment
Ask for a payoff quote procedure and the exact penalty formula. The cost can be a fixed amount, a percentage of the balance, a number of months’ interest, or a calculation tied to the lender’s financial loss. Confirm whether the penalty changes during the term and whether administrative or discharge fees are added.
New Zealand Consumer Protection explains that, for certain fixed-rate contracts, an early-repayment fee relates to the lender’s loss and must be reasonable under the applicable framework. That does not make every fee in every country reasonable or lawful; your local rules and the contract control.

Events that can trigger repayment
Look for clauses that permit or require repayment after a sale, refinancing, breach of a covenant, insurance lapse, or change in security. A loan can be “open” to extra payments yet still impose a charge when collateral is released or the agreement is terminated early.
Know what happens after a missed payment
Locate the late-payment, default, and enforcement sections before signing. Record:
- The grace period, if any, and the date a payment becomes late.
- The late fee and whether it is a one-time or recurring charge.
- Any returned-payment or insufficient-funds fee.
- Whether a default rate applies, how it is calculated, and when it ends.
- Whether the lender can demand the full balance, report arrears, appoint a collection agency, or enforce security.
- Which legal, collection, or enforcement costs may be added to what you owe.
Check whether one missed payment triggers consequences immediately or only after notice and a cure period. The agreement should explain how notices are delivered and how many days you have to correct a breach. Do not rely on a customer-service summary if the signed contract uses different language.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Separate fixed terms from changeable terms
Mark every provision that can change: a variable rate, a fee schedule, payment dates, insurance requirements, electronic-debit authorization, or renewal terms. Then find the lender’s notice method and the notice period. Some changes may be permitted only with your consent; others may be allowed after written notice under the governing law.
Keep the offer, disclosure box, fee schedule, amortization table, and later notices together. If the agreement incorporates a document by reference, obtain the current version and check which document prevails if two statements conflict.

How to compare two loan offers
Make the comparison apples-to-apples. Use the same principal, term, amortization assumption, and repayment frequency wherever the lenders permit it. If one offer cannot be normalized, show that limitation rather than treating the figures as directly comparable.
| Comparison item | Offer A | Offer B |
|---|---|---|
| Principal and net amount advanced | Enter the contractual amount and cash received | Enter the contractual amount and cash received |
| Term and amortization | Record both, including any maturity balance | Record both, including any maturity balance |
| Rate and APR | State fixed or variable and the applicable APR definition | State fixed or variable and the applicable APR definition |
| Payment amount, frequency, and total scheduled payments | Record each figure | Record each figure |
| All fees besides interest | List each fee, timing, and whether recurring | List each fee, timing, and whether recurring |
| Variable-rate method and limits | Index, margin, reset timing, cap or maximum | Index, margin, reset timing, cap or maximum |
| Extra and early repayment | Permissions, limits, notice, penalty formula | Permissions, limits, notice, penalty formula |
| Late and default consequences | Fees, rate change, acceleration, enforcement | Fees, rate change, acceleration, enforcement |
Choose the lower total cost only after checking that the flexibility and risk are acceptable. A loan with a slightly higher rate may be cheaper overall if it has fewer fees, a shorter payoff, or no costly early-repayment restriction. Conversely, a low APR can be a poor fit if a variable-rate increase would make the payment unaffordable.
Jurisdiction and product rules are not interchangeable
Disclosure obligations and borrower rights depend on where you borrow and what kind of loan you sign. The Canadian federal framework for federally regulated institutions includes a personal-loan information box with the annual interest rate, APR where it differs, other charges, total payments, payment-application details, and certain variable-rate information. Canadian federal regulations also address term, payment amounts, differing amortization, larger payments without penalty, prepayment penalties and their calculation, and other charges.

Final pre-signing checklist
- Match the principal, net proceeds, term, amortization, and maturity date to what you requested.
- Confirm the annual rate, APR definition, and fixed or variable status.
- For a variable rate, record the index, margin, reset timing, caps, and payment impact.
- Verify every payment amount, frequency, due date, and the total scheduled payments.
- List every charge besides interest, including administration, broker, appraisal, returned-payment, late, and default fees.
- Read the extra-payment and full-payoff clauses, including limits, notice rules, and penalty calculations.
- Identify the exact consequences of late payment and default.
- Check how and when the lender may change terms and how notice will be sent.
- Compare the completed figures with another offer using the same borrowing amount and term.
- Obtain local legal or regulator guidance if a disclosure is missing, ambiguous, or inconsistent with the contract.
If the lender will not provide a complete written schedule of costs and conditions, you cannot make a reliable comparison. Pause the application until the missing term is explained in writing.
