Plan for three separate buckets of cost: cash needed to buy and close, the complete monthly housing payment, and ongoing ownership expenses that do not appear on a mortgage statement. Your actual total depends on the home price and location, down payment, loan terms, property condition, insurance risks, taxes, association rules and contract. Use the lender’s disclosures for loan costs, local authorities and insurers for property-specific estimates, and the inspection and association documents for likely repair and fee obligations.
The complete cost map
Homeownership costs arrive at different times, so a single “monthly mortgage” number is not a safe budget. Separate one-time cash requirements from recurring bills and irregular expenses.

| When you pay | Costs to consider | What determines the amount |
|---|---|---|
| Before and at closing | Down payment, lender charges, points, appraisal, title services, government charges, inspection, owner’s title insurance, prepaid interest, initial escrow deposits and contract-specific allocations | Price, loan, lender, service providers, state and local rules, and the purchase contract |
| Every month | Principal, interest, mortgage insurance when required, property taxes, homeowners insurance and sometimes HOA or condominium dues | Loan terms, tax jurisdiction, coverage, down payment, property and association |
| Periodic or irregular | Utilities, maintenance, repairs, replacements, improvements, supplemental insurance and larger tax or insurance bills when not escrowed | Local rates, climate, size, age, condition, construction, energy efficiency and risk |
| When you sell or refinance | Transaction fees, taxes and other closing costs, plus the effect of any change in home value | Location, sale price, loan balance, contract and market conditions |
There is no responsible universal dollar total for “buying and owning a home.” Without a price, location, financing, property details and contract, a percentage or national average can create false confidence.
Cash needed before and at closing
Down payment
The down payment is the part of the purchase price you contribute rather than borrow. A larger down payment generally reduces the loan balance and may affect whether mortgage insurance applies. It is only one part of the money you need: spending every available dollar on it can leave too little for closing, moving, immediate repairs and an emergency reserve.

Cash to close is different from closing costs
CFPB disclosures distinguish total closing costs from cash to close. Cash to close is the amount you must bring after accounting for the down payment, deposits or other amounts already paid, credits, adjustments and other transaction items. Closing costs are the costs of completing the loan and purchase; they do not by themselves tell you the final amount you must pay on closing day.
Your Closing Disclosure shows both figures. Compare it with the most recent Loan Estimate and ask the lender or closing agent to explain material changes before signing. A deposit paid with your offer, a seller credit or an adjustment for taxes can change cash to close without changing the headline purchase price.
Lender charges
Lenders may charge origination and administrative fees under different labels. Compare the total lender-controlled charges rather than assuming two similarly named line items are equivalent. Ask which services the lender requires, whether a fee is refundable, and whether it is paid upfront or at closing.
Points and the interest-rate trade-off
Points are an optional upfront charge in exchange for a lower interest rate. Evaluate the extra cash against the rate reduction and the time you expect to keep that loan. A lower rate may save interest over a long holding period, but paying points can be unattractive if you sell, refinance or otherwise repay the loan sooner than expected. Compare offers using both the cash required and the payment over the period you realistically expect to keep the mortgage.
Third-party loan services
Examples include an appraisal and title insurance. Some services can be shopped for, while others are selected by the lender or closing process. The Loan Estimate identifies services and indicates where comparison shopping may be allowed. Obtain quotes for services you can choose, confirm what each quote covers, and check whether taxes or other pass-through charges are included.
Government charges
Transaction and recording fees are set by the relevant government authority rather than by the lender. They generally do not vary because you choose one lender over another, although the amount can still depend on the property, transaction and local schedule.

Prepaid items and initial escrow deposits
Prepaids and escrow deposits fund bills that will come due after closing. They can include interest from the closing date through the end of the month, the first year of homeowners insurance and initial deposits for future property-tax and insurance bills. These are real ownership expenses even though they are collected at closing instead of in a later monthly payment.

A home inspection is a purchase expense that helps identify defects and near-term work. Owner’s title insurance protects the buyer’s interest under the policy terms and is separate from a lender’s title policy. The contract and state law determine who pays particular items, so do not assume a customary split applies to your transaction. The agreement may also allocate credits, repairs, transfer fees or other charges between buyer and seller.
Credits do not make costs disappear
A seller or lender credit can reduce the amount you pay directly at closing. The economic cost may instead appear as a higher purchase price, a larger loan, a higher interest rate or fewer funds available for another expense. Read the credit terms and compare the resulting cash to close and monthly payment, not just the credit headline.
What belongs in the monthly housing payment
Principal and interest are only the borrowing component. Build your monthly budget from every bill that applies to the property.
| Component | What it pays for | Important qualification |
|---|---|---|
| Principal | Repayment of the amount borrowed | Reduces the outstanding loan balance according to the amortization schedule |
| Interest | The lender’s charge for providing the loan | Depends on the rate, balance, term and loan features |
| Mortgage insurance | Insurance associated with certain low-down-payment loans | CFPB says it is typically required when the down payment is less than 20% of the home price; verify the rule for your specific loan and insurance type |
| Property taxes | State or local taxes on the property | Set by the taxing authority, and assessments or bills can change |
| Homeowners insurance | Coverage selected through an insurer | Premium and coverage depend on the home and risks; lenders generally require proof of coverage to fund the loan |
| Supplementary insurance | Flood or other coverage tied to location and risk | Flood insurance may be required for some properties or chosen voluntarily for protection |
| HOA or condominium dues | Association operations and shared services | Often billed separately from the mortgage and subject to association rules and changes |
Escrow changes who pays the bill, not whether you owe it
With an escrow account, the mortgage servicer collects a monthly amount for property taxes and insurance and pays those bills from the account. Without escrow, you pay the taxing authority and insurer directly, often in larger installments. Either way, you remain responsible for the underlying costs. HOA dues are commonly separate even when taxes and homeowners insurance are escrowed.
Verify taxes instead of trusting a generic estimate
Tax figures in a listing or lender worksheet may not reflect the bill after your purchase. Confirm the current assessment and tax schedule with the local taxing authority, and ask whether a sale, reassessment, exemption change or improvement could alter the bill. Treat a lender’s estimate as an input for comparison, not as the authority’s final number.

Get a property-specific insurance quote
Premiums depend on the home’s construction, age, location, replacement value, deductible and selected coverage. Obtain a quote for the exact property. Ask whether exclusions, sublimits or deductibles leave gaps that matter for your location. If flood or another supplementary policy is relevant, price it separately and include it in the housing budget.
Check association dues and documents
Request the current HOA or condominium budget, fee schedule, governing documents, pending assessments and rules. Regular dues may be only one association cost; a special assessment or a required project can create a large additional bill. Do not assume dues are included in escrow or fixed for the life of the loan.
Ownership costs outside the mortgage
Utilities
Budget for electricity, gas, water, sewer, trash, internet and any local service charges. Ask the seller or utility providers for recent bills when available, then adjust for the home’s size, occupancy, season and rate structure. Climate, insulation, windows, appliances and energy efficiency can materially change usage.

Maintenance
Maintenance keeps systems operating and can prevent more expensive failures. Examples include servicing heating and cooling equipment, cleaning gutters, sealing exterior surfaces, maintaining drainage, caring for landscaping and servicing appliances or shared systems. The appropriate work and frequency depend on the property’s age, materials, climate and building-code requirements.
Repairs and major replacements
Plan for unpredictable repairs and eventual replacement of major systems such as roofing, heating and cooling, plumbing, electrical equipment or water-heating equipment. An inspection can identify visible concerns, but it cannot guarantee a schedule for every failure. Keep liquid savings after closing so a broken system does not force high-cost borrowing or a missed mortgage payment.
Improvements and compliance work
Renovations are discretionary, but some work becomes necessary to meet code, insurance requirements, association rules or safety needs. Price permits, design, labor, materials and temporary accommodation where applicable. Do not treat an improvement budget as an emergency reserve.

Why no universal maintenance percentage is reliable
CFPB guidance emphasizes variation rather than a single national maintenance or utility figure. A new, efficient home in one climate can have a very different cost profile from an older home exposed to severe weather. Use the inspection, service records, utility history, local contractors and your own reserve target to build a property-specific estimate.

How to estimate costs for a specific home
- Start with the purchase and financing terms. Record the price, proposed down payment, loan amount, rate, term, points, mortgage-insurance structure and any lender or seller credit.
- Build the closing worksheet. Use the Loan Estimate for lender charges, services, prepaids and projected escrow. Add inspection, owner’s title insurance and contract-specific expenses that are not fully represented there.
- Reconcile the Closing Disclosure. Review total closing costs and cash to close against the latest Loan Estimate. Ask for an explanation of material differences before the closing appointment.
- Verify the tax bill. Contact the local taxing authority for the current assessment, billing schedule and information about reassessment or exemptions.
- Quote insurance for the address. Obtain homeowners coverage and price flood or other relevant supplementary insurance separately. Confirm deductibles and exclusions.
- Inspect the property and read the records. Use the inspection report, seller disclosures, repair invoices, permits and system ages to identify near-term work and replacement risks.
- Review association obligations. Obtain current dues, budgets, rules, reserve information and notices of proposed or approved assessments.
- Estimate utilities. Gather historical bills or provider estimates and adjust for your expected occupancy and seasonal use.
- Protect the post-closing reserve. Subtract down payment, closing, moving and immediate repair costs from liquid savings. Decide whether the remaining amount is adequate for emergencies before committing.
How to compare mortgage offers correctly
Compare offers on both upfront and continuing costs. A lower advertised rate can require points or other cash; a “no closing costs” offer can shift expense into a higher rate or payment.
| Comparison item | Question to ask |
|---|---|
| Total monthly payment | What is the payment including estimated principal, interest, mortgage insurance and escrow? |
| Origination and lender charges | Which charges are controlled by the lender, and are they refundable or negotiable? |
| Points versus rate | How much cash buys the rate reduction, and how long must the loan remain outstanding to justify it? |
| Lender credits | What rate, loan balance or payment accompanies the credit? |
| Cash to close | What amount is due after deposits, credits, adjustments and prepaid items are applied? |
| Term and loan features | How do the term, fixed or adjustable structure, and other material features affect payment and risk? |
Do not use a lender’s tax or insurance estimate to choose between lenders. Those costs are controlled by local authorities and insurers, not by the lender. Use lender disclosures to compare the loan, then independently verify property expenses.
How to compare homes beyond the listing price
- Taxes: compare the likely bill, not merely the seller’s current payment.
- Insurance: compare premiums, deductibles, exclusions and any flood or other supplementary policy.
- Association charges: include regular dues and the financial condition of the association.
- Condition: identify immediate repairs, deferred maintenance and the age of major systems.
- Utilities: account for local rates, climate and the home’s efficiency.
- Cash remaining: calculate savings after down payment, closing and moving expenses.
Two homes with the same price can have very different ownership costs because of taxes, insurance risk, utilities, association obligations and repair needs.

Costs and risks when you sell
Buying and selling each involve fees, taxes and other transaction expenses. A short ownership period can make those costs harder to absorb because you have less time for principal reduction or appreciation to offset them. A decline in value can also make moving difficult if the sale proceeds are insufficient to repay the remaining loan and selling expenses. Homeownership is not automatically cheaper than renting; compare the full cost and the length of time you expect to stay.

Common budgeting mistakes and fixes
Counting only principal and interest
Fix: add taxes, homeowners insurance, mortgage insurance when applicable, association dues and every utility or reserve obligation that applies.
Treating cash to close as the same as closing costs
Fix: use the Closing Disclosure’s cash-to-close figure and reconcile deposits, credits, prepaids and adjustments.
Assuming escrow covers everything
Fix: confirm which bills are escrowed. HOA dues, utilities, maintenance and repairs usually require separate planning.
Using a national rule for repairs
Fix: rely on the inspection, system ages, local contractors, utility history, climate and property-specific risks rather than an unsupported universal percentage.
Accepting a lender’s tax or insurance estimate as final
Fix: verify taxes with the local authority and insurance with an insurer for the exact address.
Focusing on a credit or “no-cost” label
Fix: compare cash to close, rate, total payment and the likely time you will keep the loan.
Closing with no liquid reserve
Fix: include moving costs and known repairs, then preserve savings for unexpected work and income interruptions.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteA practical affordability test
Before making an offer, write down the proposed total monthly housing cost and a separate annual or irregular-cost reserve. Test the budget against higher taxes, an insurance change, a large utility season, an association assessment and an urgent repair. If the payment works only when every estimate is optimistic or every dollar of savings is committed, the home is not affordable on the current assumptions.
Also consider your expected holding period. Buying and selling costs matter more when you may move soon, while a longer stay does not remove the risks of repairs, taxes, insurance changes or declining value.
