A reverse mortgage is not free money. For the FHA-insured Home Equity Conversion Mortgage (HECM), you may pay counseling, an origination fee, third-party closing charges and a one-time mortgage-insurance premium before or at closing. After closing, interest, lender servicing fees, annual mortgage insurance and property expenses continue. You can usually pay eligible upfront costs from the loan proceeds instead of bringing cash, but doing so leaves less equity available and increases the balance that accrues interest.
The exact dollar cost depends on your age, home value and location, existing liens, interest-rate option, lender, draw pattern and how long you keep the loan. The figures below describe HECM rules and the cited federal guidance; proprietary reverse mortgages can use different pricing.

HECM cost snapshot
The HECM is the reverse-mortgage program insured by the Federal Housing Administration. Its costs fall into two groups: charges due at closing and charges that accumulate while the loan is outstanding.

| HUD-approved counseling | Before applying or closing | Agency may charge a reasonable fee; it cannot charge a fee when the borrower cannot afford one. |
| Origination fee | At closing | $6,000 or less for a HECM. The cap covers processing, underwriting and loan-document preparation. |
| Third-party closing costs | At closing | Varies by property and location; may include appraisal, title work, inspections, surveys, recording, mortgage taxes and credit checks. |
| Upfront mortgage-insurance premium (MIP) | At closing | 2% of the maximum claim amount; one-time and nonrefundable under CFPB procedures dated July 2026. |
| Interest | Throughout the loan | Accrues on amounts borrowed and on financed charges. The rate and whether it is fixed or adjustable depend on the offer. |
| Servicing fee | Monthly while the loan is serviced | HUD’s 2024 handbook lists limits of $35 for monthly adjustable-rate HECMs and $30 for fixed-rate or annually adjustable-rate HECMs. |
| Annual MIP | Throughout the loan | 0.5% of the outstanding mortgage balance, in addition to the interest rate, according to CFPB procedures dated July 2026. |
| Property charges | Throughout ownership | Homeowners insurance, property taxes and, when required, flood insurance remain the borrower’s responsibility. |
Some plans also require money to be set aside for taxes, insurance, repairs or other obligations. A set-aside is not necessarily a lender fee, but it reduces the amount available to you and must be included when comparing offers.

HUD-approved counseling
Every HECM borrower must receive counseling from a housing counseling agency approved by HUD. Counseling is intended to explain alternatives, obligations and the financial consequences of borrowing against the home. Agencies may charge a reasonable fee. If you cannot afford the fee, CFPB guidance says the agency cannot charge you one; ask about its hardship process rather than skipping counseling.
Complete counseling before committing to a lender. The counselor is independent of the lender and can help you identify existing liens, tax or insurance problems and public-benefit issues that could affect eligibility.
Origination fee
The lender may charge an origination fee for processing the application, underwriting and preparing documents. The CFPB and HUD materials cited for this article put the HECM maximum at $6,000. A lender may quote less, so compare the actual amount in each written disclosure rather than assuming every lender charges the cap.

Not every loan has every item, and prices vary by state, county, property type and service provider. Ask for an itemized estimate and question any unexplained line. If an existing mortgage or lien must be paid off, that payoff is another use of proceeds, even though it is not a reverse-mortgage fee.
Upfront mortgage-insurance premium
CFPB examination procedures published in July 2026 state: “The upfront Mortgage Insurance Premium (MIP) is a one-time, nonrefundable charge currently set at 2 percent of the maximum claim amount.” The maximum claim amount is the value used for HECM insurance calculations, subject to FHA limits; it is not necessarily the amount you ultimately draw.
For an illustration only, a $400,000 maximum claim amount would produce an $8,000 upfront MIP at 2%. Your actual maximum claim amount and resulting premium must come from the lender’s disclosure. The premium can be financed, but financing it increases the opening balance.

Interest on draws and financed charges
Interest accrues on money you receive and on eligible costs added to the loan, such as financed closing charges and insurance premiums. With a line of credit, interest generally begins as each draw is taken rather than on the undrawn amount. With a lump-sum plan, more of the principal is outstanding earlier, so interest can accumulate faster. Your note and payment-plan disclosure state the applicable rate and adjustment rules.

Because a reverse mortgage generally does not require monthly principal-and-interest payments while you occupy the home and meet the loan conditions, unpaid interest is added to the balance. The balance therefore grows unless you make voluntary payments.
Monthly servicing fees
Lenders may charge for sending statements, making distributions and monitoring requirements such as occupancy and property-charge payments. HUD Handbook 7610.1, cited in the 2024 materials, lists monthly servicing-fee limits of $35 for monthly adjustable-rate HECMs and $30 for fixed-rate or annually adjustable-rate HECMs. Check whether your offer uses one of those categories and whether the fee is shown separately or included in the rate structure.
Annual mortgage insurance
In addition to the upfront premium, CFPB procedures dated July 2026 state that HECM annual mortgage insurance adds 0.5% of the outstanding mortgage balance on top of the interest rate. Because the charge is based on the balance, borrowing more or capitalizing more fees increases the dollar amount of annual MIP. It is not a one-time charge and does not disappear merely because you have held the loan for several years.
Taxes, homeowners insurance and flood insurance
You remain responsible for property taxes, homeowners insurance and, where applicable, flood insurance. These bills are not replaced by the reverse mortgage. Failing to pay them, allowing insurance to lapse or neglecting required repairs can place the loan in default and may lead to foreclosure. Some borrowers must establish a set-aside or have the lender pay charges from the proceeds; either arrangement reduces cash available for other purposes.

Can you finance the closing costs?
HECM borrowers can generally pay eligible upfront costs in cash or use loan proceeds. Financing avoids a cash payment at closing, but it has three immediate effects:
- The amount available for your cash advance or line of credit is lower.
- The financed amount becomes part of the mortgage balance.
- Interest and annual MIP can accrue on that larger balance.
Suppose your approved proceeds are allocated among an existing lien, financed fees and your chosen payment plan. Every dollar directed to fees is a dollar unavailable for other uses, even though the fee may not leave your bank account. Request a written breakdown showing gross proceeds, each payoff or set-aside, financed charges and the net amount available to you.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Does the cost go down if you keep the loan longer?
The balance and total dollars of ongoing charges usually rise as time passes. CFPB guidance dated May 28, 2024, summarizes the relationship this way: “The larger your loan balance and the longer you keep your loan, the more you pay in ongoing costs.”
At the same time, HUD’s counseling handbook says reverse mortgages are most expensive at the beginning and that they are best suited to borrowers who intend to remain in the home for a long period, allowing the average cost of the loan to decrease over time. These statements describe different measures:

- Comfortable Non-Slip Grip:The ergonomic pen barrel has a soft rubberized coating for a comfortable, non-slip grip, so you won't get fatigued even after long hours of writing.
- Total dollars: Interest, annual MIP and servicing charges can continue accumulating, so the total paid generally increases with time and with a larger balance.
- Average cost over the years: One-time charges such as the upfront MIP, appraisal and origination fee are spread across a longer period, so the cost per year or per month may fall for a borrower who keeps the loan longer.
This is a general pattern, not a promise that a particular borrower will save money by waiting. A move, refinance, early repayment, falling home value or a large draw can change the result. Ask the lender or counselor for projections using your expected occupancy period and draw schedule.
How to compare reverse-mortgage offers
Do not compare offers solely by the advertised cash advance or a single fee. HUD cautions that itemized costs alone may not reveal which product is better. Use the same assumptions for each lender and examine the total cost over the time you expect to own and occupy the home.
| Item to compare | Questions to ask |
|---|---|
| Interest-rate structure | Is the rate fixed, annually adjustable or monthly adjustable? What index, margin and adjustment limits apply? |
| Available proceeds | How much is available initially and later? Are there first-year draw limits? |
| Origination fee | What is the exact fee, and is it below the $6,000 HECM cap? |
| Third-party charges | Which appraisal, title, inspection, recording and tax charges are estimated, and who selects the providers? |
| Mortgage insurance | What is the 2% upfront MIP based on for this loan, and how will the 0.5% annual MIP affect projected balances? |
| Servicing | What monthly servicing fee applies, and is it collected from proceeds or added to the balance? |
| Set-asides | How much is reserved for taxes, insurance, repairs or other obligations, and under what conditions can it change? |
| Repayment scenarios | What balance is projected after five, 10 and 20 years under your expected draws and rate assumptions? |
Obtain the lender’s written disclosures and review them with an independent HUD-approved counselor. A projection is only as reliable as its assumptions; request an alternative showing no additional draws and another showing the maximum planned draw.
A practical way to estimate your own cost
- Gather the inputs: your age, home value, address, current mortgage payoff, other liens, taxes, insurance, property type and desired payment plan.
- Complete counseling: keep the certificate and the counselor’s worksheet listing alternatives and obligations.
- Request itemized disclosures from more than one lender: include every upfront charge, set-aside and projected net proceeds.
- Separate one-time and recurring amounts: list counseling, origination, third-party costs and upfront MIP separately from interest, annual MIP, servicing and property bills.
- Model your time horizon: ask for balances and total charges at the dates that matter to you, such as a planned move or the expected end of a survivor’s occupancy.
- Stress-test the plan: review what happens if the adjustable rate rises, taxes increase, repairs require a set-aside or you draw more than expected.
- Confirm repayment triggers: ask what happens if the last borrower dies, sells, moves out, fails to occupy the home or does not pay property charges.
This process produces an individualized estimate without treating a national average as your personal quote.
Common mistakes and ways to avoid them
- Focusing on cash received: Compare net proceeds after liens, fees and set-asides, not the gross approved amount.
- Ignoring financed fees: Include financed charges in balance projections because they can generate interest and annual MIP.
- Assuming “no monthly payment” means “no monthly cost”: Servicing fees, insurance and taxes may still be due, and unpaid interest increases the balance.
- Using one time horizon: Review both a short stay and a long stay. Early repayment can make one-time charges a large share of total borrowing cost.
- Overlooking the property budget: Reserve cash for taxes, insurance, maintenance and unexpected repairs that the reverse mortgage does not automatically cover.
- Comparing unlike products: A proprietary reverse mortgage may have different fees, limits, insurance and consumer protections than a HECM. Identify the program before comparing numbers.
What about proprietary reverse mortgages?
Non-HECM, or proprietary, reverse mortgages are offered under private programs and can differ in minimum age, eligible property value, payment plans, interest-rate structure, insurance, fees and repayment terms. The HECM figures in this article—including the $6,000 origination cap, 2% upfront MIP and 0.5% annual MIP—should not be applied to a proprietary product unless its documents expressly use those terms.
Ask for the program name, a complete fee schedule and projected balances. Independent HUD-approved counseling can still help you evaluate alternatives, even when the loan you are considering is not a HECM.
Bottom line
A HECM’s upfront price usually combines counseling, an origination fee capped at $6,000, property-specific closing charges and a 2% upfront MIP. The continuing price includes interest, servicing fees capped in the cited HUD handbook at $30 or $35 per month depending on the rate type, annual MIP of 0.5% of the outstanding balance and your ongoing taxes and insurance. Financing the upfront costs preserves cash at closing but reduces available proceeds and increases the balance. The sound comparison is the total projected cost over the years you expect to keep the home, using written disclosures and independent counseling.
