1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteBorrowers generally need a credit score in the mid-to-high 700s or above to be in the range where lenders commonly offer their lowest mortgage rates. That is a broad pattern, not a guaranteed cutoff. Your lender, loan program, down payment, loan term, credit history, debt, income, assets, property and rate-lock choices can all change the offer.
The score ranges associated with mortgage pricing
The Consumer Financial Protection Bureau (CFPB) says there are no firm rules that convert a particular credit score into a specific mortgage rate. Its consumer guidance describes these general patterns:
As an Amazon Associate I earn from qualifying purchases.
| Credit-score range | General pattern described by the CFPB | What it means for your application |
|---|---|---|
| Mid-to-high 700s or above | Generally associated with the lowest interest rates | Often the strongest pricing tier, assuming the rest of the application is solid |
| About 680–740 | Typically pays somewhat higher rates | May still qualify for competitive financing, but other factors become especially important |
| About 620–680 | Generally faces the highest rates and fewer choices | Comparing loan programs and total costs is critical |
| Below 620 | Often has trouble qualifying | Eligibility depends on the loan type and lender; options are not automatically ruled out |
These are broad tendencies from the CFPB, not a current rate table or underwriting rule. The CFPB’s wording is that “the lowest interest rates go to borrowers with credit scores in the mid- to high-700s or above.” Read the full guidance in Get your money situation in order and its explanation of how credit scores affect mortgage approval and rates.

There is no universal “best-rate” threshold at 740, 760 or 800. Two borrowers with the same score can receive different offers because their applications, properties, loan programs and lenders differ. A score at the top of a range is not a promise of approval, and a score below the top tier does not automatically make a mortgage unaffordable.

Think of the ranges as pricing tendencies rather than steps on a guaranteed rate chart. A lender may use its own credit-risk adjustments, and a small score difference can matter less than a change in down payment, debt, points or loan type. The practical goal is to present the strongest complete application you can and compare the offers you actually receive.
Why your score is only one part of the rate
Mortgage underwriting evaluates a broader financial picture. Lenders can consider:
- Your credit history and the information in each bureau report
- Current debts and the amount of income required to service them
- Income stability and documentation
- Savings and other assets available for the down payment, reserves and closing costs
- Down payment and resulting loan-to-value ratio
- Loan amount, term and whether the rate is fixed or adjustable
- Property type, occupancy and location-related program rules
- Points, lender fees and the length of the rate lock
A high score cannot compensate for an unaffordable debt load, insufficient documented income or a loan structure that carries more risk for the lender. Conversely, a borrower below the top score tier may improve the overall offer through a larger down payment, a suitable program or a lender whose underwriting fits the application.

A lender can see payment information, balances, accounts and other details in the report it pulls. Current debt affects the income available for a mortgage payment, while income and assets must be documented in a way the lender can verify. Savings may affect both qualification and the lender’s view of the down payment and reserves. Property type and occupancy can also change which programs and pricing adjustments apply.
The same score can therefore lead to different pricing for two otherwise different files. For example, changing from a smaller down payment to a larger one changes the loan-to-value ratio; choosing a 15-year term instead of a 30-year term changes the payment and rate structure; and selecting an adjustable-rate mortgage introduces adjustment features that must be evaluated separately from a fixed-rate offer.
The score you see may not be the score used for your mortgage
Consumers can see different scores depending on the scoring model, credit bureau data and the date the score was calculated. A score in a banking or monitoring app therefore may not match the score a mortgage lender pulls.
Ask every lender which bureau reports and scoring model it will use, and whether the score is calculated at preapproval, application or another point in the process. Fannie Mae’s Credit Score Models and Reports Initiative describes model changes and lender adoption. Its March 4, 2026 Selling Guide describes optional use of VantageScore 4.0 by approved lenders for eligible loans; that does not mean every lender or mortgage uses that model.

Fannie Mae reported that 37% of conventional applications created in Desktop Underwriter in September 2026 included a VantageScore 4.0 score. That is an adoption snapshot, not evidence that VantageScore 4.0 is used for all conventional loans or by all lenders. The lender can tell you which report and model controls your pricing.
Do not assume that improving a consumer-app score by a few points will produce the same change in a mortgage quote. The lender may pull a different bureau file, apply a different model or calculate the score on a different date. Ask whether the quoted score is a single-bureau score, a score from multiple reports or another qualifying method, and ask what happens if a report changes before closing.
How to improve your position before applying
1. Review all three credit reports early
Check your reports well before you request preapproval. Look for accounts, balances, payment information or personal details that are inaccurate. The CFPB explains what a credit score is in What is a credit score? and advises consumers to review their credit information. If you find an error, dispute it with the reporting company and the company that supplied the information. A correction can take time to appear in a lender’s file, so do not wait until the day you submit a complete application.
Review each bureau report rather than checking only one score. An account or balance may appear differently across files, and a lender’s model can use information that a free score display does not show. Keep copies of disputes and responses so you can explain any unresolved item during underwriting.

Do not open several new credit accounts or take on a large new obligation immediately before or during underwriting unless you have discussed it with the lender. New debt can change the liabilities and income calculations used to qualify you, while a new account can change the credit information the lender sees.
That caution includes financing a vehicle, co-signing for someone else, taking out a personal loan or making large purchases on existing cards. Even if a new payment appears affordable, the lender may have to document it and recalculate the application. Ask before making a change rather than trying to explain it after the lender discovers it.
3. Preserve a consistent, documentable financial picture
Keep records of income, assets and the source of funds needed for closing. Tell the lender before moving money, changing jobs or taking on obligations that could affect documentation. The objective is not merely to raise a score but to present an application whose credit, debt, income and assets can be verified consistently.

Allow time for report corrections and lender updates before locking a rate. A score change is useful only if the lender receives and accepts the updated information before pricing and underwriting are finalized. There is no need to chase a specific number at the expense of a stable, well-documented application.
Shop for offers, not an advertised rate
The CFPB recommends asking at least three lenders for preapprovals or offers. Request quotes using the same assumptions so that the comparison is meaningful. Its Shopping for a Mortgage guidance explains how to request and compare Loan Estimates.
Ask for the same loan amount, property type, occupancy, down payment, term, rate-lock period and points from each lender. If one quote assumes a different closing date, a different amount of cash down or a different property type, its rate and fees are not directly comparable. Have the lender identify any assumption it cannot hold constant.
Mortgage-shopping credit inquiries made within a 45-day window are generally recorded as a single inquiry for scoring purposes, according to the CFPB’s explanation of what happens when a lender checks your credit. Coordinate your applications so the lenders pull credit close together, and ask how each lender handles a soft-pull prequalification versus a hard-pull preapproval.
| Hold constant when requesting quotes | Compare on each Loan Estimate |
|---|---|
| Loan amount and property type | Interest rate and whether it is fixed or adjustable |
| Occupancy and down payment | Annual percentage rate (APR) |
| Loan term and program | Discount points, origination charges and other lender fees |
| Rate-lock period and estimated closing date | Cash needed at closing and total monthly payment |
| Credit and income assumptions | Mortgage insurance, adjustment caps and other program costs |
Comparing a 30-year fixed quote with a 5/1 adjustable-rate quote, or changing the down payment between lenders, can make a lower advertised rate misleading. Ask each lender to explain every assumption that differs. Also check whether a quote is locked, for how long, and what happens if the closing is delayed.
A prequalification can be useful for an early estimate, but it may rely on information you report rather than documents the lender verifies. A preapproval generally involves more review and may require a credit inquiry. Ask what has actually been verified so you understand how much confidence to place in the quoted rate and payment.
Rate versus APR: what to compare
The interest rate determines the interest portion of the payment. APR incorporates the rate plus points, broker fees and certain other charges, giving you a broader measure of borrowing cost. The CFPB explains the distinction in What is the difference between a mortgage interest rate and an APR?

APR is useful when the loan structures and repayment assumptions are comparable, but it should not be treated as the only decision metric. The CFPB cautions that APR is not a complete apples-to-apples measure across adjustable-rate products or otherwise dissimilar loans. Compare the rate, APR, points, lender charges, mortgage insurance and cash due at closing together.
Points are an upfront charge that can reduce the interest rate. A quote with a lower rate may require more cash at closing, so calculate how long you expect to keep the loan before paying extra for that reduction. Request a zero-point alternative from each lender if you want to isolate the value of the rate discount.

Compare mortgage programs when your score or down payment is lower
The best-priced option is not always the conventional quote with the lowest headline rate. Depending on eligibility, compare conventional, FHA, VA, USDA and state housing-finance programs on total cost and underwriting requirements.
| Program type | When it may merit comparison | Important checks |
|---|---|---|
| Conventional | Borrowers who meet the lender’s credit, income and down-payment standards | Pricing adjustments, private mortgage insurance, points and reserve requirements |
| FHA | The CFPB notes it can be less expensive than conventional for some borrowers with lower scores and down payments below 10–15% | Eligibility, upfront and ongoing mortgage-insurance costs, rate and total cash required |
| VA | Eligible borrowers who qualify under the program’s service-related rules | Eligibility, program fees and the lender’s underwriting terms |
| USDA | Eligible borrowers and properties that meet the program’s requirements | Location, income and occupancy rules, plus all upfront and ongoing costs |
| State or local housing-finance program | Borrowers who meet a participating program’s geographic or income criteria | Assistance terms, resale or occupancy requirements and the combined loan cost |
FHA, VA and USDA eligibility is not automatic because of a score alone. Ask lenders to price the same property and loan amount under every program for which you may qualify, then compare the complete Loan Estimates rather than one rate field.
Government-backed financing can change the trade-off between rate, mortgage insurance, fees and required cash. A lower rate is not necessarily cheaper if insurance premiums or upfront charges are higher. Conversely, a program with a different rate may reduce the cash needed to close or make approval possible. Compare the full payment and upfront costs over the period you expect to own the home.
How to interpret online rate examples
The CFPB’s Explore interest rates tool presents example ranges for hypothetical borrowers. The underlying lender data were from April 1, 2025, supplied by Curinos as described by the CFPB in 2025. Those examples are useful for understanding how assumptions can change pricing, but they are not present-day quotes and should not be used as a promise of what your lender will offer.

When an online example shows a rate for a particular score, check the associated loan amount, down payment, property, occupancy, term, points and lock period. Changing any of those variables can move the price even if the credit score stays the same.
Use online tools to form questions, not to select a lender without documentation. Request written estimates based on your own score model, property and loan structure, then confirm whether the rate is locked and which fees are included. Market rates can change between an example’s data date and your application date.
A practical decision process
- Start with your reports. Obtain the reports lenders are likely to use, identify inaccuracies and submit disputes early.
- Ask for a score explanation. Have each lender identify the model, bureau report and date behind its qualifying score.
- Get at least three comparable offers. Use identical loan amount, property, occupancy, down payment, term, lock period and points.
- Request the Loan Estimate. Compare interest rate, APR, points, lender fees, cash to close, monthly payment and mortgage insurance.
- Price eligible programs. Ask for conventional, FHA, VA, USDA or state-program alternatives where applicable.
- Test the trade-offs. Request versions with different points, fixed versus adjustable rates and realistic down payments so you can see the total-cost effect.
- Protect the application through closing. Avoid major new debt or credit accounts and tell the lender about material financial changes.
Keep the written estimates together and mark the assumptions that differ. If a lender revises a quote, ask what changed: the score or report, market pricing, lock period, points, loan amount, property information or underwriting findings. That explanation helps you distinguish a genuine market movement from a change you could avoid.

Questions to ask each lender
- Which credit-score model and bureau reports will determine my pricing?
- Is this quote based on a hard-pull preapproval, a soft-pull estimate or verified underwriting?
- What rate-lock period, points and lender fees are included?
- What would the rate and APR be with zero points?
- How much cash is required at closing, including prepaid items and mortgage insurance?
- Which fixed-rate, adjustable-rate and government-backed programs do I qualify for?
- What changes could alter the quote before closing?
- Are the property type, occupancy, loan amount and down payment assumptions identical to my other quotes?
- Which fees are lender charges, and which are third-party, prepaid or government-required charges?
- If my credit report is corrected, how will you reevaluate the score and pricing?
Bottom line
A score in the mid-to-high 700s or above generally places a borrower in the range associated with the lowest mortgage rates, but it does not guarantee the best offer. The lender’s scoring model, the rest of your credit history, debt, income, assets, down payment, loan program and fees all matter. Review your reports, avoid disruptive new debt, obtain at least three comparable Loan Estimates and choose the offer with the best overall cost and terms—not simply the highest score tier or lowest advertised rate.
Frequently Asked Questions
Is 800 a guaranteed best mortgage rate score?
No. The CFPB describes mid-to-high 700s or above as generally associated with the lowest rates, but it also says there are no firm rules. Lenders still evaluate debt, income, assets, down payment, property, loan program, fees and the credit model used.
Can I get a mortgage with a score below 620?
It may be possible, but the CFPB says borrowers below 620 generally have trouble qualifying. Eligibility and pricing depend on the lender and loan type, so compare FHA, VA, USDA, state programs and conventional options for which you qualify.
Will checking several lenders hurt my credit?
Mortgage inquiries made within a 45-day shopping window are generally recorded as one inquiry for scoring purposes. Ask whether a lender’s prequalification uses a soft pull and coordinate hard-pull applications close together.
Should I compare mortgage rates or APR?
Compare both. APR includes the interest rate, points, broker fees and certain other charges, but it is not a complete comparison across adjustable-rate or otherwise different loan structures. Review points, lender fees, mortgage insurance, cash to close and payment as well.
Why is my app score different from the lender’s score?
Different bureaus, scoring models, report data and calculation dates can produce different scores. Ask the lender which model and bureau report determine qualification and pricing; a consumer app score is not necessarily the mortgage score.
The Bottom Line
The lowest mortgage rates are generally associated with scores in the mid-to-high 700s or above, but there is no universal cutoff. Compare at least three comparable Loan Estimates, verify the score model and report used, and judge the full cost—including APR, points, fees, mortgage insurance and cash to close.
