Buying a home outright means paying the purchase price without a mortgage, not buying it with no other costs. Your cash plan should include the agreed sale price, transfer and settlement charges, title work, inspections, taxes and prorations, insurance, moving and immediate work, plus a reserve for repairs and emergencies. Mortgage charges and interest disappear, but the costs of transferring and owning the property remain.
There is no reliable one-size-fits-all dollar total for a cash purchase. The amount depends on the state and locality, contract, property condition, tax treatment, insurance needs and service providers. Ask the local settlement professional for an itemized estimate specifically for a cash transaction, then keep your move-in and ownership reserves separate from the money allocated to the seller.

Start with four separate cash buckets
Avoid treating every dollar you have available as money for the seller. Build the budget in four buckets so a low mortgage bill does not create a high cash-flow risk after closing.

1. The purchase price
This is the negotiated amount paid for the property. It is separate from transfer expenses, service fees, prepaid items, moving costs and the reserve you need after closing. A cash purchase may make your offer more attractive or simplify the transaction, but it does not reduce the seller’s agreed price unless you negotiate it.

2. Purchase and transfer costs
These are the charges required or negotiated to complete the sale and place ownership in your name. They can include settlement services, title work, recording, transfer taxes, inspections, insurance and tax prorations. Whether a service is required, optional or paid by the buyer depends on local law, customary practice and the purchase agreement.
3. Move-in costs
Moving labor or transport, utility connections, furniture, security changes, cleaning and immediate improvements can arrive before you have settled into a normal monthly budget. Keep this money outside the settlement account so a closing adjustment does not consume your move-in plan.
4. Ongoing ownership and emergency reserves
Property taxes, insurance, utilities, maintenance, repairs, homeowners association dues and applicable supplemental insurance continue after closing. Preserve cash for an unexpected repair or income interruption instead of spending the entire liquid balance on the purchase.
One-time costs to investigate before you sign
Settlement, deed and recording charges
Ask the closing agent or other local settlement professional for a written list of every charge needed to complete a cash purchase. The list may include the agent’s fee, deed preparation, title search, document handling, recording and government charges. Government taxes and fees can be associated with transferring property and recording it, but the exact charges and allocation are controlled by state and local rules and by the contract.
Do not assume that a mortgage lender’s standard form is a cash-buyer invoice. Request a cash estimate that identifies the amount you must bring, the date each item is due and whether the fee is required by law, required by the settlement provider, optional or loan-specific.
Title search and owner’s title insurance
Title services can include a search of the public records, preparation of documents, closing-agent services and title insurance. A buyer paying cash does not need a lender’s title policy for a loan that does not exist. You should still ask whether an owner’s policy is available, what risks it covers, who normally pays for it in the locality and whether the contract makes it optional or required.
Buyers can often shop for some closing services. Compare itemized, like-for-like quotes rather than choosing a provider from a list without checking the bottom-line total and the scope of work. The Consumer Financial Protection Bureau says research suggests borrowers who shop for closing services could save as much as $500 on title services alone. That is a potential saving reported in mortgage-borrower research, not a guaranteed amount and not a cash-buyer average.

Inspection and additional evaluations
Schedule a professional home inspection before you commit to the purchase, subject to the inspection rights and deadlines in your contract. The inspection fee must be quoted locally; the available sources do not establish a universal price.
The property may justify additional evaluations, such as a specialist assessment of a structural, environmental, septic, well, roof, electrical or other condition. Whether any particular evaluation is appropriate depends on the property and local practice. Use the inspection period to obtain quotes for material repairs and decide whether to request a repair, a credit, a price change or the right to cancel under the agreement.
Transfer taxes, recording taxes and property-tax prorations
Confirm with the settlement professional and the local tax authority which transfer or recording taxes apply, how they are calculated and which party pays them. Property taxes may be prorated at closing so each party pays the share attributable to its period of ownership. The adjustment can be a credit or a charge on your settlement statement, depending on the date and local procedure.
Tax rules and amounts are location-specific. Do not substitute a neighboring county’s rate or a prior owner’s bill for the current estimate on the actual address. Ask how reassessment after the sale could affect future bills and when the next payment will be due.

Obtain an insurance quote for the exact property before closing. Premiums are set by the insurer and can vary with the address, construction, age, replacement-cost estimate, deductible, claims history and selected coverage. Compare coverage limits and exclusions as well as the premium.
Some properties need coverage beyond a standard homeowner’s policy. Examples include flood insurance or other supplemental coverage relevant to the location and risk. Include the first premium, any required escrow-like payment requested by the insurer and the recurring renewal cost in your ownership budget. A cash buyer is not required to satisfy a lender’s insurance conditions, but going without appropriate coverage leaves the owner exposed.
Contractual credits, repairs and other adjustments
Read the purchase agreement line by line for responsibility for title work, inspections, transfer taxes, commissions, repairs, credits and other adjustments. State law and contract terms can change who pays a particular expense. A seller credit may lower the amount you bring to closing, while an agreed repair or price adjustment can change the final purchase amount. Have the settlement professional reconcile the contract, amendments and final statement before you transfer funds.

Costs that disappear when there is no mortgage
Paying cash removes expenses tied specifically to borrowing. In general, you will not pay mortgage interest, lender origination charges or mortgage insurance for a loan that does not exist. Loan-related appraisal, tax-service and similar lender charges may also fall away. These are borrowing costs, not ownership costs.

Some of those categories can still have a non-loan version in a cash transaction, while others are solely lender requirements. For example, an appraisal ordered by a lender may not be required for your cash purchase, but an independent valuation could still be something you choose to obtain. Ask the settlement professional to mark each line as loan-specific, transfer-related or optional.
Do not use a Loan Estimate or Closing Disclosure as if it were a cash buyer’s bill. Those forms are designed around a mortgage transaction. A cash estimate should show only the services and adjustments that apply to your purchase and jurisdiction.
Costs that remain after you pay cash
Taxes and insurance
Owning the home still creates property-tax and insurance obligations. The amount and due dates depend on the address and local rules. Obtain the current tax information and an actual insurance quote rather than relying on a national percentage or a seller’s informal estimate.
Utilities and routine services
Plan for electricity, gas, water, sewer, trash, internet and other services needed at the property. Usage, climate, local rates, building size, insulation and energy efficiency can materially change the bills. Ask the seller or utility providers for historical information where available, but treat it as an indication rather than a promise about your future consumption.

Maintenance and repairs
Every property needs maintenance, even when an inspection finds no immediate defect. Roofs, heating and cooling systems, plumbing, appliances, exterior finishes and landscaping eventually require service or replacement. The appropriate reserve depends on the home’s age, condition, systems, materials, climate and local labor rates. Your inspection report and contractor quotes are more useful than a generic national rule.
Homeowners association dues and assessments
If the property is in an association, include regular dues, transfer or resale-document fees and any disclosed special assessment. Ask for the current budget, fee schedule, pending assessments and governing documents before closing. Association charges are ownership costs and do not disappear because there is no lender.

Supplemental insurance and property-specific obligations
Flood, earthquake, windstorm or other supplemental insurance may be relevant even when a standard policy is available. Also investigate private-road, well, septic, shared-amenity or municipal charges that apply to the property. The settlement professional, insurer and local authority can identify obligations that are not visible on a generic home-buying checklist.
How much should you set aside?
The strongest answer is an itemized local estimate, not a universal percentage. The CFPB says closing costs in a typical mortgage transaction are often about 2%–5% of the purchase price, excluding the down payment. That published range is mortgage-oriented context and varies with home price, down payment, lender costs, loan type, home type and location. It is not a cash-purchase quote and should not be presented as a guaranteed allowance for your transaction.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesFor a cash purchase, build the total by adding the actual sale price to every applicable transfer item, then add a separately calculated move-in amount and an ownership reserve:
Total cash to plan for = purchase price + cash-purchase settlement costs + move-in costs + post-closing reserve.
The first two components are settled at or around closing. The latter two protect you from spending money needed immediately after you receive the keys. If a quote does not identify a price, ask the provider for one; the available consumer guidance does not establish universal prices for inspections, title work, taxes, insurance or settlement services.
A practical process for building the budget
- Set the maximum purchase price. Decide how much of your liquid assets can go toward the seller while preserving a reserve. Do not begin with the listing price alone.
- Ask for a cash-specific settlement worksheet. Request an itemized estimate from the closing agent showing each fee, tax, credit, proration and the expected amount due.
- Confirm local responsibility rules. Ask which party pays each line under state law, local custom and your contract. Get changes in writing through the purchase agreement or an amendment.
- Order the inspection and any justified specialist reports. Schedule them within the contract deadlines and use the results to obtain repair estimates or negotiate an allowed credit.
- Shop eligible services. Compare title and settlement providers where permitted. Compare the same scope of service and the complete price, not just one low line item.
- Obtain insurance quotes for the address. Compare limits, deductibles and exclusions, and identify supplemental coverage before your review or closing deadlines expire.
- Verify taxes and prorations. Confirm the current tax bill, payment schedule, transfer taxes and the calculation used for the closing adjustment.
- Price the first 90 days of ownership. Add moving, utility setup, cleaning, locks, furniture, immediate repairs and planned improvements separately from settlement costs.
- Reconcile the final statement. Match the final figures to the contract, inspection agreements, insurance decision and tax information before sending funds.
- Keep a post-closing reserve intact. Transfer only the amount needed for the transaction and retain the money designated for repairs, emergencies and ongoing bills.
How to compare quotes without missing hidden differences
| Comparison question | What to verify |
|---|---|
| Is the scope identical? | Confirm that each quote covers the same title search, policy, closing-agent work, document preparation and recording tasks. |
| What is the bottom-line total? | Add base fees, government charges, policy premiums, courier or wire fees and any other listed amount. |
| Who pays? | Check the purchase agreement, state rules and local custom rather than assuming the buyer pays every line. |
| Is it required? | Mark each item as legally required, contractually required, provider-required, optional or loan-specific. |
| What protection is included? | For insurance, compare limits, deductibles and exclusions. For title work, identify the policy and services actually provided. |
| When is it due? | Separate deposits, inspection payments, insurance premiums, closing funds and post-closing bills by their due date. |
Common budgeting mistakes and how to avoid them
Using a mortgage percentage as a cash quote
A 2%–5% mortgage closing-cost range can provide context, but it includes assumptions about borrowing and is not a defensible cash estimate. Replace it with local quotes and a contract review.

Assuming “cash” means “no closing costs”
There is no lender, but ownership still has to be transferred and recorded. Title, settlement, taxes, inspections, insurance and contract-specific charges may remain.

Removing every appraisal or inspection from the plan
A lender appraisal may be unnecessary, but an inspection remains a critical way to learn about condition. Decide which evaluations protect you based on the property and contract, not on the absence of a lender.
Forgetting the first tax or insurance bill
A closing proration is not the same as eliminating the future bill. Record the next due dates and reserve the money for the full ownership obligation.
Spending the reserve on improvements
Paint, furniture and upgrades are easy to underestimate. Fund them only after setting aside money for required repairs, utilities, taxes, insurance and emergencies.
Comparing only the cheapest line item
A low title or settlement fee may omit a service included in another quote. Compare identical scopes and the complete total.
Questions to take to the settlement professional
- Which charges apply to this purchase even though there is no mortgage?
- Which charges in a standard mortgage closing package are loan-specific and should be removed?
- Who pays each title, settlement, recording and transfer-tax item under the contract and local rules?
- Is an owner’s title policy customary, optional or required here, and what does the quoted premium cover?
- What inspection, survey or specialist services are normally ordered for this property type?
- How will property taxes, association dues and other prorations be calculated?
- What amount must be wired or delivered, by what deadline, and how will last-minute changes be verified?
- When are the next property-tax and insurance payments due after closing?
What your final budget should show
A useful worksheet has a line for the sale price; each settlement and recording charge; title search and owner’s coverage; inspection and additional reports; transfer taxes; property-tax and other prorations; the first insurance cost; negotiated credits or repairs; moving and utility setup; immediate work; recurring taxes, insurance, utilities and association dues; and the reserve you will not spend at closing.
Leave “not yet quoted” items visible until a provider or local authority supplies a number. Hiding an unknown cost inside a broad percentage makes it harder to tell whether your cash is actually sufficient. The goal is not a national average; it is a complete, address-specific plan with clear responsibility for every line.
Frequently Asked Questions
Do cash buyers pay closing costs?
Usually, a cash buyer still pays or negotiates transfer-related costs such as settlement services, title work, recording and applicable taxes. Mortgage-only charges and interest generally do not apply. The exact list and allocation depend on the property, locality and contract.
Can I use the CFPB’s 2%–5% figure for my cash purchase?
Use it only as mortgage-oriented context. The CFPB describes that range for typical closing costs in a mortgage setting, excluding the down payment; it is not a guaranteed or cash-specific estimate. Obtain local, itemized quotes instead.
Is owner’s title insurance necessary when there is no lender?
There is no lender’s policy to buy without a mortgage, but you can ask about an owner’s policy. Whether it is customary, optional, required or worth the premium depends on local practice, the title search and the coverage offered.
