You can lower a mortgage payment without replacing the loan. First separate principal and interest from escrowed taxes and insurance, mortgage insurance, and any temporary payment feature. Then correct escrow errors, reduce insurance costs, seek permitted mortgage-insurance relief, request a recast after a large principal payment, or ask about an approved hardship solution. Each method has different eligibility rules, upfront costs, effects on total interest, and responsibilities for paying taxes and insurance.
Start by identifying which part of the payment can change
Your total monthly draft is usually a combination of principal, interest, property taxes, homeowners or flood insurance, mortgage insurance, and sometimes a temporary buydown or other payment feature. A lower total does not necessarily mean your interest rate or loan balance changed.

- Principal and interest: the amount applied to the loan balance and the interest charged under your note.
- Escrow: money your servicer collects for property taxes, homeowners or flood insurance, mortgage-insurance premiums, and certain assessments. Fannie Mae lists these as common escrow items.
- Mortgage insurance: a separate premium required by some loan programs or risk profiles.
- Temporary payment features: such as a buydown, where the payment generally rises each year until the arrangement ends, according to the Consumer Financial Protection Bureau (CFPB).
Review your latest mortgage statement and escrow-analysis notice line by line. Mark the amount for principal and interest, each escrow item, mortgage insurance, and any adjustment or shortage repayment. This tells you whether to pursue a servicing correction, a lower recurring bill, a principal reduction, or a formal loss-mitigation option.

Compare the servicer’s estimates with the actual bills
Escrow can make your payment rise or fall even when the loan’s principal, interest rate, and amortization schedule stay unchanged. CFPB explains that changes in property taxes or homeowners-insurance premiums change the escrow portion of the payment.

- Obtain the current property-tax bill from your taxing authority.
- Compare it with the tax amount shown in the servicer’s escrow analysis.
- Check the insurance declarations page for the premium, policy term, deductible, and covered property.
- Look for duplicate charges, an outdated premium, an incorrect parcel, or an escrow shortage being repaid through a higher monthly collection.
- Ask the servicer in writing to explain every discrepancy and to issue a corrected analysis if its figures are wrong.
An escrow shortage is not automatically an error: it can occur when a tax or insurance bill was higher than the servicer’s prior estimate. Ask how much of the new payment is the ongoing projected bill and how much is temporary shortage repayment. The servicer should explain the calculation and the period over which a shortage is being collected.
2. Lower the homeowners-insurance cost
Shop without weakening required coverage
Insurance is a recurring escrow component, so a lower premium can reduce the total mortgage draft after the servicer updates its analysis. Request quotes from insurers that serve your property and compare equivalent dwelling, liability, personal-property, replacement-cost, deductible, and flood-coverages. Do not select a cheaper policy that fails your mortgage contract or leaves a coverage gap.
Coordinate the change with the servicer
Before cancelling an existing policy, confirm that the replacement carrier and coverage meet the servicer’s requirements. Send the new declarations page and effective date through the servicer’s designated channel. The payment will not necessarily change immediately; the servicer must verify the policy and recalculate escrow. Continue paying the contractual amount until you receive a written statement showing the new payment.

3. Ask whether an escrow waiver is allowed
What a waiver changes
An escrow waiver stops the servicer from collecting tax and insurance money with each monthly payment. It does not eliminate either bill. You would pay the taxing authority and insurer directly, in full and on time, using your own budgeting system.
Why a request can be denied
Fannie Mae says a waiver is subject to the mortgage documents and applicable law. A servicer may deny it for conditions including a recent delinquency, a previous failed waiver, or a principal balance at least 80% of the original appraised value. The exact test depends on your loan documents, investor, state law, and servicer policy.
Ask for the waiver criteria, any fee, the effective date, and the payment schedule for taxes and insurance. A waiver can make the monthly draft look lower while increasing the risk of a large annual or semiannual bill. It is appropriate only if you can reserve the required amounts and reliably meet every due date.

4. Request a mortgage-insurance cancellation or termination review
There is no single rule for every loan
Whether mortgage insurance can end depends on the loan type, insurer, investor, case number, and closing date. Do not assume that reaching a particular equity percentage automatically cancels every policy.

FHA-specific eligibility is date and case-number dependent
The U.S. Department of Housing and Urban Development (HUD) states that FHA mortgage-insurance rules depend on the case number and closing-date eligibility. Contact your mortgage company and ask it to identify the rule that applies to your loan, the documentation required, and whether the review is automatic or borrower-requested. If the answer is unclear, request the applicable policy explanation in writing.
5. Recast the loan after a large principal payment
How a recast lowers the payment
A recast, also called re-amortization, applies a substantial lump-sum principal payment and then recalculates the scheduled payment over the remaining term. Fannie Mae describes the result this way: “The curtailment reduces the principal balance and results in a lower monthly loan payment based on the re-amortization of the new outstanding loan balance over the remaining term of the loan.”

The original note terms remain unchanged except for the reduced payment caused by the curtailment and recast. In other words, a recast is not a new interest-rate loan and does not by itself erase escrow, taxes, insurance, or mortgage insurance.
Questions to ask before sending money
- Does this loan and investor permit a recast?
- What minimum principal curtailment is required?
- Is there a recast fee?
- How soon after the payment will the new schedule begin?
- Will the servicer apply the money as principal reduction rather than as an advance of future payments?
- What will the new principal-and-interest amount be, and will escrow be recalculated separately?
Do not send a lump sum until the servicer confirms eligibility, instructions, timing, and the resulting payment in writing. A recast uses cash that could otherwise remain available for emergencies, repairs, or higher-priority debt.

When a lower payment is needed because of financial hardship
If you cannot afford the contractual payment, contact the servicer before missing payments and ask for its loss-mitigation application and deadline. For FHA borrowers, HUD lists several home-retention tools:

- Standalone partial claim: eligible arrears may be placed in a subordinate balance rather than immediately collected through the regular payment.
- Standalone loan modification: a permanent change to one or more mortgage terms that resolves past-due payments by adding them to the first-mortgage principal and extending the mortgage at a fixed interest rate.
- Combination modification and partial claim: uses both mechanisms when the program’s requirements are met.
- Payment supplement: a program tool that can reduce the payment under applicable FHA rules.
Understand the long-term trade-off
A modification may capitalize missed payments and extend the term. That can lower the required payment but increase the total interest paid and, in some cases, the principal balance. Ask for a before-and-after estimate showing the new balance, rate, term, payment, fees, and total scheduled repayment.
For government loans, Fannie Mae says the servicer must obtain approval from the applicable FHA, HUD, VA, or Rural Development program before recommending a modification or extension. Your servicer will determine which program and documents apply; do not assume that a private agreement changes the loan until you receive executed terms.

Keep making the contractual payment unless a written agreement changes the amount or timing. Be cautious of any company that promises an immediate reduction, tells you to stop paying without a servicer agreement, or demands an upfront fee before explaining the available program. Verify who is contacting you and send personal documents only through a confirmed official channel.
Compare the options before choosing one
| Option | What changes | Upfront cash | Temporary or ongoing | Main trade-off | Taxes and insurance |
|---|---|---|---|---|---|
| Escrow correction | Escrow collection is corrected to match verified bills | Usually none, unless a shortage is due | Ongoing after correction | Only fixes a servicing or estimate problem | Remain due through escrow if escrow stays in place |
| Lower insurance premium | Recurring escrow amount decreases after policy verification | May involve policy or deductible changes | Ongoing while the policy remains in force | Coverage must remain adequate and acceptable | Collected through escrow if applicable |
| Escrow waiver | Servicer stops collecting taxes and insurance monthly | Possible waiver fee; cash reserves needed for bills | Ongoing while approved | Large direct payments and missed-bill risk | You pay them directly |
| Mortgage-insurance review | Premium may end if the applicable program permits termination | Usually documentation or review effort | Ongoing only if approved; rules vary | No universal equity threshold applies to every loan | Other escrow items remain |
| Principal recast | Principal balance and scheduled principal-and-interest payment fall after a curtailment | Large lump-sum principal payment; possible fee | Ongoing for the remaining term | Uses cash; eligibility and minimums are servicer-specific | Escrow and insurance are separate |
| Hardship modification or payment tool | Loan terms and/or past-due amounts are restructured | Depends on program | Usually ongoing under the new agreement | May increase balance, term, or total interest | Program and servicer rules continue to apply |
A practical order of operations
- Document the current payment. Save the statement, escrow analysis, tax bill, insurance declarations page, and mortgage note or closing disclosures.
- Separate controllable from fixed items. Identify whether the increase is principal and interest, escrow, mortgage insurance, a shortage, or a temporary feature.
- Correct errors first. Challenge inaccurate tax, insurance, parcel, or shortage figures with the servicer in writing.
- Reduce recurring costs safely. Shop equivalent insurance coverage and submit the accepted policy for escrow recalculation.
- Evaluate an escrow waiver only with reserves. Confirm eligibility and set aside the full tax and insurance amounts before agreeing.
- Ask about insurance termination. Have the servicer identify the rule for your exact loan, FHA case number if applicable, and closing date.
- Price a recast before making a lump-sum payment. Compare the lower payment with the value of keeping the cash and obtain written terms.
- Escalate hardship early. Submit the complete loss-mitigation package and use HUD-approved counseling if affordability is in danger.
Common mistakes that can make the situation worse
- Confusing a lower draft with a lower loan cost: a term extension or capitalized arrears can increase total repayment.
- Stopping payment while waiting for an answer: continue the contractual payment unless a written agreement says otherwise.
- Assuming a waiver erases bills: taxes and insurance still have to be paid, and late payment can create penalties or coverage problems.
- Buying inadequate insurance: a cheaper policy can be rejected by the servicer or leave the property underinsured.
- Sending a recast payment without confirmation: the servicer may have minimum, timing, application, or documentation requirements.
- Assuming FHA insurance ends automatically: HUD eligibility depends on loan-specific dates and case-number rules.
- Paying an unverified relief company: use the servicer and HUD-approved counseling channels first.
What a successful request should include
When contacting the servicer, state the exact relief you want and attach the documents supporting it. Include your loan number, property address, current payment, the disputed or reducible component, and a clear request for the recalculated amount and effective date. Ask for the response, eligibility decision, fees, and any appeal or escalation route in writing. Keep copies of every submission and note the date, department, representative, and promised follow-up.
The fastest legitimate reduction is often a corrected escrow figure or lower accepted insurance premium. A recast can reduce principal and interest when you have substantial cash. Mortgage-insurance relief and escrow waivers depend on loan-specific rules, while hardship tools are designed for borrowers who need structured affordability help rather than a simple billing adjustment.
