Short answer: An SBI home-loan processing-fee waiver removes only the processing-fee line identified in the offer. You may still pay legal and title-search fees, property-valuation fees, state stamp duty, registration charges, property-insurance premiums, interest, taxes on taxable services and any other charge shown in the sanction documents or SBI’s current schedule. The exact total depends on the property, loan amount, state and sanctioned product.
What SBI’s processing-fee waiver actually covers
SBI’s official processing-fee page describes its home-loan promotion as “Home Loan & Top Up Loan | 50% concession in Card Rate. 100% Waiver in selected cases. T&C Apply.” That wording describes a concession on the processing-fee component, not a waiver of every expense connected with borrowing or buying the property. Your sanction letter should identify the specific fee being reduced to zero or discounted.

A useful way to read the offer is to separate the bank’s processing charge from third-party professional fees, government levies, insurance and the cost of credit. Unless the documents expressly say otherwise, those other categories remain payable.
What the standard processing schedule would otherwise be
SBI’s approved 2025 Most Important Terms and Conditions (MITC) form shows the ordinary processing-fee schedule below. A promotion can reduce or remove this line, but the schedule provides context for the value of the concession.
#1 Best Overall
| Loan amount | Standard processing fee in the 2025 MITC | Effect of a full processing-fee waiver |
|---|---|---|
| Up to ₹25 lakh | 0.25% of the loan amount, subject to a ₹1,000 minimum | The applicable processing-fee amount is not collected if the written offer grants a 100% waiver |
| Above ₹25 lakh and up to ₹75 lakh | ₹6,500 | ₹6,500 is the line to check for removal, subject to the promotion’s terms |
| Above ₹75 lakh | ₹10,000 | ₹10,000 is the line to check for removal, subject to the promotion’s terms |
For example, on a hypothetical ₹20 lakh loan, 0.25% equals ₹5,000, so a full waiver would remove that processing charge; it would not remove the property’s government levies or professional reports. The figures above are the 2025 approved-MITC amounts, not a promise that every future offer uses the same schedule.
Charges that can remain after the waiver
Legal opinion, title search and document review
SBI’s MITC lists a professional fee paid to an empanelled advocate for legal opinion and title/search work. The borrower bears this cost. It is separate from the processing fee because it pays for an external professional assessment of the property and the seller’s title.
The same MITC states that professional fees are not refunded if the loan is not sanctioned. Ask the branch or channel to state the amount, whether taxes are added, when it is payable and whether any part is refundable if the application is withdrawn or the property changes. Keep the receipt and the advocate’s scope of work with your application records.
Property valuation
A separate fee may be collected for the empanelled valuer’s service. The amount is case-specific rather than a single published amount for every SBI home loan. It can depend on the property, location, transaction and the valuation work required.
Confirm whether the quotation includes taxes and whether a second valuation, revised report or inspection would create another charge. A processing-fee waiver does not, by itself, cover this professional service.

Stamp duty
Stamp duty is a payment to the state government, not an SBI processing charge. SBI’s MITC describes it as calculated as a percentage of the project cost. The applicable rate and the base used for calculation vary by state and by transaction, so a figure from one state cannot be used as a national estimate.
Before signing, verify the current rate and payment method with the relevant state authority, your conveyancing professional or the project’s authorised documentation. Ask whether the estimate covers only the sale instrument or also any loan-related document that attracts stamp duty in your jurisdiction.

Property registration is another state-government charge listed separately in the MITC. It is distinct from stamp duty and varies with location and transaction details. The processing-fee promotion does not make registration free.
Request a written statement showing the assumed property value, the rate used and every document included. If the purchase is in a project with a staged or special registration process, confirm which party is responsible for each payment and when it must be made.
Property insurance
SBI requires comprehensive insurance for the financed property against risks including fire, flood and earthquake. The borrower pays the premium. This requirement protects the secured property; it is not part of the processing fee and is not removed by a processing-fee concession.

Ask for the required coverage, policy term, insured value, exclusions and renewal procedure. Check whether the sanction terms require an assignment in the bank’s favour and how proof of renewal must be supplied. Do not assume that a builder’s temporary cover or a separate contents policy satisfies the requirement for the financed structure.

The waiver does not reduce the contractual interest rate unless the offer separately states an interest-rate concession. You remain responsible for the agreed principal-and-interest instalments, any applicable pre-disbursement interest and other ordinary loan obligations set out in the sanction letter.
Taxes applicable to chargeable services can also remain payable. The exact rate, timing and description of ancillary service charges must be checked against the sanction documents and the current SBI service-charge schedule in force when the charge is imposed. A “zero processing fee” line is not evidence that tax on a separate taxable service is zero.
Other documented fees
SBI’s form includes an “Other Fee” line and states that the bank may alter charges or introduce new ones with due intimation. That wording means you should not rely solely on a promotional headline or an older fee sheet. Obtain the current schedule and ask the branch to identify every amount that applies to your sanctioned product.
Possible labels differ between channels and products, so compare the wording in the sanction letter, MITC, account-opening documents and any written quotation. If an amount is not explained, ask for its purpose, trigger, tax treatment, due date and refund rule before paying it.

Are foreclosure or prepayment charges payable?
SBI’s Home Loan MITC states: “No pre-payment/ Pre-closure penalty will be levied on Home Loans irrespective of the period for which the account has run or source of funds.” On a covered SBI home-loan product, that means the stated prepayment or foreclosure penalty is not charged based on how long the account has run or where the repayment funds came from.
Keep the MITC applicable to your sanctioned facility with the loan papers. If your borrowing includes a separate product, top-up, business-purpose component or another facility alongside the home loan, ask SBI to confirm in writing that the quoted no-penalty term applies to that specific account.
How to calculate your own post-waiver budget
There is no single universal rupee total for charges after the waiver. The official documents leave legal, valuation, statutory and insurance amounts dependent on the property and location. Build the estimate from itemised figures rather than applying a percentage to the loan amount.
- Identify the exact promotion. Save the page, email or branch quotation showing whether you received a 50% concession or a 100% waiver, which product it covers and the offer’s terms and validity.
- Match it to the sanctioned product. Read the sanction letter and MITC together. Confirm that “processing fee” is the line reduced to zero or discounted, not a broad promise covering every application expense.
- Request professional-fee quotes. Obtain separate amounts for the empanelled advocate’s legal opinion/title search and the valuer’s report. Ask about taxes, repeat work and refunds if the loan is not sanctioned.
- Verify state levies. Use the current state rates for stamp duty and registration and record the assumed property value and documents covered by each calculation.
- Add insurance. Price the comprehensive property cover required by SBI, including the term, insured value, eligible risks and renewal cost.
- Read the recurring-cost section. Record the interest rate, EMI, reset terms and any service charges that could arise during the account. The processing waiver does not change these contractual obligations unless a separate concession says so.
- Reconcile before disbursement. Compare the branch’s itemised estimate with the final sanction documents and the latest service-charge schedule. Do not pay an unexplained “other fee” without a written description and receipt.
How to compare an SBI offer with another home-loan offer
A lower headline fee is not necessarily the lower-cost loan. Put both offers on the same worksheet and compare the following lines:
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problems- Scope of the waiver: Is only processing waived, or are any legal, valuation or administrative lines expressly included?
- Professional reports: What are the legal and valuation amounts, who performs them, and are they refundable if the application fails?
- Government costs: Are stamp duty and registration shown separately, with the correct state assumptions?
- Insurance: What cover is compulsory, what premium is expected, and what renewal or assignment conditions apply?
- Ongoing charges: Compare the interest rate, reset mechanism, EMI schedule, conversion or administrative charges and the bank’s power to revise service fees with due notice.
- Exit terms: Check the applicable MITC for prepayment and foreclosure treatment rather than relying on a salesperson’s summary.
Use the same loan amount, tenure, property value and state for each quotation. Mark every figure as one-time, recurring, event-based or variable; that prevents a waived one-time fee from distracting you from a higher continuing cost.

Questions to put to the SBI branch or loan channel
- Which exact fee line is waived, by what percentage, and until what date?
- Does the concession apply to this sanctioned home-loan product and any linked top-up?
- What are the legal-opinion and title-search fees, and are they non-refundable if the loan is not sanctioned?
- What is the valuation fee, and can a repeat inspection create another charge?
- Which stamp-duty and registration rates were used in the estimate, and who must pay each amount?
- What insurance cover does SBI require, what risks and term must it include, and how is renewal documented?
- Are taxes included in each quoted amount?
- What does every “Other Fee” entry mean, and where is it authorised in the current schedule?
- Does the no-prepayment-penalty wording in the applicable MITC cover this exact account?
Common mistakes and how to avoid them
Treating “zero processing fee” as “zero loan charges”
Correct the assumption by listing third-party, government, insurance and recurring costs separately. The waiver changes one line; it does not change the property’s statutory obligations or the cost of borrowing.
Using a national estimate for state levies
Stamp duty and registration are location- and transaction-dependent. Recalculate them using the state and document type that actually apply to your purchase.
Skipping the refund question
Professional fees may not be refunded if SBI does not sanction the loan. Ask before authorising the legal or valuation work and retain written terms.
Relying on an old fee sheet
SBI’s form allows charges to be altered or new charges to be introduced with due intimation. Date-stamp the schedule you used and reconcile it with the final sanction package.
Assuming every facility has identical prepayment terms
Keep the MITC for the specific sanctioned home loan. Confirm separately if the borrowing includes a different product or account.
Bottom line for budgeting
Budget the processing-fee waiver as a saving on one SBI charge, not as a waiver of the home-buying transaction’s other costs. Obtain an itemised estimate covering legal work, valuation, state stamp duty, registration, required property insurance, taxes, interest and every “Other Fee” entry. Because several amounts are property- and location-dependent, only the written sanction documents, applicable MITC and current SBI service-charge schedule can establish your final payable total.
