What Documents Do Lenders Require for a Bank Statement Mortgage? A 2026 Checklist

Most lenders begin with four document groups: identity and personal information, income evidence, bank statements for income or assets, and—when income is self-employed—business and tax records. The exact statement period, acceptable accounts, and whether tax returns are still required depend on the lender, loan program, borrower and country. There is no universal “bank-statement mortgage” checklist.

Ask the lender for the current checklist for the exact program before uploading anything. The examples below explain what to prepare and how lender requirements can differ; they are not a substitute for that program’s underwriting guide.

What a bank-statement mortgage document package contains

A bank-statement mortgage generally refers to a loan that evaluates income partly or primarily through deposits shown in bank statements. In the United States, the phrase usually describes a specialized program, often considered by borrowers whose tax returns do not show conventional qualifying income. The documents requested are not standardized across those programs, and the available lender guidance does not establish one current checklist for every U.S. product.

A conventional mortgage application can still involve the same broad evidence: who you are, how you earn money, what assets you have, and records that explain the income calculation. A bank-statement program may place more weight on deposits, but that does not automatically mean tax returns, business records or other supporting evidence disappear.

Core documents to prepare

1. Government identification and personal information

Prepare a current government-issued identification document and the personal information needed to complete the application. The exact identity documents and formatting differ by country and lender. A checklist may also ask for information about the borrowers, the requested loan and the accounts being used for qualification.

Send the version the lender specifies—such as a scan, photograph or digitally verified record—and make sure names and dates match the application. A mismatch can trigger a request for clarification even when the underlying information is correct.

2. Income and employment evidence

Pay documentation or other proof of income is a common request. Bank statements may be used to show salary credits, other recurring deposits or assets available for the transaction. A salaried applicant may therefore provide both ordinary income documentation and statements showing the credits, depending on the program.

Ask whether the lender wants every account used in the income analysis or only the account receiving the deposits. Also ask whether statements must be official PDFs, downloaded transaction histories, or data obtained through the lender’s secure connection.

3. Self-employed income records

Self-employed applicants commonly need more than personal bank statements. Lenders may request business registration or other business documentation, personal and business tax returns, a profit-and-loss statement, a balance sheet, or financial statements prepared or certified by an accountant. The requested period and level of certification vary.

Wells Fargo’s self-employed guidance, updated August 19, 2026, identifies tax returns, profit-and-loss statements and business documentation as useful records. Fannie Mae’s consumer guidance lists tax returns for the last two years for self-employment, rental and commission income. Those are examples of documentation practices, not a rule that every bank-statement loan uses two years of returns.

4. Statements for accounts and assets

Provide statements for the accounts the lender asks you to use. They may document qualifying deposits, reserves or other assets. The lender’s instructions should specify the lookback period, account types, statement dates and whether personal accounts, business accounts or both are acceptable.

Fannie Mae notes that a lender may access bank statements digitally. Digital access can reduce file handling, but you still need to authorize the connection and confirm that all relevant accounts and date ranges are visible. If the connection omits an account or produces an incomplete period, ask how to supply the missing official statement.

5. Additional borrower-specific records

Underwriters can request additional evidence after reviewing the initial file. The reason may be the type of income, an unusual deposit, a gap in statements, a business structure or another detail in the application. Chase’s consumer guidance emphasizes that required documents vary by lender. Treat follow-up requests as program-specific rather than assuming that a document is required of every applicant.

How many months of bank statements are required?

There is no single answer. Published checklists from different lenders and countries illustrate the range, but they are not interchangeable requirements for a U.S. bank-statement mortgage.

Source and market Example period or records What the example shows
ICICI Bank, India Six months of statements for all operative accounts; two years of CA-certified or audited tax returns, income computation, profit-and-loss statement and balance sheet; one year of GST returns for self-employed applicants The page calls the list indicative and allows case-specific additions. Publication year not stated.
Federal Bank, India Six months of salary-credit statements for salaried applicants; 12 months of bank statements for self-employed applicants, plus business proof and two years of tax returns with financial statements Different borrower types receive different lookback periods. Publication year not stated.
Santander UK Examples include recent statements showing three months of income or self-employed accounts A UK example with a shorter stated period; not a U.S. program rule. Publication year not stated.
Nedbank, South Africa Recent bank statements and additional proof of income for self-employed, entrepreneurial or commissioned applicants The page does not establish one universal month count. Publication year not stated.
Fannie Mae, United States Consumer guidance references tax returns for the last two years for self-employment, rental and commission income and allows digital bank-statement access Shows how conventional documentation can coexist with digital statement retrieval; it is not a universal bank-statement-loan checklist.

The periods above are lender checklist examples, not population statistics. Before collecting files, obtain the exact statement period from the lender and ask whether the period is measured backward from application, underwriting or closing.

Do bank statements replace tax returns?

Sometimes a program gives bank deposits a central role in calculating income, but “bank statement” does not automatically mean “no tax returns.” Some lenders still request returns to verify the business, reconcile deposits, assess obligations or understand income that is not visible in a single account.

For example, the ICICI Bank and Federal Bank checklists pair statement requirements with two years of tax returns and financial statements for relevant self-employed applicants. Fannie Mae’s guidance similarly identifies two years of returns for several self-employed, rental and commission-income situations. These examples show why you should ask directly:

  • Are personal or business tax returns required, optional, or accepted only when requested?
  • Is the lender calculating income from gross deposits, an allowable expense factor, or another method?
  • Must deposits be traceable to invoices, payroll, contracts or another source?
  • Will the lender require an accountant-prepared profit-and-loss statement or balance sheet?

Personal accounts, business accounts and mixed deposits

A key comparison is which accounts the lender accepts. Some programs may analyze personal statements, business statements, or both. A business owner who transfers money from a business account to a personal account should ask whether the lender will count the transfer once or treat it as an internal movement rather than new income.

Prepare a simple map of every account that could appear in the analysis: account holder, institution, account type, purpose and date range. Tell the lender about transfers between your own accounts before underwriting finds them. This helps the underwriter avoid counting the same funds twice and tells you whether additional business records are needed.

Step-by-step: build a complete document package

  1. Identify the exact program. Confirm the lender, country, loan purpose and whether the product is specifically a bank-statement program or a conventional mortgage that merely accepts statements as supporting evidence.
  2. Request the current written checklist. Ask for the required statement months, acceptable file format, account scope, tax-return rules and deadline. Ask whether the list is complete or indicative and whether additions are common for self-employed applicants.
  3. List every income source. Separate salary, business revenue, commission, rental income and other deposits. Mark which account receives each source and whether deposits are regular, seasonal or transferred from another account.
  4. Download complete statements. Use the lender’s requested date range. Include all pages, even pages with no transactions, and retain the document’s account-holder name, account number masking and statement date. Do not crop out headers or footers that establish authenticity.
  5. Gather business records. If self-employed, collect the business documents, tax returns, profit-and-loss statement, balance sheet and any accountant certification the checklist requests. If the lender specifies a period, use that period rather than choosing one yourself.
  6. Reconcile unusual deposits. Make notes for large transfers, cash deposits, refunds, loans, gifts or one-time business receipts. Ask the lender what evidence is acceptable before sending explanations or unrelated records.
  7. Use the secure delivery method. Upload through the lender’s portal or authorize its approved digital statement connection. Avoid sending unencrypted statements to an unverified email address. Confirm that the lender received every file.
  8. Track revisions. Statements can become stale while a loan is being processed. Keep a dated list of what you submitted and ask whether a newer statement is required after an account cycle closes.

How to compare lender checklists

If you are evaluating programs, compare the requirements themselves rather than assuming the lowest stated month count is better. Use the following questions as a side-by-side worksheet.

Comparison point Question to ask Why it matters
Statement period How many months are required, and from which date is the period measured? A three-, six- or 12-month example can produce very different documentation workloads and income histories.
Account scope Are personal accounts, business accounts or both accepted? Are all operative accounts required? Leaving out an account can make deposits appear incomplete or duplicated.
Tax returns Are personal, business or certified returns required even when statements are the primary income evidence? Bank-statement analysis may supplement rather than replace tax documentation.
Business records Are registration records, profit-and-loss statements, balance sheets or accountant certifications required? Self-employed files often need records that salaried files do not.
Digital retrieval Can the lender connect to the institution electronically, and what happens if an account is unavailable? Digital access may be convenient, but it must capture the correct accounts and dates.
Jurisdiction and eligibility Does the checklist apply to your country, residency, income type and loan program? A checklist from another market cannot establish eligibility for your loan.

Common problems and how to fix them

Incomplete statement periods

A transaction export may omit the statement header, opening balance or pages with no activity. Download the official statement PDF or ask the lender which alternative is acceptable. Do not assume a screenshot is sufficient.

Deposits that cannot be explained

Large or irregular deposits can prompt questions. Keep source records such as invoices, transfer confirmations or loan documents only when the lender says they are relevant. A short, factual explanation tied to the statement date is more useful than a broad narrative.

Transfers counted as income twice

When money moves between accounts you own, identify the originating and receiving accounts. Tell the lender whether a deposit is an internal transfer, so it is not mistaken for new earnings.

Business and personal finances mixed together

Mixing accounts can make it harder to identify allowable income and business expenses. Ask whether the program requires business statements, personal statements or both, then provide the records that show the complete path of deposits.

Documents that are too old

A lender may require statements covering a recent period or may request an updated cycle during processing. Check the statement dates against the submission deadline and replace stale files when instructed.

Assuming an online checklist is final

Public guidance is often broad or indicative. ICICI Bank explicitly describes its checklist as indicative and allows case-specific additions; other lenders likewise reserve the right to request records based on the application. Use public pages to prepare, then rely on the written instructions for your exact file.

Questions to ask before you apply

  • What is the exact name of the bank-statement loan program, and in which country and jurisdiction is it offered?
  • How many months of statements are required for my income type?
  • Do you require every operative account, or only accounts used for deposits and reserves?
  • Can business statements be used, and must I also provide personal statements?
  • Are tax returns required? If so, for how many years and which entities?
  • What business documents are required for a sole proprietor, partnership, corporation or other structure?
  • Will an accountant need to certify the profit-and-loss statement, balance sheet or tax returns?
  • Which digital connection or file formats do you accept?
  • How should I document large, seasonal or transferred deposits?
  • How recently must each statement have been issued, and will updated statements be needed before closing?

What to remember

Prepare identity information, income evidence, the requested bank statements and—if you are self-employed—business and tax records. Published examples range from three months of income shown in statements to 12 months of statements, while some checklists also call for two years of tax returns and financial statements. Those figures come from different lenders and markets and do not create a universal rule.

The reliable next step is to obtain the lender’s current checklist for the exact bank-statement program, then confirm the statement period, account scope, tax-return policy, business-record requirements and secure submission method in writing.
