Occupancy is only one part of the equation: a property can be nearly full yet produce slower revenue growth if move-in rents fall, discounts increase, unit mix changes, or operating expenses rise. Local demand, competing supply, tenant stay length, seasonality, acquisitions and management fees all affect reported results, so investors must separate same-store performance from portfolio expansion.
How a self-storage REIT earns revenue
A self-storage real estate investment trust (REIT) owns or operates storage facilities and leases units to households and businesses. The core revenue stream is customer rent. Some operators also earn fees for managing facilities owned by third parties.

CubeSmart says its storage segment earns substantially all of its revenue from customer leases and management fees in its 2025 Form 10-K. Lease revenue is recurring, but it is not fixed: tenants move in and out, rents change, promotions alter initial pricing, and available space differs by unit size and market.

Actual filings may use square feet, units, rent bands and other measures, but the logic is the same. Revenue can rise because more space is occupied, because tenants pay higher rates, or because the portfolio contains more stores. It can fall when any of those drivers moves in the opposite direction.
Why occupancy and rent must be analyzed together
Occupancy measures the share of rentable capacity leased at a point in time or averaged over a period. It does not reveal the rent earned on that space. Two facilities with identical occupancy can have different revenue if one has higher rents, a different mix of large and small units, or more premium climate-controlled space.
Global Self Storage reported 93.0% same-store average square-foot occupancy for 2025, compared with 92.9% in 2024. The company said same-store revenue increased 1.4% for the year, partly because of occupancy and rate increases for existing tenants. Those figures show why a modest occupancy change can coexist with revenue growth when pricing also improves. The data appear in the company’s 2025 Form 10-K.
Occupancy is therefore a capacity indicator, not a complete profitability measure. Investors should pair it with:
- Average rent per occupied unit or per occupied square foot.
- Move-in rates and concessions offered to new tenants.
- Rent increases applied to existing tenants.
- Move-out volume and the time needed to re-lease units.
- Unit-size and product mix.
How revenue management changes the result
Rent increases for existing tenants
Annual or periodic increases to tenants who are already renting are a major revenue lever. Global Self Storage describes these increases as a key component of revenue growth and says it sets them with expected incremental move-outs in mind. A higher rate per occupied unit can lift revenue, but only if the resulting move-outs do not exceed the operator’s ability to replace that space.

The relevant comparison is not simply “higher rent versus lower rent.” Management must weigh the additional dollars from tenants who accept an increase against lost rent, turnover costs and potential vacancy from tenants who leave.
Move-in prices and promotions
Operators adjust advertised move-in rates, discounts and promotions to generate enough new rentals to replace vacating tenants. A discounted first month may reduce initial revenue but help fill a unit; a higher advertised rate may improve revenue per move-in while reducing conversion. Global Self Storage specifically notes that it seeks sufficient move-in volume to replace departing tenants and cautions that short-term move-in, move-out and occupancy trends can be volatile.
Promotional pricing also makes headline rates difficult to interpret. An investor should ask whether a reported rent figure is a recurring in-place rate, a temporary introductory price, or an average that includes concessions.
Turnover and tenant behavior
Self-storage leases often have shorter commitments than traditional apartments. A tenant’s stay length affects how often a unit must be marketed, cleaned, repaired and re-leased. Frequent turnover can create more opportunities to reset rents, but it also raises vacancy and operating work. Longer stays can stabilize occupancy while delaying the next market-rate adjustment.
Local demand and competing supply
Storage economics are local. Household formation, moving activity, small-business demand, income, housing density and nearby development influence how much space customers want. The same company can experience strong pricing in one metropolitan area and weak occupancy in another.

New facilities add supply. If customer demand does not grow at the same pace, existing stores may need lower move-in rates or additional promotions to retain occupancy. Global Self Storage identifies demand, competitor supply and average tenant stay as factors in future rental-income growth. CubeSmart says competing properties within a three-mile radius can materially affect store occupancy, rents and overall performance, according to its 2025 Form 10-K.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsThat three-mile reference is a company risk disclosure, not a universal supply rule. The available company materials do not establish a sector-wide percentage by which a new facility changes rents or occupancy. The practical lesson is to examine each store’s trade area, planned competing capacity and local demand rather than applying a national average.
Why a nearly full property can still have weak revenue growth
High occupancy does not guarantee rising revenue. Revenue can slow or decline when:
- New tenants receive deeper discounts or lower market rents.
- Existing-tenant increases produce more move-outs than expected.
- Large, high-rent units become vacant while smaller units remain occupied.
- Competition forces the operator to reduce asking rates.
- Vacancies are concentrated in a market with weak replacement demand.
- Occupancy is measured at a date when temporary move-ins have not yet churned.
Conversely, occupancy can edge down while revenue rises if in-place rents increase, premium units become a larger share of occupied space, or concessions decline. This is why same-store revenue, occupancy and rent trends should be read together.
Comparing recent operating evidence
| Company and measure | Latest reported figure | What it indicates |
|---|---|---|
| Global Self Storage same-store average square-foot occupancy | 93.0% in 2025, versus 92.9% in 2024 | Occupancy was broadly stable; the company attributed part of its 1.4% 2025 same-store revenue increase to occupancy and existing-tenant rate increases. Source: 2025 Form 10-K. |
| CubeSmart same-store physical occupancy | 88.6% at December 31, 2025, versus 89.3% at December 31, 2024 | The year-end occupancy comparison shows a decline; physical occupancy is not automatically comparable with another issuer’s square-foot measure. Source: 2025 results release. |
| CubeSmart fourth-quarter same-store total revenue | Down 0.1% year over year in the fourth quarter of 2025 | Revenue can be slightly negative even when the portfolio remains substantially occupied. Source: 2025 results release. |
These figures use different occupancy definitions and reporting contexts. Global Self Storage reports average square-foot occupancy for the year, while CubeSmart reports physical occupancy at a specific date. They should not be ranked as if they were identical metrics.

Customer acquisition and digital conversion
Marketing determines how many prospective renters reach an operator, while digital tools and leasing processes influence how many become paying tenants. Extra Space Storage’s 2025 annual report describes marketing, data and technology as tools for attracting and converting customers. The report records 1.0 million new customers in 2025. Its executive vice president and chief digital officer, Samrat Sondhi, stated: “Our ability to attract and convert customers to rentals has led to the industry’s highest occupancy and revenue growth.” This is management’s characterization of the company’s performance, not an independent industry ranking. The figures and statement are in the 2025 annual report.
New-customer volume alone does not equal net occupancy growth. Net occupancy also depends on move-outs, cancellations, the size of rented units and how long new tenants remain. A company can acquire many customers while occupancy falls if departures are higher or if new rentals are concentrated in smaller units.
Seasonality, geography and unit mix
Storage demand can vary by season. Moving cycles, college calendars, weather and local business activity may affect move-ins and move-outs. Global Self Storage identifies seasonality, geography, tenant stay length, move-in rates and unit-size mix as factors that can make short-term revenue trends volatile.
Unit mix matters because a square foot is not a uniform product. A property with more large units may generate a different average rent than one dominated by lockers or small units, even at the same square-foot occupancy. Climate-controlled, drive-up and specialty units can also command different prices, but the company materials cited here do not provide a consistent cross-company breakdown of those premiums.
Revenue is not the same as net operating income
Revenue is the top line. Net operating income (NOI) subtracts property-level operating expenses from property revenue. If insurance, taxes, payroll, utilities, repairs, marketing or other operating costs rise faster than rent, NOI can weaken despite revenue growth.

The cited filings do not provide a harmonized expense-driver breakdown for all major self-storage REITs. Avoid concluding that one expense category universally dominates. For analysis, track revenue and NOI margins together and check whether an issuer’s expense growth reflects temporary items, normal inflation or a structural change in the portfolio.
Same-store performance versus portfolio growth
Acquisitions, development and third-party management can increase total-company revenue without improving the performance of stores owned throughout both comparison periods. Same-store results isolate a defined pool of properties and are intended to show operating change on a more comparable basis.
Extra Space reported 461 gross new stores added to its platform in 2025. That is a platform-growth figure, not a same-store revenue measure. It may include stores added through acquisitions or management arrangements and should be analyzed separately from occupancy and rent trends at established locations. Management fees can likewise expand segment revenue without representing additional rent from the REIT’s owned same-store pool.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
When reading a quarterly or annual report, identify:
- The issuer’s definition and size of the same-store pool.
- Whether occupancy is physical, unit-based or square-foot based.
- Revenue from owned stores versus management fees.
- Acquired, developed and newly managed stores added during the period.
- Changes in average rent, concessions and move-out rates.
A practical framework for analyzing a storage REIT
- Start with same-store revenue. Determine whether growth is positive, flat or negative for the same comparison period.
- Match the occupancy definition. Record the measurement date and whether the company reports physical occupancy or occupied square feet.
- Examine pricing. Look for in-place rent increases, move-in rates, discounts and promotional concessions.
- Check tenant flow. Compare move-ins, move-outs, conversion and average stay indicators where disclosed.
- Map local supply. Review competing properties and newly delivered capacity in the markets that matter to the portfolio.
- Review NOI and expenses. Revenue growth without margin stability may not improve property profitability.
- Separate growth sources. Keep acquisitions, development and third-party management distinct from same-store operations.
- Read the definitions and caveats. Portfolio composition and reporting methods differ, so headline occupancy is not a universal proxy for revenue or value.
What new facilities usually mean for rents and occupancy
A new facility initially increases available supply in its local market. Existing operators may respond with lower advertised rates, promotions or slower rent increases while the market absorbs the added units. The effect depends on the size and timing of the new supply, the strength of local demand, the facility’s location and product mix, and whether new customers are created rather than merely shifted from older stores.
There is no company-provided industry-wide elasticity estimate in the cited materials. Therefore, the defensible approach is scenario analysis: identify the competing square footage, estimate the stores and unit types most exposed, and monitor occupancy, move-in pricing and concessions over subsequent reporting periods.
Quick Recap
Key takeaways for investors
- Lease revenue is built from occupied capacity and rent per occupied unit or square foot.
- Rent increases can lift revenue, but excessive increases may trigger move-outs.
- Promotions and digital conversion help replace vacancies, yet customer additions do not guarantee net occupancy gains.
- Local competition and new supply can pressure both occupancy and rents.
- Physical occupancy and square-foot occupancy are different measures and should not be compared casually.
- NOI depends on operating expenses as well as revenue.
- Acquisitions, management fees and platform additions can change total-company results without changing same-store economics.
